We used Real Property Management to manage our rental property and they were terrific. They took away a lot of headaches and stress we would have encountered if we managed the home ourselves. Instead, weeks later they told the owner that no cleaning had been done -- without ever contacting me for proof. When I followed up, they stalled, first saying repairs were being contracted out and they "weren't sure yet." Eventually, I received an invoice from a company called "De la O Janitorial Services." This company does not exist -- there is no business license, no record in state databases, and the invoice lists only a P.O. Box. When I requested proof of payment, management was unable to provide any evidence that this supposed contractor was paid. UPDATE: luckily the landlord that was using this property management no longer uses them! I was scared to update my review at first but now i no longer even live in the apartment complex. When maintenance finally did show up, he was honest with me and told me that the managers at this property management had asked him to make a note on the work order stating that i denied maintenance, in order to get me to pay for any damages and the maintenance itself. Luckily he was an honest guy and said he wouldn't do that but he told me to be careful with this management. I was a tenant with Real Property Management for 2 years, and I am writing this review to share my real experience and how I was treated. My front bay window was vandalized, and around 8:30 a.m. I called the office to report it. I spoke with Jackie and explained that the window was severely damaged to the point that I could not safely leave my home to go to work to pay rent. Jackie showed no concern or sense of urgency. Her only response was that I needed to submit a work order online, or she could transfer me so a work order could be submitted over the phone. No concern was expressed, and no guidance was provided beyond that. After the work order was submitted, Mark from maintenance called me. The phone connection was very staticky, he spoke very quickly, and he had a heavy accent, which made it difficult to understand him. Because my anxiety was already high due to the vandalism, the staticky connection, and the fast pace of the conversation, I informed him directly that if I was responsible for paying anything, he needed to slow down and speak clearly so I could understand what was being said. He apologized but then proceeded to speak quickly again. I had to ask him a second time to stop and slow down. Due to the poor customer service and lack of clear communication regarding costs, I requested that a manager call me back. Samantha called me back and took my complaint. However, during that conversation, it became clear that she had not been made aware that my bay window had been vandalized, which was concerning given the seriousness of the situation. I later learned that Samantha is an assistant manager, not a property manager, and this was clearly a situation that required manager-level attention. I was eventually able to meet with the leasing manager (Martha) and the maintenance manager (Katie) in person to discuss the poor service I received. They were apologetic. However, during my move-out process, Katie did not show up to my scheduled move-out inspection, and no one called me. I was left waiting without any communication from Real Property Management. During move-out, tenants are given a checklist of required items, including professional cleaning and carpet shampooing, and tenants must provide receipts as proof, regardless of how clean the unit was left. Tenants are strongly directed to use their preferred vendors. If the cleaning is not accepted, the same vendor may be sent back to redo the work, and the tenant remains responsible for ensuring the requirements are met and documented. I maintained my unit carefully and left it in excellent condition, and I also have photos documenting how I left the property. I also want to note that I ultimately paid for the bay window repair myself, despite the vandalism not being caused by me. The process and communication surrounding that situation added unnecessary stress during an already difficult experience. I am writing this review because, based on my experience, this company did not treat me with the level of care, urgency, or professionalism that tenants deserve. This is the reality of my experience as a tenant dealing with Real Property Management. I also noticed another reviewer mention that some of the positive reviews appear fake. After reading them myself, I agree that they do not reflect my experience. We have perfect everything and my fiance has great credit but because mine was below what they prefer (even tho it says it wont be an automatic denial) they still denied us. Never would've paid $104 for my fiance and me to put an app in. We've never been denied by any rental company before as they see our income, our rental history, and everything else is A+. I've been working with Real Property Management for a year in a half. They manage my property & I haven't had any issues with them. Anytime something does go wrong, they'll email me about it & they'll send somebody out to check out the issue. In order to get something fixed, property owner needs to authorize it. Real Property Management does a good job at communicating back. When it comes to communication. I suggest to email or call Real Property Management office in the mornings. I applied for a property on friday, spoke with receptionist on monday morning and she said i would hear back by Wednesday. Here it is Thursday ive called, left messages and emailed and nobody bothers returning any of them. I was first application turned in, paid $80 because my daughter had to do application too, and they didnt bother checking ANYTHING, didnt call my boss, my daughters boss or my landlord and my credit report doesnt show any inquiries. I explained my situation and how I desperately needed the house and if they couldnt work with me i needed to know asap!! So basically i paid them $80 to leave me hanging!! How hard is it to communicate?? My God i get theyre busy but they cant be THAT Update: its now friday, ive left messages for Reina for days apparently she doesnt know how to communicate. This property management is a joke ! I was Interested in renting a home and applied for the home. They called me a couple days later saying I got approved and I had a day to take the deposit so I did without seeing the home because they said it was not ready. So after a couple days I called and they said it wasn't ready and they didn't have a exact date when it would be ready and I had to be out of my place so I panicked and started applying at other places and got approved. So when I called asking for my deposit back and I wasn't interested anymore they said " ooh it will be ready in 2 days" .. but it was too late I had already made plans . Since living here in the house i rented thru Real Property Management, the property management team went from good to crappy. When I rented, i informed them I had an ESA animal, but at the time he was not with me, he was still in the old city with family until I got completely moved in. Issue with the neighbor and her dog digging under the fence and coming into the yard. I received an eviction notice, contacted them and asked them why. They said i did not make them aware of the dog. I said, "wrong, you were well aware of my dog when I signed all the papers, you never informed me to tell you when I brought him or was bringing him". Eviction retracted. Had delays with getting repairs done after the 2nd year of being here. Ever since they changed over staff, you cannot get calls back from them, everything is thru email and it's just back and forth. The maintenance people do not show up. Year 3, was charged for air filters that use to be mailed to me, and then all of a sudden they stopped, but I was billed for them. I then come home from work one day, and there is another eviction notice on my front door. Reason being, no rental insurance. Drove directly to RPM because like usual, no one answers the phones there. Walked in and asked why was i receiving an 72 hour eviction notice, The rude secretaries response was, because you do not have rental insurance. I said, "are you sure about that". She gets up and takes the letter to someone else, with a copy of the policy from State Farm showing that the renewal notices are sent directly to them. Not only did i not have rental insurance, i also carried a policy that has a $1 million dog bite coverage because my boy is a pitty. Let me add, when they went to their computers, it clearly showed I had coverage. Then about 5 days later, after receiving my eviction notice, i get an envelope ion the mail from RPM. I open the envelope, and not only was it a copy of my eviction notice, it was copies of every ones eviction notices that were sent out that day. One of them including the Church of Latter Day Saints. I called them, actually got someone on the phone who was literally being a Bxxxx, and not letting me speak at all. When i told her, can you just please be quiet and listen to what I am telling you. She finally got And has the nerve to tell me, yes they made a mistake. I said yes, you guys made a very big mistake. not only did you send me an eviction notice i never should have gotten, you sent me everyone else's eviction notices also. I was charged $65 for moisture that comes up thru the carpet every winter because they claimed they could not find an issue. yet, three people that came out and looked at it said the carpet is definitely moist, and it is not from something spilled on it. There are no stains where the moisture is, they rubbed there hand on it, it is not dog urine, it is not cleaning supplies. Yet, I was still charged a fee because they couldn't find anything wrong. In February of 21, i put in a work order for my stove that had to be unplugged, otherwise the ignitors would never shut off. Took them a month to get someone out, finally came out and said it needed to be replaced. Got approval from owner, never heard back from RPM at all to have them come and replace. Called, texted, left messages, no response from them, put in another work order and they said a new technician would be out to look at the same issue that was reported back in February, After 6 months it finally got fixed, and this was no fault of the owners. On November 29th or 39th, i received an email with an attachment that RPM was not longer going to be managing this property and that I would hear from the owner, or the new company taking over. the email did not have a date as to when the contract was ending. The email said all my information was being forwarded, including the deposit. I called RPM the day I received that email and explained that there was not a date on the email. So they revised it and sent a new one. As of 12/17 I heard from no one, until Sandra from RPM called me and said, they are going to be closed on the 31st, can I please return the keys on January 3rd. I said, "why, i was told that the owner or the new people taking over would be reaching out to me. That was from a man that works at your office. She said, "man, what man". I said, "I don't know, the man that works in your office who sent me a corrected email. He provided me the name of the new company the day you guys sent me an email without a date as to when the contact was ending". She puts me on hold, for almost 7 minutes, never comes back. I hang up, called the other company and they informed me they had no way to contact me because RPM would not give them my information. I was approved for an apartment that I had tried multiple times to view a floor plan and layout, I was then denied each time. After being tired of waiting and being told that there was no guarantee the unit would be ready , I decided to look elsewhere. When I cancelled my application with two weeks notice before the unit would even be turned and ready, RPM stated owe the daily rental value of a unit I never seen, been denied on seeing, and is not even close to rent ready. The amount is almost $300 for a unit I have not seen, have been denied seeing, and have yet to even see a picture of the interior. I have not paid any monies for the unit rent & deposit due to qualifying for a residential care program that had erroneous charged me over $400. RPM's representative Crisalda then wanted me to make an account to pay their false charges (almost $300) when they realized they have no money held in my name. I have requested RPM to show me what costs and damages I have caused a uninhabitable unit I have never visited or seen. I have not been provided with any breakdown of the so called damages yet. We have two rentals that we manage ourselves, including advertising for, and finding tenants. We no longer live in Bakersfield and one of our rentals became vacant after four years of being occupied. Since I was no longer available to show the property, I decided to use a management company to take care of leasing only. I looked up management companies and decided to use Real Property Management. I contacted them and made arrangements for taking care of securing a tenant. Their fee seemed to be reasonable. Frankly, I had never heard anything but negative comments about management companies in general, but had no choice. I crossed my fingers! Luckily, I made a good choice. They were efficient, professional and responsive. A 'for lease' sign was placed in the front yard within a couple of days of me signing the leasing contract with them. They inspected the property right away and gave me a list of items that needed attention. I was aware of the need for repairs and completed them in about three weeks. They returned to re-evaluate the property and let me know it looked good. The property was rented within a week of completing the necessary repairs and the prospective tenant was thoroughly screened. My only suggestion for them is to verbally let the property owner know when to expect a check after tenant move in. Perhaps it was written in the agreement I signed, but who reads all of that, lol! I emailed the company about two days after I knew the tenant was scheduled to move in and asked about it. They responded that it had been mailed and I did receive it within a day or two. I decided to look at another property management and I immediately got approved that same day!! I am happy that I was able to find another property and cancelled this one as soon as possible. An hour after I cancelled my application I get a message from this company saying that the owner denied me due to them asking for, "higher qualifications." I don't mind if I do not get approved (even thought another management with a better property did approve me) but please just communicate throughout the process. Do not just let people sit in the dark for weeks especially people who are new to renting or to a new location. The infestation is so bad that bugs are crawling in my bed, crawling up my walls, and everywhere I turn. They're avoiding the biggest problem (they need to tent this building or find the root cause ) I've had 3 -4 sprays in less that 6 weeks, contracted their person to spray my home every 2 weeks instead of every month per their contract, and I've spend hindered of dollars SPRAYING EVERY SINGLE DAY. I've left boric acid around for weeks at a time, Bought every trap, and roach food you can think of. They still only seem to get worse. Me waking up and coming home to bugs in my bed has caused me to have to sleep in my car and sleep in hotels. This company has still yet to reimburse me or give me rent credits for all the money I spent and this horrific situation I'm in. I move out/end my lease in a month and I'm in contact with legal teams incase they do not follow through on reimbursement and/or rental credits. The people at RPM are very cordial and pleasant. The house was clean, presentable. No problems. I imagine if you're a property owner, they would manage your property quite well. The caveat: Don't expect more than $70 dollars back from your $1400.00 deposit. RPM runs up an outrageous final bill.(Including things I gave notice about. The alarm system, as an example. The battery died, and the panel beeped 24/7 off the backup batt). They charged me for it's service. ) If I were still in the state, I would file with small claims. I used their carpet cleaning service, cleaned, etc. During my stay i emailed when there were issues, changed lightbulbs, etc. Their list of final charges is laughable, or angering depending on your mood. (They also took more than the allowed time to mail the final check, but this didn't bother me.) If you ever find yourself headed to small claims, Google "house rentals standard wear and tear" It appears to me that more and more rental companies / apt complexes are not forthcoming with your security deposits. This company charges a resistant care plan fee and for what? You can't even get their help when you need it. They Restricted me from making payments on the app for 5 months now for an error that was never proven to be my own. When i went to the office the lady was rude and condescending. when i called about getting the restriction removed all they said was their is no restriction as if i don't know how to work a simple app. She did not offer to get someone to take a look at it until i told her no rent would be paid until it was fixed. This management group is so unprofessional and disorganized. I drove two hours to a house my cousin scheduled to see in bakersfield. My cousin never got the code to open key box, so when i called the office to see if one of their "agents" could come out and just show us the house, I was basically tole thats not how things are done. so i end up going through the whole procedure of having the code to be sent to my phone, never got one either, i called the office back and apparently their system wasnt working, so i was transferred to CHELSEA SMITH who didnt answer and NEVER returned my call, and my cousin found out that they rented that house the same day he was scheduled to see it...so screw these guys. we wasted a whole day, gas and money to drive to this hell hole for nothing. I'm currently sitting in an apartment that is over 100 degrees because there has been a heat wave & they decided my a/c being fixed wasn't a priority. The work order was placed, but not serviced until I called... days later. Then obviously they were less than helpful. When the a/c wasn't fixed, they sent me on the run around transferring me to several people that just transferred me to others. My a/c has been off for 3 days. I had to go down to the office to get any answers and there were employees laying on the couch. Of course they couldn't help a tenant with no air on the hottest weekend so far because they had their feet kicked up. read more

Worse place I've ever had the experience renting from. My work orders are never completed at a timely maker. I've been waiting over a year for my bathtube to be fixed. They charged me for work I didn't even ask to be looked at and the staff are rude and really not knowledgeable about anything that's going on. Everytime I have an issue they have a "new system" or say sorry we have "new workers" that is no excuse for you to constantly mess up on everything. If I could leave the stars blank I would. I would NOT recommend this company to anyone! I have only been with the company (owner) for 4 months. They start off very attentive and business oriented prior to the 60 day cancellation period. After that it is difficult to reach an asset manager either by telephone call or email (response). I practically have had to handhold each asset manager (the fourth one so far) to do their job and explain what I am asking (at least 3-4 times)!! I have asked for clarification on accounting records I believe I have a general understanding of finance (BA in Business), but they just send the same confusing document. They are proficient in collecting funds for rent and submitting vouchers for work needed, but the final straw was when they started utilizing funds above the preapproved amount in the contract without my prior approval!! It has been nothing but frustration after frustration. I seriously don't understand how this business is still in operation! I feel like I have had to do a lot of work for them.
