Today was a perfect day to write this review. I called the office and left a vmail asking for a tin of paint so I could touch up some walls in my place, after 7 years it's was time lol. They had offered to repaint my whole apartment when I renewed the lease end of last year. But it would be work, moving furniture etc so I politely declined and said I would touch up heavy traffic areas myself eventually. I decided this week would be a good time. So one hour, not even, after leaving the voicemail. Katie the Assistant Manager had returned my call and Dennis the Maintenance Manager had promptly left the paint on my door step. This is how they have ALWAYS treated me here, the team are amazing, friendly, always professional and more than anything make me feel this is my home Always! The neighborhood reflects how it is run, my home and neighborhood is beautiful clean quiet and friendly. If you are looking for a home in Trinity please look no further. I haven't

It's in my rental agreement to have a unit with a working washer and dryer. My original lease has an addition of payment for a washer and Dryer. My second and third lease has washer/Dryer included for all units. Are you no longer able to meet these standards? "Reply" Per your lease agreement addendum for 'washer and dryer', it doesn't state that we need to repair the "equipment" during your lease tenure. Yes, it states you must report damages, in which we noted, but like I have previously mentioned, we are not making repairs on the washer and dryer units. As for withholding rent, per the Florida statue, you must provide management with a certified letter via mail or provide written letter with a witness to the office stating issues in the apartment giving responsible time to make repairs. Rent for June must be paid in full and on time to avoid eviction. If you plan on withholding rent, a letter via mail must be sent 12 days BEFORE rent is due. If you are providing letter with a witness, it must be done 7 days BEFORE rent is due. You must also legally withhold by placing in an escrow account to ensure the courts the money is available. Also, to piggyback on my previous email, is it ok for maintenance to enter to make repairs on the toilet that you have mentioned in below messages? Matt that works in the leasing office went above and beyond to ensure my father and family felt supported during this stressful and exhausting process. He was communicative, stayed late sometimes to accommodate my schedule and was so patient in explaining the process to my father. Soon after we moved we realized that things were not what it appeared to be. Rules started changing. Children were not allowed to play outside, complaints, police were called. By then we met the rest of the office staff, the most unfriendly people I ever had the misfortune to meet. They don't crack a smile if their lives depended on it, except for Debbie, she is awesome. The new rules now, children can only play in the playground but they must not make noise. Are parents supposed to taped their mouths shut? You can only sit by the pool with swimming attire. No bathing suit, no sitting, oh and can't sit outside your apartment either, that's loitering. When you move out don't expect your deposit back, they will find a way to keep it. The rent increase is ridiculous, and apartments are not worth the rent. You can find cheaper and updated apartments with friendlier staff. We did!!! I will never recommend Parkcrest at Innisbrook.

    My experience at this apartment community was terrible from start to finish. Upon moving out, my…read moremovers pointed out heavy mildew and rust in the utility closet, which explains the constant musty smell I dealt with throughout my lease. The AC and water heater were severely corroded, and all the pipes were a disgusting rusty brown, indicating long-term neglect and poor maintenance. On top of that, I had multiple issues with the AC not working, often going for days without proper cooling before anything was done. Walkways were constantly full of trash, food, debris, and dog waste. Most residents do not pick up after their pets, and maintenance does nothing to address it. Broken sidewalks created hazards throughout the community. Many neighbors sit on their doorsteps smoking, so walking along the single sidewalk in the community exposes you to constant secondhand smoke. The community is technically gated, but many gates are broken, have holes, or are left open, making the "gated" aspect meaningless. There are no security cameras near the gates or mailboxes, leading to frequent package theft. Mail carriers will often leave packages and letters on the ground in front of mailboxes, and I ultimately had to get a PO box to ensure my deliveries would arrive safely. The units are outdated, the water quality is awful, and overall, the buildings are in rough shape, very thin walls, you can hear your neighbors watching tv. Most definitely an overpriced community. On top of that, the leasing staff is very misleading when providing information and just refer you to the corporate MAA if you have any problems. When the hurricane hit last year, management completely disappeared. They went silent for days and took an unreasonable amount of time to clear the property. The apartment across from me had a shattered window with large pieces of glass hanging over the walkway, which all residents had to pass by. Broken glass kept falling onto the sidewalk, it stayed that way for a month, putting everyone at risk. I would never recommend these apartments to anyone. Save yourself the stress, money, and health risks, and look elsewhere.

    Run like hell from this place. They delete any posts that let on to the illegal crap they're doing…read more Do not let maintenance into your home, unless you document everything they do, like I did. They will send them in claiming they're there to fix the AC, and will destroy your carpets in the process, or claim a leak, and then throw nasty sticky plaster all over the bathtub, and then they will claim those things as damages that YOU caused and send a debt collector after you to pay for new flooring, new bathtub, etc. Document EVERYTHING. Every correspondence with their property manager and maintenance, take pictures of all damages, and hell, take a video of them while they're at it, or set up a nanny cam like my father did for me. ‍ They'll shut the power to JUST your apartment off if they see that you took matters into your own hands to keep your home cool by placing a window unit, when they are incapable of fixing anybody's ac in the first place and half the tenants have no centralized air conditioning. They have code enforcement there on a daily basis, due to apartment fires from electrical problems, and flooding and backup issues where they turn the water off every other day due to poor plumbing and the fact that they don't want to spend real money to keep up with their uninhabitable apartments, when they can just come after you for the damages their "maintenance men" cause out of stupidity and inability to actually perform as MAINTENANCE. They illegally enter your apartments with no notice, damage your property, and then when you come home from work to a disaster and no idea what happened, they apologize, but you're now responsible for all their damages And the only correspondence you get for the entire interaction is "sorry, we can replace your toilet paper!" ..... What about the hundreds of dollars of perfume and makeup that you very clearly destroyed, with photo/video evidence. Or the carpets you flooded with photo/video evidence that dried rock hard that I voiced concerns about, and even stated in email "I do not want to be charged for damages that I did not cause, because I wasn't even home!" Their entire complex is infested with roaches and bed bugs and no matter how many pest control services you bring around, it pest control continues to mention how physically impossible it is to get ahead of the bug problem there because they're so infested. They will tow your car with no notice and their property manager that parks right next to you everyday for a year plus, while also havinga list of every tenants vehicles, license plate numbers and drivers license ID to match, will claim "I have no idea who's car that was" because they would rather stir crap with their tenants than do their actual jobs. When they send you a $12,000 bill, and you go over the itemized bill with that debt collector, they'll tell you, they've been doing this for 36 years, and that this apartment complex is very clearly exaggerating for a paycheck, and preying upon lower income individuals. The bring a church into the complex twice a month to bring food to the less fortunate. That's an act, so that when they take advantage of all the lower income individuals, they look like they care about their tenants. Just pull up at the complex and ask the first person in the neighborhood you find about this place. Or the second, third, fourth, fifth or 150th person. If i listed every illegal thing they did here, you'd be reading for a week. Just steer clear and save yourself years of problems. Also, they have their property managers put up 5 star reviews to BS people and make them think they're coming from tenants. Search their google reviews. Stephanie Castellon's 5 star review? Yeah, she's the property manager, not a real tenants 5 star review. Karla castellon's 5 star review? Yeah, she's family of this slum lord. God only knows how many more employees they had lie in their reviews, or which tenants they blackmailed or paid off for good reviews. RUN. Do NOT go under contract with this place unless you want to bleed money and live in uninhabitable conditions and then get billed for their mistakes so they don't have to pay for their own mistakes. They do it because they think they will keep getting away with it because they know their tenants are lower income and THINK they cannot afford legal services, but they've already raised red flags with multiple agencies. Just stay away from this place to avoid being displaced when code enforcement brings them down.

    I like my building clean no bugs , I liked my neighbors they were nice. They kept the hallways…read moreclean. They pressure washed frequently, but this was only with a new management. I was with a complex for two years. When I first initially moved in, nothing was ready they kept trying to prolong me signing my lease then, after signing the lease, they told me to go have dinner somewhere until the apartment was ready which was ridiculous. I had all my things in a U-Haul truck sitting in front of the apartment complex with waiting an hour I got frustrated and told him to just give me my keys when I went into the apartment was not clean at all. There was still food in the cabinets and fridge raider. I had to get my family to help come clean because I was bringing a one year-old with me in the apartment. I was highly disappointed in that. On top of the agreed to give me a discount on my rent or gift card. The people end up leaving the office or finding a new job and I never got my discount and the apartment has been vacant for six months before me moving into it. No one had been in to clean it out. That is the only problem that I had other than that. Everything else pretty much went smooth there, I can't complain too much. That was the biggest problem that I had was moving in and never got refunded for anything when they are supposed to pay for cleaners. for the apartment... I also have recordings and proof of them saying they would do these things I never did. i just moved out we will see how this deposit will go. I clean the apartment way better than how it was when I moved in.!!!!!
