I just wanted to make sure students renting from them are weary of this leasing company. I know I'm a college student and throwing away money is not something that i can just do. This company does not have your welfare, interests, or well-being in mind at all. Their subletting policies are completely to benefit them and not you. Please note that the deposit you payed for your apartment will be signed over to your subletter. They get your money and you cannot have a say in it. I tried to compromise and this was non-negotiable. They won't work with you and are quite rude about it. Additionally, they do not care about your property my car was STOLEN and they did nothing to help, or even have cameras. In fact, they towed my new car because I did not report in a timely matter. As for their living, my apartment had fleas when I moved in, a leaky ceiling that was never fixed that ruined my couch, and a terrible air conditioner. I think it's important for future renters to know that there are actually tons of apartment complexs and other properties managed by this company, and that each one has a different private owner. Looking at these reviews, it appears that I lucked out renting one of the duplexes that has been well kept by the owner over the years. Is it old? Definitely. Is it perfect? No. But it's in a great location and I don't feel swindled or like I'm living in a dump. I'm guessing its largely dependent on the owner over the years to opt for upgrades or to pay for the buildings to be kept up. If the owner doesn't opt to pay to keep the building updated, you may have an experience like the other reviews on here. Just be smart, INSPECT the property before signing anything. If it looks like a 45 year old complex and it's cheap AND near campus, it's probably a dump. But that doesn't mean that all of the properties managed by 512 Living are. read more

I have been very pleased with 512. I moved in a month ago with trepidation, having seen all of these abysmal reviews. I've had horrible apartment living situations in the past--some of which caused health issues that have not resolved to this day. When I walked into my apartment and saw bulbs missing, stained walls, and broken outlets, my heart sank. (My apartment had previously been a show property and had somehow been largely overlooked when they did walkthroughs in the summer). I had hoped to not have to interact much with the management given the reviews. My experience, however, has been the opposite of that of many of my peers. I found the management to be very cooperative, concerned with my problems, and efficient at fixing them. They sent a maintenance person that very day and the majority of the problems were sorted within the week. My property manager personally responded to my email and followed up with a phone call to check if everything had been sorted out. I still have one tiny electrical issue to get worked out, but 512 has sent two people to try to fix it. It's just a stubborn problem. I love my apartment. The upkeep of the grounds and everything seems mostly pretty good. The property rental market is such that realty companies can really get away with murder in Austin--especially near campus. 512 has not overcharged me for anything, has fixed every maintenance request I've put in in a timely manner, and has handled everything with a friendly attitude. I can't speak to others' experiences, but I just wanted to throw my two cents into the pile. read more

I contacted Kelly Brown at 512 realty and she went to work immediately to help my daughter get into the perfect place. This lady is awesome! What sets her apart from any realtor we've ever used is that she is on point with communication. We never waited over 15 minutes for answers to our questions, with most being answered immediately. Watch out for 512 Realty scams. I've parked at my friends apartment numerous times over the last several years. 512 Realty took over the complex and spontaneously started towing visitors. They didn't tell residents that they couldn't have friends visit and expect people to see one sign that they strategically hid behind a tree, which is not visible from anywhere in the parking lot. I've lived at a 512 property for 3 years and that was a HUGE mistake.I think that 512 owns WAY too many properties, more than they are able to handle. It's all about making money and not trying to run an efficient business. Jimmie Fudge does not care about his tenants and is only concerned with how much money he can squeeze out of you. The women they hire to work at the front desk are usually incompetent and have a pretty fast turn over rate. Before I moved into my last apartment, there were so many things they said they were going to fix BEFORE i moved in. The bath tub needed to be repainted, the oven was DISGUSTING, as well as the ceiling fan, roach traps were left in my cabinets. The door didn't even lock. It was quite a disaster. My ceiling leaked at all 3 properties I lived at, Lonestar Lofts, Casa del Rio ( an absolute shit hole) and Plaza 38. I enjoyed the location, the pool and my neighbors at Plaza 38, my actual unit was big and had two fairly nice sized closets, but the quality of the building itself was falling apart and my appliances were so terrible and outdated. The building can only either heat or cool, so in bipolar Texas weather, I'd be freezing one day and sweating the next. read more

It seems like most of the bad reviews deal with maintenance and other issues, which is certainly nothing to be taken lightly. However, I used 512 to find an apartment, and Ric Howard was my agent. He was helpful and knew what he was talking about. My roommate and I decided not to sign with a property owned by 512 after all, but Ric continued to be helpful every step of the way. I can't speak for the other agents, but I definitely recommend Ric if you're trying to get someone that is knowledgeable and wiling to do everything to help you. read more

Although majority reviews are negative, I have to admit that there are some nice and passion employees who are doing a very good job from their positions. 512 Realty is indeed charged a lots of fee and it's system is not flexible at all. But luckily they have some agents who are consistently and insistently doing the right thing. I've been dealing with Vito Raymond, his trustworthy personality totally change my prospect to 512 Realty. As we, three tenants, all live in different location outside of Austin, He provide us a superior service to communicate us efficiently, and consult us with his expertly knowledge to help us find a future housing. He even arrange a reasonable move in date so we don't have to pay extra rent. The whole process has been very smoothly because of him. We feel so pleasant to deal with him, as he take care our concerns, or questions immediately. On top of this, when I moved out they kept charging me for rent because I had the monthly auto payment set up and they did not cancel it. This is completely outrageous. Worst realtors I could have ever imagined dealing with. Our apartment bathroom at Centennial had a leak in one of the bathrooms in August 2014 when we moved in. We put in a maintenance request for the leak to be fixed, but it never was because it wasn't a "problem." It was a small leak at the time that didn't seem to be too bad, so we were somewhat ok with the decision to do nothing. Our AC broke in January, and we put in a request for it to be fixed. It was not fixed until halfway through the month of March. Next, the leak that we had requested be fixed back in August began to leak again in May during finals week. The leak was determined to be related to the AC, which should have been fixed at this point. Instead of fixing the problem right away, 512 blamed the homeowners' association and claimed that it was not their problem because it was a building pipe. Of course the homeowners' association pointed their finger at 512. Meanwhile we had no AC for several weeks while we (college undergrads) were trying to study for our finals. Finally, after about 5 days of finger-pointing people showed up to fix the leak. Dehumidifiers that made so much noise (in addition to not having a working AC in 100+ degree weather) I could not sleep were placed all around the apartment. Throughout this time the AC and bathroom were still not able to be used because the leak was still in the process of being fixed. After all of this, 512 didn't want to even give us our full security deposit back because we didn't hire an "approved" cleaner to clean the carpets, even though we did in fact hire a cleaner, just not one from their "special list." Not only that, but we were not given any compensation for the black mold that had been growing in the bathroom or the non-functioning AC that forced one of the tenants to move out for 5 days (he had to stay with a friend because his room was over 100 degrees hot). Even after the leak was fixed there was still black mold in the bathroom that had not been removed. I just can't believe that 512 didn't do their job and just fix the simple leak problem 9 months before it became a huge mess. I understand this sounds like a rant, but I am not the type of person to complain about trivial matters. The worst part about all of this is that we have been treated so poorly as well by 512 management because we are college students with limited finances and no lawyers. When we tried to go to the 512 offices to discuss our grievances after our numerous emails were either ignored or side-stepped, we were told that they don't do in-person meetings about these issues and that we should email them. read more

This company is awful & incompetent. The gentleman who is assigned to our home and we have to work with is so unknowledgeable and no help. He couldn't figure out how to send a simple contract to us & couldn't answer any of our questions. He wrote up the contract incorrectly & when I addressed the issue he said he had matched our old contract, which was completely false. I had to correct him by showing my copy of the old contract. This is information he should have taken the time to check & make sure it was correct. If you're going to tell the customer they are wrong, you better be sure your right. During this time he also mentioned my phone number was listed on a website for agents to contact about tours of our home. 1 - I never gave 512 permission to do this 2 - When I asked what website it was and to explain why my number was listed there, you better be able to answer those questions. Of course he was clueless and couldn't explain this issue. We re-signed our lease since we loved our home so much (it is not a 512 home, just leased out by them - Thank God) and 512 continued to allow people to tour our home. 512 even provided an agent with the key to our home to tour it without letting us know & he let himself in without contacting us, knocking or ringing the doorbell. My cousin also used 512 and her home flooded during one of the nasty Austin storms & 512 would not let them out of their contract to a home that was completely destroyed and unlivable!!! They are an awful company to work with and I would suggest to anyone to avoid them at all costs. read more

I made a maintenance request on Monday for a broken shower head, and I was able to get an appointment just the next day resulting with a brand new shower head. This has been a quick turn around for maintenance, although they came about an hour later than scheduled. I haven't had any other issues with my apartment so overall it has been decent. read more

I'm a 33 y.o. professional and just moved to Austin. My apt is decent, but I wish that I didn't have to deal with 512 realty. Every time that I've interacted with 512, it's been unpleasant. I think they're accustomed to dealing with college kids, and feel that they can get away with being entirely unprofessional. They sent contractors unannounced to paint, they gave us the keys to move in when the apt hadn't been cleaned, their online rent payment system is broken and inaccurate, their staff are rude and condescending. Really, they're a terrible organization. If you have any option to go with another company, avoid these folks. read more

I would give zero stars if I could. I've never, ever written an online review but I have to now, having received my security deposit refund (or lack thereof). Some of the more appalling charges include: $25 Shower Curtain Removal; $23 Light bulb replacement + $12 for two light bulbs. My husband and I worked with Julie Levy and she is phenomenal! We have a bit of a difficult situation for renting because we have 3 pets. Julie was extremely dedicated in helping us find exactly what we were looking for. Anytime I wanted to view a property she did her best to show me the same day I told her about the property. She went above and beyond what I expected for a free service to me. If it weren't for her I doubt we would have found the perfect rental. I'd give 512 Realty zero stars if that was an option. Here's why: 1) When we moved in, the place was NOT move in ready. There were muddy foot prints everywhere, tons of dirt and both dead and alive bugs everywhere. 2) ^^ this is a BIG issue because they require you pay a cleaning company to clean at move out or they charge you to get it cleaned. Oh, and they give you a list of companies that they prefer... 3) Windows were left open and the air conditioner was left on, yet they felt it was necessary to back charge the utilities bill(even though we hadn't even received our keys). 4) We filed maintenance requests when we moved in and they didn't get most of the stuff fixed until July(we moved in mid March). 5) There was poop left in the toilets when we moved in and several times after maintenance came by to fix something. 6) The lease terms require 512 to give us at least 24 hours notice before showing up at our place, but on many occasions they have shown up unannounced and at times, not even wait for someone to answer the door before walking in. 7) Our freezer went out and we had maintenance and the manager say that there was nothing wrong with it, then out of no where someone showed up with a "new"(refurbished) refrigerator to replace ours. This would have been fine except there was NO notice so everything that was in our freezer was ruined(including breast milk, which can't be replaced). When I called to let the office know what happened, the lady told me to bring in receipts for everything that ruined...ummmmmmm - BREAST MILK?? No receipt, duh!! Not to mention, who actually keeps receipts for groceries? 8) Also, Chris F(one of the managers) constantly lies to us about things. For instance, when our freezer was going out, it was making a horrible sound. He sent maintenance out, nothing got fixed, so we got maintenance to come out again (a couple weeks later, might I add) and he called me to inform me that maintenance called him to verify that the refrigerator wasn't making a sound...very suspicious since my mom and I had just left the house less than an hour before we got the call and it was clearly making a loud noise. 9)When our lease term was nearing, we received a letter saying that our termination date was the 15th, except our portal has stated the move out date was the 21st since the day we signed the lease. 10)additionally, they are NEVER in the office to answer calls, so you have to leave a message...which is rarely returned. When I finally reached Chris, he claimed to not know anything about the issues we were having and said: "the best way to reach us is by email." Then, when I described what was happening he claimed he wasn't aware of the incident and told me to send him an email with the date and time it "supposedly" happened --yes he actually said supposedly, as if I was making it up. I then asked him why he couldn't check the messages, or better yet, check the portal for when they sent maintenance to our place last. His response: "I have too many requests to check that for you." That's HIS job!!! 11)^^ What #10 was referring to: we came home to our lights on (we always turn them off), bedroom doors left open(we always close them b/c we don't want the cats roaming about), the attic door was cracked open (we have never touched it b/c I'm sure it's infested with bugs) & worst of all, they left the patio door open/unlocked!! This is a HUGE security issue! Mind you, this wasn't even the first offense. Not to mention, they "fixed" our lock once and completely left the screws out of the knob, so when we went to open the door, the knob fell off. This management company was literally the WORST I've ever worked with and I've lived in many places. read more

This has been going on ever since I moved in, and my unit has been viewed nonstop for 6 months so far. Not the best...not the worst. I needed a place to live in central Austin (somewhat temporarily) and found Hyde Park Place through this company. Really, the complex is better suited for grad students than working stiffs. In my 10+ years of living on my own, it was the worst apt that I've had, as far as the building is concerned. The realty company made it better by being prompt with my maintenance requests (some things needed replacing after my apt was flooded twice). Anywhooo, the WORST thing about my apt complex was the plumbing, particularly the shower. If your neighbor flushes the toilet while your in there, you're toast. If they decide to also take a shower or run their faucets, you're ice. Reminds me of living in the dorms! While I don't want to bash the company, I would just recommend that folks be weary of this particular complex. read more

Signed with 512 in July. The first day we moved in our duplex had no AC. Called that day and complained and was told someone would be out the next day. Long story short we lived in 90 degree plus temps for TWO WEEKS. That's 14 days we were absolutely miserable. It doesn't stop there. After our AC was finally fixed our water heater went out.. we put it multiple request and called several times and no one responded. When we finally got a response we were told that they sold our property to a different realtor. THEY DIDN'T EVEN NOTIFY US BEFORE HAND. So after days of emailing 512 about our issues they tell us they can't help and to call the other company. I can go on and on and on about how they lied to us about remodeling our place before we actually moved in. Or about how our back yard was filled with trash and an unbelievable amount of broken glass that they assured would be cleaned. I wouldn't even give them one star. -5 for 512. read more

I am the parent of a college student in Austin. My son submitted an application to rent an apartment from 512 Realty last month. Once they communicated the terms of the lease (need a guarantor and one month up front in addition to regular deposit) we decided to NOT lease from them. The ratings and BBB rating also aided in our decision to not rent from them. They ended up charging the credit card we used for the application fee the deposit and prorated rent. He has gone into their office twice and each time they assured him that charges would be refunded. It's been 2 weeks now and nothing so I called and spoke to someone in the office. They informed me that they will be keeping the deposit - stating that the "terms" were on the application form. Needless to say we are disputing the charges. This company preys on college age kids struggling to build their credit standing and have don't know any better. I'd also like to say that there were several real estate companies that informed us that they are considered to the most shady real estate management firm in town. Whatever you do, do not rent from these punks. 512 Realty is in the habit of bullying students. They are pretentious, condescending and rude on the phone and in person which kind of gives me a stomach ache. You can tell that they treat each other badly at the office. Also, they are unresponsive to maintenance requests. Once, during an icestorm, my house flooded with so much rain that I had to ruin my down comforter just to soak it all up. No emergency maintenance crew arrived and nobody called until a week later when it was sunny. My purse got stolen while I was living there and my keys were stolen. The maintenence guy was already fixing something at my neighbor's house and I asked him to just unlock my door for me after I told him what had happened. He charged me $25 to unlock my door for me. They make you sign all sorts of adendums to the lease which state that they can show your property anytime. These people were continously walking through my one room (one room as in kitchen, bathroom, bedroom) apartment after only the second month of my 12 month lease. They denied the existence of mold and refused to have it inspected by the city which they are required to do by law. Instead, the maintenance man scrubbed my floor with a toothbrush and claimed I did not clean well enough. There was no foundation so the mold grew back up into the floor. I had to throw away all of my clothes and my bed because they were covered in mold. They gave me a bad reference when I was trying to find another place even though I signed papers and did not break my lease. They are listed in the yellow pages as a law firm. 512 has been very disappointing as a real estate service/management operator. Hopefully my neighbors who have mentioned the same complaints as me will chime in as well. For starters, they could not get their story straight and the finish out of our apartment floors were NOT the nicer laminate wood floors they showed us but rather a cheap vinyl tile supposed to look like wood. Then they hit us up for loads of fees that were never mentioned until they presented the lease. Then even more fees for a garage that is attached to our unit? Should have made all that clear up front (not to mention a fee for paying by check? How about a fee to send the water bill out, really?) The light fixture didn't work when we moved in, took a few trips from a few knuckleheads to get it fixed. Took a few weeks to get the washer installed. It's been at least 3 months they have been saying the garages will be finished...they rarely even get worked on. No recycling in the complex? Cheap. And everything you get them on the phone it's the same line- "we are really busy right now, when things calm down..." They have been unorganized and lazy, cheap when it comes to taking care of tenants and anxious to squeeze out every nickel and dime they can. Some of the young employees are pleasant at least so my guess is shortcomings in culture an performance come down from the top. I recommend avoiding 512 if you can but at least make them be up front honest and accountable or they will try to take advantage of you. read more

I rented from 512 Realty (now 512 Living) a few years ago, apparently I owned them some money when I moved out. I only found out when I applied to a new apartment recently and they did my rent/credit history. I went to 512 Living furious not knowing whether if I have a place to live next month because of this. Initially, I was told to call this number/that number by the front desk person, but I knew that was gonna take literally all day so I insisted on speaking to someone right there/right then. She was able to bring Jimmy Fudge (regional property manager) and he was able to sort this out for me even though this was basically an old account before they took over the business (I think.) I really needed to have it resolved by the next day and he did. Even though I was very emotional and upset about the whole situation, the team deal with me very professionally and resolved my problem and I was able to sign the lease for my next apartment. I did not like renting from 512 Reality and never rented from 512 Living, but my experience from this new property management was a very good one. read more

I lived on one of 512 Realty's properties and while the property was ok they were horrible at managing it. It seems they mostly get students so they get away with a lot. When we first moved in we had to get them to add things to our contract they said they were included but didnt put it on the lease which is how some of our neighbors were missing some amenities we had. They also dont really know their properties that well; I asked if I we needed to connect the gas and they said it was all electric, when we moved in we discovered otherwise. They would go months without clearing out the overflowing doggie poop trash can and would take long periods of time to fix anything that needed to be fixed. We had mold growing in the bath tub which took forever for them to remove and the air ducks were so dirty no air came out of them, they never fixed that. The washer/dryers they supplied for the property were horrible and despite many maintenance request to fix the broken ones they never worked well. I will never live at a 512 Realty property again and I would advise anyone considering living in one of their properties against it. read more

The star is for maintenance which was always done quickly but in every other aspect this company is awful. Where to start...I arrived at the office on the designated date of move-in to pick up my key --with a full moving truck, mind you-- only to be told that the unit wasn't ready so I couldn't move in that day. WHAT?! Did they just expect me to pay for an extra day to keep the truck and find somewhere else to sleep that night? No way. Long story short I was forced to sign a form stating that I was willing to take the unit as-is and clean it myself. For the next week the maintenance guy was in and out of my tiny apartment painting and working on plumbing issues that should have been repaired before they rented it. Cold, pressure-less showers for the first week it is! When I moved out I was charged a cleaning fee and nickel & dimed for previous damages. Unbelievable! I signed a lease with 512 after living in Austin for 14 years, but I have lived in Texas my whole life. The first lease I signed with 512 I didn't really get to SEE the apt. I saw the floor plan and saw the interior during daylight. They kept telling me to keep an opened mind because it the unit wasn't ready yet. The day I get my key I have to work, so I didn't get to move in until after work. It is after 7 when I put the key in the door. As soon as I turn the light on in the living area, roaches scatter. They were everywhere. They were crawling in every room and dead ones were atop all of the cabinets in the apt and in the dishwasher. I didn't want to live there after seeing those German roaches. They sprayed the apt twice in one week, but just that apt, not the whole complex. So of course there were still roaches. They wouldn't let me out of my lease even though I never moved in and gave them money for the apt two two weeks prior. I left my keys and threatened legal action. The next day I got an email with other properties that were or soon to be available. So feeling trapped, I took the next apt, because after fighting 2 weeks to get away from 512, I had to move from my current residents I was living in. I had 2 day to move after I paid two weeks for the roach motel. The place I moved into was filthy, but I didn't see roaches and I was running out of time. I moved into "Mi Casa" apts on the 29th of April this year. Since being here my apt has flooded everytime it has rained from May to today. I have RATS in the walls and ceiling of my apt I hear almost daily, well nightly. My apt has been vandalized 2 times, I have mold in my apt and I have been sick for over two months. But according to 512 it is normal in Austin to have roaches and mice. Oh,! And apparently everyone in Texas has mold. That is what these people are telling me. I guess they think I'm from California, but I've lived in Texas my whole life, and been in Austin since 01. Before 512 I've never lived in a place with any of the three. Roaches! Rats! Mold! I've never had to deal with it. What is funny to me is that everyone I've talked to about it said it is a Texas/Austin thing. I tell you this right now, 512 is full of BS and that is unacceptable! My apt has flooded 5 times since May and one of the times they left water standing for two day on my floor. Someone threw a shitty diaper on my patio and got shit all over my patio furniture and the walls. In recent events someone broke my bedroom window and I went to the office as soon as they opened. They didn't even send anyone over to board it up. I had to call in to work! I also ended up having to call the emergency number twice to get someone over here to board up my window so I could sleep and make it to work on a Thursday. All I have to say is," if you are moving to Austin don't go with 512! They will lie to you about this city so they don't have to manage their properties in a healthy way. They are going the cheap route, but still going to charge you an arm and leg!" 512, you are ruining this city if you believe in mold, rats and roaches. As an older graduate student with previous rental experience, I immediately noticed that 512 was less professional and less organized than any rental group I've worked with in the past. The property management seemed very offended when I asked questions about the application forms, the leasing policies, and the provisions of their addendum. It's obvious that they typically lease to younger students, who will sign just about anything and be easily tricked into paying more than they should. When I've sent emails to the property management regarding other issues or questions, it's not unusual for me to get a snide, dismissive, and incomplete response. Maintenance was also a huge hurdle at the beginning. We had to request 3 professional cleaning crews upon move-in, 2 A/C repairmen, and an exterminator. Although 512 asks for online maintenance requests, we've found that nothing gets done unless we call directly. In short, I will not be leasing from 512 in the future. read more

Wow. Reading the review below I actually questioned whether Taylor Perkins wrote that review himself! I will never again rent one of his properties, and through meeting other realtors in the area I've discovered that its pretty well known that Taylor Perkins over promises and extremely under-delivers. My own experience was first Taylor convinced me to move in two weeks earlier than I had wanted to one of his half remodelled properties, promising that all necessary remodelling would be complete by the move in date he forced me into. Upon my move in date, nothing had been changed and the unit was half remodelled. Upon calling the property manager at 512 I found out that they didn't even know of all the repairs and remodels that Taylor had promised me that would be complete and to please give them a list so that they could make sure that I was taken care of. I wish I hadn't waited two weeks before I called the property manager b/c it was only then that I actually received assistance. The first two weeks I called Taylor and he just kept giving me more promises that weren't kept. While I lived at that property the property management staff changed 3 times, and their maintenance changed a few times a well, which honestly, didn't make me feel comfortable either. Why couldn't they keep their own staff? I know I couldn't work for a man that lies as excessively as he did. I've definitely gotten out of that property and it amuses me when I run into other 512 Realty tenants that have had very similar experiences, apparenlty Alan Ware isn't much better as the other owner of this company. With Brittany's review below saying they switched staff AGAIN I'm thinking that company is definitely one to stay away from. read more

i have no other words. this place is horrible. brooke,chris,reno all of these managers. they all claim to know how to do their job , they suck at it. my apartment from beginning to end had major issues. all they have to say is charge,charge,charge. they are unorganized, they have no personable compassion for there tenats. their communication sucks, there is so many people that work there. this is the worst experience with an apartment i have ever had, and i have only had three. i hate 512 realty, i will not reccomend them to anyone. read more

It's the worst real estate company I've met so far. If there was negative rating, I would gladly give them -5. My current apartment changes management to 512 Realty. After the changeover, I asked 512 Realty if I can extend my lease for a week over the phone. An agent of the company said it's possible. I checked the tenant portal some days later and found that the move out date remains unchanged. I called them again for double confirmation and the same agent said the manager is out and would call me back soon. I waited for another day with no reply. When I called them again, another guy said that it's not possible to extend for a week but possible for 12 months. This company has no credibility at all. Agents are irresponsible. They waste me a week's time to figure out that it's not possible to extend my lease. If they cannot guarantee anything, don't promise me over the phone! Don't choose this company if you want to find an apartment. They are untrustworthy! read more
