He did an pre-purchase home inspection for us on a 1964 home in Sun City/Menifee and identified several anomalies and safety issues that we were not aware of. He was responsive from quote to completion and his service fee is very reasonable with a high value. His inspection report was thorough and easy to understand and he answered all of my questions that I had on the report on a follow-up call. Don't be discouraged that he doesn't provide sewer camera services. It's best to use a third party plumber because if there is an issue found by a home inspector, you'll have to double pay for a plumber inspection anyway and the plumber will be able to give you an instant quote for repairs. I reached out to Ken to set up an inspection for all the major milestones (e.g. foundation, framing, drywall, electrical, etc) and he was very helpful in guiding us through what would work best for us right now. I'm very happy with the experience I had with K.D.Milton Home Inspections. Ken is professional and friendly. He assured me that his decades of home inspection experience included scores of mobile homes, which is what I currently own. My mobile home on its own lot in East Hemet, which I inherited from my mother in 1999, was manufactured in 1969 and had been a rental since 2000. After my last tenant passed away earlier this year, the mobile home was obviously in poor shape and I wanted to know how truly bad it was so that I could decide whether to do repairs or not. If not, I wanted to pass along the information in the report to potential buyers. Ken gave me loads of bad news, which I appreciated very much ;-). The report itself was both thorough and educational, as he took pictures of what I couldn't see and compared this old mobile's condition to current safety standards. It turns out that my mobile is a disaster (my word) due to not only its age but its lack of professional maintenance over the past 22 years. I was complacent with long-time tenants and didn't inspect the property regularly as I should have. Fixes were made by tenants, but they were made badly. Its age alone is enough to put it out to pasture because modern safety standards in the manufacture of mobile homes didn't begin until the 70's apparently.
