I have had the chance to work with several people in BMG DC / Laurel for my NW DC area property. Sean Donahue in Business Development: 5 stars. He's very helpful and responsive. I was choosing between two property management companies at the time and I chose BMG because of the service + good rates that Sean provided. Tiffany Thomas my leasing agent: 5 stars. It was great working with her, she updated me consistently on the status of my rental and she was responsive in every step from figuring out a fair rental price to passing a few final inspections. She seemed knowledgeable of the market, particularly renting to section 8 tenants. Loved working with Tiffany! I am giving 4 stars for a few reasons. First - my property manager changed 4 or 5x in the course of 7 months. I really liked my first property manager Alyanna. And then in a month's time she left, and then I got passed on to different property managers, sometimes weeks at a time. It was hard to get a response from them because they were always in transition. I'm hopeful that my current property manager Eddie will stick around. Second - it did take a while to get rented out. Ideally I was hoping to get a tenant in immediately, but through all the inspections, marketing, promotion, permits, etc. it took months longer than I expected. read more

I strongly advise homeowners to stay away from Bay Management Group. My property sat vacant for nearly a year, and when they finally informed me that a tenant was interested, they provided no details about the applicant. I later discovered they never completed a proper background check. The tenant they placed in my home never paid rent ( not even once) and never paid the water bill. BMG failed to perform even the most basic due diligence and allowed someone to occupy my property without verifying their qualifications. Their negligence has cost me tens of thousands of dollars in legal fees and damages as I've tried to remove this tenant. Communication was consistently poor, critical information was withheld, and their handling of my property was completely unacceptable. I would not recommend this company to anyone looking for responsible, competent property management. read more

Be weary of this company. As with most all they care about maximizing profits at the detriment of their clients. They price gouge for the littlest service. $85 to drop off a lockbox....$2800 for painting (which they require, I'm sure to get a kickback). Biggest issue is they will put anyone inside your property and pass them off as a good tenant. 3 months after not being able to find a tenant I told them I wanted to cancel our contract and gave them 30 days. At day 29 they magically found a tenant. They told me everything checked out, but after the first month the tenant stopped paying. BMG just continued to give me the run around and did not communicate. Oh and if the tenant doesn't pay you still have to pay their management fee. 16k later and luckily the tenant left on own accord. BMG did not take ownership and ignored that the tenant had a 550 credit score! (which I found out too later). I would never recommend this company to anyone. The only shinning star was my property manager Kristin who did everything she could to convey information and help get the tenant out. She put in a lot of work after hours. If not for her I would give BMG zero stars. read more

Clarissa Centeno is the property manager that has been managing my two properties in DC. She is a stellar property manager. She follows- up on work orders and makes sure work is completed and done in a timely manner. She will go beyond her job duty. She's always polite and professional. terrible service paid them to rent my property and they pretty much charge you for repair you don't even need and then it took them 6 months and never find a tenant. I decided to terminate them then they magically found a tenant out of no where to get me to stay with them they extremely unprofessional all they want to do is sit behind a computer and write emails back and forth while your property is collecting dust and dirt they never check anything stay away from them. I'm renting my first property and did a lot of research on different property management companies. Bay Property, with the help of Wynn Geis, ended up being the company I went with and this is why - The others that I found gave unreasonable expectations for rent (by all means, I want the best bang for my buck but don't overestimate what is realistic), expected 3-4 months to get the property rented, were unresponsive to emails, or had way too many weird fees. Wynn was so responsive to all of my messages, was really accommodating with my timelines, and represented BPM so well that I had no hesitations moving forward. They lack any type of timely response, don't respond to emails, and gives absolutely no warning to when the contractors do show up to fix problems that have existed for months! Hands down the worst rental company I have ever dealt with. My family owns and rents a lot of properties and I have no idea why my husband and I decided to use BMG. First of all, all the good reviews are about Sean. Yes, he is great but he only works with you while you are signing a contract with BMG and to get your house on the market. As a property owner, do yourself a favor and read reviews for ALL BMG offices and go to the better business bureau and read those reviews too!!! BMG DC has great reviews which is why I signed with them. They then reassigned me to BMG laurel even though my property is in DC. The communication has been terrible, there is no real accounting department. They have been late paying us what they owe. They advertise that they will represent you at no cost to you in court but that's a lie. The owner responds to a lot of the negative reviews requesting that you email him, but he doesn't reply. I've tried. You have to literally follow up several times to get answers. It doesn't help that our tenant is awful but I would have so much reassurance knowing that my property management company was properly monitoring the situation but they are not. They will email you with a tenant request that's urgent but when you reply trying to coordinate, no response. This in turn makes you look like a neglectful landlord when it's strictly the company. When trying to find a tenant, we learned that they gave us wrong information about a housing voucher thus wasting our time. They sent us paperwork that had the wrong tenants name as well as every tenant who owed money to landlords in dc that they manage (name, addresses, how much is owed). Talk about a confidentiality violation. They have yet to provide proof that they actually screened the tenant which we requested. They also never paid us out the late fees per our contract which is a contract violation. The property manager doesn't answer her phone EVER. As a property owner, do yourself a favor and sign with a better company. If you're stuck with a terrible tenant who doesn't pay rent and other lease violations, having a thorough and responsible company will save you sooo much stress. I have asked for a copy of notice of lease violations from the company to the tenant. I haven't received them. I'm still currently signed with this company -- will update my reviews as things progress (or don't). I have tried to talk to the company and managers there, but I truly get nowhere and things don't improve. I was hoping to avoid writing reviews for fear that the company will cut ties with us while our tenant is still there but I literally have no other choice. read more

Abandon all hope, ye who enter here Who would have thought that the by far most stressful part of moving to Africa would be working with BMG to rent out my house? A stressful and expensive fiasco. Right after onboarding by the ever-charming and responsive Sean, the trouble starts. (There is a pattern here; check out the other reviews.) When actual work need to be done, response rates to emails fall to about 50%, especially from the marketing people, and promises to have things done by a certain date are kept at around the same rate. The result of this dismal communication is that mistakes and misunderstadings keep festering. After about two hundred email (two-thirds of which were reminders) and three months of blood, cash, and tears, the whole exercise collapsed. All this due to permitting issues that could and should have been flagged from day 1. Of course, none of it was their fault, because notwisthanding the $7000 they collected in fees for working on the house, I should have known all of this myself. Long story short: when you interact the complexity of the DC permitting system with the ignorance and unseriousness of BMG, you find yourself with sleepless nights and serious financial losses. If your care about your your sanity and your wallet, steer clear. P.S. Check out how most positive reviews are from people early in the rental process--they quite aggressively sollicit those--while the negative ones are from people with longer exposure to BMG. In my case, I went from a positive review, to deleting my review, to writing the negative one above. And, oh, yes, that "reply" from "Alyssa A., business owner" below my review is an automated response from a non-existent person--it showed up within 1 second from posting. read more

Sean Donohue, Director of Business Development - DC and Virginia, has been very informative, considerate and responsive throughout the onboarding process. He has eagerly answered all of my many questions helping me to understand the process, and assisted me greatly with the paperwork through to completion. Please be careful when selecting this company. They send out a professional representative but that's not what you get. They refuse to take responsibility and their communication is poor. I have never heard "I don't know" so many times. I would send out emails regarding the tenants and they would simple ignore them. My tenants broke the lease 5 months ago and they have yet to move forward with the next plan of action. However, they still expect to be paid. I finally decided to terminate their services and because of this they changed the lock to my property. I did not have access to my own property. If you value your property that you've work hard to aquire, please select another property management company! read more

I have been working with Bay Property Management Group for only a couple of months to manage our rental property and it has been unpleasant. Tenants needed new appliances ordered. One of them had to be delivered on the Saturday of a holiday weekend. Because our property manager did not give me a working number to reach the tenants to inform them of a delivery time, I had to suddenly drop everything I was doing when the appliance delivery service called me and said they were coming within 20 minutes. Called the tenants only to find out it was a bad number, called Bay's 24-hour hotline but they couldn't reach the tenants either and told me that this didn't qualify as an emergency for them to send anyone out to help, then I had to ask building management to help me track down the tenants for me. Asked for an accommodation to my management fees due to the inconvenience only to be denied. Feel stuck with them for the rest of this lease! read more

Bay Management bought out our previous management company towards the end of our lease and immediately began making our lives as tenants worse. They cancelled a standing work order to fix a water leak that was damaging our kitchen ceiling. They were difficult to get in touch with over telephone or email, and were unpleasant or uninformed when we could get in touch. We moved out, and they delayed collecting our forwarding address for a month. They then mailed the check to the address of our lease, the one place in the universe they knew we didn't live. DO NOT HIRE THIS COMPANY. Bay property management group should simply not be in business. We made the mistake of hiring this company for the purpose of managing our townhouse and the problems started immediately. They went through 3 "property managers" within 1 year for our property. This was a continual problem for our renters from day one with that level of turnover. I can only imagine because of how horribly this company is run people leave constantly. This immediately looked poorly on us as our tenant had to deal with new relationships three times in a one year lease. All but one of them was even remotely responsive. They are slow to get projects done, use unknowledgeable vendors and our contacts don't follow up and even more head scratching, they promoted one of our worst managers to "Director of operations". On top of everything else, this individual told us from day one that their own billing system is so poor for the owners that they have numerous people requesting monthly calls because they don't understand it. To top it all off, we had to hire a lawyer to get our tenants security deposit back that they REPEADTELY ignored our communications and defied the window that THEY set to disburse it. This was not only unethical, it was egregious enough that a lawyer took the case and had to communicate with them directly so they could do their legally required job, to disburse the check to our tenant. To make matters worse, they gave up their responsibilities and refused to send it directly to the tenant, only to us. This game went on with them for weeks and put us in a position to have to hire legal help. DO NOT HIRE THIS COMPANY they are unethical, dirty in how they do business and at best, incompetent. read more

The WORST COMPANY I have ever worked with. Please, do not work with Bay Management Group. I worked with Bay Management Group between February 2022 - July 2022. I hired them because I was a new property owner and I didn't have the time to manage the property myself, work with tenants to resolve issues, and maintain the overall property. The person that I was originally working with assured me that they would do everything they can to get the property ready for rent. I paid close to $10,000 and BMG cheated me by submitting invoices for work that were not complete, and adding on costs that were not originally approved by me. The property manager that was assigned to my property was not a self-starter, she did not respond to emails in a timely manner, was unprofessional, was not accessible, etc. I had to end the contract sooner than the contract date because they didn't do any management at all. The property was a newly renovated property, but during their management, the grass grew too long, the exterior and interior of the property was extremely dirty, and there was trash everywhere. I informed them of this issue several times but they did not do anything to resolve it. I even escalated my concerns to leadership but nothing was done. If you are looking for a property management company, please find local, small business owners who will do extremely well taking care of your property and it will save you a ton of stress, and money. For your sake, please do not hire BMG. Read the reviews (not on their website), but on Google and Yelp and other third party review companies and you will see why. Just save your money. read more
