I had a pretty frustrating experience with this property management company and wouldn't use them again. After they took over my property, it took over a week before anything actually got done. It didn't feel like there was any urgency at all. The listing photos were also disappointing. They said they'd be professional, but they honestly looked like quick cell phone pictures with very little effort. The pricing advice was way off too. I was told I could easily get $1,900/month, but the house sat vacant for over three months. We kept lowering the rent week after week until it finally rented at $1,600, which cost me a lot of money in the meantime. There's also a $50/month fee that's supposed to be paid by the tenant for certain services. Instead, that ended up coming out of my part of the rent. When I talked to the tenants, they said those services (like regularly changing the AC filter) weren't even being done. Maintenance costs were another issue. Their in-house team quoted me $3,500 just to replace a ceiling fan. I ended up buying one myself for about $300 and paying someone $100 to install it. That pretty much says it all. The biggest problem, though, was how they handled communication with my tenants. When I told them I wasn't renewing my contract, they told the tenants I was moving back in and that they needed to vacate, which wasn't true. I got that cleared up and was told the tenants would renew. Then about a month later, they gave the tenants a notice to vacate again. When the tenants questioned it, they were told that they had contacted me and I had confirmed it, which didn't happen and I absolutely did not. I only found out after talking to the tenants directly, after the tenants refused to communicate any further with 5 Star and I was finally provided their contact info. At this point the tenants were already committed to moving. This will ultimately cost me thousands as my house will sit vacant until I can get another tenant. Overall, just a lot of miscommunication and very poor handling of most things. I wouldn't trust them to manage my property again. read more

I thought I would place a review of 5 Star. I'll go with 2.5 stars, "they could do better". Although they are friendly, good at collecting, reporting; there are hidden fees charged to the tenants which cuts into your rent potential. Concerning their maintenance vendors; the work completed is never reviewed by staff; 5 Star lacks quality control. Many times I had to go back and repair poor work expensed that included upcharges. After complaining multiple times I got dropped by 5 Star. No problem. If your looking for a property management group I feel its all about good and fair priced maintenance team. read more

If I could give zero stars I would. Daniel, his employees, and his team of maintenance were absolutely terrible. If you care about your home and the people who rent it out don't use his services! My home was ruined and he never took responsibility. He had his team "fix" the repairs which resulted into me having to hire someone who knows how to fix holes in walls and paint correctly. Oh and let's not forget how I had multiple people handling my case and I could never get a hold of anyone because his employees were always quitting. He also helped the tenant who was in my home who wasn't paying move out, goes to show how shady he is. Save yourself the major headache by using a professional management company, they deserve to have 0 stars. Would not recommend. If you are a prospective tenant or owner I would highly suggest that you find another property management company. No one from this Management company came to inspect this home prior to me moving. Therefore I moved into a home that was not clean, all of the appliances do not work (dishwasher doesn't work and oven won't close), and big holes in the floor. They placed rugs over the gaping holes to conceal them. I've been in the home for almost three weeks now and all of the repairs have not been addressed. Instead of them taking time to address the issues they made excuses about how many properties they manage. All of this could have been avoided if someone would have just come by to clean and inspect this home prior to moving in. So please don't make the same mistake as I did and go with a different management company. read more

Okay so my husband and I were transitioning from an apartment to a house. We found a house with 5 star property management (their new name) and instantly fell in love with it. But from the miscommunication from the first encounter, I should've known they were going to beat around the bush. When I tried to make an appointment the first time, they never responded and did NOT let me know if the appointment was confirmed or not until 10 hours after we discussed the viewing. Second, they take a full business day to get to the next step of renting a home, which is ABSURD. the first few days was just waiting on the application process alone. then they took another few days to verify everything (our personal information, our previous rental history, etc) when it could literally all be done in within a few phone calls in ONE DAY. Mind you that our husband and I are on a really time short frame, it's the 13th of February and we have to move out by the 29th. We've been waiting for their okay on the house, which they made it seem like we already had it on lock. Then the day they were supposed to give us the keys, they send me an email claiming that we were DECLINED after we sat around for so long waiting for them to give us the keys. I'm beyond speechless and pissed off. Not only that they got our hopes all the way up, but they wasted our TIME and MONEY (application fees) only to decline us without having the decency of telling us a clue why. Now my husband and I are both upset, disappointed and stressed because we have a little less than two weeks to find another property and with the way most of the real estate is in EP, I can't imagine moving out in time. Here's a tip of 5 Star Management: Stop fucking with people's time! It is extremely inconsiderate and unprofessional and you guys should know better. read more

They have been superb, to say the least, every detail or work order required by the tenants is communicated to us immediately, if we feel we have questions about how the property is doing they answer all our questions clearly and call back to follow up if there is any other verification. They have notifed me of the repair request and they get the work done quickly. Did a six month inspection of home as stated and informed me that home was being taken care of. by the way they have handled the renting of the home and responding to the renters requests in a timely manner, informing us of what is happening to the home really shows their experience in handling rental properties. We had a terrible experience with our home. The list of maintenance issues was substantial, things like the dryer, dishwasher, swamp coolers, sinks did not function correctly. When we moved in our home there was trash all over the back yard holes in the walls and ants all over the shower. None of the lights worked. By far the worst renting experience I have ever had. We broke the lease early just to get out of the terrible situation. We forfeited our security deposit and had to leave the home cleaner than it was when we arrived. read more

!!W A R N I N G!! **ATTENTION** Property owners beware of this company. I hired Daniel Alu and his team to manage/rent my property and I wish I had never done it. It was the worst nightmare and horrific experience I have ever had in my long carer as a property owner. With their unprofessional and deceiving maneuvers they scammed me out of my rental money and pet deposits, as Mr. Alu said he will keep my pet deposits received from the tenants, since they will never get it back. Mr Alu inflated the cost of the repairs and expenses on the property and produced fake makeshift invoices so my ledger balance will show a negative balance as an outstanding debt in order to surpass the rental and pet deposit monies he had received from the tenants which He unduly and unlawfully kept. Needless to say I'm in the process to sue Mr Alu and will take it to court for malicious and deceptive business practice and will report him to to the board of Real Estate Realtors.*** Be wise and avoid any business with this company and you'll save your sanity, time and money. By far the most horrible rental experience.. ever. We are military and so we rent everywhere we go but we like to find nice homes. Recently, we found a home that was unfortunately listed with 5 Star. We love the house but quickly discovered "5 Star" provides mediocre 1 star service. First, the house was filthy when we moved in. I don't mean dusty blinds and a dirty oven, I mean food splattered on the walls, urine leaking down the outside of the toilets and used personal hygiene products in the bathroom drawers. I have never been more disgusted but I looked past the filth because the home is actually nice and well maintained. Second, I noticed right away and submitted a work request for a faulty front door lock. The locking mechanism functions fine but the wood frame where the strike plate seems to have been replaced multiple times has been hollowed out and does not properly anchor the lock. 5 Star refused to properly fix the lock and so I requested an additional deadbolt be added to the door. In the state of Texas, all rental homes are required to have a keyless deadbolt on all exterior doors. Being this faulty lock is the only lock on the front door, I didn't feel it provided a comfortable level of security. Apparently, there is a cheat around the keyless deadbolt law by adding a clip to the existing lock and so they continue to refuse installing a new deadbolt. Third strike, after coming back from a 2-week Christmas leave, we discover a water pipe that must have been slowly leaking since we moved in (4 weeks ago) and eventually soaked the floor in two rooms. Now instead of replacing the nasty smelling, probably molding carpet padding, they pointed a blower at it for a couple of days. Honestly, I feel bad for the homeowners for entrusting this nice house to 5 Star. I can only hope for minimal contact with this lazy, cheap property manager for the duration of our lease. read more
