I initially thought my inspection was great, they were quick and friendly and personable, but within 3 months I've had to replace my roof and my furnace. And for both items the professionals involved, (because I asked for more than one opinion) told me that my inspector should have seen this and the fact that he didn't was pure negligence. I can only conclude that my inspector was either getting a kickback from my real estate agent or simply didn't know how to do his job. Buyer beware. read more

I called to get a section of my foundation inspected for possible water damage. The person answering the phones was friendly and patient while I tried to explain what I needed. She understood my rambling and was able to get me an appointment the following day. The inspector was timely, friendly and very knowledgeable. He looked at what was needed and offered a few different options. I had my needed report less than 24 hours later. My mortgage company decided it was not enough and within a few hours the report was updated to include the additional information. This company was wonderful to work with and should I need this type of service again, I will not hesitate to call back. read more

just Closed on our home the Monday before the Thanksgiving holiday. Based off of the Recommendation from our realtor to use this Company. We originally thought the inspector was polite and showed up early. He did mention to us that the Chimney chase flashing should be replaced and that the oil tank showed evidence of corrosion. right after we closed we call for an oil delivery as soon as the oil service guy opened the basement door he said i can not put oil in that tank because it will leak. so what to do ? it's now 30 degrees the day before Thanksgiving and we can't get oil serviced into the Tank. i have to say i do not like being put in that kinda of position. i had to go purchase a few infrared heaters to try to keep my pipes from freezing and bursting. i do not know how on earth they could even sell a house like that i would never ever do something like that to someone. i blame the homeowner too because he knew that the tank wasn't serviceable. also the on Thanksgiving day we got 6-8 inches of snow and the roof vents all leaked. my mother could have done a better inspection than this company. also the was a wire that was hot left exposed on of the GFI outlets was wired backwards and tripping the breaker my husband had to fix several of these issues. The oil company did set us up with a 55 gallon drum for a temporary solution until the new tank can be ordered and installed keep in mind it's over 3,700 i have no idea what that roof vents what that going to cost. read more

Buyer beware! I picked Ace based on a recommendation from my broker and the glowing reviews on Google - big mistake. Ace is not a suitable choice for first time homebuyers as you will be left with questions and problems to fix after closing - instead of having an understanding of the home (and the issues) you are purchasing. Ace spent about an hour and a half inspecting a 160 year old, 3 story, 3300 square foot house. Their brevity was reflected in the numerous issues that they did not identify. I've had many contractors come in and are shocked at some of the flaws that were not noted in my inspection. Ace did not notice a severely checked girder beam supporting the entire house nor did they notice a severely leaky roof, dormers, and flashing. Instead of actually going on my roof, Ace decided to use a drone and noted only one thing: a missing chimney cap. One month later, I'm looking at a $30k roof job. Ace also mishandled my water sample and did not communicate this to me - I learned it from my broker weeks later. At that point, I was forced to "waive" my water test. The lack of communication from Ace about this was unprofessional. It's worth noting they offered to do a free sample after closing, which they honored (hence the two stars instead of one). Lastly, the "warranties" that Ace markets are misleading and do not offer much value for the mistakes Ace might make. It's a good marketing ploy by Ace, but does not provide consumers with much/any protection. I understand everyone makes mistakes, but the number of mistakes made by Ace is not okay. I would look elsewhere if you want to comprehensive, trusted inspection done. read more

I wish I could give less than one star. The positive reviews must all be from people who bought homes that didn't have any issues. This is business is nothing short of a scam, and I strongly advise AVOIDING AT ALL COSTS. I don't like writing negative reviews that might effect someone's livelihood, but when you pay 700$+ for an inspection and the company makes a blatant error or false claim and refuses to address it there is really no excuse. During our inspection we mentioned to the inspector that the home smelled of gas, and we were told that the smell was because they had tested the furnace. However, a month later everyone who walked into our new home immediately noticed the smell of a gas leak. We contacted national grid who came and confirmed the gas leak, but said we would need to hire a plumber to fix it. We contacted Ace Home Inspections and they told us to file a claim with the insurance that comes as part of our inspection. Well, we did and after some time were told that the GAS LEAK WAS NOT COVERED by their "insurance". But this was not even the only problem we had! The day we moved into our new home, I noticed some soggy counter wood by the refrigerator. I moved the fridge only to find that there was a water leak behind the fridge covered with black mold that was leaking into the sub floor. I contacted Ace Home Inspections multiple times and they did not even respond. They completely ignored it. I can understand why they might have missed the water leak, but the gas leak was mentioned to them during the inspection! If I had not hired these crooks, we would have saved 700+$ on the inspection and would have brought up the leak to the seller and not have had to pay hundreds of dollars more to fix these problems with our own money. Before hiring these people, ask yourself if missing an obvious gas leak and then not accepting responsibility is something you want in a home inspector. Completely worthless and a complete SCAM! read more

EDIT: After moving into our home, we found our microwave to be defective after a week. We then found significant physical damage inside the microwave door that the inspector did not include on the report. Additionally, there were breakers tripping when we viewed the home, which we reported to the inspector during inspection. We were told that it most likely was a fluke and to 'keep an eye on it'. This was also not documented in the report and now multiple breakers are behaving this way. We've replaced one breaker which has resolved the issue in that room, however it is a newer home so each is ~$60. When contacted regarding this, they were sorry we were not satisfied and after stating all of the above they stated we'd have to deal with the inspection warranty company, which is a 3rd party vendor, of which they have no control and asked how they could be of help, with no offer made whatsoever. I would strongly suggest to choose another inspection company. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ The inspectors were thorough and helped to explain things they found. The only feedback I have is regarding the timing...it was scheduled to begin at 3pm, I arrived at 2:55pm to find they'd already started the inspection and wanted to actively participate with the inspectors and see each area they looked at and ask questions/point out concerns. Because it started a bit before I arrived, I missed a few areas. read more

I was referred to ACE by my agent, who's name I will leave out to protect her identity. I will also leave out the name of the inspector to protect his identity. I knew something was off when I casually asked the inspector how long he's been doing this for....... 3 months...... . The furnace wasn't turning on and they refused to touch the electric box to see if maybe breaker had to be tuned on. The sellers agent had to do it for them. . They were never able to check the baseboard heating as it would have taken too long (they should have come back another day, but my agent was willing to come back to the house with me to ensure it worked, thankfully it did) . They never checked to see if the doorbell worked it didn't .They refused to get on a ladder to see if the underside of the garage roof was acceptable as it is very dark, which could be a sign of water damage (still not sure) . An electric line is literally cut in the garage for the lights, there was no mention of this As far as sewage (which I paid extra for a sewer scope) . The sink was clogged, just running the water was enough to make it back up (how was that not brought up in the inspection?) . After I moved in, I took a shower and the water started to come out from underneath the toilet bowl, clearly they didn't run the water very long (had to pay $350 for a plumber) . The pictures from the $250 sewer scope were unusable, so much to the point that they sellers had to pay another other company to do it again (all photos had glare, they didn't have a recorded version of it) To top things off, my seller made it sound like they had an incredible warranty that covered everything, so did the company, they refused to pay a penny of the plumbing work that had to get done. Beware !!! We read the great reviews and decided to go with the Ace. The inspection and everything else went smooth and nice. They said that roof is in good condition in report. And we closed the house. It hasn't even been two weeks and the roof is leaking. I called roofing company to get estimates and all of them are saying roof needs replaced. Imagine hearing that with in two weeks of closing and that too after getting inspection done. The warranty they offer complimentary is nothing because it only covers till 3000 that too after some deductible. And when I called for that warranty on some 1800 number, the company said I am not direct customer because I don't have policy number. We barely have any money after closing and this is a very big expense. I don't like hurt business by posting negative reviews and maybe my review alone won't matter but this is very unprofessional and not worth relying for big purchases as this one. So don't make mistake which we made. read more

I'm going to echo the substandard inspections... only on ours he found many many issues (we are the owners of an old home) we had 36 pages of content and photos. We lost a buyer do the report. He stated 3 repairs over $1500. I called in 2 contractors who both told me they are hard pressed to find more than $750 in repairs we could do - nothing mandatory or near catastrophic as they said. Someone got slap Happy typing into a program. He did not mention the dust bunny under the bed- thankfully. This company is a hard pass. read more

Matt was extremely thorough and straightforward when doing the inspection for our recently purchased home. He spent close to two hours (if not more) walking the property with us, and pointing things out as we went along. Upon completion, we received a detailed and neat report of all standard items that are reviewed during an inspection, which helped us in the negotiation process. A home inspection isn't exactly a glamorous service, but it's necessary, and important to have done thoroughly. If you don't already have a company in mind, I'd definitely give him a call! read more

We had a major defect with our HVAC system that was not found or properly documented in our home inspection. Had this issue been discovered during the home inspection, we may have been able to negotiate with the sellers. It is now costing us thousands of dollars to make right. This is a hard financial burden to swallow especially after just moving into a house. We did go back and forth with Ace Home Inspections of Upstate NY for a resolution however they have offered nothing in return but a name and number of an hvac service. We were pleased with the employees that performed the home inspection. They were friendly and personable and appeared to know their stuff. But they missed the issue that we had. Do your homework first before selecting an Home Inspector. Just because they need to be licensed does not mean that they know what they are doing. The best referral that a company can get is a positive reference. Sorry but I cannot leave one here. read more

While Ace was inspecting my future home, they said they were delighted to inspect a home that was in great shape - they said they hated delivering bad news to excited prospective home buyers (especially first time ones like myself!) I couldn't have been happier. Fast forward a year and I've spent $2,900 on unsuccessful roof repairs, $35,000 on a new roof, and am looking at another $4,000 for internal water damage to my home. The roofers who have repaired and replaced my roof after Ace inspected it have stated (and given written evaluations) that the roof on the home I bought was clearly leaky in several areas and was improperly installed. Now, I've tried to contact Ace several times via email and phone to address this problem and seek partial reimbursement. Sarah Stonesifer, Operations Manager, told me that the $1,500 payment I received from a complimentary insurance provider "releases us from any further liability". I asked her where our contract stated that - and I've been ignored since. When I called, Sarah Stonesifer told me that she was "instructed not to speak with me". I have been ignored for almost a month. I have filed a complaint with the Better Business Bureau. And I've had to speak with attorneys. All just to get a productive response from the company. I hope that my experience is a one-off and am happy that others have had better ones. However, my experience with Ace Home Inspections has been costly, filled with frustration, and with regret. read more

Ace was recommended by my realtor. My realtor stated price wise they were a bit higher than others but they did everything inspection and septic. The only thing I did not like about them is that we already spent $985 on there services - 90 mins and we had to have mold re inspected. They charged me an additional $215 for a person to come out and re inspect the area. The gentleman was there for 5 mins - basically in and out. I personally would not recommend them to others because of that additional fee and it being so high. I could see if it was 25-50 but 215 is a bit high. read more

Hey Ace, please don't delete my review this time. I used Ace Home Inspections for a house I was under contract for in July. Our inspector was Sam Hopkins. They missed major things such as: heat not working in certain portions of the home, improperly installed windows, cracked bricks in the chimney over our garage, duct taped together discharge lines from our sump pump that leak back into the basement, chewed on electrical wiring on the second floor of our home, and puncture holes on the roof of our breezeway. I've emailed asking how exactly they did the home inspection, and they have stopped responding. I would not use their services. I've spent over $5,000 fixing things that they've missed and that number continues to go up almost every week. read more

I was given the names of three people recommended by my realtor - one of which was Matt Smith with Ace Home Inspections. The reason I went with Matt was actually because of better online representation and reviews like these yelp reviews which helped my decision. Before I begin, I will just say that I went with 4 stars although could have easily went 5 - the reason is that I am a first time home owner and have no experience with inspections, inspectors, or really anything I should be looking out for lol That being said - here was my experience: I arrived 10 or so minutes early to our scheduled appointment to find Matt already there in the driveway, which was a great first impression. Matt was well prepared and very professional. I began by asking him a few questions that I've had about the property - Matt was very down to earth and explained all my questions thoroughly. I made sure to ask any and all questions that came to mind while following Matt around and inside the property - which I recommend to anyone going through inspection. Matt was more than willing and even glad that I had so many opinions and questions about the whole process - I was impressed he was so patient - you can tell he was more than willing to help educate homeowners and wasn't just there for another scheduled 'job'. The entire walk through went very smooth - the property was in fantastic shape which I had already was anticipating (picked a good one haha) After going through all the observing and testing, Matt sat on his laptop, wrote up the whole inspection and before we parted ways I had an email with the whole thing already in hand. Super simple. I enjoyed the services performed, I also enjoyed the company present. Matt was a straight up guy - no bs - and easy to talk to. I would highly recommend hiring this company. They inspected my home I was buying, and I had a great experience. The inspector is punctual, thorough and went above and beyond my expectations. He explained as he was going through the house and answered all of my questions. He provides any additional tests you need and you receive a detailed hard copy and electronic report the day of the inspection. I was mostly impressed with his help after the inspection. One star is the lowest rating I can give however if I was able to give zero stars I would. Our home might as well not have even been inspected. The inspection was done within an hour and any inspection should take longer than that. Due to the restrictions of COVID we were not allowed to be present for the inspection and that proved to be the worst thing that could have happened. We closed on our home and within days we discovered thousands of dollars in repairs that needed to be made that we no longer had any recourse for because we already signed the papers. There were things that were said to be working/inspected that were not even inspected including a garage door opener that was noted as functioning but could not have been functioning because the garage door itself was broken. A garage door opener costs approx $500 to replace but the door itself is a $1500-$1600 door, so right there is over $2000. But that was not the worst part, there are major structural repairs that need to be done as we have been told by multiple contractors that the home is not currently structurally sound. The previous owner removed the main supports in the basement that hold up the top part of the house, the house is currently being supported by one support beam. The stairs are not wide enough and are also not secured or supported in the middle. The shower leaks and has been leaking for a long time based on the rot observed on the ceilings in the basement, the list goes on! These are things that multiple people say should have been flagged/caught by any inspector. We have estimates of well over $10,000 in repairs that need to be made just to make the house SAFE for our family to live in and ACE refuses to take any responsibility for botching our inspection. We didn't buy a fixer-upper there is no way we should be shelling out over $10,000 to make our home safe to live it after only being there for a month. I would advise against hiring ACE for your home inspection, it could cost you a lot more than you bargained for!!! read more

Matt has to be the worst home inspector that I have ever worked with. After seeing the reviews on this site and seeing that his business was located in the community that I reside I decided to hire him to inspect a foreclosure that I was purchasing. My appointment was at 9a.m. and my realitor let him into the home to start the inspection knowing I was going to be ten minutes late. When I got there at 9:10am he was already done with the inspection and ready to walk out the door. I asked him some questions about the house and a few of his responses were, "you have something going on in the cellar, I don't know what but it's something" and "you need to wash the walls really well". After he left my real-estate agent asked me "what was that?" He literally did nothing. I then texted him to tell him I was unhappy with his services and to disregard writing up a report. At that point I didn't trust what he had to write about. He texted back: I understand Jackie. I'd feel the same way. I don't want you to be unsatisfied and you shouldn't. I will call you as soon as I'm off scaffolding site inspecting. Then here is the kicker....he cashed the check for $475 the next day! DO NOT USE THIS COMPANY!!!! read more

I contacted Matt at Ace Home Inspections as a recommendation from my realtor, and although this was my second time buying a home, I had a far more informative and even enjoyable inspection this time around. Matt was very thorough and obviously knew what he was talking about. He was straightforward with both positive and potentially negative information, but all factual and to the point. I didn't feel like there was anything about the house that was missed, and most of my concerns were addressed before I had to ask. When I did ask, he was helpful and pleasant. There were a lot of things about my first house that I felt the inspector overlooked or didn't consider an issue, but became issues right after buying (such as electrical rewiring, pest infestations, and flooding in the garage/basement). He was also really prompt and communicative beforehand, and was really flexible when I had a late flight home and needed to reschedule the inspection. I also got a copy of my inspection later that day, and he forwarded to both my realtor and other parties involved. He made the experience very easy and convenient. I would absolutely recommend him or contact him again if I needed another inspection. read more
