We reached out to Adam in May, and within six weeks, we had closed on our new home and were under contract on the sale of our old one. Looking back, it was an incredibly stressful time personally but having Adam in our corner always made it feel like we could handle it. From day one, Adam gave us straightforward advice on small fixes that would make our Norwood place show better without major renovations or significant spending. We wanted to buy before selling, which somewhat complicated the financing, but he connected us with a lender who made it work seamlessly. What impressed me most was how Adam handled the buying side in a crazy market. He was relentless about staying in touch with listing agents, digging up details on competing offers, and tweaking our terms--closing date, inspection flexibility, even the cover letter--to keep us competitive. We didn't have the highest initial bid on our new house and the seller received about a dozen offers, but Adam's strategy kept us in the mix for the best and final round where we were able to have our offer accepted by a very narrow margin. They have been doing real estate in the JP area for decades and bring a tremendous amount of value. They know the market inside out and have deep relationships with buyers, sellers and other agents. I worked with them as a developer where they first listed our raw land, then after that didn't work out, they listed our new construction house. About a year ago, I was considering purchasing a condo in Cambridge. Josh kept in regular contact with me and constantly updated me with new places on the market that fit my criteria. He never sent me an annoying email like: "Hey, I know you want to live near Central Square and need parking and want a two bedroom, but here's a one bedroom in Somerville without parking that I thought might interest you." A few times, he even picked me up, drove me to see places, and then dropped me right back at my apartment. He clearly knows a lot of about the real estate industry, because he was able to ask the seller's agent questions that I would never have thought of. Questions that really informed my decision on whether to make an offer. But most importantly, unlike other realtors, he never once tried to push a condo on me so he could get his commission. He was always honest about places we saw, often saying that he didn't think a condo was "right for me" before even hearing what I thought about the place. This is in complete contrast to the realtor I worked with before Josh who, no matter how awful a place was, would instantly say as we walked out the door: "You should definitely put an offer in, because a place like this won't last on the market." I wouldn't put an offer in, and months later, the price would have dropped significantly and the condo would still be sitting on the market. Imagine losing tens of thousands of dollars because your realtor convinced you to put an offer in on a substandard place? The first time we asked for 4 different scenarios (15 year, 30 year, etc) and the email we got only outlined one. The second time we asked for someone else, and he called back with follow up questions, then sent back an email. No grammar, no formatting (something that should be sent in a table is sent in a spaced out in a document that's impossible to read). I work at a IT finance consulting firm. When we send quotes to our clients, it's sent in a formatted excel doc or in a portal that they can access all the information. Our rates weren't as good as the friend who recommended us, which I understand is sometimes the circumstance, but the email's we've received have felt like no one is paying any attention. I want someone who's going to listen to our needs and hit the details right!

So we started the business with them. The closing was extremely fast. It took us only 23 days to close!! I was told that they lock the rate for 25 days, which is probably why the rate is lower as longer locking period would require a higher cost and you have to pay for it, either through closing fee or a higher interest rate. But this locking period is enough for re-fin since their process is very fast. They did say that if for some unfortunate reason the process does not close within 25 days due to their issue, they will extend it for a longer locking period. We did not go through that pain and was able to close with 25 days! Overall, it was a great experience for us. We highly recommend Poli Mortgage Group and will definitely be back again when doing another loan.
