I'm a local realtor who has sold hundreds of homes in the past 7 years and have attended inspections with a wide variety of inspectors and can wholeheartedly recommend Greg Sanchez. In fact, he has inspected every property I've personally bought in the area. I'm told he has inspected over 17,000 homes during a career spanning over 20 years. The man is a walking encyclopedia of home defects. In fact, in many instances he already has an idea of what we might encounter due to other issues he's found at homes on the same street or built in the same period. He points out the defects he discovers and answers all the buyers questions about these and then delivers his report the same day with detailed notes and pictures. And, as an added bonus he gives the buyer an orientation to the home throughout the inspection and tells them how to properly care for the home systems and then helps prioritize the maintenance issues for after closing. It really is an incredible service and so much better than most other inspectors I've witnessed. I find the people who complain about his inspections typically mention things that either stopped working after they bought the house (but worked at the inspection) or they mention things that cannot be found during a 'visual only' home inspection (and all home inspections are 'visual only' inspections). I will continue to recommend this total pro to my clients. I just wish he would gather more online reviews so my clients will stop choosing far less experienced inspectors just because they have more online reviews. read more

I could not be happier with the inspection service that Greg and his assistant provided. They were recommended to us by our real estate agent and we are so grateful for that rec. Greg knew it was our first home purchasee and walked me through the entire house from the basement to the attic, explaining all of the major systems, how to service them and maintain them (even removed and reinstalled the filters from the furnace, etc. to show me how to do it). It was like a homeownership 101 course. Thank God i was filming most of it with my phone, I have already rewatched it with my wife and will likely do so again when the time comes to actually start taking care of the new house. This was in the time of Covid and of course they were wearing masks and did so the entire time. The inspection report was emailed to me the same evening of the inspection which was nice. Greg Sanchez is without a doubt the most qualified home inspector working in the capital district. He is thorough, professional and cuts through the red-tape to provide the best information on the status of a property. Just recently, he inspected a home that my daughter and son-in-law had made an offer. He started in the basement with the systems, then to the first floor, the second floor and finally the attic. HUGE amounts of mold that had not been addressed. He pointed out the electrical panel and how it violated code, and finally the support beams that were buckling which was the ultimate deal-breaker. He spoke directly to my daughter (with mom close by) and guided her with instructions about filter changes for the HVAC and the correct way to install them, the care of a septic system, the best way to clean hardwood floors, and the list continues. Greg was professional and has a full range of knowledge. As Greg was doing his inspection he explained and showed me what he was talking about. He gave me tips on maintenance items and advise if I made changes to the home what I would need to do to meet Code since I was buying an older home it meet Code at the time it was built. He was very thorough - even gave me an idea how old appliances etc. were and approximately how long items would last before needing to be replaced. Since he central air was several years old, he gave me tips that will help it last a few years longer. Greg even had tips on what products to use to get rid of stain in a closet. He documented his findings in his Ipad and then sent me his report that evening. He has even answered some of my questions after closing on the house and was able to recommend someone to refinish the hardwood floors that were under carpets.Greg is affordable, honest and well knowledgable and is worth every penny. read more

Nice communication beforehand, confirming the appointment. Greg showed up early for the appointment, beating us to the address. Greg immediately disclosed that he had done a previous inspection on this house a few years ago, and had looked over his notes to see what deficiencies were present then. Greg was able to point out what was newer, and what was replaced. He went through the property step by step, explaining everything along the way with easy, layman terminology. He and his partner appear to have left no stone unturned,and no area uninspired. It was like getting an inspection from a qualified professional who was also your Dad.
