    Lived here almost a year now. Every month something breaks. All July and still now into August our…read moreentire upstairs (2 rooms), the AC has been broken. People in and out daily to assess...nothing fixed. Finally a month into it I ask for a portable AC unit. Shouldn't they have offered this to begin with????? I had to beg for it. Regardless of 95 degree temperatures. Broken drawers, stove doesn't light, repeatedly asking them to fix the same things. Clearly, owner and management don't care about us, they care only about their dollars. People are not wearing masks who live here and no one is making this mandatory. The super of the building who helps owners is awesome but he cannot help us renters. Wish he could because he cares!! (Skander). A shame that Dvora manages renters in such a piss poor way. My intercom has never come to our apt because the "wires seem switched". They laugh and no one fixes. I don't get calls I need and get calls that don't pertain to us. Months now waiting for AC to be fixed. No less rent to be paid ($7,000) or any help. It's totally a scam. The owner doesn't give a hoot either, as I have requested w Kim Duda for them to call us for weeks now. No call. They just keep taking out On-time, excessive rent each month. Piss poor management. Period. Waaaaaay too much money to pay for BS like this. Last place I lived (Soho Lofts) the maintenance people were proactive. They replaced light bulbs, cleaned dryer vents, AC filters etc. Here---it's as if I'm in a project managed by HUD. Sorry Kim, but someone should be making sure tenants are delighted. Not suffering. And..... we texted the guy who rented it to us, Dennis, for months....no reply. None. What the heck people?????

Clearly the management of Dvora in conjunction with the owner are a bad deal!

    I lived in this apartment building for over 6 years. I have only positive things to say about my…read moretime at 47 Mercer. The building is always clean and well maintained. I never had a single issue while I lived there. There is a super, who resides inside the building, and he was always beyond helpful and did an amazing job. Those that oversee the additional upkeep also do an amazing job. It was truly a bittersweet moment ending this chapter of my life. I cannot recommend this building enough. It was a wonderful place to live and if you have the opportunity to live here too, you will know firsthand how fantastic a place it is to call home. During Covid, the building held the line on rents, zero during Covid and 5% when rents were going up 20% and more in Jersey City. This exemplifies how the building always prioritizes the needs of the tenants. Again, it is a truly amazing building in an extremely convenient and coveted part of Jersey City.

The super, Rocky, lives onsite and is incredibly kind, positive and always helpful. No matter the issue, he'll come fix it right away. Similarly, management is incredibly responsive and understanding. The apartment is on a beautiful tree-lined street, close to the PATH, tons of restaurants, bars and parks. The building is the perfect combination of old world charm with all the modern amenities you need. We will truly miss Mercer Arms. HIGHLY RECOMMEND.

    It feels sad to write this review as we have lived at 65 Bay for almost 5 years at this point. But…read morewith a noticeable decline in effort in making this a nice place to live, as well as a disgraceful attitude to residents, I would no longer recommend this building to anybody. It really boils down to two things - poor management (attitude, responsiveness and proactivity) and long-standing issues that take far too long to get addressed. Management/Communication - Every time someone in this building communicates with you (except for the concierge staff who are amazing), they act like they are doing you a favor. There is no customer service whatsoever from Erin or Eva. No proactive communication when something is broken. Always last-minute emails or blanket statements to cover up whatever is wrong. When they do reply, they are rude, not customer-focused and have an attitude. This building is not exactly cheap. We received 100x better customer service when we lived in other properties and paid a fraction of the rent that we pay now. I find it baffling that something simple, like sending an email ahead of time, being transparent and honest or just being a nice person is so difficult for this team. It seems a very fixable thing, but hey, what do I know? Hot Water - This building has a long-standing issue with hot water. Just google "65 Bay Hot Water" and you will see mentions of it all the way back to 2018. This problem got notably worse last year. We had intermittent or no hot water pretty much every day, as did many others in the building. I understand they eventually completed a mass replacement of valves on each floor. What did they offer after almost a year of unreliable hot water? $30. Yes... $30. It still isn't perfect now. In busy periods, expect to run your faucets or shower for 5 minutes before they're usable. The amount of water this building must waste is off the charts. Maintenance - Day to day maintenance tickets used to be generally fine, but they have reduced staffing in this team and there is a noticeable drop-off in responsiveness. The elevators have been less reliable in the last year (but they were happy to blow money on replacing the floors and installing scent diffusers in them) and the temperatures in the lobbies on each floor is unbearable due to broken AC or AC that has been adjusted to save them running costs. Outside, this building is almost entirely surrounded by 3 construction projects. Two are in progress, and one is about to start. Pretty soon, this building will not be able to trade off of the NYC views. The other benefit is a busy street where people will try to run you down every time you cross. Be aware that their Google Reviews do not get posted, for some reason. (that's why there are no recent reviews). Be sure to do a through internet research and come to your own conclusions. I do not recommend this building to anyone. Update: I am SURE it is just a total coincidence that the day after this review, at least 4 5* reviews show up, from different people, some of them don't even appear to live in Jersey City, and 2 of them are just from people that toured. Hmmm!
