When I first moved into my community, we were bouncing back and forth between equally ineffective property management companies, but all of that ended back in 2006 when the community retained Abaris Realty for our property management needs. The customer service team, led by Shireen Ambush, has been absolutely wonderful, responding to all E-mails or phone calls in a timely fashion (within 1-2 hours) and addressing all resident needs in an effective and professional manner. A perfect example of how Abaris has been there to help was during a recent water main break on my block, requiring coordination between the homeowner, me (as the block captain), property management, and WSSC. Shireen was on vacation when the water main break occurred, but she took time out of her vacation to make phone calls to WSSC and Abaris staff to make sure that the issue was addressed as quickly as possible, saving us from the potential flooding threat to our homes. I've also had the pleasure of interacting with Henry and Michelle B., members of Shireen's team - they're wonderful to work with, address any issues quickly, and they always do follow-up to make sure everything's A-OK. As a former condo board member, I really valued my interactions with Shireen and her team, interactions where we were truly working in partnership, whether it was with snow emergencies, large repaving projects, or overall maintenance and beautification of the community. We have been calling Abaris Realty to understand why our water is being shut off two and sometimes three times a month and without notice. This is a regular problem we would expect at least a 24 hour notice before the shut off, nothing. Why haven't you return our calls and why must the water be shut off on a regular basis we don't understand, this is ongoing at least 7-8 months, we have been more than patient. They are true partners with property owners, boards of properties they represent and the companies they work with. They are on top of maintenance issues and are proactive about maintaining properties, and thus the investment of owners. Abaris focuses is results oriented. While price and budgets are always of concern, their focus is on the value and quality of service delivered. Abaris is the type of company you want managing your properties in the Washington, DC area. An added bonus is that they are easy to communicate with and promptly respond to all issues. read more

Abaris is a hands-on management company. I live at The Takoma, an Abaris run building, and have done so as a tenant, owner, and landlord at various times. They are a responsive, hands on company that actively manages their buildings. They don't try to shift work to the residents as previous management companies did. Since Abaris took over management delinquencies are down, property values are up, vacancies are down and the amount of personal time board members need to spend doing what management could do has dropped to nothing. Any management company will be in charge of unpopular things like levying fines, telling people that they will be inconvenienced by vendors recarpetting or repaving or pointing out that the building needs to raise monthly fees to stay solvent and viable in the long term. Pick a management company that is willing to do the right thing, not just the popular thing. I have served on the board at The Takoma and from my experience I would recommend Abaris to any board looking to replace their management company and wants management to do what they were hired to do--to do the right thing in a professional manner. read more

Want to give a shout out to our Abaris property manager, Reginald Shaw- Richardson. We had a major water leak in another apartment damage our apartment substantially. Abaris and Reginald stepped in and took responsibility even though it was probably caused by errors inside some else's apartment. Reginald was very responsive and timely with his answers to our questions. He was very supportive and accommodating. He had multiple units damaged too so we appreciate his responsiveness. Repairs took time but were done properly. No shortcuts or cheap solutions. And when we needed him to prepare a letter for our insurance company he was again fully supportive and we received our claim in full. . read more

After 4 months since the initial issue was reported and countless of emails and calls (and probably this review), they finally sent a contractor to get this repaired. They need to be more efficient when dealing with these situations as the actual work only took him 4-5 days to complete however waiting and extending the time to do it for over 4 months is unacceptable. read more

Disappointed in their poor communication with homeowners about important issues (e.g. gas leaks, hot water issues). There's no consistency. Our management office is staffed with part time property managers or temps. Our building is too large to have temporary or part time staff. We can never get a straight answer about issues. New owner in a condo managed by this company. Less than a month in, my car is unlawfully towed from my reserved parking spot with zero advanced notice. Registration, title, and parking pass are all in good order. Apparently somebody had peeled off one of my stickers and that is deemed sufficient reason by these imbeciles. After wasting a morning and over $175 to get my car back, I am told they will "try" to get a refund on the charges. I order new stickers online and they inform me that they spoke with the management at Drive Towing in PG county and notified them not to touch my car in the future. This morning, just 5 days later, my car was towed again. I will make sure every potential future neighbor of mine knows about the awful, adversarial relationship Abaris has with homeowners and their ridiculous policies. They allow an incompetent, scummy towing yard to actively troll parking lots and, without notice, tow the cars of homeowners. A simple, common-sense policy of putting a sticker on the car first would have prevented all of this. read more

I'm updating my post one year later because I continue to experience low quality property management from Abaris Realty. I do not recommend living in a community that is managed by this business. My biggest complaint is the lack of regular communication between the management company and its residents that face major concerns in their homes - I, in particular, being one of them. I've been living under an active leak since June 1st 2017. The leak is waste and contaminated water from the unit above me (from their bathroom) over my kitchen. I've had to request multiple times from Abaris a timeline for completion, updates to the work, as well as other pertinent information. Abaris does not respond promptly, is unprofessional in scheduling appointments (they've scheduled two unconfirmed appointments for my unit--resulting in no progress), and does not keep me posted with a timeline for repair or a contingency plan when the timeline does not go according to plan. Abaris does not take into account that this is my HOME, and only began regarding this issue as a high priority after I sent an email communication to the property managers and the business' leaders (president, VPs, etc...) of the company. In August 2017, after I sent the mass communication, the VP contacted me. This personal connection was appreciated, however, I continue to experience poor communication and unclear expectations of when my repair will be made, (Sidenote: I requested Abaris to share their communication policy with me. This way, I know what is considered to be a reasonable amount of time I should wait before expecting to receive a response from Abaris. This has yet to be shared.) I'd like a management company that tends to my home as if it were theirs. Abaris is by no means that company. Under this management, it is imperative that you are an active resident and that you persist in reaching out to the property managers/ Presidents/ Vice Presidents/ everyone really, in order to receive information or updates regarding your major concerns--otherwise, you risk there to be no improvements. If you need more information/details/evidence from my experiences, I have them all documented. Abaris is serving as our new HOA and I couldn't be more displeased. They take days/weeks to respond to simple emails and tend to not fully read the content of the original email, hence not addressing the residents' concerns. Our monthly dues have gone up twice since they took over and in return our community has become an eye sore. They send warning notices instead of reaching to the resident first to even understand the issue. A few examples: There was a slanted tree planted along my property and for weeks So I sent emails (yes, multiple emails and didn't hear anything for weeks till I included corporate heads in my email) asked who is responsible for providing supports to the tree, as I had seen the landscapers provide the supports for the other community trees and in return I received a warning to fix it myself or they would fine me. I believe the first step should have been to address my email and let me know that it is my responsibility instead of mailing me a warning (waste of resident due money). The company states that they want residents to reach out directly to them to address concerns instead of contacting the vendors directly with questions/comments. The problem is that Abaris takes days to respond and tends to give false information compared to what the information provided by the vendor directly. Such a disappointment. read more

I have lived in the same community for 29 years with Abaris Realty as our management company. For the last two years, I have been on the HOA Board of Directors and have worked closely with Abaris. Over the years, I have never had a problem dealing with Abaris and I can say that our manager, Bruce Blumberg, and his administrative staff have been responsive, diligent and thorough. Our manager has been invaluable with getting bids, reviewing contracts, keeping our budget in line, pursuing legal matters, regularly visiting the property for violations, and following up with homeowners. Perhaps one's experience is dependent upon the individual property manager. Ours will be retiring next year but we will be happy to work with his administrative assistant property manager in the future. read more

I have a townhouse and our community uses Abaris Realty. We just started with them this year, needless to say I have yet to be pleased with the way they handle things. It takes several emails and to several different people before they answer your email. I will say the accounting department is okay - maybe a 3 - 3.5 star. The violation letter I received is a whole different story - more of a negative to 1 star. I don't like the tone of the letter nor do appreciate the threat. We have 15 days to fix things, yet they were sitting on these violations since mid-June. It takes 6 weeks! 6 weeks to let us know what needs to be fixed, but only give us 15 days or else. The picture doesn't even show me the exact violation just fix it and repaint it. I've showed the letter to friends and coworkers and they agree that 15 days is too short, the picture makes it seem like there is no issue at all, and that the tone is not exactly friendly. The previous company was more responsive than this company and they even gave us an option to email/write a letter/fax to ask for an extension as long as we had a good reason, this company - Nothing. read more

Few months ago, I moved to one of the Fallsgrove apartments (managed by Abaris Realty). My wife and I are very impressed with the excellent services and online tools Abaris provides to manage payments, services, and customer questions. I especially want to acknowledge Mimi Li's excellent professional skills. Mimi helped me setting up my building calling box and was very patient in trying to understand my issue and promptly (within minutes) responded to my emails. She was able to help me setup my calling box by resolving many issues including having an out-of-state area code and having a google number rather than a local company number. It is very comforting to have a staff like Mimi when dealing with apartments issues and I would like to thank her for her patience, prompt responses, and outstanding communication skills. read more

this is the worst property management I have ever dealt with. This property management has been in charged on my condo- Quince Haven. The staffing members will not support any issues and will encourage tenants and owners like myself to resolve the issues on their own. For the past two years, I have been trying to resolve an ongoing issue with excessive noise coming from the unit above my condo. The issue has not been resolved, I have been forced to move out of my condo to this unresolved issue. The property management team and staffing both have not been very responsive to emails and notifications. All of my requests have been ignored, they left me no choice, but to contact federal agencies to seek for assistance. One of the leading members replied to me by telling if the agency is not able to help you, what makes you think I will. As of now, I'm renting my property and new tenant is facing the same unresolved issue. I'm attaching a video of the noises that management refers as normal leaving conditions in a multi- family units. Do not hire this company!! By the way, my previous review was also deleted about 3-4 months ago as previous reviewers mentioned previously due to the fact, I put the name of person. Due to my persistence, the owner of my above unit has decided to look for other tenants. This property management has done absolutely nothing to help. Those responses that are mention.. are only the ones they want you to see. I have several emails and letters of written complaints that I will not post as in unnecessary to this topic. Bottom line, they have not made an attempt to help me and that's the reason I'm posting it in here. it is not fair, I'm the only one that have to deal with the expenses of hiring a contractor to put foam ceiling insulation on my unit which is what I'm planning on doing as result in order to help minimize the noises from the above unit. I'm afraid to copy and paste the link from the above owner advertising now the unit for rent. if I do that, this review will be deleted for sharing pics, but all I can tell you, It looks like the owner did put a thin floor mats under the dining table and coffee table which normally serve a purpose of house decoration. As an association board member, resident, or owner of a condo in The Colonnade at Kentlands, I, and the association, receive the very best of service from Abaris, represented by Shireen, our Property Manager Bruce, and the crew that they manage that regularly cleans and maintains our shared spaces. They are all professional, polite (even when confronted by difficult, troubled, personalities), and they get the job done, even given the limited budget that we have for their services. This is the worst property management company I have ever experienced - EVER! They have been the management - specifically Kwame - since I bought my condo two years ago. For the past two years, I have told them more times then I can count that every time it rains there is a leak in my bedroom. In June 2015, I went on a short weekend trip and when I came back my entire bedroom carpet was soaked - had never happened. I reported this. Still nothing. This past Monday I happened to be home during a very bad storm and decided to tape the leak. It went from dripping to a flood of water gushing out. The front desk person (works for my building not this company) immediately had my carpet removed so that the wood under could dry. But guess what? Here we are almost a week later and I have no carpet because for the past three days we have been waiting for Kwame to approve. He has not answered any emails or requests for calls. However, I'm hearing directly from contractors that he is communicating with them. So he is ignoring me. Don't ever hire this company. Not only do I have no carpet - my $2000 bed has been damaged. I currently rent from an owner at Monroe House, which is administered by Arabis Reality, in the Foggy Bottom neighborhood of DC. The weather has spiked to over 90 degrees at times this week. As I am writing, my condo is 85 degrees in every room. I spoke to Lisa at Abaris & she offered little but a sharp rebuke for my concerns. I asked if she was the person I needed to speak to about reporting conditions and her immediate backpedaling led me to believe I was not the first person to complain about the fact it is not even 90 degrees outside and over 85 degrees in their apartments. Thankfully, I am healthy and merely in a great amount of discomfort by the conditions. The infants being pushed around the lobby in strollers or the elderly walking around with canes may not be so lucky. Lisa tersely informed me that Abaris / Monroe House would not be switching its boiler over to Air Conditioning capabilities for another month and they were only mandated by law to do this by May 15. (Anyone that has spent time in DC knows temperatures climb to hot & humid levels long before May.) She did not inform me of any such law & told me to take up any further explanation with the individual renting to me. According to the Tenant's Guide To Safe And Decent Housing, produced by the District of Columbia, she is incorrect. I have already reported the situation to the District of Columbia as their requirements say this, "A landlord is not required to"turn on" the air conditioning at a specific time of the year. The law requires that the system be in such condition that it provides an inside temperature at least fifteen (15) degrees Fahrenheit less than the outside temperature." Last night it was 85 degrees in my bedroom and the low temperature reported for DC was 60. As of yesterday, the only portion of the building that could be counted on as below 80 degrees was the underground parking garage. Thankfully I have family in the area or I'd be sleeping in my car. I hope never to have to deal with Lisa or her company again. I will be taking my business elsewhere as soon as possible. read more

I am so happy to not have to deal with this company managing my condo anymore. They have been very hard to work with throughout the entire process and frequently take a very long time to get back in touch with you, if at all, about any inquiries that you have. As part of managing our condo they decided to replace the back patios of select homes in the area. They decided our place would be a patio that was replaced by the contractor that they hired. Without informing us they started work in February and did not complete the work until that August. Each time that I called they kept saying that they would check with the contractor and not get back to me with me not hearing back from them until I would call them back again. Each time they blamed something on the contractor but when I asked they guys doing the work they would say that Abaris has to approve each step before they could move forward. I continued to make my regular payments for the condo and they still would not provide good service during this time and they would show no sympathy that we did not have access to our patio almost the entire summer. I recently went to sell my condo and tried to get the resale package from abaris for the purchaser but Abaris would not accept a check from me. They made me get my agent to cut them a check and I had to pay him back. Thay are not easy to work with and do not care what your concerns are. read more

She effectively tackled every issue that arose in a time-sensitive manner, proactively sought to improve efficiency, and successfully managed and monitored staff and outside contractors. Moreover, she consistently demonstrated her willingness to assist the tenants in problem-solving any individual issues that arose. I highly recommend her without hesitation. read more

Our HOA started using Abaris last fall. Through a difficult transition Abaris responded to all issues in a timely fashion. When problems with the building arose Abaris has been there promptly. I believe they understand how HOAs should operate and they have provided the board with some valuable insight. I have been the President of two large homeowner/condo associations, one with over 1600 units and one, the Colonnade, with over 300 units. Abaris has done and continues to do a professional job of managing the Colonnade. Not only do they do an excellent job of day to day operations, but they managed our transition from a property serviced by a very unprofessional property management company run by the developer, to one that is coming in to its own as a premier property in the Kentlands area. Bruce, our on site manager, is one the most responsive and professional property managers I have dealt with in my long experience with homeowner organizations. Shireen is extremely hard working and responsive. I have learned that any large organization has a small percentage of participants who are, to put it kindly, out of touch with reality. THIS IS THE WORST MANAGEMENT COMPANY I HAVE EVER UTILIZED IN MY LIFE! I currently rent a condo owned by Abaris Realty and this has been the worst living experience of my life. I moved in on Sept 2019 and a few days into moving in I noticed several roaches within the apartment. I contacted my landlords and they proceeded with roach treatments from the extermination company. However, as months progressed, I've continued to see an influx of roaches which has now become a huge roach infestation. I emailed Abaris Realty multiple times and have received NO RESPONSE. So my landlords have been emailing them and at first they said THERE WAS NOTHING THEY COULD DO ABOUT IT BUT WOULD PUT OUT FLYERS ON THE DOORS. So the next day I went outside and there were NO FLYERS outside on the doors, so I notified my landlords and they proceeded to email Abaris Realty and a guy named Arman Patala said that they posted the signs on the door (which he lied about doing). The next day it was there and they only kept it up there for ONE DAY. Mind you, the sign was only posted on our unit door rather than the ENTIRE BUILDING because everyone knows that roaches travel from unit to unit and could have been coming from anywhere. Just to give you all an idea of what I have been experiencing, in a given weekend I kill approx. 150 plus roaches (I kept count). They have totally ruined my entire sense of peace and this is a SERIOUS HEALTH ISSUE AND HEALTH CODE VIOLATION. They are everywhere, my closet, my cabinets, my shower and have contaminated my food at multiple times. I can't do anything or have anyone over without worrying if they're going to see a roach. I have NEVER lived like this and take great pride in having a nice clean environment. My landlords have treated my unit every month and have wasted well over 2,000$ on extermination and the efforts are counterproductive because Abaris Realty refuses to do ANYTHING about the neighboring units who are the cause of these roaches. They never pick up their phone and they DO NOT respond to my emails so I basically have to communicate with them via my landlord who has proceeded in pursuing a complaint with the Department of Health over this roach infestation and their complete lack of action and solutions for this egregiously disgusting living environments! I hope that you all will take this review seriously and BEWARE of utilizing this company for any of your management needs as they do not care about the health and well-being of their residents nor the conditions that we are living in. read more

For the past two years the Rose Hill Falls Community has received very competent and responsive management from Abaris. Adam Landsman is meticulous in guiding and supporting our needs. He has made a concerted effort to train the Board members about cost effective responses. He has made sure that we have competitive bids for services such as landscaping and snow removal. read more

When Abaris Realty management company first came to manage my community , the property manager Glen helped me to resolve community's issues, however shortly thereafter I was disappointed because they neglected to return my phone calls for a serious issues. * In October -November 2016, I contacted Abaris by phone in reference to workers repairing a neighbor's unit working late through the night which is a against the rules , left a voice message in Glen's voice mail and never received a return call or a voice message from them. * In December 2016, I contacted Abaris by phone in reference to water drainage issues in two buildings and left a verbal message with two Abaris 's employees Sonia and later with Will the same day, and the manager or whoever is responsible for this never return the call, also there was no indication that the Abaris took an action to fix this issue, as a result the water issue ensues. * In May 2017, I contacted Abaris by phone and I left a voice message in Glen's voice mail, in reference to a letter sent by Abaris regarding my unit which indicates that I should contact them if I have question regarding their letter and to clarify things with them and again I didn't get any response from them. Abaris doesn't communicate regularly and lacks the professionalism of returning calls to its residents therefore problems, concerns and questions go unresolved within the community. They were the poster children for what it means to be unprofessional. Multiple phone call went unreturned. It took them over 60 days to figure out why they had my account balance wrong. When you could get someone on the phone, and not just their voicemail, they were incredibly rude. read more

I'm writing about a fantastic employee at Abaris, Shanique Edwards. I had the pleasure of knowing Shanique and the excellent work she did when she was the front desk manager at the webster house. I truly enjoyed dealing with Shanique on a wide range of issues, including problem residents, issues on maintenance of the building, daily interaction involving admitting friends, workers, etc. Boy, I could just go on and on. Suffice it to say that Shanique was ALWAYS pleasant, professional, competent, and effective. I miss her here at the webster house. Really. read more

Abaris recently took over management of our HOA. I was initially very upset that the first official correspondence I received was a collection notice for a balance due based on the previous property management company's records. I called Abaris to complain that they did not explain what the balance due was for and Charlene from Accounts Receivable promptly emailed me a detailed account history. Once I provided documentation that it was an erroneous charge, Charlene immediately credited our account and provided an updated account history for my records. This issue was cleared up in 24 hours. Abaris was extremely responsive and I hope they keep up the good work! read more

The whole thing has been like a nightmare that refuses to stop, I swear. If you can stay away from these people, take my honest advice and RUN. Abaris took over management of our property last Aug. 2011 and I immediately noticed a change for the better! In that time, Abaris helped renegotiate our contracts saving our community tens of thosands of dollars a year. Additionally they have a reliable pool of contractors that deliver great work for a reasonable price. Our account manager is always on site to oversee that contractor work is done satisfactorily and walks the property regularly in between. Our community had been mismanaged for many decades but within one year, it's already looking so much better. I can't say enough good things about Abaris and our account manager Adam who has worked so hard to help vastly improve our community. read more
