ABL was hired by my realtor for a home inspection. Below are a list of items that I had issues within the first week of living in the house. - Roof leak in 3 separate locations. I hired a roofing contractor and he notice the problems at first glance. - AC Unit does not turn on. Inspection report did not state any issue with AC unit. - Washer hookups were broken and leaking. - Hot water valve for kitchen faucet is leaking. -Mircrowave handle was broken and not functioning correctly. -3 Electrical outlets are not working. I could NOT recommend this guy any less. George was a client of ours, and I trusted him as he is well known throughout the Murrieta area, and I even have hung out with his son a few times through multiple mutual friends. So the proper references were in place. I'll give you the most frustrating part first so you can decide immediately if you would want to risk your purchase with him, and then continue reading if you have the time. In the state of California it is not mandatory that inspectors carry an insurance called "Errors and Omissions", which, in case they miss something, their insurance would pay to have it fixed. Upon this massive (I had to refinance my building that i own to be able to afford the $200,000 f-up from George) I discovered that he had no such insurance. How I found out was what pissed me off most, after literally chasing him and him avoiding my emails, calls, texts, facebook messages, carrier pigeons...everything. He finally gave me an insurance number to call. That one had no idea what I was talking about and said they never had such a policy with him. Then George said he made a mistake, so he gave me the number to his broker. Same thing, they gave me policy numbers to contact a couple more carriers, both of which also said he had no such insurance with them that would be of any benefit to me. The fact that I had to call all of these carriers myself, the customer, shows that he just did not give a damn about my sanity or my dollar or my families well being. Mind you, the house we purchased was well over a millions dollars, and we couldn't even live in it. Paying mortgage on a house and living in hotels, and on couches in friends places with 3 in-school children is not something I ever want to do again. I had anxiety attacks and thought I was having a heart attack one day all because of the massive amount of stress this guy caused not only myself and my wallet, but with my wife and I. It took the fun out of owning our dream house, and it still doesn't bring the joy to me that it should and it's been a year and 7 months. 1. Concrete cracks in the slab throughout the entire house. We were told that it was a common occurrence and the 1 tile that was cracked beyond bad was not a big deal. He said they "see it all the time and not to worry, the house is beautiful and made very well. You're gonna love living here, congratulations." We ended up having to cut out most of the 4,200+ square foot slab inside of the house and add rebar and re-pour the concrete inside because there were half inch and larger cracks in every room starting from the front door where the 1 broken tile was that we were told not to worry about. 2. Multiple doors do not latch nor lock properly. 3. Multiple windows (all double hung) do not open properly, are out of alignment, or do not stay open, or are extremely difficult to lock. 4. The concrete is poured higher than the weep screed around the majority of the house. Rain comes into the house when it rains. Again, we were told this was common ant that we should not worry about it. 5. Multiple windows are unable to be cleaned and need to be replaced because of moisture in-between the dual -pane windows. 6. Master bedroom shower had multiple spray heads that did not work. I guess he didn't want to get wet. 7. Master bedroom faucets in the sinks: 1 of them had a broken hot water handle which never worked. 8. Multiple stations on the sprinklers were not running and wiring was all wrong. Had to have the panels replaced and rewired. 9. Multiple significant cracks in the drywall, ceiling, and around door jams. NONE of which were addressed. 10. The pocket doors in the jack and jill bathrooms do not lock and are not level. They are not square with the door jambs. 11. The guest bathroom faucet did not work at all. 12. The kitchen floor is so uneven that the fridge door swings open on it's own if not shut all the way. 13. Hallway closet smelled of gas and had to be dug up after breaking out the concrete in the closet. There was a leak in the septic pipe under the concrete. 14. Laundry room door out to the garage has a broken screw in the handle mechanism and had a toothpick holding it in place that was missed. 15. In 2 of the bedrooms there was black mold behind the baseboards and in one of the girls rooms the carpet and pad was so wet that we could here it slosh when we stepped on it. There was a sprinkler on the outside area near the wall (not broken) that was spraying into the stucco saturating through the wall on both sides. Mold was also found in the corner of the closet. 18.A Large crack at the top of the fireplace on the right side where the wall met the ceiling. Cause of this was the concrete sinking into the ground. Slab at the location also had a massive crack in the corner causing the actual fireplace to be out of level. We have pictures documenting everything! read more

If I could give zero stars I would. I paid $525 for a home inspection and he missed a few very obvious things that I found a week after moving in. 1. All 3 CO detectors in my house are all expired. You couldn't look at the date? 2. All 10 smoke detectors in my home are expired. Expired in 2016 and now need to be replaced. 3. Faucet in the bathroom leaks when you turn in the water. Took the handle off and it was all green broken. Had to replace the faucet. 4. Sink downstairs is leaking too. The troubling part is I have been emailing the company and have received zero response from them. I thought the reason I paid $500 for the inspection was to make sure I didn't have to pay another $500 to fix things in my house. Guess I was wrong. read more

Terrible! Jeff was very nice and responsive to start. He gave us a complete review the following day after the inspection. However, how do you not question this? Look at the photos! There is a completely rotten bottom of the cabinet that was covered by a different type of wood, and an inspector didn't think to look under???? Come on. A Better Look was chosen by our realtor and George came to inspect the house we were planning to buy. There were minor issues, nothing to make us second guess our house. About a month after buying the house and moving in the house started to fall apart. Problems with plumbing, pool pump, drawers, dishwasher. The heating and AC vents don't even work enough to get air and heat to the 2 back bedrooms. We've had to spend a fortune on repairs and meanwhile we were told the house was fine. I used this guy when I bought my house in 2015. It was a short sale and I was in a time crunch. He was late on getting me my report with no apology. I sold my house in Sept. 2018 and my buyer's home inspection discovered 2 major issues with my foundation that weren't caught in mine. Why? Because my buyer's inspector actually went into the crawl space to investigate where as George just took some photos from the crawl space entrance. George and his team at ABL went above and beyond to help me and my family without home buying process. We got our inspection scheduled 2 days from the day we called to schedule a appointment. Over the phone ABL told us what tests they run and they beat the competition out the gate with that then we get the price and it was a obvious choice. We meet George at the house and he was very friendly and professional. He starts the inspection explaining everything he's doing and why he's doing it. Showing me what tell tell signs showed damage and what was for good signs of things with no issues. He provided pictures and notes of the whole house in a timely manner. And he supports military personnel him being a father of 4 veterans. ABL has also followed up with my family during the closing process as well. I'll definitely use them again. read more

The home inspection report was received late and not within the advertised turnaround time and their customer service is non-existent. When I contacted ABL to see what the hold up was with receiving the home inspection report, I received excuses from both the receptionist and George and was told that I would receive a callback with a status update -- I never did receive a callback. Since I didn't hear back from ABL, I attempted to contact them on a few different occasions to simply get a status update on the delivery of the report. I called the main office line, left several messages, and again never received a callback. I called George's cell phone and the mailbox was full. I attempted to get a response from George via text since we also opted to use texting as a method of communication when I chose to go with his service, but he never responded to any of my messages. I finally received the report one week later. It was emailed with a generic congratulations message from George with no acknowledgment of my concerns. I never did receive a callback from anyone at ABL. I would not recommend ABL home inspections. read more

Buying a home is a large expense, and hiring a competent Home Inspector is a wise move. My Agent recommended that I pay ABL to inspect a 28 year old home that we wanted. I was extremely impressed with the thoroughness of the work, the detailed report that was issued a few days later, and the reasonable price. George found large maintenance issues, he found large and small safety issues, and he even made some future maintenance recommendations that were over the horizon. My inspection was hampered by boxes and clothes throughout the house, but he still did his best to check all the outlets and identify all working/non-working lights. It seems that my Agent made a very good call by recommending A Better Look, and I will definitely find ABL again if I need another home. read more

0 stars if I could! I'm a very easy going person and rarely give a bad review for anything/anyone but this has been a horrible experience for us. We went with A Better Look because our realtor recommended them. When the inspector came and looked at everything, he happened to trip over a box in the attic and put his foot through the ceiling of our home. Our first reaction was just to make sure he was okay first but then of course we saw the damage done to the home we were intending on buying. George was not there but he told our realtor that he would have everything fixed before we moved in. We later got a call from our realtors that the sellers were unhappy with the job that George did patching, so we went and looked and it was terrible. Our once perfect ceiling was now looking horrible. Pictures will be attached. George again promised us it would be fixed correctly so we went ahead and purchased our home. Well, he sent someone out to repaint our ceiling and that did nothing. At this point, we were getting a little frustrated and I could tell ABL was too. They stopped returning phone calls and then finally came out a month later to look at it. He agreed that the patch job was looking really bad and he said he would get a plan together and call us to set up a time to fix it. That was months ago and we still haven't heard a thing. We've left two messages but nothing on their end. It sucks when you spend a lot of money on a home and now you have an enormous flaw on your ceiling. Would never recommend a company that will not honor their promises and commitments they make to a customer. read more
