We recently had a home built in Sky Mesa in Meridian, ID while we were not living in Idaho and unable to be there during the construction. Even though the home has a first year full warranty, many things are not easily discoverable, and in this case even more so, since we were not there watching the construction. Also given that the home is our largest single investment and where we hope to live happily for many years, it was definitely worth the cost to have it professionally inspected. Many years ago we had used owner Stan Audette's services for a home inspection when our daughter bought her first home in Boise. We were happy then as we are now. Shauna coordinated the inspection with the builder for us. Mike Fry inspected the house on a Friday afternoon. He emailed us the most comprehensive home inspection report that we have ever received and included pictures of every item which was invaluable for us since we could not be there. We were able to have it in the builders hands by Sunday. In addition to the more obvious "Cosmetic" issues, Mike noted 38 "Lesser Issues" which the AAD report explains "were likely to individually require less than $1000 to cure." Several of those issues, we would not have discovered even living in the home and could possibly have led to worse problems over time and more costly repairs as damage resulted. There was also a lot of valuable information provided to us in the complete report that will help us maintain the home in the best possible condition and avoid future problems. We feel that AAD Inspection Corp deserves 5 stars for what they did for us. We not only highly recommend them, but would strongly encourage anyone to pay for a professional to inspect any home they are purchasing, even new construction. read more

We are deeply dissatisfied with our experience with AAD Inspection. After a catastrophic event that we believe should have been flagged more clearly as a potential issue, AAD failed to identify or adequately communicate the risk. Following this catastrophe that resulted in nearly $35,000 loss, our communications and interactions with the owner felt unprofessional and lacked any sense of care or accountability. To make matters worse, the company has not honored its heavily promoted "200% satisfaction guarantee," despite it being clearly outlined in their contractual agreement with clients and their marketing UNLESS we sign a hold harmless agreement and not pursue legal action. Initially offering to refund the inspection fee, but retracting after hearing we were still considering legal options. This lack of follow-through, coupled with dismissive communication, has left us extremely frustrated and disheartened. We cannot recommend AAD Inspection and strongly urge others to consider alternatives that demonstrate professionalism, integrity, and accountability. read more

I am from Oregon and was only able to view the home I made an offer on during one short visit. In process for purchasing our new home AAD Inspection and Justin Love specifically was extremely helpful. They worked with me by email and phone since I was out of state, but allowed my daughter to go to the house and video chat with Justin, at the end of the inspection. The report is very detailed but there is also a separate comprehensive summary for easy use. There was also an extensive list of anyone that might be needed to do repairs. I followed Dustin during this inspection and was quite impressed with his thoroughness and attention to detail. He crawled around the entire two-foot crawl-space under the house (looking for fallen heating ducts, evidence of critters), inspected the whole attic (looking for missed insulation spots), the roof, siding, slow draining bathtubs, etc. Being an engineer myself and very detail oriented, I thought an inspector wouldn't find anything significant I wouldn't find - but he did.
