RENTERS BEWARE! My boyfriend and I signed an application via Phil Ragusa on a Friday for a complex…read moreon Schoosett Street in Pembroke. The unit reeked of cigarettes, but we were assured it would be thoroughly cleaned before we (non-smokers with small children) move-in. He repeatedly told us that the complex used "to have a lot of riff raff, but the new landlord chased them all out" and we were "just the kind of people" the landlord wanted. Fine, the complex was in a location we liked. We then paid a fee, half months rent, through Venmo to Boston Premier. Per Phil's instructions it was sent as a regular payment, not as "goods and services". Later we found out we got the apartment. However; over the weekend our circumstances changed and on Monday we let him know we no longer were interested. He told us he'd let the landlord know and get back to us. On the return call he let us know the landlord was "extremely upset" and would not be returning our fee (over 1k). The landlord or management company was never identified. We had never met the landlord or signed a lease. Just were told our application was accepted, which is odd as to my knowledge landlords aren't allowed to accept application fees and we paid Boston Premier. Any attempt to get the company to clarify or give us a receipt was met with silence. I left a negative review on Yelp to alert other potential renters and moved on. 20 days later Phil found the review and proceeded to contact my boyfriend to get it taken down. To my knowledge he has both our contact information, but chose to reach out to him instead. When asked why Boston Premier never responded to my email he claimed that the email, which is the one found on the website and the email our applications were sent from, was defunct and nobody checked that. At this time we are supposedly receiving half of our "fee" (still no receipt or clarification) back after he "fought for us" with "the landlord" and he still wants this taken down. I wouldn't know for sure though. The "landlord" who is holding our money is a mystery. No one has contacted me personally. Just the male in my life.

Chubb refused to release the deposit unless I gave him a copy of the full inspection report. This is illegal. He is not entitled to this information but is trying to extort a free inspection report on the property. He has also placed the listing back on the market, but still has my deposit.
