Who thought a home inspection could be this easy?!…read more Our realtor recommended two different home inspectors. The first one was just a phone number and a name. The other was Greg Sanchez, who had a phone number and a web site. We visited his site and we were pleased with what we found. The ability to make an appointment ONLINE on a SUNDAY was what sealed the deal. We soon received an email confirming everything. On the inspection day he arrived with a co-worker and they were both very friendly and professional. They got right to work and told us if we had any questions feel free to ask. We of course had a lot of questions along the way. He was able to answer all of them and give us ideas and tips for caring for the home. Before we left, we had a full report emailed to us that we were able to view on a mobile phone while still in the home. We were also told he keeps his records for 7 years, so he would be happy to answer any questions we had after the inspection. This is our second time buying a home and the experience Greg provided went above and beyond our last experience with another company. Can't say enough good things about Greg. Very thorough HIGHLY recommended!!

He did not--the report was short and omitted most of the useful maintenance notes I've relied on with past home purchases. He said the stove top was working. It's induction, which means it only works if you have a metal pan--he didn't have a pan! He suggested we change a furnace filter ... but omitted the detail that the filter was FOUR YEARS old. And didn't check the other two filters, which were 4 and 5 years old and mostly dust and mildew. The biggest problem he missed? A part in the furnace was cracked and leaking water, which meant the furnace is almost dead. My service tech caught that and we are buying a new furnace. If Greg had done his job, we would have asked the sellers to pay for it. They broke it by not replacing filters. He also didn't tell us the dishwasher and washing machine were almost dead. The water here is very hard (calcium) and the water softener he said was working fine was broken and turned off. The dishwasher and washing machine were full of the white residue from calcium. We already bought new appliances and are putting in a water softener system. Greg's poor quality report cost us thousands. Was he working for the seller or is he incompetent?

At the end of the home inspection, we went over the report on the phone with the owner of this company. He assured us that "it was a great home", "he would buy it himself ", And that there were no conditions that would meet the $1500 limit that would require negotiation. Flash forward to the day we move in. My wife opened a casement window, and the window almost fell out of the sash. Upon further investigation all four bay windows need to be replaced due to rot. Please see pictures attached. It is clear that he never even opened the windows.This was after he noted in the report that there is evidence of water intrusion. Of course, he didn't say it was serious. In fact he said there was nothing wrong with the house. In his report he did note that it should be inspected by a qualified professional. However, I've been a real estate professional for 18 years and have dealt with hundreds of home inspections. They all have multiple notations of that kind of language, to protect their ass. The reputable ones certainly mention any concerns they have in the follow up to the report. I called the owner of the company and he came out of the house. All he was interested in was blaming it on me, for not opening the windows during the walk-through. He also tried to blame the realtor for not doing it during the initial home inspection. He also audio taped the conversation without my knowledge or consent. Not that I give a crap about what I said during that conversation. I finally threw him off of my property. Real estate professional; do not recommend this vendor to your clients. He does a crappy job, does not take responsibility and will blame you if anything goes wrong. Future homeowners; do not use this vendor. He does shotty work and will hide behind the legalese in his report. USE AT YOUR OWN RISK. Long story short, all four bay windows need to be replaced. It will cost $22,000. I will be investigating my legal options against this company.

It was time to call a wildlife specialist. The positive reviews I was reading for Upstate Pest & Wildlife Control were convincing enough for me to call them. They were able to schedule a visit for the next day. Jake from UPW&C (no relation to Jake from State Farm) arrived on time and assessed the situation. He was friendly, very informative, and knowledgeable. The cost for the services he proposed and explained was reasonable. He was able to set traps that same day. Jake returned after a couple of days to check the traps. While the traps had not caught anything yet, and we hadn't heard critters any longer in the ceiling, he made modifications and adjustments to the traps and planned another visit the following day. Today, after assuring that there were no more squirrels in the soffits, and no new points of entry, he removed the traps and sealed the soffit hole. (Note: one trap did have part of a squirrel's tail.) I definitely recommend this family owned business if you have problems with wildlife pests. Their entire operation is very professional and reassuring.

When I was unexpectedly home a day before the appointment, I called and Matt came that afternoon. He investigated and found the hole to the crawlspace. A trap was set and we had Bucky the groundhog the next day. Matt closed up the hole for us. When we heard it again a few days later, Matt came back. There was nothing, so we think Bucky's SO escaped for good. Matt is responsive, responsible, changed his schedule when I asked if he could come a day early and he got the critter. Pest control isn't something we think about, but when we needed it, we were more than pleased with Matt's service. Pricing was reasonable and the process was simple. We'll use Upstate Pest & Wildlife Control again if needed and we highly recommend.

It has been a few weeks and Josh has visited to install a one-way "trap." This allowed the critters to leave our attic crawl space and then be sealed a few weeks later. After more than a year of trying to get the work corrected, I have decided to pursue the matter in small claims court. Based on my experience, I cannot recommend Mike's Roofing Repair and Carpentry.

When I asked if they had received everything they needed and I could schedule a date to have my roof fixed, I was told the new management hadn't reviewed the paperwork yet and they couldn't come fix my roof until it was reviewed. Apparently the new owners are entirely electronic, and didn't have my contract on file. I just want my roof fixed! Why is it always such a headache to get these companies to do what they said they promised to do?

I contacted Patrick Hedderman for a home inspection when I purchased a new house. Immediately, I was impressed with his speedy responses to my emails and the flexibility with which he scheduled my inspection, especially since I was asking for a quick turnaround. When I arrived at the house on the afternoon of my inspection, Patrick was already there, conducting the exterior survey. He was extremely polite and personable, but clearly taking his job seriously. I brought my father along to the inspection (he is a particularly handy guy and thought he might be able to help interpret some inspection lingo, if needed) and he was also impressed by how thorough and detailed Patrick's inspection was. He checked every seam, every single outlet, ran every appliance, and crawl in, under, and around every fixture, piece of furniture, and hidden space. Upon completing the inspection, Patrick sat down with us to walk us through everything that would be appearing in our report so that we could ask questions. He promised to have the report emailed to us first thing in the morning, and sure enough, there it was at 8am (on a Saturday!). Not only was he true to his word, but this was such a detailed report! He itemized everything the was inspected, and included a digital table of contents for easy access to each part of the report, as well as photos of all of the areas mentioned in the report, complete with closes and arrows detailing exactly what the "problem" areas were, even if they we just cautionary mentions. I would absolutely recommend Perfection Inspection. The name says it all. Tremendous skills and thorough reporting, impressive professionalism, and very reasonable pricing. Darn nice guy. This home inspector surpassed our expectations in his thorough evaluation of our home. He took his time which is reflected in the report that covered the condition of the home's heating system; central air conditioning system; interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components. He discovered mold in the attic and he provided a radon test. His recommendations will enable us to be on top of it when we put the home on the market. He was very professional and we received his report the following morning. I highly recommend his services for home sellers and buyers. We called Patrick after reading all the positive reviews from Yelp and he was very flexible on his availability (could do the inspection on weekday evenings or weekends given the short notice). He showed up onsite ahead of time and started the outside inspection right away (before our agent showed up with the key). We are first time home buyers who didn't know much about anything before reading his detailed inspection report. He found mold defect and a bunch of safety issues which we were not expecting before we signed the contract (the house looked sparking and very "move-in ready"). We ended up pulling ourselves out from the contract but couldn't be happier that we avoided this potential money pit. My husband and I needed an inspection done on a house that we were looking at purchasing. I had heard lots of great things about Perfection Inspection, so I called them. Patrick was already booked, but made time to fit us in and traveled more than 30 miles to this house to be there on a Saturday morning by 8am. I called on a Thursday and the inspection was completed that Saturday.He was available to correspond through text which made questions quick and easy.I live out of state and he conducted the inspection with my realtor. Patrick's evaluation of a house I considered buying was thorough. He took many photos to accompany the written report which he emailed me the following day. He examined the chimney, the roof, the interior of the attic, the foundation, the exterior brickwork, exterior grading as well as structural areas within the house. Since this house was a shell from interior damage he could not evaluate electric and water services. He noticed mold issues and brought them to my attention. Joe takes his time, explains everything he is finding along the way, is incredibly through, and provides reports quickly. He is always open to questions or to go over reports to explain further. When I contacted him the second time and told him that we were pressed for time, he made sure he was available despite a busy schedule. Home buying can be such a brutal process and one is never sure who has your back or just wants a commission. We always felt as if Joe was looking after our interests. He did a very thorough job inspecting the house and he called us that night to discuss it, and even sent us the final report the same day, despite it being late in his time zone. When he called us to discuss it, he took his time explaining his findings and answering our questions. We did not feel rushed at all. He is very friendly and personable and easy to talk to. The report was quite detailed and contained a lot of photos which I appreciated. We hired them based on a recommendation from a trusted acquaintance. If your goal is to learn more than which outlets in the home work, water comes out of the sinks, and the toilets flush, then DON'T HIRE HOUSEMASTERS!! Their contract has a ton of small print, in which the list of things they DON'T review/inspect is longer than the list of things they do inspect. We didn't realize they allot only 2 hours per home inspection, regardless of home size. This is not the first property we have ever purchased and had inspected, so we didn't expect such a short time limit on the inspection. In the past our inspections have taken 3-4 hours and the homes were smaller. The home HouseMasters was inspecting for us was 3900 sf. In order to stay within the time allotment, Marcus was running all over the house. The thing he spent a huge amount of time on was checking to see if the outlets worked and was extremely concerned about which switches were 3-way switches. As a result, there were many things overlooked or glossed over during our inspection.. 1. During the inspection we asked Marcus to take time to explain the heating system to us. He said he would as soon as he finished the inspection. That didn't happen, instead at the end of his inspection he said that overall the house was in good shape, as it was only 10 years old, but there were a few things that needed to be addressed (broken a/c, no ventilation in the garage attic & missing soffit), and that everything we needed to know about would be in his written report. 2. Within two days of closing, we discovered that the hot water heater was leaking. This was not in the report. When I contacted Marcus/HouseMasters to initiate a warranty claim I was told that unless the report noted that the item in question was determined to be 'satisfactory,' the warranty wouldn't cover any claim. Of course the item was marked 'fair' with a note that said "Rust and corrosion noted. System was functional for age at time of inspection." That's correct, it was functional. What was missed was that it was leaking, therefore in need of immediate repair! Cost for replacement that should have been part of our renegotiation with the seller: $1500. 3. For the heating system, which is a propane boiler, all Marcus did was turn it on to see if it ran and in the report said we should have the boiler cleaned/serviced. The furnace did run at the time of inspection, however, what would have been checked by any other home inspector was whether all of the circulation pumps were also running. This wasn't done and on the day after closing we discovered that 3 circulation pumps were bad (one had no guts in it). Cost for repair: $890. 4. During past home inspections we've had, in addition to the exterior of the chimney being evaluated, the interior of the chimney was at least looked at with a mirror. During this inspection that was not done - his report stated that the chimney linings were "not seen or evaluated." Had it been done for the flue used by the wood furnace, the inspector would have noticed that the flue was completely blocked with creosote. Had we known this, we would have had a certified chimney inspection done before we completed the purchase. We have since had that done. The verdict is broken flue tiles, which now require a costly ($4,000-$6,000) repair for which we are still obtaining estimates. I can continue to go on, but I've noted enough here. The more I write the more frustrated I get.
