I went into able properties 04-16-2024 at 3:30pm. I paid $40 for an rental application 3928 Bryn Mawr Dr. , Bakersfield, CA 93305. I completed everything before I left and they verified my information successfully. I went to see the property and it was NOT ready as of today 05-16-2024 it is still NOT ready. They asked me to come in and drop off the deposit to lock in the property which I declined to do so as their property was NOT ready. I asked for them to call me back when it was ready and they assured me after speaking with management it would be ready by 05-15-2024. The manager was very rude and at first so was both the reception ladies but they became more friendly as we talked more. I called a few days after like 04-25-2024 and they told me someone else dropped off the deposit and the property was off the market. I checked back over the course of a month to see if they had any other ready move in property and they did not as all of them had "pending applications". I called today and asked about the same property 05-16-2024 as it is back in the market on their website and according to them still NOT ready they want another $40 to verify my information at is has been past 30 days. I asked the personnel if she could call me back and verify with management that I did have to pay again and she did not. I want my money back I also want money back I wasted in gas and leaving work early. NONE OF THEIR PROPERTIES ARE READY to move in and that VIOLATES California law in regards to collection of rental application fees. Literally the worst experience I've ever had with a rental company. Please beware if you choose to get involved with Able. My family and I placed a deposit on a home that was still needing repairs by their contractor. After over a month of no answers from them, they contact me to say the house is ready to move in and to pick up the keys. I view the place before moving in and when I arrive, there's trash piles in the back yard, a fence that's attached to a gate and collapsing, rotted wood in the kitchen cupboards, laundry room reeking of cat urine, exposed wiring in a garage with multiple holes in the roof, and a noose hanging from the banisters. I asked them if anyone from the Able viewed the property and they informed me no. At this point, they inform me their contractor will clean the place up further. After another two weeks, I get the same call, and go to check out the house. Holes in the roof, rotted cupboards, and collapsing fence are not repaired. I was told there would absolutely be no further repairs, and to come grab my check if I didn't like it. I asked if Justin would rent a place with holes in the roof, and he responded "I don't know, I'm not renting it". No one from Able will view the property, and refuse to when I ask. They are blindly trying to rent a property with structural damage, and will not listen to tenants when asked for help. Able is an incredibly unethical company waiting to be sued. read more

My husband and I have enjoyed renting from Able. Staff has always been helpful, any issue we have had has been addressed promptly, I think the longest we've had to wait for a call back is two days tops (and that was due to calling on the weekend, after hours). The ladies in the office made applying super easy, even when we accidentally set off the alarm when first looking at the apartment! When we didn't get approved for one rental (we were second in line), they suggested another rental and worked with us to get us approved. I've been living with my spouse throug able property management since 2018, pay our rent monthly on time. People in the office are rude, and always have attitude. maintenance took a over a month to come fix our water heater leaving us with no hot water in that time frame with children in the home! After fixing the water heater and laying the carpet back down their are rocks under the carpet. Kitchen facet has been requested to fix due to it leaking. Still has yet to be done. This is a terrible company. They barely respond to maintenance requests. Our roof has been leaking for years, and we've let them and the landlord know several times. Nothing happened for years, one rainy day in may the roof caves in. What does the landlord do? He hires guys without permits to fix the roof, trying to pocket some insurance money. The city has to get involved and they force him to fix the roof. Nothing changes, the roof is still leaking. Just terrible, stay away from them, they will rob you of your money. Why are we paying rent if nothing gets fixed when it's broken. The conditions are so bad that the city had to get involved, we're going to get them involved again as long as they violate our tenant rights. Never answers maintenance requests. Then when you move out they send you your bill and just a few weeks later sent it to collections. I called to ask why they sent it to collections when I haven't even had the first notice from them for 30 days, they then claim that they put the first notice in the mail 30 days prior to the other notice (but I magically never got it) then when asked for proof of them sending it the very first time of course there is none. This company is the most disappointing company to work with. My wife and I turned in our 30 day notice and still was charged a full months rent even after the notice. When confronted they told us that they cannot be responsible for that because it was our responsibility to notify our bank that we no longer rented from them and that we would no longer be doing automatic withdrawal for that company. Even though the automatic payment was set up on their website. When it came to my wife and I putting in a request for the air conditioning to be serviced they did not return my call after two weeks of leaving messages. Our neighbor happened to have the number to the actual owner of the house (who by the way is one of the nicest pm people in the world) when she heard from our neighbor what was going on she (owner) called us and asked if the issue was taken and we notified her that no. With in an hour we had an air conditioning company set an appointment with us for repairs. It was the owner and not this company who took care of us. Awful company. read more

The most UNPROFESSIONAL company I have ever worked with. First of all, my house was not ready for move in when they said it was going to be ready. Strike one. Second, they ding me for a late fee (I was out of town and mailed my payment that month) since my payment didn't arrive thanks to the postal service. Instead of calling me and checking in on where the rent might be, they immediately give me a 3 day notice and ding me another 15 dollars to post it on my door, despite the fact I was out of town. Now, I realize they probably deal with a bunch of deadbeats with it being Bakersfield and all, but I have never made a late rent payment in my life and they absolutely refused to give me the benefit of the doubt. Thank the post office for the majority of that one. Last straw: when giving my 30 day notice, I figured I'd be nice and turn it in with 35 days before I intended to move out. Anyone who actually reads the letter could tell you what day I intended to move out. I've had to correct them no less than 3 times about my actual move out date. They can't compute a partial month of rent, they can't even arrive for a move out inspection on time, even when they set the date! Stay away from this completely incompetent company, they will waste your time and treat you as if your business doesn't matter. HORRIBLE! I've moved in last year and to this day have not had any of my maintenance requests taken care of. They said they would fix my bathroom floor, replace my stove, repair my windows, and also secure my garage. I've had issues with bums entering my garage and people stealing from my property. Literally mushrooms growing from my bathroom floor. The walls were infested with dead roaches (discovered this after I removed the wood paneling, which they failed to do.) I also took it upon myself to remove the carpet which I had complained about because it smelled of urine! They stated there was nothing they could do about the carpet. There was also mold under that as well. I was desperate for a place to live so I gave them the benefit of the doubt. This has gone on too long and they need to be held accountable for this bullshit! The renter that Able PM selected was consistently behind on the rent, and incurred more costs in damages to the house when they left than the $1000 security deposit, that Able PM requested, was able to pay for. If you are a homeowner and you utilize their services, make sure to insist for a higher security deposit than Able PM currently requests to protect your asset. Also, their final move-out inspection missed a lot of damages caused by the renter. I would not use their property management services again. read more

If I could've given them zero stars I would have. Ive been dealing with their Unprofessionalism for the last 5 years. They never fix anything in a timely manner. For instance my dishwasher broke LAST summer June 2013. I called and emailed them about 10-15 times. It wasn't until the housing authority contacted them that they fixed it Last month!! June 2014. Ive been asking to have my AC fixed for months. They send someone out who says everything is fine yet my house is almost 80degrees when my thermostat is set on 70. Finally after numerous attempts I had a very rude lady call me to tell me my problem is that the problem with my ac is that I set it on 70. She then proceeded to tell me that her house is set on 80 degrees and it feels just fine. When I tried to explain that my AC should be at the temp I set on no matter what that is! She then laughed at me and told me I was delusional if I thought my AC would EVER be under 70 degrees. Needless to say I am still waiting while my AC works over time to cool my house. This is without a doubt the most unreliable and rude business that I have ever had to deal with. If I could leave less than 1 star I would, I live at one of the properties that they manage and have dreaded having to submit a maintenance request, the woman who I believe is the head of the maintenance department is incredibly rude, and interrupts me every time I call to try and get something repaired, she will tell me that i should be receiving a text or call shortly after getting off of the phone and on almost all occasions i have to call back and figure out what is going on since i never receive any kind of communication. They have repeatedly assign the same repairman to jobs at my house and this has been going on since i moved in 9 months ago and he has yet to come out to make the repair which happens to be the lock on my back door, it seems like not having locks on your door is a big safety issue. After trying to get this repair made for months with no luck or contact from the maintanance dept i finally get a call from the woman who runs that department, she's accusing me of making a request to fix my dishwasher which i never made, she kept me on the phone arguing with me and insinuating that i was lying about making this request for several minutes before she finally aknowledged that she may have called me in error. I'm a previous tenant of this company. For one, They have very bad customer service. Every time I went into the office, everyone there has a big frown on their face. You can obviously tell they hate working there. Secondly, when they want to raise the rent, instead of trying to come to an agreement with the current tenants, they request the property and make up a story about the owner wanting to take over the property. We left the house impeccable "cleaner and in way better condition" than when we initially moved in and did any repairs they requested, only to realize they would keep most of our deposit. When I called the office to question why they had kept most of our money, the person in charge of this was very rude and obnoxious. She was very short in explaining why and her excuse was ridiculous.
