    We have purchased six homes in our lifetime and, by far, Richard Stearns is the best inspector we…read morehave ever used. Before we decided on Rick, we interviewed several other inspectors. They all had their strengths and all had glowing reviews. We went with Rick mainly because of his extensive experience as a contractor, but also because of the breadth of his experience. Rick was very thorough in looking in every corner and under the house, porch and in the garage. He did not cut corners. He was not afraid to get his clothes dirty. Best of all, he did his best to carefully explain things in clear and common-sensical language. Going into the inspection we had several concerns and questions that we needed answers to. In the past, we have had other inspectors who responded to our concerns with comments like, "You don't need to worry about that. That's normal." Rick did not do that. He listened to our concerns and investigated carefully. He then explained in detail why we did not need to be concerned about the issue. His answers made sense and he helped us feel good about the home. We deeply appreciated that. But real issues he addressed very directly. His comments helped us resolve some issues with the sellers that would have been very costly to fix. After the inspection, Rick encouraged us to call if we had follow-up questions. He got the written report back to us quickly. It was thorough and clear, complete with pictures. We did have a follow-up question which we sent to him and he went above and beyond to research it and make sure we had the answer. He is clearly a man of integrity, experienced, knowledgeable and with an uncommon gift of just plain "common sense." He communicates clearly and willingly. He saved us not just money, but time by helping us to understand how to take care of the house once we can call it home. I highly recommend Rick Stearns as an outstanding home inspector.

    The business owner lied to us and said that he had flown a drone on top of the roof to take…read morepictures/video as he felt the pitch of the roof was too steep for a physical inspection. We requested the photos/video on numerous occasions so we could make an informed decision on purchasing the home. The emails were first ignored, then we were told that he was out of town and would send us the files the following Monday. The business owner sent his son out the following Monday to take drone footage and tried to pass it off as having been taken the week before which was clearly not the case based on date/time stamps and content of footage. To make it worse, our home inspection report was incomplete and riddled with numerous glaring errors related to insulation, electric and roofing. We were forced to call out both a roofing consultant and an independent electrician to evaluate the systems before moving forward with our purchase. They are not to be trusted.

    Ted did a the drywall and final inspection for our new construction home. On his final report he…read moredid not report any issues which i found strange because there usually is always something. On the day we moved in, I found there was a loud noticeable squeak in the kitchen floor (entire kitchen). Also the front entrance hand rail was loose. These were very obvious issues not identified on the report. This along with a few other items has made me question the quality of the inspection and report that Ted performed and I would recommend these guys to others. Edit: Responding to Ted: No Ted, you did both a predrywall AND a final inspection, both of which I paid for separately. The issues I noted above were on the FINAL inspection, which you did a day before closing and there were 0 issues identified in the report.
