Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

Washington State has adopted a standard protocol that home inspectors follow and Mr. Gardner addressed each of those to my expectations. In doing so he indicated areas I overlooked when viewing this home several times over. Not being aware of these nuances is why you hire a home inspector simply because a home's wear may not be fully factored into the closing price. Water damage is the nemesis of any home and probably the most pervasive. This inspection confirmed those suspicions however I underestimated the extent of the issue. I was able to follow him throughout the inspection process from the roof to the crawlspace. His assessments however verified what was also right with the house. That information provides a more balanced assessment of a property's worth and a basis for making an educated offer. Being informed can save years of buyers remorse and this inspection provided just that. Homes can be a maintenance hog so just knowing what your getting into is essential. Don put to bed a lot of that nagging uncertainty. After all, you ultimately are the one left responsible for what the seller leaves behind. Knowledge is your best bargaining partner and those tools were provided in his extensive assessment. I confidently recommend him and his command of service.
