    The absolute worse! Richard Drago rarely returned any of my numerous emails. I had a written okay…read moreto proceed with hiring my drywall contractor. The drywall is paid by our HOA. After receiving, after numerous calls, the number was good, I signed a contract with a general Contractor. I got stiffed the one thousand that I paid the contractor. The 2024 board delegated this task to Richard. Both the board and Richard Drago tried to tell me, "that according to a trusted vendor a permit was not required.". I contact the Largo building permit office and they informed all interest parties that a permit was required. Contractors get paid 1/2 on signing. I had to come up with the payment and wait forever to get reimbursed. I don't know who was more incompetent Forestbrook I Association or Jim Nobles management. I blame both of them. I was requested to get two estimates. How ironic that an exterior building repair was made without seeking any bids and that repair was made by the sitting board president. Glad I have moved from the slippery ways Forestbrook I Association was managed. I have kept all my correspondence both with the board and Jim Nobles management. My next stop is the department of business regulations, which gives it more powers over seeing Condominium associations. More specifically conflicts of interest as in having a board member becoming a paid vendor. Was a permit pulled???

You are hired to work for the owners of these associations and you are horrible at it! You work for them, understand? No customer Svc and you are just "paper pushers". You said so yourself Sheron. There are so many great property managers in town, this is not one of them.

    Opal Sands Resort -- 2/5 The hotel is beautiful, the room…read moreand meals were excellent, and the housekeeping and waitstaff were outstanding. The front desk experience, however, fell well short of that standard. Before arrival, the resort offered pre-arrival text communication. I requested a top-floor room and received vague, unhelpful responses. On arrival day I was told the room might be ready early, but when I asked to be notified by text so we could time our drive, I was told guests must be physically present for updates -- which defeats the purpose of pre-arrival texting entirely. The top-floor request was denied at check-in; the room had already been assigned with no attempt to honor the request. Midway through our stay I discovered I had booked two nights instead of three and asked to extend. I was told our suite type was unavailable and we'd have to accept a room without a Gulf view. The morning of checkout I checked the hotel's own website and found our exact suite type listed as available that night. When I pointed this out, the explanation was that an incoming guest would simply be relocated or upgraded. That same consideration was not extended to us -- on our 37th wedding anniversary. When management responded to my initial rating and asked to have someone reach out, I replied that I would welcome that, but only if they actually reviewed the communication failures and committed to addressing them. I have no interest in apologies or compensatory offers. I want assurance that someone in leadership will look at how the front desk operates. No one from management ever followed up. The property has genuine strengths. That makes the front desk failures more frustrating, not less. A better-run operation would have kept us another night. Instead we left with a poor impression of an otherwise fine hotel.

    Buyer beware!! Renters beware!! This place is a dump!! No electricity 85% of the time, WIFI goes…read moreout every single day , no hot water, if any water at all!! The AC goes out every other day., the ceiling tiles are moldy and have water spots on them.. Residents are trashy, there is dog piss in the elevator and in the parking lot right outside the door every single day, which smells terrible when it heats up in the sun, they can't seem to walk their dogs to the grass, it is unbearable living here!! No one does anything about it! This is the lowest rent on the beach which shows in the residents.. My car port was crashed on a high speed police chase and it hasn't been repaired, they don't give any alternate spaces. the staff is terrible, they don't help anyone, they don't care. I have been without AC or water for 24 hours with no resolve, they just told me to "use a fan" it is 93 degrees outside and 86 in my condo .. I pay $3000 a month to live in this trash hole.. Don't buy here, don't rent here !! RUNNNN!! There are many for sale and rent for a reason!! Do yourself a favor and go elsewhere!!

Our unit was on the second floor- overlooking the ocean and pool. It was quiet with only some construction heard well after 9am. We rented C201 from Melissa who is a lovely person. She was helpful with many recommendation of things to do and places to eat. Her apartment is beautifully decorated and clean. The front desk staff are helpful and friendly. The property is gated which is a nice feature. The beach is beautiful and during the week is not crowded. There is a gym, sunroom, game room, and washers and dryers available. The pool is opened till 10pm. The unit we rented was one bedroom with a pull out, full kitchen, living room, and great balcony. We would absolutely rent her again.
