They all had their strengths and all had glowing reviews. We went with Rick mainly because of his extensive experience as a contractor, but also because of the breadth of his experience. Rick was very thorough in looking in every corner and under the house, porch and in the garage. He did not cut corners. He was not afraid to get his clothes dirty. Best of all, he did his best to carefully explain things in clear and common-sensical language. Going into the inspection we had several concerns and questions that we needed answers to. In the past, we have had other inspectors who responded to our concerns with comments like, "You don't need to worry about that. That's normal." Rick did not do that. He listened to our concerns and investigated carefully. He then explained in detail why we did not need to be concerned about the issue. His answers made sense and he helped us feel good about the home. We deeply appreciated that. But real issues he addressed very directly. I was referred to First Preference Home Inspection by a respected real estate agent. I have a house…read morethat I need to sell but it has a ton of problems. I wanted to get a full, unbiased assessment of the condition of the house so I could move forward with repairs or modifications in a sensible and knowledgeable way. Mike was very thorough and checked every square inch of the house and explained each issue as he encountered it as well as record it for the report. He never seemed impatient with my questions and really took his time. There were a few areas that were difficult to access and instead of skipping over them, he helped took even more time to gain access. For example, there was a crawl space/attic only accessible by a small hatch that was completely stuck shut, even the inspector when I bought the house a decade ago didn't open it (and I am embarrassed to say I bought the house without it being opened), but Mike helped me gain access so he could check for water, mold, or structural issues. He also checked the roof, only accessible via a ladder. He was on time (actually sitting in his truck 10 minutes before the appointment time) and extremely respectful of covid-19 safety protocol. About four or five days later I got a lengthy report covering every issue, the severity, etc. Getting the inspection will save me thousands on getting wonky quotes or unnecessary work done. It also gave me an idea of what will come up in the buyer's inspection down the road. It was definitely a wise move as a seller and I absolutely would recommend him for buyers. He will leave no stone un turned. AND he's a contractor so he's not just checking boxes -- he has the expertise I needed. Well worth the expense.

Be aware that the Amerispec Inspector will only focus on safety concerns. If there is illegal or…read morefaulty plumbing, they don't consider that a safety concern and even if you ask them directly, they will say it looks good because the water is coming out of the faucet ok. Your pipes could be rusting and crumbling and they'll say it looks good. Check things out yourself, get dirty, don't rely on Amerispec Delaware entirely.

I had to think about the purchase which should have been a no brainer. The company was fantastic in keeping me posted with updates as they understood time was of the essence. Everything went smoothly up to the end, if you need an inspection done and can't wait two weeks get these folks. Holidays and all not meaning they work those days but they work around them and you get the jobs/services done. :)
