They offer free WiFi that does not work. They charge a very high electric rate compared to all other RV sites (this they use to hide higher mtly, wkly and daily rents). Many sites flood during medium storms. Power is out multiple times of year even in small storms. The pool is at best OK some of the time. Customer service as of late is very low. Theft and lower caliper tenants that steel, use drugs, drink heavily are filling this place. TIME TO FIND A MORE RESPECTABLE PLACE TO STAY

Their values are strongly connected to Family and the nearby BusBusinesses of Old Town Spring. The park is immensely clean, both by the landscape and the Park's Community Center. It's "Furbaby" (pet) Friendly and everyone who resides there is so polite to each other. I highly recommend it to anyone seeking a great opportunity to travel without worries. You have to play Tetris to get to your RV because there's only 1 parking space per RV yet most have 2, or are "regional workers" with work trucks/vans with trailers lined up everywhere. It's supposed to be adults only, but it absolutely isn't. There's many Mexican families here with children, and multiple family households in a single RV. There is no one that lives or works onsite so good luck with issues. If you have a pulse and a check you're welcome. If you care about where you live then absolutely do NOT move there!

The new park management are a husband and wife team. Nepotism never works within any industry. I had a run in with the park manager named Mark, after seeing my dog playing with my neighbors dog he approached me and asked me to keep my dog on a leash, it's the rule so I did, while speaking with my neighbor with my dog on a leash he walked up to us and asked me if I was going "to comply" I didn't answer bc his approach was too aggressive, he didn't like that so raised his voice and again asked if I would comply, I just looked over at my neighbor, Mark said "don't look at him, do you comply"? I got up and left without saying anything. It was a weird confrontation. Next Mark stalked me in his golf cart, video taped me, then followed me back to my spot, when I was about to enter my Rv I turned and noticed him parked in my driveway video taping me again. I gave my 30 day notice bc I will not be intimidated, stalked and harassed by a little man who doesn't possess the temperament to be a park manager. If you complain to the front office, you complain to his wife, so there is no accountability for the lack of action to this matter, so there will never be consequences for such egregious behavior. The park has gone down hill, and occupancy has gone down since this duo arrived. If you plans to stay long term, think twice, there are many RV parks in that vicinity.

All the sites are paved and you have plenty of room. We like the pool and hot tub and the kids liked the clubhouse. They have a nice playground and horseshoes pits. Now for the bad, there are no heaters in the bathhouse which names taking a shower at 48 degrees really fun. I had issues pulling into my spot because a resident likes to park in the road. After that, I noticed the park didn't like to enforce its own rules. Definitely units over 10 years old that look bad, lots of junk or "stuff" stored outside the units and then people parking in the road all day. We didn't have to deal with the noisy neighbor. We did hear the cart racing, but it was during the day so not an issue for us.

The place features different cargo cabin things that are gathered around the barn area where there's lots of games. There is each person has their own individual fire pit and a larger fire pit in the center plus a heated pool and an area to pet goats. They're also is for rent a three thousand square foot house. There is no food available and it takes about ten minutes to really get to anything good, but it's not that far to find something tasty. This is a place that you want to be able to get away but not have to go too far and a place that we absolutely felt safe in and intend to come back.

The property has 1 big house that is also available to rent, along with a dozen or so container tiny homes. There are 2 ponds (fishable!) , a little goat pen, and in the middle of the property is a container pool/tiki hut with a grill (so cool!) and a big community hang-out area with more big grills, games, and TVs. Inside of our tiny home was a bag of treats for the pygmy goats, a basket full of snacks and even a little smores kit! Each tiny home comes with a grill, firepit, picnic table, and half of them have a rooftop patio. Enjoying a complimentary k-cup coffee on the rooftop patio first thing in the morning was so relaxing. There's even a hot plate to cook some breakfast without getting the grill started. You are close enough to your neighbors to say Hi if you want, but there are also little fences in between each home. My boyfriend and I had a great time socializing with the other guests at the pool and grilled together later that night. We all said this place feels like an adult summer camp. The trip is about 3 hours from Austin and 1.5 hours from Houston. One day we drove right down the street to Lake Conroe and rented a kyak for a few hours. We visited the goat pen and hand fed them. The property is super dog friendly, our dog had the best time too! We met the manager, Lance and he was so helpful and friendly. He told us that they just opened June 2021 so we gotta get this place on the map!! They deserve it. Our stay was amazing and we would definitely return.
