We originally reserved a 3 bedroom apartment in beginning of September. We placed a deposit down and paid the application fee. We were notified that we got approved for the apartment and were told that it would be move in ready, cleaned and prepared for our move in. We scheduled moving company for the move in day and picked up the keys for the apartment the day before. The resident manager showed up for the keys pick up appointment while wearing sweats and flip flops while looking completely unprofessional. The apartment was dirty, floors were stained with cigarette burns, flooring and carpet had a smell, kitchen stove had oil on top of it (which the manager noticed and literally tried to burn off in front of us with smoke rising up into the vent), windows were dirty, closets were broken and about half of the blinds at the apartment were broken or partially functional. We couldn't believe it. The manager told us to "write up" some of the fixes in the internal maintenance system and he can take care of them at some point. He was absolutely unprofessional. He then walked out of the apartment, gave us the keys and said he had a meeting with his boss to attend. It was almost like we weren't important. The apartment was completely not move in ready. We had to cancel our whole move, re-arrange to stay longer with our current place and re-arrange our schedules and lives just because the resident manager refused to do his job. I then notified him via email several times that we are cancelling the lease as the apartment was not ready. He did not reply to any of my emails but called me later from a block number asking us to drop of the keys and that he would refund the money we paid. We showed up to drop off the keys later and found that his buddy came out of the apartment office to greet us. He said that the manager is a friend of his and that he had left. He said we could drop the keys off with him. I did not feel comfortable with doing that and the friend got the manager on the phone to say it was okay. He also said he would refund the money and did not do so even after I emailed him several times. We had several very expensive packages coming to the now empty apartment and I advised the manager that they will be arriving. I asked him to keep them for us so I can pick them up. He never responded to my email and completely ignored me. One of the packages had arrived and when I went to check and see if it's there, it was missing. It appears the manager took the package and he has not responded to email inquiring about the status of the package. Eventually, I got in touch with high level management and was told these issues would be resolved. Please be careful when renting from Bay Tree Apartments. The management is incompetent and completely unprofessional.

    I previously lived in The Meadows for 7 years until I bought a house and moved out. My workplace is…read moreclose-by, and sometimes after lunch we walk through the outside ring parking to reach Middlefield and return to the office. Today, two of us were walking through chatting, and a Meadows property manager/worker yelled at us from across the parking lot, maybe 40 yards away, asking who we were. Thinking he had mental issues or a salesman, we kept walking. He then approached and harassed us, screaming about how we were trespassing, continuing verbal abuse and harassment and followed us until we left the property. We talked quietly, did not approach anyone, hang door tags, play music, or toss trash. We didn't go into the center apartment area. We're both computer professionals. This employee could have gotten on his golf cart and quietly told us sorry we cannot walk thru his parking lot and to kindly exit the premises. Instead, he chose to yell threateningly across a parking lot and come after us with verbal abuse. A good way to judge apartment management is how they treat visitors. Because as residents, you're going to get more of that - or worse. Stay away from this complex.

Meadows is very safe and it's also in a good location - it is right off of Central expressway and it's close to 237 and 101. Apartment was spacious as well. I also thought the gym was great and bigger than a lot of other apartment gyms so amenities as good here. There is a community pool as well. The management company was very responsive with service requests. We had an issue where the central AC was spewing out dead bugs so the maintenance team quickly came in and gave us a new AC. Meadows also hosts some events every couple months (coffee station, Easter egg hunt, food trucks, etc.) which made the apartment complex feel more like a community. One of the drawbacks about this complex is the lack of natural light in the some of the apartments. Because of all the tall redwood trees and the direction of our apartment, we didn't get much light. For the most part, we had our lamps turned on all the time. And because of the trees, leaves would fall into our balcony so we had to frequently clean that up. We decided to leave once the lease was up as we found a place with more natural light closer to our offices and meadows was going to increase the rent by $250 a month. If it wasn't for the light situation, probably would have continued to stay here. Overall I enjoyed living here, and if you are ok with less natural light or you are able to get an apartment facing the right direction, then I recommend!

We called SVPM and they handled the tenant effectively and efficiently, helped us serve tenant with a notice to move and arranged to deduct tenant caused damage from tenant's security deposit. From a property owner's perspective, you can't go wrong with the professional crew at SVPM.

When my house was listed for rent…read morethey charged me over $1400 for cleaning (I'm a fairly clean and neat person so $1400 for cleaning felt like a punch in the gut). I'm certain it did not receive $1400 worth of cleaning and I'm also certain that the PM never visited the property to do an inspection of the cleaning. Fast forward to me moving back into the house 15 months later. The PM told me that I would receive the same level of cleaning ($1400 worth, right?) when the renters moved. What a joke. Cleaners left the stove a mess, filters were nasty, showers not thoroughly cleaned, basement windows not washed, basement area not swept. I was charged for all of this up front. Also, PM never came by the property to ensure the renters were following the lease and maintaining the HVAC and the water treatment system. I think PM for this company means they are going to charge you to collect the rent. So...here we are 40 days since move out and I've yet to receive any monies from them as reimbursement for the $500 deposit I gave them to cover minor repairs, money I spent on materials and labor for thoroughly cleaning when I returned. It's been 3 weeks since I sat down and went over the itemized statement with them. Also, they are holding onto a security deposit for another rental that they "managed." Why? I took over managing the rental so there is zero accounting to be done. I've stopped by their office and found the door locked during normal business hours. They do not return phone calls. It takes three emails to get them to respond. We're now at small claims because they aren't responding and issuing refunds. Property owners: Find another PM. This place is all smoke and mirrors.
