As a property owner, I would rate the people at SVPM as the best in the county. Another agent picked out a nightmarish tenant for us and then asked to be released from the contract with us because the tenant was too difficult to handle. We called SVPM and they handled the tenant effectively and efficiently, helped us serve tenant with a notice to move and arranged to deduct tenant caused damage from tenant's security deposit. From a property owner's perspective, you can't go wrong with the professional crew at SVPM. read more

This company has been challenging to deal with to say the least. When my house was listed for rent they charged me over $1400 for cleaning (I'm a fairly clean and neat person so $1400 for cleaning felt like a punch in the gut). I'm certain it did not receive $1400 worth of cleaning and I'm also certain that the PM never visited the property to do an inspection of the cleaning. Fast forward to me moving back into the house 15 months later. The PM told me that I would receive the same level of cleaning ($1400 worth, right?) when the renters moved. What a joke. Cleaners left the stove a mess, filters were nasty, showers not thoroughly cleaned, basement windows not washed, basement area not swept. I was charged for all of this up front. Also, PM never came by the property to ensure the renters were following the lease and maintaining the HVAC and the water treatment system. I think PM for this company means they are going to charge you to collect the rent. So...here we are 40 days since move out and I've yet to receive any monies from them as reimbursement for the $500 deposit I gave them to cover minor repairs, money I spent on materials and labor for thoroughly cleaning when I returned. It's been 3 weeks since I sat down and went over the itemized statement with them. Also, they are holding onto a security deposit for another rental that they "managed." Why? I took over managing the rental so there is zero accounting to be done. I've stopped by their office and found the door locked during normal business hours. They do not return phone calls. It takes three emails to get them to respond. We're now at small claims because they aren't responding and issuing refunds. Property owners: Find another PM. if you are a perspective renter read this, in you are considering using this company to manage you property you really need to read this. this is horrible company to do business with. they are disrespectful, and unwilling to do due diligence. if you are a property owner you should know that they will put you at financial risk, if you are a renter, be forewarned that they don't keep their word, are willing to put you in a filthy unsafe house, and won't respond to your legitimate concerns. as a landlord myself I am appalled how they treated and trick their customers. they definitely give landlords and PM companies a bad name. they are completely unethical. Recently we helped our friend get a rental property. I wish I had known about them before we rented from them. first Terra said that my friend could move in a couple of days early as we had paid them first months rent and security deposit. once she had moved in, she was told that she was going to be charged for those 3 days. Terra should have said that up front and not waited until after the fact. we will often let people move in a few days early if the house was ready to go, just as a simple courtesy. its really no big deal, or real cost to the landlord. this house had been vacant for some time. so really no imposition on their part. The house was supposed to be clean, ready to move in, and although partly furnished we were assured that any furniture that my friend didn't want would be promptly removed. none of this proved to be true! Aside from the fact that they are only open 4 days a week, far more often they are closed and unavailable. calls go unreturned, emails un answered the house was dusty and filthy, the basement had numerous dead and mummified rats in traps laying about. But the worse yet is still to come- My friend has a small child and was going to open a day care business, and was given permission to do so. the "furnishings" consisted of a musty old couch a bed, a tiny and uncomfortable table and chairs, pile of damp blankets, and lots of and I mean lots of trash. upstairs there was a Coffee maker and associated garbage. this where the damp blankets were. the room smelled musty, and it looked as if someone had been squatting there. Clearly the house was not move in ready! Within the first week we had a typical rain storm, which flooded the basement. the sump pump failed to work and since the gas water heater was placed on the floor at the lowest point (code violation ) it submerged the pilot light and electronics causing the water heater to shut off. she called Terra, and was assured someone would come out and fix things. yet no one showed. by thew next morning she and her son had been without hot water for 24 hours, and it probably would have been 48 if hadn't stepped in and fixed things. terra's excuse was that the plumber had tried to reach her multiple times, however a quick check of her phone showed that wasn't true (I also called her a couple of times and had no trouble reaching her) Terra as the property manager had a responsibility to see that the issue had been rectified, she never called, never checked back, nothing! totally irresponsible behavior for a PM. two days later the drain on the kitchen sink blew off, flooding the kitchen floor due to improper plumbing and poor workmanship. Remembering the basement debacle I fixed it myself, knowing she could be without a kitchen sink for a few days. as she was going to use this as a daycare facility, she would need to be signed off by the fire martial to obtain her license. so I started a pre inspection. what I found was shocking! (no pun intended- well ok maybe) I found multiple electrical code violations, outlet with the neutral and hot leads reversed, GFI's missing in wet areas, open junction boxes, improper wiring that could be a shock or fire hazard , as well many other code violations. Ive been in the building trades for over 40 years, so I know what to look for. And if you are a property owner- here's where you need to pay attention- in two of the bedrooms the only windows large enough for emergency fire egress were made inoperable. if the fire martial had seen this she likely wouldn't get her license, but worse yet the house might have been red tagged as unfit for human occupation. but it's worse for the property owner- each of the violations carries a fine penalty of anywhere from $500 to $5000.by SVPM not duding due diligence and inspecting the house first (or hiring a qualified inspector) this could end up costing the property owner any where from $1000 to $10,000 for both violations! this isn't something that is supposed to be corrected after the fact, but prior to move in! When I tried to inform Terra about this issues and the code violations were setting my friends plans back by at least a month she wouldn't listen and kept trying shut me off. she said this isn't how thing work! she then said that any code repairs were my friends responsibility to fix!! read more

That said, I see a lot of negative comments that have nothing to do with this business. For example, Gary Scott (referred to as a slumlord) does not work for them and is not associated with them. Left my Daughter and Husband with 3 year old in a very bad situation. Told them the place was move in ready and took their money, left them with a UHaul full of their belongings with no place to put it. I was a real estate agent myself, hard for me to believe this office it' s still open for business. I applied for a rental trough their website and payed the application fee with my cc and they asked me to re pay the same application fee using cash only. I never got a receipt or a copy of the credit report. Never heard back from them. After showing the unit to multiple potential tenants all at the same time, the agent even showed up late to the appointment, she was extremely rude to my partner. Complete scam do not waste your time or money here. We were told we were the only people interested in the property and once the application was accepted we could move in. We paid $40 each for a background check (80 total). We thought we'd wait a few days to see if we would pass and be offered the lease but then it was a full week of silence. We called twice after and we were aggressively shut down and told "we would receive a call either way". Yet here we are 2+ weeks later with no response or call back from anyone. As soon as I needed to find a place, after the woman I was a live in caregiver for passed, I called them and told them my circumstances and they worked diligently to help me find a place within my budget! I have a medically fragile, special needs kiddo and they made sure we kept a roof over our head. When I have needed any maintenance done to the unit I am in, they have gotten it taken care of immediately!! AVOID AT ALL COST! I recently moved to the area and this company runs a lot of the properties in Scott's Valley...unfortunately. My wife and I have called COUNTLESS times as well as emailed time and time again trying to look at properties. After two months we finally got a hold of someone to show us a home and after telling them we'd take it after they spoke with the owner, the post and the company vanished with no reply. I sent email after email finally hearing back that they have been sick/busy and they would get back with me by end of day...that was a week ago and still no word. It's literally like they don't care to rent the property to us, or any property. They really couldn't find better tenants and they are entirely blowing us off. After checking the reviews here on Yelp I can see we're not the only ones being given the silent treatment from them. I'm almost glad we didn't end up getting a property with them as it sounds like it would have been a constant battle for the term of the lease. I'm still hopeful they help us as they do manage some great properties, but as it stands, I would give negative stars if I could. read more

I would never rent from these people, they are rude, and try to make you pay astronomical rents if they decided they don't like you. like 3600 for a security deposit, they claim that's normal but i called all over santa cruz and everywhere i called only asks for an extra amount of rent not three times the rent. they don't respond well and are majorly slow in repairs like a sink hole in my floor, broken windows, my front door not closing properly, rotten railings that were disentigrating.. they threatened to raise rents if we kept complaining, .thats before they even saw the property damage. they never made time for a walkthrough, they refused money we tried to pay..they send the owner to make threats so they don't get into trouble..they gave us a 30 day notice because something they claim they don't have to disclose to us happened while we were on vacation...still don't have any idea what happened.. the health department came out, the code violation department came out and made reports and even said she thinks they are illegal rental units..and that they knew the owner and had no end of problems with them. if i were you..i wouldn't rent on Covered Bridge Road in felton, or anywhere with Scotts Valley Property Management! the last place i rented with them was horribly unstable and structurally unsound as well..and the owner wouldnt even listen to me then too.. read more

Crooks. I got ripped off completely. I spent a large sum of money to have the carpets professionally cleaned by a truck loader cleaning co. and they "claimed" it was not clean so they charged me. My advice if you rent from them: don't do any cleaning because they are going to charge you anyway. Also, read carefully your California renters rights and landlord/tenant laws. Many people (like myself) are naive and don't know things like if you've rented 2 + years you don't owe for repainting. (They screwed me there too). I had the unfortunate experience of renting a property from them and after being in real estate I have absolutely no idea how they are still in business. The credit app took over a month and the complete lack of upkeep was astonishing, mold and plumbing issues constantly. In addition to benign neglect the attitudes of the people who work there are completely sub par! Do not make the same mistake I did and rent from another company even if it is more expensive it will be worth it. Also they have a complete lack of respect for the law! Scotts Valley Property Management has managed my 8 unit property for over 15 years. Without their service I could not have handled the demands my property required. When ever their was a vacancy, they had the unit repaired, cleaned, and rented out before the end of the month. If their was something that need repaired, they would handle it right away. Also, they seem to care about the property and took pride on how it looked. read more

The team at SVPM was fantastic. My family and I had been searching for 3 months for a rental home in SC county and were so discouraged. They listened to what we wanted, went out of their way to show us a property that they thought we would like, and went above and beyond with the property owner to make the home we wanted work out for us. They were professional with the lease signing and have been attentive to our maintenance requests so far. I am most appalled that these people still have clients. It makes me sick to my stomach that they maintain property in one of the most beautiful places in the Bay Area. Do not pursue any rentals maintained by these people. We had issues with our dryer, we had no screens on our windows, old stained carpet, nothing was cleaned/maintained when we moved in and then they had the nerve to increase rent despite not meeting our small demands of getting some screens on the windows. Just horrendous people. I might have considered letting the housing issues slide if the people there learned how to produce decent customer service. I have been leasing rentals for the majority of my life and this is by far the WORST agency I have ever signed a lease with. I don't even think that this business deserves the one star i gave it! The unit i rented from them was in gross negligence of both housing and rental codes in both Santa Cruz county and the state of California. The unit had bats, rats, and a huge infestation of termites. The windows were not sealed and not only leaked water, but could not insulate the apartment. I had to move out for four months during the winter becuase the apartment could not be heated whatsoever. The apartment was not outfitted with heaters, and every time you tried to plug in a heater the entire electrical system would short circuit. Since the breakers were not in my apartment and in fact were in someone else's house, when the house short circuited you could not flip the breakers back on! Sometimes this resulted in days without power! On top of this the building did not have a second emergency exit (window, door, or otherwise.) The only entrance to the building was through a deck that was almost entirely rotted away and was only being held on to the building by two 2x4's! Just to add another hazard ontop of this there was an open gas line with a nipple on it in the house in the middle of the floor so if you accidently bumbed it while walking by, gas would be realeased into the house! TALK ABOUT NOT SAFE! To boot, when I moved out Scotts Valley Property Managment did not want to return my deposit even though I left the building in better condition than when I moved in! I had to threaten the company with a court case just to receive my deposit back! I also found out after i signed the lease that they asked for a deposit that was so large it was illegal! My deposit was almost three times my rent! TALK ABOUT SHADY PEOPLE! I notified the property management company every single month without fail after the the second month that i moved in of my growing concerns and rapidly growing problems. Not once did I receive a phone call back about my problems! What I did receive was one phone call accusing me of not paying rent and utilities and a notification that the building's power was getting shut off by PG&E... strange considering I was never even one day late on a single one of my bills! (All utilities and rent was paid directly to Scotts Valley Properties!) The week after i moved out I had a home inspector come look at the unit I was living in! Low and behold the county inspector RED TAGGED the ENTIRE BUILDING and forced the new tenants and the tenants downstairs to MOVE OUT! You would think a property managment company would pay attention to its properties, up keep them, and make sure that they are livable units that are up to state and county law! I GUESS THAT IS JUST TOO MUCH TO ASK OF SCOTTS VALLEY PROPERTY MANAGEMENT!!!! p.s. I signed up for YELP just to write this review! read more

Absolute worst renting experience I have ever had. Average time to even respond to a maintenance request (much less do something about it) was about 4 weeks. This is not acceptable when there are sparks shooting out of your bathroom fan. On multiple occasions they said they never received our emails or phone calls. They could at least have gotten their story straight and remember which excuses they have already used. We ended up moving out because the owners of the property sold it. Unfortunately for SVPM, they forgot do give us our 30 day notice in time and the new owners took over the lease for a week. SVPM tried to talk us into moving out early so they could do a walk through and make deductions from our deposit. They even admitted it! They told us they wouldn't have been as lenient as the new owners. I just don't get it. When we asked for a copy of our initial walk thru inspection sheet they said they lost it. The new owners finally requested it and it was faxed to them right away. It was filled with everything that was wrong with the house when we moved in because my wife and I filled it out. The house was an absolute disgrace when we moved in but we were desperate. Luckily, the new owners knew SVPM was trying to rip us off and gave us all our deposit back. These folks manage an apartment above me. There was a shower/tub leak in above unit. They evidently took a long time to reply to those renting the unit. Only after I reported damage in my bathroom directly below did they respond. Now I am having an awful time getting them to address the damage to my unit. Most of my telephone interactions with them are uncooperative and rather rude. They are clearly trying to minimize the damage and find a way to avoid paying anything. We have called them about four times for problems with the house and they were handled quickly and professionally, one for heat during Christmas weekend last year. They don't own the house, so must work with the owner to get repairs approved, but we are definitely happy with their service and plan to stay in this house for a while. read more

I reported a roof leak and they didn't respond until 2 1/2 months later! Finally came out to look at it and never said anything else or have done anything about it. It's been 8 months now!! We moved in and the house was not even cleaned, the propane tank was empty and their is illegal wiring all throughout the place. This company should be out of business. I have never been so offended by another set of human beings. They have absolutely terrible management, even worse customer service skills, and a completely sour attitude. I've never in my entire life have wanted to move because of property management. I never pay a due late. I follow all of the rules. I've never done anything to personally offend them and yet they continue to be condescending and absolutely rude. Any property owners PLEASE DO NOT HAND OVER YOUR RENTALS TO THEM. They are going to deter renters from actually wanting to stay. Not to mention they are completely useless and can't even remember what they told you upon signing a contract. Beware! Jeannie is highly persuasive and seems cordial however l would strongly recommend against doing business with S.V.P.M. as a tenant, landlord or contractor. They have no honor. Avoid them like the plague. If you find that you must deal with them, communicate only in writing. Hire an inspector to photo-document move-in, move out condition. They will try to steal tenant deposits, get contractors to work under the table, refuse to pay invoices; they know every trick in the book and are proud of it. read more
