This company took over my rental property last year and they were snappy with me from the beginning, I am a person who likes to be as polite as possible and rather then be open and upfront about charges they snapped that I should have read the lease better. The utility charges are inaccessible and for all I know they could be making up a number as it was different for all of us in the building and its supposed to be split. upon move out I got charged almost triple what I had been previously charged for utilities for the common area and even though we spent 5 hours cleaning and shampooing carpets they still charged us almost 400$ to clean. When they toured the property they came in in boots and muddy shoes I repeatedly had to clean up after their tours and they were incredibly rude and disrespectful. If you rent from them in the future dont even bother attempting to clean they will charge you regardless and their charges do not meet what the lease outlines. Overall the company is disrespectful and while yes, they are a business they were very ignorant on human empathy and being organized as a business. read more

This review is from a 6 year tenant who had ABC rental as their middle man. Wausau is grossly monopolized by this rental company. Almost to a point you will not be able to find any rental property from a private renter within Wausau's city limits. Back in January of 2019, they used to send physical walkthroughs at the start of every year, but must've just said "fuck it" during COVID. in 2019, a lady from their company did the last walkthrough we had until we moved out in July of 2023. We had documented with her that the basement downstairs, which was poorly designed when we moved in. The tub had tile that met directly with wood that was rotting when we moved in and progressively got worse. I am no carpenter and with the terrible design, the wood began to rot and the tile began to break. The ventilation in the bathroom was never fixed and they ignored requests to clear out the air ducts as it had not been done since we moved in back in 2017. The bathroom was so poorly constructed and missmanaged that the tempered window in the bathroom shattered from the build of condensation. Black mold began to take shape and they ignored it, only to fix it when we moved out and then later charged it to us so we received $0 of our security deposit after paying $1450/mo+ rent for 6 years. If you go through them and want things fixed, you will have to take full control of the situation because do not expect them to follow up with any sort of gumption or haste. Idk laws very well, but I don't think any state allows a rental company to let black mold build up for 4 years after it was reported. Rent is expensive through them, don't expect any deals, don't bother cleaning your place as best you can or wasting any effort while moving out, they hire a company to re-clean and charge you for it anyway. And also how convenient everyone? The exact amount to fix and clean everything came out to exactly my security deposit after I asked for an itemization list! Crazy! Ignored dozens of maintenance requests and left our apartment with water running down our walls for 2 years, unsafe electrical issues, dirty and disgusting apartment that was obviously not cleaned prior to us moving in. They charged me $100 to change the locks at the duplex I rented. Initially they said I did not leave any keys. After I submitted proof (photo of keys on table on my exit date) they said the keys did not work! I did not even have to take the keys off the table! The entry lock was number coded and the door jam to the garage was broken so a lock was useless. And yes, I left the same keys that were given to me. The other issues I just dealt with. I have been over-billed nearly every month of my lease. When you call their office no one ever answers, and they do not return calls when you leave messages. It took 5 days after my emails requesting resolution to the billing problems to get an email back, and even then they did not address the problems. I moved into an apartment on Aspen st. Maintenance had about a month to fix, replace, clean, paint etc. They did nothing. I couldn't get them to do anything. They said the apartment was cleaned. I'm on disability and deal with a lot of pain. I can't clean all this, and the walls, etc. There as a heavy smoker in here and nicotine on everything. Its the end of December, I moved in on the first which means for 2 months have gone by since I signed on for the apartment and Now I have to deal with this by myself. You should see the nasty stove. The tenants, who fund EVERY ONE of the ABC employees paychecks, are nothing more than a nuisance to them. Rent is late the 2nd day of the month, but it's ok for them to take 8 weeks to replace an essential light fixture! They lie about some scam they call the good tenant credit, as there is NO follow through when someone meets the criteria (it's been 6 months since approval and NO credit has been seen). You'll notice that the highly rated reviews are from the owners and not the tenants. Beware if you want to rent from them and get EVERYTHING in writing. We moved into a unit recently that was absolutely filthy and had obviously not been cleaned or adequately repaired before we moved in. This included cat litter on the floor, a bedroom that reeks of animal urine, and mouse feces in a kitchen drawer. Still terrible service. I still have a mouse that's been dead under the cabinets since before I moved in. Luckily it's winter and the smell has subsided. The siding that flew off was fixed weeks later and is now held up by 2 screws. It's quite a large piece for only 2 screws. I tried to contact ABC Rental Management on behalf of a relative that had a severe maintenance issue. I selected different paths through the voice mail system and either received a redirect to an on-line application or form, a message that I couldn't leave messages or (if an emergency) I could leave a message. I couldn't reach a person. No one at ABC Rental followed-up with my relative to give feedback on the maintenance. It's been many months. Their phone system is set up with a July 4th message on August 1st and isn't conducive to actually reaching needed contacts. read more

Wish to give negative stars. Incredibly bad, full of lies and platitudes. They lied to the better business bureau that they clean every place professionally before renting, yet there was mouse shit in the drawers of the kitchen, spaghetti on the ceiling, literally every surface is disgusting, half the bedrooms don't have doors, the outside doors have gaps that let in bugs, the railing on a staircase is only attached at one end (worse than useless), they lie and mis-schedule or forget all repairs, and illegally charge exorbitant late fees before the LEGAL grace period is up. Worst of the worst in the business, I just want them all to quit and do anything else with their lives. Joe has done a tremendous job managing our property. We moved to Minnesota a couple of years ago, but were unable to sell our house. After over two years of Joe's management, we wouldn't dream of trying to sell. He has managed all aspects very well and we have not had any major issues. When a minor repair came up, Joe informed us right away and it got resolved quickly and professionally. There is no way to talk to a real person when setting up a showing, and their scheduling system is ignored by their realtors half the time. I scheduled a showing on Sunday for Friday of that week, and I waited half an hour for someone to show up, in -10 weather. No one showed, and then the apartment got taken out from under me the the next Monday. read more

Joe has been so great to work with! We moved out of Wausau a few years ago and now live in another part of Wisconsin, but still own our old house in Wausau. He has always kept us informed on what is going on with the property. We are always paid on time. ABC has been great with finding/screening renters, repairs on the property, contacting/meeting with city inspectors. ABC takes care of just about everything with the property.
