My husband and I made an offer on a home in Glenmont and had to get an inspection done on an expedited basis because of some previously planned travel. I was very pleased with the home inspection done by David on a house I intend to buy. He found a problem with the wiring on the electrical panel that the current owner said had not been picked up previously by his inspector. He also found significant problems with the house siding on the roof, which had been mounted touching the roof shingles in many areas, resulting in deterioration of the siding due to moisture wicking into the siding. In addition, he identified a lack of kick out flashing next to the chimney to divert water into the gutter so that it does not cascade down the side of the chimney. David was very helpful in going through all of the home's systems and helping me understand them. I feel much more confident that I know the true condition of the home after his inspection. I am not from the area and had to search for a home inspector on my own, and did not want to rely on a real estate agents recommendation, after much researching I decided on David. Initially I thought the inspection might be overkill since the property was not that old, however just to be on the safe side I went ahead and ordered the inspection. David was very thorough with the inspection and saved me from buying a home with extensive mold damage in the attic that had been festering for years. The current owners purchased the place just 3 years prior and demonstrated to me that the prior inspector missed a significant defect which could cause major health problems. Dave at House about homes LLC is the absolute best. His reports are very detailed, with diagrams and links. He takes his time to make sure that the house is structurally and mechanically sound. Operating out of Delmar he drove an hour twice to the South Glens Falls area. The first time he notices that the foundation sills where rotted away and after having my contractor look at the issue he noticed that the floor joists, subfloor and all the sills where completely rotted away. Without Dave coming out and crawling under the house, in a very tight crawl space, we wouldn't have noticed the issue. He came out this past Thursday to the other home I looked at after cancelling the first home and did another amazing job. I would recommend Dave to anyone looking for a new home. David provided a very thorough inspection of a home I had put an offer on. He was extremely courteous and professional. As a first time home buyer, I made sure to come prepared with many questions and asked many additional ones while I walked through the house with David. He was patient and answered most of my questions with good detail. Questions regarding prices which could involve contractor work were the only ones he couldn't answer. Additionally, his actual report was very detailed and easy to digest. The fact that it came with pictures that I could refer back to turned out to be very useful. I would also mention that the sellers did not provide keys to the thermostat to check the heaters but David had no problem coming back to check. David was very professional, polite, and attentive. As first-time buyers (and of an older home), we had a lot of questions and he answered all of them. David spent about 2.5 hours inspecting the 1,600 sq. foot home and highlighted a handful of things he had varying levels of concerns with. He did not gloss over issues, but he was also measured and did not alarm us over things that were normal in an older home. It felt like the right balance (he didn't quickly say everything was fine, but also didn't scare us over minor things that were fixable). He has a well-defined methodology and takes excellent documentation. He is happy to explain what is going on with your house -- you will meet your house in a profound way if you do what I did and follow along. Either way, the detailed and well-organized online documentation is extremely clear and well-organized, you can take just the appropriate chapter (eg: Health Concerns) and only print that out as a PDF and send it to the appropriate service provider, complete with photos. March 2017. I have found David O'Keefe's work to be extremely thorough. He takes his time going over the entire house and is always willing to answer questions. He highlights questionable areas which would require other opinions His report is very professional and informative - I will use it as a guide for planning future repairs or improvements. The first house Mr. O'Keefe inspected for me had multiple issues and the sale did not go through saving me from a large mistake. This house also has an issue where Mr. O'Keefe suggested I contact a structural engineer, which I did.
