I was extraordinarily hopeful after my phone call with Samantha in regards to leasing here at the Galvan. My first visit was 4/5. My agent was quiet yet engaging and was very professional. I fell in love with the second unit she had showed me, though it is off the market now. If you look at my other reviews, you'll see that I've been touring numerous places and I reiterate that my search has steered because of personal circumstances but nonetheless, my new search remains. I came back into the Galvan to tour one or two one bedroom units with extremely high hopes, given how in love I fell with the previous unit (that's no longer for rent). My agent was just silent or short answered throughout the whole tour. She stepped out of the unit, didn't guide me along or make any suggestions. It flipped my view on the Galvan 360. The walk and elevator ride was complete silence I felt so uncomfortable and unwelcomed. We were going to tour the second unit but I just told her it was fine and that I didn't need to tour it. I remember thinking 'yeah this is totally not happening' and comparing that to the first time I had left the Galvan after my first tour when my thoughts were 'I love that place and I can totally see myself living here.' All in all- the lobby is lively along with the lounge areas. The elevator and hallways are a bit dimmed but nothing that I wouldn't have been able to get past. They have great units which really goes to show that the agent you have can impact your feeling of welcome and 'home' significantly. The Galvan is not a complete write off for me. It will still be on my mind during my revised search. If I set a new tour or actually end up moving into a unit here, I will definitely revise my review to where it fits! read more

This is only regarding the application process. As another review mentioned (screenshot shown), they too applied but ultimately decided on another apartment property. And in a similar fashion, they had their security deposit withheld for many many months of emailing management over and over again (I have the documented trail of correspondences, as well). I imagine this is a grey-area accounting practice in order to collect/keep as much $400 deposits in a high-yield account to make money off of. It's almost half a year after my application process concluded and still...I get the run-around about corporate 'working on getting me the check'. Meanwhile, other legitimate property mgmt companies send their checks immediately after the application process is closed. 1,000% shady business practices on the corporate end. read more

My husband and I decided to look at these apartment today appox 3pm, because of the proximity to the metro. Upon arrival we were greeted by a nice young man sitting at the front desk,he asked if we had an appointment, I said no, I didnt know we needed an appointment, so I proceed to tell him I was looking to see a one or two bedroom apt, he went to see if there were any available, he came back to advise they didn't have any apartments available, but to go on the website, and I told him I have looked at the website before I decided to look at the apartments, and I showed him there was 4 apartments available whiched available now. He then went back and spoke to somone and he came back to tell us they were not available but he could take us to look at a model. Just as he was going to show us a model, a young lady came out to say, there's nothing to show today, but we can make an appointment during the week to come back. Why would I want to come back during the week, I work and if you have nothing available..I'm not going to waste my time. Poor customer service, and I don't want to live any place which doesn't value prospective tenants. From the website there's a lot of apts coming available....so because she didn't ask the question of a time frame of when we would be looking to move...shows she wasn't interested in renting to us. I would like to give a special thanks to our leasing agent Sean for handling all of my requests and making my move-in process so smooth and easy, he is always going above and beyond his call of duty!! The customer service here is what made me want to up this review to 5 stars. Also, I would love to talk about our janitorial team. I feel like this is very important to write about because of Covid-19. The way they have maintained our common areas have been outstanding. The building ALWAYS looks clean and very presentable. We had the highest hopes for the Galvin! I work across the street and we were excited to live so close to Twin Brook Metro and a grocery store. Once inside it's super classy and my excitement grew and grew. I will say the size is misleading due to other business occupying part of the lower level on the Pike side. This place is huge! On my first tour I saw multiple apartments that ranged from $1,500 a month to $2,200 a month. They each seemed a little small but eventually I narrowed it down. On my second visit I brought my boyfriend and had to wait about 15 minutes for our appointment. We were shown the two choices I had selected and decided on the 1 bedroom unit. After we finished we started the application process and paid our fee ASAP as the leasing agent stressed how fast they were going. A couple days later we find out that every unit we were shown was already going to be leased. We were told not to worry because there was an almost identical apartment to the one we wanted under construction. We thought, okay cool we can wait. So we waited and waited and kept being told that it wasn't done and there was no way to tell when the $1,525 unit would be done and to stop waiting. Then the cheapest unit they had was almost $2,000. We basically paid two application fees for no reason and they don't reimburse you. Why they couldn't tell when a unit would be ready is beyond me but it wasn't a good experience. We found a nicer property across the street that actually communicates with future tenants. I wouldn't recommend even looking at this place, it was a complete waste of time and money. read more

We're finally moving out after a 14 month lease. It started off good, but slowly things have gone downhill fast. Pros: 1) Location. Stellar location. 2) Newer building 3) Front desk guy Manny is the MVP 4) Community events are nice, well thought out and well done. Cons: 1) I gave up trying to ask for a copy of our lease about 4 months into living here... We're moving out next week and still don't have a copy. Not even one on our online resident portal. 2) Noise. We live facing 355 above the retail spaces. We hear everything. Everytime the fire station goes out. Everytime cars are endlessly honking in the parking lot down below or 355. One of the retail spaces below gets their shipments at 3am-3:30am everything morning. We hear everything. Why the builders didn't plan for thicker windows/walls/anything on this side is crazy. For example, the apt below us has a balcony. If they're out there even with the windows closed we can follow their conversations. Everytime anyone upstairs walks around, we hear it. Luckily the side walls are pretty sound proof. 3) Parking. We pay $75 a car for parking but if you come home after 8pm good luck finding a parking spot. It's gotten worse over time, finally annoying enough to complain about. I've been forced to park in the Safeway parking lot 4 times over the past 2 weeks. I don't understand why the first floor of parking isn't the retail and bottom floor is residents. If it is, why are you overselling your resident parking? Also, the parking entrance gate is always broken. It got so bad that they've had a permanent worker manning the gate during the day. She's nice, but just fix the gate?? 4) Roaches/maintenance. For the last 3-4 months we've had roaches coming from behind the stove unit. Exterminator came once to spray/exterminate. It didn't work, so we made another request. This time we wanted to be home when they came to see what they did. Asked specifically for a time frame to be given so that we could make sure to be home. 2 weeks passes, no response. Maintenance request gets marked off. Another request input with the same instructions. A week later no response, exterminator just happens to show up during the 10 minutes I happened to be home for lunch. He sprays again. We still have some roaches. 5) The other residents. Letting their pets use the bathroom in the hallways, stairs, elevator. Stains all over. Leaving trash in the stairwells. I've personally returned peoples trash to their door when they leave it in the stairwell. Leaving shopping carts in the hallways after they bring it up from safeway. Smoking in the stairwells. Smoking in their apt, when apt vents are connected. I've come home numerous times to my apartment smelling like weed because someone closeby is smoking in their apt. 6) Management. I get an email about every 3 weeks for fire alarm testing. Fix your system... Not to mention the fires. None recently, but should there really be 3 in 4 months anyways? Emails about trash room issues and smoking I get frequently as well. More recently as it seems they're trying to fix some of the issues stated above. Maybe it'd make sense to have security cameras anywhere on the property? Not just next to the main entrances? Maybe instead of just sending out emails you actually move to do something about it. I had to call 4 times just to get a notice of the move out inspection. Once I got it, the inspector didn't even show up as planned. 7) I still haven't received a straightforward answer about how my water bill jumped from $15-20/month to about $60-80/month. The response I received that different seasons of the year the water company charges more or less. We saw this jump earlier this year from winter/spring to summer. We are now in fall and have not seen an opposite jump. I am still skeptical about that answer anyways. 8) fire alarms. so. many. fire. alarms. please. get. me. out. not exaggerating probably at least once a month maybe 2-3 times. everything everyone writes about the alarms is true. Looking to move closer to a metro station, I toured this building yesterday. Or at least we tried to. First it took a while for someone to let us up into the lobby so we could get to the leasing office. And then it got weird. I've toured a dozen or so buildings in the DMV area so I know the basics but the leasing agents we spoke to didn't seem like they had any idea what was going on. No idea about what they had available, they asked a bunch of personal questions even though we were clear about our move in window. The agent was not professional at all. Then he tried to sell us a unit marketed as a 2 bedroom where one room "did not have windows" and insisted on calling it a bedroom. In order to be advertised as a bedroom there needs to be a window and I know that for a fact. I don't mind people living in a den or sunroom as a bedroom but a leasing office specifically advertising it as a bed room when it wasn't was too much of a red flag for us. I had to go remove my driver's license from the leasing agent so that we could leave. Given the other reviews it doesn't seem like we missed out much. Especially for the prices and the area I'm not sure I recommend checking this location out until they get their staff organized. I've dealt with too many buildings with bad management to even bother. When the leasing office is lying to you upfront you know it can only go downhill from there. Pity because it's right next to Twinbrook metro and the restaurants on the block are fantastic. read more

You have all comfort that you need. Very friendly and helpful front desk staff. Our leasing consultant Claudia is AMAZING!!!!She really cares about residents and if you have any problem or question she will help you right away. Before I moved I was reading bad reviews about fire alarm going on and off,for six months never heard one! Metro right across the road and supermarket in the building which is great. Also apartment gym is very big and has a lot of stuff that you will not need gold's gym membership anymore;) Definitely recommend Galvan!!! Five stars:) read more

My fiance and I lived in for one year. During this year, there were 3 fires that destroyed several apartments. They also had multiple fire alarms testing literally every few weeks. We finally moved out. But this is not the end of the story. I have given them my Intent to Vacate 2 months ahead per contract. When it was time to move, everything was ok. However, a few months afterward, they sent a Collection Agency after me because I did not notify them ahead of time. I have submitted all the documentation that we luckily saved. Even worse, the collection agency, that they decided to work with (Fair Collection & Outsourcing), is notoriously rude and have not removed the hard inquiry they placed on my credit report, thus hurting my credit report despite no wrongdoing. Imaging how frustrated that is if you are trying to apply for credit line, mortgage, or just looking for a credit card. I truly regret living here. I really do. I hope if any of you contemplate on living here, please avoid at all cost. The management team has changed over one year and now is impossible to work/deal with. There is no professionalism, competence or any customer service (with exception of Manny, the concierge, and Yvonne Mai, former Assistant Manager) P.S: During my move, I have reserved the freight elevator ahead of time. One of the leasing consultant used the freight WHILE i was moving without telling me. I had to walk around trying to find where all my belongings ended up. DO NOT LIVE HERE, MILDEW PROBLEM UNSOLVED. I moved here in august 2020 and about a year later I noticed mildew white and green spots on my purses and shoes in my closet. I put in a maintenance request and they said there was no problem. The mildew continued growing and has ruined about $2,000 worth of shoes, belts, purses, and clothes. Not to mention the health problems that come from mildew. The Galvan did not help me at all and even told me they were going to move people into this apartment before fixing the problem. the manager tried to blame me saying "maybe you wore the shoes outside in the rain and didn't let them dry" all of the shoes ruined had not been worn in a while, he also blamed it on being rain season and extra humid outside. read more

We lived in a one bedroom on the 4th floor for over a year. We liked the layout and had an eastern view, which I think is the best side of the building. The Galvan is definitely convenient for commuting given that Twinbrook metro is right across the street, and for quick grocery stops since Safeway is downstairs. They also keep the place clean and are pretty dog friendly. But don't let the sparkly amenities, staff orchestrated "parties," and funky decor fool you. For us, the challenges of working with JBG Management far outweighed any positives. The assistant property manager is extremely unresponsive and unsupportive. She may answer your emails weeks later, but ignore half of what you asked, even if it has to do with basic things guaranteed to you in your lease. To give you a sense, our balcony was flooded with water on our move-in day, and it didn't get fixed (i.e. resurfaced) until a year later, after months of active prodding and hundreds of dollars in rent discounts. The rest of the leasing team can be more helpful but it always seemed like they were trying to navigate around her and could only do so much for us sometimes. Even though email can be frustrating with them, we recommend it as a paper trail because you just can't trust management there. The best thing that place has going for it is the concierge Manny, which says a lot given everything else they purport to offer. That man is kind and thoughtful, and deserves a raise! At the end of the day, we shouldn't have expected better from the Galvan. On our move-in day, a couple that was moving out warned us that their kitchen cabinets had straight up fallen off the wall and management had been terrible to work with. So if you do end up renting there, consider it a rite of passage to later pass on your knowledge to other naïve tenants. But honestly, at this price point, you're better off living in a Bozzuto managed property instead! read more

I lived in Galvan since April 2017. And im very sad that I have to move out in a week because of my new job. Before I move in, o read the reviews and it kinda made me worry that I'm gonna have problems here according to previous reviewers, but honestly, this past year was one of the best years of my life here! I think a lot how can drop one or two star but i never could think of any! There are some flaws but none of them would change my overall experience. Flaws that I felt is: gym is not open after 12 am. Front desk is not 24/7. Parking card tag had some issues. Gym equipment could be better or more enhanced. Type of washer dryer is so basic and they could use a better one. If you come back at middle of night, you're gonna have a lot of problems to find a spot in the parking. Put all flaws together, they can't beat the positive aspects of this building. Quality and material they used in lobby lounge gym and .. is phenomenal! Managment is a gem! You put request, they immediately come to your door! All staff are unbelievably nice and friendly! Manny in front desk is an angel! All residents love him so much and i would defiantly miss him the most. Noise levels are incredibly good. State of art tech packages in the building is literally everywhere!i had a lot of guests past year and they all were amazed how beatiful and nicee is this building. Location talks for itself . Cleaning and janitors are very professional and consistently in the building doing their jobs and there is a lot of more positive things which I cant remember as of now. So after reading reviews I thought i can do a review of this building unbiased for other people so they kinda get an idea. 12:41 AM I'm writing this as I try to calm down after being woken from a deep sleep by a false alarm. Ugh. I went down 4 floors in the stairwell. New and one other person I. The whole block size apt bldg. joke's on me ...apparently no one else took it seriously. How often is this going to happen I wonder. Manny at the front desk says "there was an incident on the first floor but it's been resolved you can go back up now." In the elevator the only other person that evacuated says " they've got to get that fixed." She was so matter of fact I think I'm in the invasion of the body snatchers. Ok...I'm starting to get sleep now. I hope that thing doesn't go off again. Wait...how did the fire truck get here so fast? Was this really a drill? UPDATE: since the above review the fire alarm has gone off once at 5:00 am. I didn't vacate..just got up took a shower and went to work. Yeah, yeah I know. But that was about a month ago. Yesterday around 9 AM it blasted again and my wife went out...I was at work. Today it went off in the afternoon. She went down I just stayed. Pretty soon one measly fire truck came and one fireman came in. In about 20 minutes the alarm stopped and my wife came back up. Then while we were trying to relax the alarm went off and stopped at least 4 times. How many more times? read more

I really had an amazing pleaseant experience viewing this apartment. Sean was spectacular, he went the extra mile and measured a wall for me because I wasn't sure if my sons dresser would fit. The concierge was nice an overall great experience. All amenities are nice, usable and modern. The apartments are new and beautiful, built in 2014. The only reason why I didn't move here was because the apartment that was in my budget had a room that didn't have a window and my son would have to cross a busy street and be farther away from the playground. read more

Pros: Manny (the concierge) is the best part of this entire building. He is warm, attentive, and always goes the extra mile for my fiancé and I. He most definitely deserves a raise and is a huge asset to Galvan. The maintenance men are also great. I appreciate the blinds and refrigerator setup a lot, it makes it easy to start the day every morning. Cons: Management staff are a nightmare. As other reviews have mentioned, there have been multiple fires in the building that were not communicated to residents. I literally came home from work to see fire trucks everywhere and didn't receive an email about the incident until weeks later. This is totally unacceptable and makes me anxious to leave my pets behind. After the first major fire, it took over 3 months to replace the carpet outside my unit, so my shoes would track in the sticky residue from the stripped floors and our hallway was not cleaned when the housekeeping staff comes every week. The apartments themselves are attractive but cheaply made. We had to hammer down staples that were poking us from the carpet, had cabinets fall on us, and can't take hot showers longer than 10 minutes. Also worth noting is that there are a number of aggressive dogs who you have to share the elevator with. Not Galvan's fault, but something to keep in mind if you have smaller dogs like me. Overall, our experience living here is underwhelming for the price we pay. read more

A lot of people have already gone into detail on the many shortcomings of this building and all of them are true. Hallways and stairwells constantly smell of marijuana, the parking garage doesn't have enough space for residents, and the apartments were cheaply thrown together. The biggest issue is in regard to the safety of the residents. Yesterday, we experienced the THIRD FIRE in five months. Galvan Management doesn't have a proper alert system to tell residents if the fire is real or a drill. We were right near the fire and saw a fireman axing the apartment door. We ran past residents standing idle in their door frames, not sure if they should leave or not. It took us running down the hallway with our animals and no possessions to make someone else believe the fire was real. The fact that residents are not properly contacted in the event of an actual fire is disgraceful. Our safety is at stake in this building and not to mention, management still hasn't given a clear explanation as to the cause of this last fire. It is ridiculous that we have to write a public review to get management's attention to the safety of its residents. I hope this deters anyone out there from living here in the future. I just settled back into the apartment after being evacuated for the third time in 6 months for THREE SEPARATE FIRES? Why is this building a tinderbox? Why does it keep catching on fire and why does the fire spread such that 65 fire fighters are needed to put it out? All the bad reviews about management's nonsense are completely accurate, but if you need one reason not to live here it is for your safety. I can't put in the words the terror I feel leaving my pet alone in my apartment when I leave for work now knowing how often this building catches on fire, and knowing there would be nothing I could do to help. My sister applied to stay at this place and was asked to apply with a co-signer for a 2 months stay. I volunteered to co-sign, however they asked me to show 6 times the annual rent ($137,160) for a two month sublease. I have never heard of such a thing in my life, and especially for a 2 month sublease. After informing me that the application was denied, I was informed that they ran my credit (a HARD credit check), knowing that the application was declined. To this day, I have not heard from them and they have not replied to my emails or phone calls. Their work is very unprofessional and very biased. Unfortunately, I have to say that this whole act was a form of racism and simply unacceptable. I can only concur to what multiple people have stated here already: the leasing office is absolutely incapable of doing what is required of them. The treatment my friend and I received from the leasing office was unbelievable rude and unprofessional. An official complaint with the government has been submitted. read more

As I'm gearing up to move to Baltimore for grad school and looking up apartment reviews in my new neighborhood, I decided to take a peak at my current apartment's reviews, only to be shocked by how harsh they are. I was going to hold off on a review until I move out, just in case things get weird right at the end, but honestly, living at Galvan has been a delight. From Yvonne at the front office to Manny at the front desk and to the wonderful maintenance team that keeps our hallways pristine, I have only experienced positive things. To top that, the community here is so wonderful. Whenever they have building-wide parties at the lounge, you can see families hanging out together, young adults making connections, etc. Its super sweet... and I'm not even talking about the amenities yet (Safeway right underneath, GONGCHA and HOT POT, the Twinbrook Metro across the street, nice indoor courtyards, package concierge, Gillys). I mean, this is not to say that Galvan doesn't have hiccups on an occasional basis... it's a fairly new apartment complex with tons of people living in it. Things happen-- you can't be at your wits end for momentary inconveniences. And if you do get like that, then there's a Hilton next door you can check yourself into. I don't know why a lot of people don't like living here. It's my 3rd year living here. My overall experience is very positive. I like the location, convenience, right next to the Metro because I ride metro everyday. And the front desk staff, especially Manny is super friendly and helpful. read more
