This place is beautiful and peaceful! It's in close proximity to Garner State and a very fun 5 star restaurant called Hippie Chicks recommended by the resort staff. When we first got there, I asked if they had coffee filters since we forgot them at home, and they gave me a handful of their personal ones! The entire staff is so sweet and accommodating. We stayed at an RV spot which were clean and had high end BBQ pits. The bathrooms and showers were VERY clean! We were quite impressed. They had great amenities- basketball court, pickle ball, pool, playground etc! We will be coming back for sure, especially in the summer to take advantage of the water fun! read more

We want to live here!! Besides being lucky enough to have the park to ourselves for 10 lovely days, the quiet, the night sky and the wildlife (deer morning, noon and night) put the exclamation point on it. This photo says it all. Bathroom/showers scheduled for remodel, but they are clean and tidy. Laundry room is also neat as a pin. Cabins were being re-roofed during our stay. The sites are wide, level gravel and each has a big charcoal grill and picnic table. Half the sites are pull-thru, half are back-in. There is no television signal in the valley, but there is Dish equipment you can get from the office at no charge. Highly recommend it. Towing on Cty Rd 348...I would recommend only doing it from 83, which is kind of a wheel-gripper itself. 348 coming from 127 in Concan would be a nightmare. Once you're unhooked and settled in, take a drive across the river on 348 and you'll see what I mean. You'll love this park, and you'll love the owners. Don't forget to buy some corn for the deer and Rio Grande turkeys when you visit the office! read more

This was our fourth year here and we absolutely love it every time. The staff is friendly and helpful. This year we had a roach in our cabin the first day (which can be expected......no criticism). We notified the staff (which is frequently patrolling the property) and someone was at our cabin within 10 minutes to spray. Problem solved! We have always had courteous treatment here. The staff waves every time you see them. The last two years someone has stopped in a golf cart and offered to drive my parents down to the river. They have a beautiful swimming pool and there is a quiet time that they enforce. I can't say enough good about his place. Will definitely be back next year! read more

This place is awesome. I could leave it at that, but since I have so much else to say about it, I'll carry on. This was the second year that a group of us gals has gone to the Frio for a 4-day trip to tube, hang out, chat and relax. Last year, we rented a place from another company, and although it was fairly decent, this place kicked that place's butt! I don't think we'll be renting from anyone but 7Bluff again. The cabin was very clean, comfortable and RIGHT by the river. All the windows on the back of the cabin made it feel like the outdoors was inside, without any bugs or racoons to worry about. Awesome view of the river and yard (HUGE yard (with a swing set!), big enough so if you had kids, they could run around and still stay within earshot and far enough from the river so they weren't going to trip and fall into it while chasing lightning bugs) It had a great flat-screen tv, also. It was great being able to just pick up our tubes and walk to the river to float around instead of having to pack them up, drive them to a place, unpack, then pack up, haul back, etc. Having this convenience made it easy for those who were done before others to just go to the cabin and relax for a bit while waiting for the rest of us who were busy getting all pruny-fingered in the river. The kitchen was equipped with nice utensils - not those that look like someone cleaned out their old stuff and said "Oh, this is good enough for the cabin, it's only camping." The only thing I'd suggest is to bring an extra pop-up table if you have more than 5 or 6 - we went with 9 and were glad we had the extra table. Also, make sure and bring camp chairs - there isn't much seating inside, and although there are chairs on the porch, not many, and none around the firepit. Speaking of the firepit, be sure to double-check burn restrictions - they hadn't updated their site, so the info we got was from last year - and we didn't bring any wood. We were jealous of the neighbors who had nice fires going. Overall, I can't say enough good stuff about this place. I can't wait to go back! read more

I attempted to make reservation a year in advance for two of their RV sites, the person on the phone informed me that the calendar for 2019 would not open to any resevations until Oct. 1st. I set a reminder in my phone and called at 8:30 this morning. When I told them the dates they said they were completely booked. I asked how that was possible since the calendar opened today? I was told that people staying in those sites in June could extend their reservation. I again asked how was it possible since I had been told that the calendar did not open until October 1st? She then stated that well that only applies to new customers.... I think it is obvious from that comment that Seven Bluffs does not wish to receive new business and only wants to continue serving repeat customers. Which is a shame since the other reviews are fantastic but when they don't do reservations in a fair way across the board well I will just take my money elsewhere. read more

My Family and I recently stayed here. It was wonderful! Just the beauty of the property is enough to relax you. We stayed at an RV site. It was great. Each site has a BBQ drum grill, and a picnic table. In this day and age, it is hard to find a grill where you stay. So these amenities were a big plus for us. Also, there is no walking to a dumpster to dump your trash here. The staff ride on the grounds very frequently in golf carts. All you need to do is place your garbage at the end of your drive, and they pick it up. The Frio River is only a 5 minute walk from the RV sites. Pet friendly as well. Just pick up after your pooch. Did I mention that there is also a pool? Yes! It is not very large, but serves it's pupose. Very nice. It closes at dusk and they do padlock it. They have a little store in the front where you check in, as well as a smoothie / snowball stand. There are also a few cute shops that are not far. You do need a car to go to these places for you RVers. Go to historic " Neals dining room" for a delicious meal. Have fun! We will be going back. This resort only has cabins and RV sites. We stayed here for 4 nights, what a great place, right on the Frio river. When the rest of the river was low, the section were 7 bluff cabins were located had plenty of water. Very convent location, right down the road is the House Pasture, great little country bar and restaurant. The cabins were really nice and the property was very pleasant to be at. Some of the cabins were on the river an the others were on a pecan orchard looking at some beautiful bluffs and a very lovely and large pool. Lots of wild life around, Deer, Turkey and wild bore. We all look forward to returning next year. read more

Since 2005 this was an every summer trip for my family and friends. The location is excellent. The rub comes from the change of management. There seems to be a constant effort to charge for additional everything. If you have more than one vehicle in the RV area you must pay $5.00/day to park it in an overflow lot even though the sites will easily accomodate 2 vehicles. Daily RV site rental is based on 2 people, so Mom and Dad if you plan on bringing your children plan on $4.00/day additional for them. The new management has some employees that need to be versed in the art of dealing with people. They advertise strictly enforced rules but are not willing to be fair with all enforcement. So if you go you need to know that you will experience violations to the rules but they may not be enforced on all guests. My family and friends have opted to go elsewhere. We had an awesome week at Seven Bluff Cabins! We stayed in #17 and it was perfect for our group. The river was low so there was not a lot of tubing down the Frio but the access from the property was perfect and we enjoyed floating right there. Sitting by the campfire and watching the deer & turkeys was so peaceful! We will definitely be back! read more

I can't say I'm too happy with 7 Bluff Cabins. Every year we come on vacation to the Frio and we have another spot we stay. This year we decided to change it up a but and came to 7bluff. My family was very excited to come and I have to say I regret it. The actual grounds are very nice, but beware to those who are big on customer service. The people I dealt with over phone were very nice and polite.but when we got to the site the people we have dealt with have not been nice at all. Any time we have spoken to us, they are very rude and make us feel unwelcome. I would have brought my family back next year , but I'll go ahead and say we will be going back to our original spot. read more

We normally don't take the time to write reviews, but we really had to give a shout out to the staff and workers at 7 bluffs cabins. Betty, Dawn, Diana, the guys were all Great and Extremely friendly. We had a very nice quite relaxing weekend in Cabin #3 which was close to the river. We spent time hiking in Garner Park, driving around the area, relaxing in the pool and river. But the best was enjoying the quite peaceful environment while sitting near the fire pit and grilling some good food. This place will definitely recharge your batteries if you're looking for a peaceful relaxing time away from home. We will be back! read more

This Cabin/RV site is overpriced , not to mention the overly strict policies and disrepectful management and staff. Vacationers come to experience a relaxing, funfilled adventure but when you have to worry about whether you are talking too loud, quiet time (10pm), or who is going to threaten you for no reason each day, that makes for a dissappointing vacation. After 3 years of staying here I will not return, but find another campsite that truly accomodates average size familes for reasonable prices and respects them like they want to be respected. No business will last if you can't keep your customers happy! read more

Just returned from my first visit to 7 Bluff. I loved the property, the staff, and the easy river access. However, there are a few things I did not like about staying here. First and foremost, the bathrooms. For them keeping up the property so well, I don't understand how they could put no effort into the bathrooms. I understand most people have bathrooms in their RV but some people would rather a full size shower. The bathrooms are not air conditioned and it gets very hot and humid in there. They also do not provide paper towels for hand drying. In addition a few times they did not have soap. Most places that offer bathrooms on a private site like 7 Bluff keep the bathrooms stocked. The other bad thing is that they are moving to only allowing one dog for each site. Unfortunately, this means that next year I will not be able to stay here again which is a shame because over all the property was great. read more

Our family and friends have been camping there for at least the last 4 years. The first two years was a very pleasant experience. But the last two years have been a nightmare. The management changed last year and we decided to give it a try again this year to see if there have been any improvements on how their customers are treated. Well NOT. Actually we were treated even worse this year by the management that took over last year. You are made to feel like you are a kindergarden student being put in time out constantly. They allow only one vehicle parked at your site at a time even though there is ample room for two and will charge you $5.00 a day to park your additional vehicle at their store. They allow 2 people per campsite and any additional people you are charged $4.00 a day a person even small children. One of their staff was very very rude and when we complained to the management, they stated their staff can talk to you any way they want too. I would not reccomend this place to anyone. We have decided to move on to a more customer oriented place where we feel welcome. We did enjoy the campsite very much when Betty and her husband ran the place. read more
