My girlfriend and I are currently dealing with a horrifying situation involving Bay Tree Apartment and the resident manager. We originally reserved a 3 bedroom apartment in beginning of September. We placed a deposit down and paid the application fee. We were notified that we got approved for the apartment and were told that it would be move in ready, cleaned and prepared for our move in. We scheduled moving company for the move in day and picked up the keys for the apartment the day before. The resident manager showed up for the keys pick up appointment while wearing sweats and flip flops while looking completely unprofessional. The apartment was dirty, floors were stained with cigarette burns, flooring and carpet had a smell, kitchen stove had oil on top of it (which the manager noticed and literally tried to burn off in front of us with smoke rising up into the vent), windows were dirty, closets were broken and about half of the blinds at the apartment were broken or partially functional. We couldn't believe it. The manager told us to "write up" some of the fixes in the internal maintenance system and he can take care of them at some point. He was absolutely unprofessional. He then walked out of the apartment, gave us the keys and said he had a meeting with his boss to attend. It was almost like we weren't important. The apartment was completely not move in ready. We had to cancel our whole move, re-arrange to stay longer with our current place and re-arrange our schedules and lives just because the resident manager refused to do his job. I then notified him via email several times that we are cancelling the lease as the apartment was not ready. He did not reply to any of my emails but called me later from a block number asking us to drop of the keys and that he would refund the money we paid. We showed up to drop off the keys later and found that his buddy came out of the apartment office to greet us. He said that the manager is a friend of his and that he had left. He said we could drop the keys off with him. I did not feel comfortable with doing that and the friend got the manager on the phone to say it was okay. He also said he would refund the money and did not do so even after I emailed him several times. We had several very expensive packages coming to the now empty apartment and I advised the manager that they will be arriving. I asked him to keep them for us so I can pick them up. He never responded to my email and completely ignored me. One of the packages had arrived and when I went to check and see if it's there, it was missing. It appears the manager took the package and he has not responded to email inquiring about the status of the package. Eventually, I got in touch with high level management and was told these issues would be resolved. Please be careful when renting from Bay Tree Apartments. The management is incompetent and completely unprofessional. read more

Be VERY CAUTIOUS with the Sketchy application process. Applied to live here among many other places, they "held" my application fee of $50 (which is an outrageous fee) see California state law Cal. Civ. Code § 1950.6."Landlords may charge a maximum screening fee of around $35 per applicant." Breaking the law or not, either way I was told my second application fee (yes $50 from me & $50 from my girlfriend, $100 application fee!!!) would not be cashed unless I decided to take the place. Because of some mixed up renters history more than 5 years ago they questioned my application. They struck a "deal" with me. If I paid two & 1/2 months rent in advance as the deposit they would allow my move in. so ~4.5k deposit, I decided to look elsewhere. The guy at the desk, i'll leave out his name to be polite, insisted I bring back the check receipt he gave me for the application fee. I am on crutches as I was hit by a car & to travel to his location was quite far for me & not convenient either. I asked If I could give him the receipts any other way & he said no only hand delivered. This all went down in November, I look at my bank statements a month later in December & the sneaky prick cashed them. I honestly thought R. was a nice guy upon meeting him, but after acting like a complete jerk with me on the phone about a check receipt, & now going against his word & cashing their outrageous fee I have decide to write this review. ill also be going to the better business bureau & posting this review there when I have more time. I loved living at bay tree! The apartment itself is very nice and very clean. AC and heat and all appliances worked wonderfully and if there was ever a problem Robert was super friendly and would fix it very quickly. The pool is cleaned everyday there is adequate amount of storage and the community was amazing! Landscaping is done weekly and the complex is all around safe, clean and well up kept. It is a strict on noise levels, laundry share, pool area etc which is nice if you have a kid. Luckily the walls were thick enough we couldn't hear neighbors or traffic. Although it was a little loud being on the bottom floor. Unfortunately we had to leave due to work. If I move back I would definitely consider again! The only cons is it's 80 something dollars to park an additional car a month..:/ read more

4 Star apartment design. Close to freeway but you can only enter into complex 1 way from Mt Hermon Rd, so if are coming going SE direction from Scotts Valley Drive, you have to loop around to Glen Canyon Rd on the left. This is a little bit of a nuisance. Community 5 stars. Nice quiet community. Nice landscaping. Nice neutral color paint. When they first opened back in 2002/2003 they had quality design carpets. When they upgraded the carpets they started to put in cheaper uglier darker carpets. It made the apartment feel cheaper. Some apartments have extra storage closet outside on the deck. Deck size is decent in most units for personal grill space. Guest parking hasn't been too big of an issue. For an additional fee, you can rent a enclosed garage. Minus 1 star for appliances and water fixtures. Slightly cheaper washer and dryer in each units but is full size, which is great. But we have to dry 2 times to actually dry clothes. Also washing machine may not wash really clean. For refrigerator, we had to put milk at the back because it would spoil if we left it towards the door, probably seal was older or maybe refrigerator not as cold. Wish most units had a closet space for when you enter to put jackets and shoes. Storage space and counter space in the kitchen is a bit tight as with most apartment complex. Standard kitchen and bathroom faucets that leak after a few years due to the heavy mineral buildup. They should put on water softening. Standard aluminum sliding shower door slightly on cheap side because the slots that hold the door are mineralized and funky when we moved in. And there was grease in the kitchen and bathroom linoleum floor. Sticky cabinets as well. We never wore shoes in the apartment. When we moved out, Robert billed us for carpet shampooing, repainting apartment, cleaning the outside of the windows, and mineral deposits around faucets. He kept most of our deposits. I think shampooing the carpet and repainting after living there 3 years should be standard wear and tear and not deducting it from our deposits. We didn't have kids and I know I checked the paint to make sure there wasn't any damage to the walls, doors... etc. And to bill us to clean the dust behind laundry washer and dryer units and behind the stove/refrigerator ...seemed excessive to me as well as billing us to clean the outside of windows. We were not on the ground floor. How are we suppose to windex the outside of the upper level? I've never been penny pinched like this for normal wear and tear. The apartment complex should be responsible to clean the outside of the units. The whole point of renting is to not have to deal with maintenance as a home owner would. But I think Robert took it too far. So minus 1 more star for aggressive billing practices. When we moved in, Robert said we had to decide quick because it was a popular apartment complex. I went back to check it 2x before we signed the lease and what he told me and what I wrote down on my notes didn't coincide with how he deducted on our deposits 3 years later. Plus he didn't pay interest on our deposits as some landlords do. So he kept that too. read more

This apartment complex is wonderful. The apartments and grounds are fantastic, well kept and clean. I'm from the Midwest and have a different (apparently higher?) standard of living than what I found moving to the Santa Cruz area. I dealt with private landlords that were completely irresponsible, and unbelievably trashy apartment complexes (some were literally falling apart on the inside!) for $2k/month rent. Bay Tree is different. Coming here felt like I was finally dealing with professional, reasonable people. I'm so sad to be moving out. By far, one of the best parts of living here was the amazing Property Manager, Robert. He's very kind and professional, and he really goes above and beyond for his tenants. The best apartment in the world, managed poorly, can be miserable. You don't have to worry about that here as long as Robert Murphy is managing things. It's a really great little community to be a part of, in a more relaxing atmosphere than Santa Cruz. read more

I wanted to update after living here for about more than 6 months. I have still had worser experiences with Robert. (the property manager) I recently got married and I had informed Robert that my fiancee will be living with me and I will be adding her in the lease in July. Since, he had mentioned that there is a rule that the number of days in guest parking for vehicles should not exceed a certain limit. So, he had warned me that my fiancee's car had been parked more than the limit. Since, I had a conversation with him on agreeing that she will be officially added to my lease after July, I thought we were in agreement. And, then my apartment's dishwasher had completely stopped working(And, the washer still leaved residue which has not been still fixed and the dryer takes about 2.5 cycles to dry a full load). So, I had emailed him for arranging a repair service for the dishwasher. He did not respond once. I came back after the marriage and still he did not respond for another request email requesting to arrange a repair for the dish washer. So, I gave him a call and trying to understand why he was not responding. He basically said that he wants my fiancee to be added in the lease before he would do any service maintenance. So, I am not sure why even though I am in the lease, he does not respect maintenance requests. And, also he was in agreement that I will be adding her in July. And, he was calling that out as a reason to not arrange maintenance. Overall, my experience is that he does not want to invest in arranging a professional to fix appliances or update them. And, his attitude towards handling all my requests is highly unaccountable and defensive. So, overall the worst rental property management experience I have had. read more
