    Tulum Villa Vane - 4 Bedroom W/ Wifi + Ac, Near Beach & Downtown Sleeps 12!…read more (HOMEAWAY) DO NOT STAY HERE! A group of 8 of us came here for my sister's Bachelorette. We had fun in the city of Tulum, but everything about this house ruined the whole trip. ZERO communication between property managers... 1) They list the wrong address on the site. Our driver could not find the house & we found it only b/c I recognized it from the photos from the listing. This was a problem every night w/ taxis too... After the second night we just memorized the directions and told each driver how to get home by instruction 2) The only reason we got in the house was b/c maids were still there & the house was DISGUSTING. Even after they cleaned & left, we had to clean leaves out of the pool ourselves & deep clean the kitchen that they didn't clean enough. No one informed me of the dirty guests that stayed before, that the maids were going to be there when we arrived, keys, wifi, or at the very least AN APOLOGY & I had to turn on roaming to call management as soon as I saw this upon arrival 3) We bought a ton of groceries (almost $350 worth) before only to let them go to waste b/c the gas was off so the stove never worked (there is also NO oven, even though the site lists that they have one). No one told me any of this. We spent even more money forced to eat out. Another reason we booked this house was to cook dinner & breakfasts here the majority of our stay, and we could not do so at all. This to me, was the most inexcusable thing to do... COMPLETE false advertising telling renters that the house has an oven and working stove. Had we known what we were getting into, we never would have bought groceries (but if I knew all of the problems with this company and house I would have stayed ANYWHERE else but here) 4) B/c the gas was off, we couldn't take hot showers for days. They put an extra propane tank AFTER I called/text many times (two days into our stay), so we could only have hot showers the last two nights (& only in one bathroom), after one girl had left and many were leaving the next morning, so they only had one night of showers. 5) The pool was so gross & management told me cleaners were coming 1st thing the next morning after check in... they didn't show until almost 1pm the next day & shocked the pool so we could not use for another 24 hours. The pool was also one of the main parts of us booking the house, & we could barely use it. 6) There was loud construction on both sides of the house our entire stay that woke us up every morning. NONE OF THESE ISSUES were mentioned to me before check-in, nor did they offer compensation for any of it. 7) The managers were supposed to meet me in person to apologize/talk about the situation, & never showed. Instead, they decided to "take care" of our airport transport (only $286), which is not even close to making up for what we went through. 8) No one in charge lives in Tulum, & no one seemed to take any responsibility. Since day one of booking, months before check-in, any communication is like pulling teeth. Days w/o email responses/texts/etc & only from the concierge (The owner doesn't speak English). DO NOT STAY HERE!!

If you are thinking about renting Villa Italian and/or Villa Estrella De Mar UNDERSTAND and read below. I wish someone would have saved us from living at these homes. WE WERE OUT OF POWER IN VILLA ITALIAN for 15 hours. From 9pm Friday until 3pm Saturday. NO LIGHTS, NO AC, NO WATER, TOILETS DID NOT WORK. It was deplorable. The house started to stink and we had to go to Villa Estrella to shower. The property manager said the Biz blew. (the owner didn't care and said of the $3800 we paid for 2 nights (both houses) we could get $300 back. A complete JOKE. We did not come on vacation to live like this. We were leaving Sunday so the 15 hours was a big part of our trip. No food No lights No charging our phones, etc. Villa Italian is an old home that is not worth the price. It was old out of date and unmodern. The kids called it the ugly house. DONT BE FOOLED BY THE PICTURES. The pictures look like they are from before the House has been rented. There aren't many pictures of Villa Italian because it is not modern like Villa Estrellla. The pools are dirty Blue and compared to the homes in the area who have clear blue swimming pools. We arrived and were told that the pool isn't blue because there was a problem with the pump. The said pool people were coming to the property that morning. He expected us to believe that the pool that was dirty Blue was clean and within the Ph levels. I asked him how we could Check and he said trust me. This is a MAJOR problem when the pool was a draw to the property. If you look at the pictures half were for the pool area. ((When I informed the owner that it was inconvenient for my guest not to have clean pools he responded sorry and the PH levels were good- Go Figure) Villa Estrella is modern. The rooms were spacious however the air conditioner for upstairs was making a strange noise and had to be turned off. The WiFi was weak and should not even be advertised as WiFi. Only 2 people had the WiFi's code so the number of users was not a problem. The kitchen looks like it looks on the picture empty. It comes with NO DISH WASHING FLUID, NO RAGS, NO PAPER TOWELS, NO RUGS, and the appliances were not clean. We had to go to Walmart that evening for supplies. The bathrooms w 5 bathrooms only came with 2 rolls of tissue. When i explained the dissatisfaction to the owner his response was "THAT IS ALL WE SUPPLY" ( I told him it would be nice to know these things before booking) GO TO WALMART FIRST. If you Book bring ALL your own supplies. This house comes with 1 towel per bathroom and 2 rolls of tissue regardless of your length of stay. No rugs so if it rains or you get in pool u need to have your own rug because the floor is slippery. PAY FOR DAMAGE. They will find ways to bill you. There is a damage deposit because the own will try to add damages. When leaving the property manager said don't worry about anything. I received an email from owner stating I owed $300 in damages. This is after I complained about the condition of the home. The owner said I owed $80 for towels. He said the towels were dirty and one was cut and made into rags. (I learned my lesson -- take pictures when u first rent this property.) I agreed that 2 towels were dirty since they were used on the floor since it rained our 2nd night and there was no mop or rugs (the Owner didn't care) THE WORST EXPERIENCE. This Homeaway is not a good deal. If you are planning for a large group. We had 29 people this is not the home for you. The pool is dirty and the 2nd house sucks. The House comes with nothing so you have to buy things there for all guest. The property manger and the owner were responsive but could care less about the un-inhabitable living conditions. The response was from the $4k you paid will will give you back a small portion. ((A joke and nightmare to me))

At the bottom of all the stairs, there is a platform with a Metal ladder to actually get to the beach. It was my feeling that the cabins are not put together very well, we won't be back. On the positive side, I called to let the innkeepers know that our TV remote wasn't working --we need batteries, and that I needed an extra blanket. I left that as a message on their phone, and they almost immediately called me back and took care of both of those problems With in just minutes.

It is such a highlight. We brought bubbles and one of my favorite memories is blowing them over the edge of the railing to see if they could make it to the water. Each day we got up to view the sunrise while sipping cocoa and coffee, and and it was perfection. The water was gorgeous and you could watch the huge ships pass far out. The spacious overlook deck is such a highlight! We also enjoyed the fire pit nightly. Bring wood! I had been concerned that other guests might be using it and be loud near our cabin, but that wasn't an issue ever. The whole place was pretty chill and quiet, which was perfect. There were other guests, but they were mostly adults. We used a generously provided gas grill to cook, but it couldn't top 300*. I'd recommend bringing charcoal for the charcoal grill also available. Cabin 4 is rustic but had nice touches like an electric fireplace, ceiling fans, and a beautiful redone modern bathroom, but best of all was the French door view in the bedroom. The wicker chairs at the table had sagging seats and needed replacing, but there was a picnic table to eat at outside. The Adirondack chairs outside were the perfect place to dry our suits, etc. Honestly, I was surprised at how quiet the place was. There are stairs that go down to the waterline, and it's a beautiful view but the stairs are extraordinarily steep. I'm in my 40s and I was afraid of falling. I would not be comfortable with my parents going down those stairs unless I was right with them. That being said, we enjoyed swimming in the water down there. There's a deck with an oversized industrial ladder, which did the job but the round rings were a bit uncomfortable. My husband slipped off them! The initial bottom by the deck had sand, but past that we found it was best to paddle with the inner tubes we brought because the bottom was unpredictable. Water shoes would have helped. My 7yo had a life jacket, and since the waves can really rock you I was so glad she had it. She would have been too young to be there just an inner tube on the day we went, which was pretty rough water. The second day it was calmer and I think she would've been okay. It was fun to look at the houses on shore from out on the water, and the kids liked a fallen tree nearby. There are other good sandy beaches in the area as well. The owners were excellent communicators to answer questions. Initially the unit didn't have futon bedding and towels for the kids, but these were sent almost immediately after we made the problem known. I forgot my charger and dress at the cabin, and the owner was so kind to offer to send the dress at no charge. We've good memories of our stay. Highly recommend.
