    ABL was hired by my realtor for a home inspection. Below are a list of items that I had issues within the first week of living in the house. - Roof leak in 3 separate locations. I hired a roofing contractor and he notice the problems at first glance. - AC Unit does not turn on. Inspection report did not state any issue with AC unit. - Washer hookups were broken and leaking. - Hot water valve for kitchen faucet is leaking. -Mircrowave handle was broken and not functioning correctly. -3 Electrical outlets are not working. They do not do a full attic inspection . They peak there head in and take a picture from the ladder. Attached are couple pictures of water damage. Consider your options before hiring ABL.

    Pretending to care, and pretending to have insurance and giving me the run-around. Look at the dates, today is 07/15/19 and still no help!!!

    I could NOT recommend this guy any less. George was a client of ours, and I trusted him as he is well known throughout the Murrieta area, and I even have hung out with his son a few times through multiple mutual friends. So the proper references were in place. I'll give you the most frustrating part first so you can decide immediately if you would want to risk your purchase with him, and then continue reading if you have the time. In the state of California it is not mandatory that inspectors carry an insurance called "Errors and Omissions", which, in case they miss something, their insurance would pay to have it fixed. Upon this massive (I had to refinance my building that i own to be able to afford the $200,000 f-up from George) I discovered that he had no such insurance. How I found out was what pissed me off most, after literally chasing him and him avoiding my emails, calls, texts, facebook messages, carrier pigeons...everything. He finally gave me an insurance number to call. That one had no idea what I was talking about and said they never had such a policy with him. Then George said he made a mistake, so he gave me the number to his broker. Same thing, they gave me policy numbers to contact a couple more carriers, both of which also said he had no such insurance with them that would be of any benefit to me. The fact that I had to call all of these carriers myself, the customer, shows that he just did not give a damn about my sanity or my dollar or my families well being. Mind you, the house we purchased was well over a millions dollars, and we couldn't even live in it. Paying mortgage on a house and living in hotels, and on couches in friends places with 3 in-school children is not something I ever want to do again. I had anxiety attacks and thought I was having a heart attack one day all because of the massive amount of stress this guy caused not only myself and my wallet, but with my wife and I. It took the fun out of owning our dream house, and it still doesn't bring the joy to me that it should and it's been a year and 7 months. 1. Concrete cracks in the slab throughout the entire house. We were told that it was a common occurrence and the 1 tile that was cracked beyond bad was not a big deal. He said they "see it all the time and not to worry, the house is beautiful and made very well. You're gonna love living here, congratulations." We ended up having to cut out most of the 4,200+ square foot slab inside of the house and add rebar and re-pour the concrete inside because there were half inch and larger cracks in every room starting from the front door where the 1 broken tile was that we were told not to worry about. 2. Multiple doors do not latch nor lock properly. 3. Multiple windows (all double hung) do not open properly, are out of alignment, or do not stay open, or are extremely difficult to lock. 4. The concrete is poured higher than the weep screed around the majority of the house. Rain comes into the house when it rains. Again, we were told this was common ant that we should not worry about it. 5. Multiple windows are unable to be cleaned and need to be replaced because of moisture in-between the dual -pane windows. 6. Master bedroom shower had multiple spray heads that did not work. I guess he didn't want to get wet. 7. Master bedroom faucets in the sinks: 1 of them had a broken hot water handle which never worked. 8. Multiple stations on the sprinklers were not running and wiring was all wrong. Had to have the panels replaced and rewired. 9. Multiple significant cracks in the drywall, ceiling, and around door jams. NONE of which were addressed. 10. The pocket doors in the jack and jill bathrooms do not lock and are not level. They are not square with the door jambs. 11. The guest bathroom faucet did not work at all. 12. The kitchen floor is so uneven that the fridge door swings open on it's own if not shut all the way. 13. Hallway closet smelled of gas and had to be dug up after breaking out the concrete in the closet. There was a leak in the septic pipe under the concrete. 14. Laundry room door out to the garage has a broken screw in the handle mechanism and had a toothpick holding it in place that was missed. 15. In 2 of the bedrooms there was black mold behind the baseboards and in one of the girls rooms the carpet and pad was so wet that we could here it slosh when we stepped on it. There was a sprinkler on the outside area near the wall (not broken) that was spraying into the stucco saturating through the wall on both sides. Mold was also found in the corner of the closet. 18.A Large crack at the top of the fireplace on the right side where the wall met the ceiling. Cause of this was the concrete sinking into the ground. Slab at the location also had a massive crack in the corner causing the actual fireplace to be out of level. We have pictures documenting everything!

    It took only a couple of touches for the whole bottom of the cabinet to fall through as it was all rotten.

    Terrible! Jeff was very nice and responsive to start. He gave us a complete review the following day after the inspection. However, how do you not question this? Look at the photos! There is a completely rotten bottom of the cabinet that was covered by a different type of wood, and an inspector didn't think to look under???? Come on. Of course we discovered this after we moved it. I tried emailing Jeff, but didn't hear back. I call his office and had an awful conversation with his boss George, who was unhappy that I called to complain him on Saturday while he was at graduation. Really? Why did you even pick up the phone then???? Here are the pictures I'm talking about!

    Nice guy but he delivered the inspection extremely late and almost blew up the deal I was working on.

    Turnaround time to received the report was over a week we had to order another inspection. Multiple calls texts and emails were ignored.
