0 stars if possible. DO NOT use Austin Property Inspections. Ever. Gary showed up 1 hour late and rushed through a 2,300 sq ft home in about 1 hour. That alone tells you everything. This was not an inspection -- it was a drive-by. He missed obvious, widespread tile floor cracks throughout the house, issues so visible it's hard to believe they were "overlooked" at all. When I asked him to come back and re-inspect his own miss, he had the nerve to say it would cost another fee. Because of this incompetent inspection, I lost $5,000 backing out of the home. This company didn't protect me, they cost me thousands. Total waste of time and money. This is a bullshit company with zero accountability. If you don't want expensive surprises after you're under contract, stay far away. You will absolutely regret hiring them. Never recommended. read more

Knowledgeable, thorough, timely. Exactly what you need in a property inspector. Sam performed an inspection for a house purchase and gave us a tome of data in hours. The inspection indicated that a new roof was required. When that new roof started leaking months after move-in, Sam and Gary responded immediately with an offer to determine the cause and responsibility surrounding the leak. Got a 1400 sq ft home inspected recently. Called 4 companies to try schedule. Gary was easy to get a hold of and schedule for a next day inspection. The inspector was a different individual, Ion. Ion was very personable and thorough. He took the time to walk around and discuss his findings and answer all my questions. The report arrived the next morning. Highly recommended. Used twice. First was great. Second was a re-inspection that took 10 minutes. Was charged $200 dollars and was not provided any written report or images of results. Sent a follow up email to see if there was any report or images coming and no one replied. Have yet to be contacted again. read more

Gary did a very thorough home + wood destroying insect inspection for us, and was even kind enough to make some recommendations to us during the inspection. He was also very responsive to post-inspection questions that came from the lender, and I can't thank him enough for going back out a 2nd time to the home we were purchasing after I'd made a mistake and realized I needed a wood destroying insect inspection after he'd already done the home inspection. read more

They were able to do the inspection the next day and did a very thorough report. We were very pleased with the whole proces.

We had used Austin Property Inspections for a total of two inspections, the first one for a pre-drywall inspection and the second for a final inspection prior to closing. We were very happy with the first inspection since it included great photos and at one point the inspector shot video for us upon request because we were out of town. This was very helpful in having the builder make the corrections the inspector had noted. Where we had unacceptable service however was during the final inspection. Again, we were out of town and this is well after drywall of course and all related trades have completed their work so we rely on a final inspection to ascertain that the house can close without any further repairs or issues. Our final inspection was completed. There were a couple exterior items that were noted and ultimately addressed. The problem came when, after we had moved in and lived in the house for a few days in the middle of summer, we noticed that the house really wasn't getting cool despite having the air conditioning on at the recommended temperature setting. After calling in the HVAC people and the builder it was determined, after a walk in the attic crawling around with insulation etc. that a return vent was not cut into the drywall in in the master bedroom! The duct from the furnace was in place and essentially was faced and mounted against drywall. What this meant was that there was no return airflow to allow the cool air to properly circulate throughout the house. This could've caused Health issues! This could also have been very expensive with electric bills and who knows what else re: the furnace overworking, freezing up etc. So, the HVAC repairman cut a 12 inch hole in the drywall, attached a filter and we were back in business. If we hadn't complained about poor air circulation this would've gone unnoticed. Checking the inspectors website prior to us engaging them for hire it was stated that a complete inspection of the house was part of their services including being in the attic to check for HVAC issues. The inspector either didn't go up in the attic or only performed a cursory check at the central unit perhaps. We don't know. I wrote the inspector two weeks ago to try to get his take on what happened and we did not hear back. An acknowledgment would've been appreciated. So at this point I cannot recommend this particular company although it was highly recommended from our realtor. read more

These guys know exactly what to look for. Starting from getting a quote to preparing a detailed report the day after the inspection, Gary, our inspector was great in our case. Their quote was very comparable in fact lower than the competition in Austin Metropolitan area. They were quick to respond and showed up on time for the scheduled inspection. Already had my eye on these guys from here on yelp, then my realtor recommended then, boom done deal! Scheduled an appointment and had to wait just one weekday, Cullen was scheduled for 9AM. I got there around 10:30 and he was hard at work. He was very thorough and answered the few questions I asked (I tried to let him do his job). Cullen would give his honest opinion on things and would always state if the issue was a real issue that needed looked into. My report was just emailed to me this evening. You can pay on the spot with a credit card which is handy for both parties. Got a text the day before reminding me which might be needed for some of the forgetful type of people. Probably won't need another home inspection for a long time, but I know who to go with when I do. I also know who to recommend if anyone asks. read more

We needed a buyer's home inspection and selected Austin Property Inspections based on their high Yelp review score and availability. Most of their competitors required multiple weeks advance notice, but we were able to book the service with only a couple of days notice. Their pricing was very competitive for the size/requirements of the home being inspected. Our inspector was Andy. He was on-time and very thorough in his inspection. For a large home, it took approximately 3 hours. Prior to preparing the report, he walked us through the property showing us all of the issues he identified and provided basic recommendations to remedy. He even pointed out a number of things not directly related to the inspection that were helpful to know. His inspection report was highly detailed and was delivered within 24 hours. I recommend Austin Property Inspections for any home inspection and especially for ones in which timing is tighter as they can likely deliver. read more

My experience was absolutely great. So great that I got another re-inspection to make sure the builder fixed everything the inspector put on paper. Service was prompt and any questions I had were answered in detail. I paid for a sprinkler inspection but it turnt out that the sprinklers were controlled by HOA so they couldn't inspect it. Thanks to Austin Property Inspections I was able to negotiate a new roof on the house I just purchased in Round Rock. I found API in Yelp and took advantage of the Yelp discount. Booking them was easy. Communication between the people who booked my appointment and the inspector, Matt Williams, was prompt, friendly, and professional. Matt did a great job inspecting our house during the option period. He found two main issues -- the roof was damaged and there was an open electrical ground in one of the bedrooms. I used his report to negotiate the seller into having their insurance company pay to install a new roof plus discount the selling price to cover the cost of the electrical repair. Matt also found some other minor items, but nothing else that was of major concern. I'm sure any halfway reputable home inspector would have red flagged the roof like Matt did. However, this company was friendly and professional, offered a very competitive price, was easy to book, performed the inspection on short notice, the inspector was on time and provided a detailed report within a few hours. There is no reason not to hire this company if you need a home inspection. read more

I was considering buying a property that had been inspected by someone else about 18 months prior, so I had the opportunity to compare two relatively recent home inspection reports. The previous report that I was given was over 50 pages with detailed photos & code diagrams that were very informative about why things were flagged as deficient. The report that came from Austin Property Inspections was relatively short, coming in at 13 pages and wasn't as nearly detailed. I also own two other properties, so I've seen my fair share of home inspection reports. The API report was, by far, the least informative out of what I've seen. It's pretty convenient to be able to schedule online, pay with a credit card over the phone, etc, but for $300, I'm going to take my business elsewhere going forward. read more

When I first bought my first home 1.5 years ago, API sent out a young Samuel to inspect the house. I loved how he let me follow him around the house and point out things that I could do to improve the condition of the house, classifying them as Need To Do and Nice To Do. Initially his report seemed pretty straightforward, though I think he might have missed the sprinkler system inspection while I was asking him so many questions :) If that was my only experience with API, I would have given them 4 stars. But recently (a year and a half later) I came across some fissures and fractures forming in my walls, and I quickly sent an email to Gary and Samuel asking them if it was cause for concern. Within 1 hour I got a response from Gary offering to talk me through it by phone. His knowledge and experience was amazing! He immediately recognized what was happening, and his prognosis of where the cracking should be was incredibly accurate! It was like he was telling me where my fractures were, rather than me telling him where I found them. He also talked me through my options and relieved me of my concern that this was the start of something worse in my foundation. And he did this all out of courtesy. I chose Gary based on good reviews on another site. While the property inspection was fine, I have since been getting continous calls from ADT trying to sell me a security system. Apparently, they have a partnership with ADT and they gave them my contact info. And even though I've told them I'm not interested, they've continued to call. I feel that Austin Property Inspections should disclose that they sell your contact info and give the customer a chance to opt-out. read more

I highly recommend API. I spoke with Gary on the phone on a Saturday morning in order to have an inspection done on the Monday. He was accommodating and helpful. He recommended Cullen since it was a two story home, and we got it scheduled. On Monday, Cullen met me at the home. He was thorough, methodical, and patient with my questions. He walked me through the entire inspection, pointing out the things he was seeing and explaining what kind of a priority they were in terms of home ownership. At the end of the inspection he went through each item again, and again answered all my questions. I felt very confident in Cullen's expertise and generally thought it was a top notch experience. Gary is one of the very few inspectors I use on a regular basis. Gary has done close to 100 inspections for me and my team; not all easy inspections either. I'm the broker for Texas Equity Alliance and We specialize in investment property and he's been nice enough to get through the dirt and grime of all kinds of rental properties for us, in the basements, attic, roof, you name it, he's got a keen eye on it. Gary will do everything he can do meet your schedule too, he's probably not willing to advertise it, but he's done many inspections on saturdays for us, and a few on sundays... I would say call up Gary or check his site out, he is one of the few who openly advertises his prices upfront - very very rare. read more

I'm always a little leery of folks that garner so many positive reviews, but I can attest from personal experience that you get exactly what you need (a licensed, friendly, flexible, knowledgeable Home Inspector) when you hire Gary and his team. I read the reviews here and then booked an appointment with Gary online. His booking system is incredibly easy to work with (and you can reschedule if you need to) and it's all very straightforward with regards to pricing (square footage). I read Brian's comment and I haven't received any phone calls from ADT... Maybe that was from something else or maybe they stopped sharing info. Either way, his situation isn't how it is for all customers. If you're looking for a quick, easy home inspection, Gary is a winner. **If you have a complicated, older piece of property that likely has many issues to contend with, I can't speak to that... The home I'm purchasing is newer build (8 yrs old) with fewer anticipated problems. I did not specify a particular inspector when I booked my inspection online, so Gary sent out Terry Howe to meet with me and go over the house. He showed up right on time, was pleasant and personable, took his time and really scrutinized every nook and cranny, and talked me through every little bit of the inspection - everything he found wrong, everything he found right, everything he took pictures of, and what in particular he was looking at or looking for. As first time home buyers, we wanted to be absolutely certain that we had the best person inspecting our house. We actually extended our option period a few days so that Gary could do our inspection (he was so booked up!) and we are delighted that we did. My dad (a retired engineer) wanted to be present at the inspection to make sure that everything was being covered thoroughly. He followed Gary around (which I'm sure would be super annoying to most inspectors) for about the first 45 minutes of the inspection and Gary was super patient and answered all his questions in a very friendly and polite way. Gary's report was extremely thorough and included pictures of a few trouble spots. He also answered several follow up emails I sent him after the inspection about how to prioritize all of the items that he found-- what needed to be addressed immediately vs what could be postponed until next spring. The thing that impressed me the most was that Gary was willing to come back at no extra charge a week later because the seller of the house didn't have the gas turned on for the inspection like he was supposed to. We got Gary in to do an inspection on the house we were interested in buying and the report was top notch! He'd flipped every switch, crawled around in the attic and looked in every nook and cranny. He even included photos to document his adventure! After we assumed the house was perfect, he alerted us to a variety of repairs that would need to be done. Everything from the heater not working, to jets in the tub not coming on and the gutters needing clearing. We picked the top 15 or so issues and asked the seller to get them fixed before completion. To our surprise they agreed to all of them! Two weeks later we got Gary to come back and check their work. Everything had been done and we were good to go! We just completed this morning! If it hadn't been for Gary we'd have had quite a few unpleasant shocks this evening when things that were supposed to work wouldn't! His rates are very reasonable (he definitely paid for himself with the repairs the seller ended up doing for us!) and he was great about honoring his Yelp discount. My husband just mentioned that we'd found him on Yelp at the start of the phonecall and he remembered and deducted it from our bill without us needing to remind him.
