I've been renting property for the last 17 years of my life and never have I dealt with a less flexible and more untrustworthy staff in my life. Maintenance was always good, but the office is a laughing stock. I went into their office close to 75-80 days before my lease expired to ensure I follow the proper steps for move out and expediting my departure from my apartment and property. When I asked the front office what needed to be done they provided me with a pricing sheet and said to ensure I gave them a 30 day notice. I return about 32 days before my lease to ask what if anything I need to provide to make sure they're aware I'm not staying at which time I'm told that I had to have done this 60 days prior. instead I would be paying for an additional months rent at double my agreed upon monthly rate, or I could buy myself out of my lease for an additional 2k. I opted for the 2k because otherwise I'd pay $3500/mo for 45 days. After explaining the misunderstanding the property manager advised me he would not be assisting or waiving either fee as a courtesy for a tenant who's Felt duped. As I'm moving out, I go back into the office to ask for assistance with a walk through to ensure I do not incur any additional charges. The property manager tells me they don't nickel and dime, but we clean and vacuum anyway. I then get a statement emailed, not even mailed or certified that I owed them more money and they'd be keeping my deposit for a cleaning fee. And that if it's not paid in 7 days I'll be sent to collections. Long story short...don't rent here, find other options and do not trust Yvonne or bill in the front office.

We had ongoing concerns in our unit involving moisture and visible mold like growth in multiple…read moreareas, including the water heater closet and bathroom baseboards. We reported the issue in writing and requested proper inspection and remediation, especially given that we had a toddler living in the home. Maintenance inspected the unit, but no remediation, testing, or repairs were performed to address the underlying condition. During the inspection, visible dark growth was acknowledged but described as "dead mold". After this, the area in the water heater closet was painted over without addressing the underlying condition. Shortly after, we observed additional visible growth in that same area. Due to this, we terminated our lease under Arizona law after providing written notice. The property disagreed and charged over $5,000 in termination-related fees. The account was then sent to collections while the charges were still actively disputed and within the stated 30-day period. We attempted to resolve this directly and through the Better Business Bureau, but the property has maintained its position based on internal assessments only. We are not looking for a response from the complex, but want future residents to be aware of our experience.

DON'T MOVE HERE!!…read more The first picture below shows a bamboo privacy barrier we hung up on our patio so we didn't have to look at trash 24/7 which is constantly overflowing and very poorly managed by the Acero Val Vista staff (you should smell it in the summertime, the Arizona heat really ripens up the stench). Long story short, the complex manager issued us an eviction notice for having the bamboo privacy screen hung up. Before I hung it up, I checked the lease we signed and it says nothing about not having a privacy barrier on our patio. There are also many other apartments with similar barriers ranging from wood, fake leaves, and tarps. When I asked the manager why they were coming after us specifically for ours (singling us out) she said it "doesn't fit the aesthetic ". Hmmmmm. Sounds highly subjective to me! The main reason we got the barrier was so that we did not have to look at heaps of trash all over the parking lot in front of our place. I guess the aesthetic they are going for here is "garbage chic"! Please take a few moments to check out the lovely trash pics below!

This place was 5 stars the whole way, then our AC went out... it is currently 120 degrees outside…read moreevery day in August as usual... it has been 3 days now. The apartment complex put some low powered AC unit in the window living room and is still 90 degrees in the apartment... We had to go get multiple ac units for our bedrooms our own self, since they did not provide them. Maintenance couldn't care less, Tavalo charges an arm and leg for rent just for poor service. The apartment is 90 degrees during the day, my dog is probably suffering here of heat exhaustion... no offer for reimbursement on rent, no formal apology, currently . Just hey we will get it fixed as soon as possible... The maintenance guy is like well we will have to order a new part... I will be contacting my lawyer... thank you! My last apartment was on that same stuff. AC broke took 3 weeks to fix! NOT HAPPENING AGAIN!!!

FULL TRANSPARENCY: After signing our 12 month long lease 5 months ago we are leaving…read more This is by far the most high maintenance apartment we have ever lived in. It got to the point where we stopped reporting issues because we were tired of how frequently maintance had to come in. Here are the issues we did report... 1. A water bubble formed in our ceiling. This resulted in our house smelling like sewer and our ceiling having to be cut open. A total of three days of maintance & contractors coming in and out for it to get fixed. This was in our master bedroom where the bathrooms have no doors. 2. Our kitchen sink began to cave in, literally unattaching itself from the countertop. 3. Our garbage disposal went out as well as our dishwasher. 4. Outside of our home smelled like gas when we first moved in. Southwest gas was called & the man that came to fix the issue let us know he had already came to this complex six times that week for the same issue. It was extremely inconvenient to be told we had to rush home or wait around while these issues got fixed. Issues we didn't report & quality of the homes. 1. We pay $125 a month for a technology package... for one sensor, the ability to lock/unlock front door, turn on one light in the kitchen through an app, and bad internet. Our sensor does not work, I have troubleshooted it over 20 times. The front door lock does not work through the app because the front door lock hole is broken. 2. Although a luxury apartment, there are NO lights in the bedrooms. You will need to buy a lamp on top of paying $2300 a month. Did not think we had to check for that at this price range. 3. 4 outlets in our home do not work. 4. We pay a pest control fee each month. I have found 3 centipedes and 7 spiders in our home. 5. We loved that the homes were "energy efficient". During the winter we felt a cold air in our living room area, that was due to the fact that our window was disconnected from the inside wall... air from outside is slipping in as if we have the window open at all times. 6. The homes are very high maintance in regards to cleaning for the following reasons. All the sinks in the home are flat instead of being a slight decline into the drain. Gunk practically lives in the corners if you do not clean your sink as often as you use it. All of the calking in the kitchen and bathroom is turning yellow. The metal in the shower is cheap and it turns your shower rusty orange. The paint is so cheap on the walls it gets dirty VERY easily & if you try to clean it the paint will rub off. Benefits are the community is great. Despite all issues, I've had the best experience with maintenance, they are very kind!! We did have one off putting encounter with Marisa that we felt was very unprofessional. We have been in contact with her about the lease termination fee ($4128) but during this specific encounter she had a lot of attitude. We needed help getting an invoice of the charge sent to our email & she was completely unhelpful stating she had no idea what we were talking about or what we needed. I take it she was having a bad day or maybe she no longer cared since we were leaving soon, this was unlike encounters we had with her in the past.

Walking between buildings, the smell of dog urine and feces can be absolutely rancid. Many property lights don't work, leaving areas extremely dark at night. The hot tub has been out of service for months, and the pool desperately needs a thorough cleaning, not just a quick skim. The property needs serious attention, cleaning, and basic maintenance.

There was no explanation, no photo evidence, just a final bill with vague charges. When leaving a review on Google, they gave a polished response filled with generic statements about policies, standards, and procedures. They never denied the charges, never showed any proof, and never actually addressed what I was questioning. Just a lot of carefully worded deflection. They'll probably reply to this review with the same type of message. It will sound polite and professional, but it will avoid giving any real answers. That's how this place operates. It sounds friendly on the surface but underneath, it's a business that quietly pads invoices during move-out and counts on people not fighting back. I'm not writing this because I'm upset. I'm writing this because people should know what they're dealing with before signing a lease. This is not about cleanliness or following rules. This is about them turning the move-out process into a revenue stream. Take photos after you moved out (like I did). Save everything. Do not assume doing the right thing will protect you here. They know exactly what they're doing, and it has nothing to do with helping you or being happy that you were a resident.

Everyone knows that apartment leasing is almost as bad as purchasing a new vehicle. I couldn't have been more incorrect.. I walked into Watermark and was immediately greeted by one of those humans who is just, a genuine and caring soul. Not some BS, "they pay me to smile at you," crap. This was a person who actually cared about others and that mentality was very apparent in her work ethic. Together we toured the facility/complex and it honestly seemed surreal; this place is way too nice, which in my mind, was a direct correlation to "expensive." (Spoiler alert: Not that expensive) Upon completion of the tour I bit the bullet and asked for the financial bits.. I was almost in shock. The prices here (I am not telling you hyenas what it cost) are some of the most reasonable I have ever seen when you factor in the amenities, presentation and general livability. Obviously I moved in. Since my move in date, I have regularly conversed with the staff and have been treated like family. They are attentive and proactive members of this community and frankly they make it what it is. The "apartments" are unbelievable and frankly I will not disservice them by trying to paint that picture. Just come look, you won't regret it. If you want to live in a community where you are treated, and feel like a person not a number; Where the staff actually cares about you and goes the extra mile as a minimum standard, I would highly recommend Watermark at Gateway Place. 10/10!

I would not recommend this place. They're nice to you when you move in so they can take your money…read more- but when you move out, they literally take the carpet from underneath you. Upon move out, they told us the carpet was embedded with debris that couldn't be cleaned or removed - this is not true since we vacuumed once a week and didn't wear shoes in the house. Then they said the carpet was stained beyond repair, which is also untrue - I asked for pictures and they showed me very small marks and told me it couldn't be cut or repaired, but that the whole apartment needed to be recarpeted. They showed me an invoice from when the carpet was replaced before moving in and wanted the full cost, including the stairway! Yet they could only show me a very small 1" stain (which wasn't even a stain but connetic sand) and a 1'x2' dark area where my wife worked from home. They could not prove to me the carpet needed a full replacement. I would be fine with paying for repairs and a deep cleaning but they did not want that. They did not provide me with pictures of the living room, second bedroom, and stairway that also needed a full repair! I'm not even sure they actually replace the carpet (they have yet to provide me with a receipt), they probably just deep cleaned it like I said since it wasn't even damaged beyond repair. The office did not want to work with us - I wanted a second opinion on the carpet but was denied. I work in the maintenance field and know that the carpet was in good shape and could be repaired if needed but they sent us to collections for the full apartment. Believe me, I will be reporting them and pursuing legal action. Oh and don't bother bringing any of your friend's pets over cause they'll rub it in your face that you need to let the office know about it - they'll pull up the carpet to see if there's any stains to boot. If your friend's pet makes a small accident, then forget about a deep clean or repair, the ENTIRE apartment needs a full replacement! This is the worst place to rent from. They'll swindle you and get more money on the back end. Poorly run management with poor morals.
