Seven years ago, I would have given this company five stars and strongly recommended them. Since then, the quality of service has declined dramatically, and dealing with them has become a constant source of frustration. Based on other reviews, I would not be surprised if the owner responds by claiming they cannot identify me, but I do live in Seven Fields, PA and deal with them directly as the management company for my townhouse. Communication is consistently poor, especially from Kelly Ligon. Responses, if they come at all, take days. I currently have a work order for my deck that has gone three weeks without any action. I have sent multiple follow up emails simply asking for an update, and those inquiries have been ignored. I am not expecting special treatment or to be moved to the front of the line, but completely ignoring repeated requests for a basic status update is unacceptable. A simple acknowledgment would go a long way, and they cannot even manage that. This is not an isolated issue. A previous deck repair request went unanswered for weeks, and after submitting a second request, a repair person showed up months later in the middle of winter when no work could even be done. Another work order for exterior building lights was ignored until I followed up again, and even now it has taken months to resolve something that should have been handled in a matter of weeks. Despite paying $163 per month in HOA dues, the services provided are unreliable and poorly managed. To make matters worse, I was charged a late fee while enrolled in auto pay. When I asked for an explanation, their accountant could not provide one. Although the fee was eventually credited back, I was told the matter was closed without any real explanation. That response is unacceptable. If they cannot explain a billing error, how can residents trust them to manage finances responsibly? The dismissive and arrogant tone I received when asking reasonable questions only made the situation worse. The HOA website portal is poorly designed and adds further frustration. Even ACH payments incur a fee, which is unreasonable. When I raised this concern, it was brushed off with no willingness to address it or advocate for residents. Overall, this company is unresponsive, unaccountable, and fails to perform even the most basic responsibilities it is paid to handle. What makes this especially disappointing is that they were once a reliable and professional management company. That is no longer the case. I have escalated my concerns to the HOA board and hope they seriously consider replacing RJ Community Management. Until then, residents are left dealing with ongoing neglect and a complete lack of professionalism.

Pros: - They take care of all repairs and let me know about any unexpected costs as they happen. - They scheduled extra work (termites, fall maintenance) when I asked for it, took care of everything. - I get a monthly statement about income. It's been 24 hours and a total nightmare move-in! My new place is absolutely inhabitable upon move in-and there is zero concern from Claudette, my property manager, who has been dodging my urgent correspondences. Before my lease began, I repeatedly asked for early access to the property and several updates about the garage. Claudette, assured me that early access wasn't possible because the team was still "working hard" to deep clean the home and that it would be completely move-in ready on July 1. I relied on those assurances when planning my move. When I arrived with a vehicle full of my belongings, the home was nowhere near move-in ready. The cigarette odor throughout the house was so overwhelming that it triggered a migraine after only a couple of hours inside. The walls were drenched in sticky nicotine sap that my body absorbed just by being in the room. The home still needed extensive cleaning, the garage was not even accessible, and the kitchen was in an alarming condition. The cleaning company's own report later documented heavy dirt, grease, biological contamination, and the removal of rodent feces from the kitchen cabinets and drawers before they could even be disinfected. That should never be the condition in which a home is turned over to a new tenant. Instead of unpacking, I spent my move-in day begging desperately for human communication with RPM, documenting the property's condition, communicating with cleaners through a language barrier, trying to determine where I would stay, and being sent maintenance requests asking me to coordinate repairs that should have been completed before I received the keys. The biggest disappointment, however, was Claudette's communication. Despite multiple emails, photos, videos, and requests for updates, I was largely ignored. I repeatedly asked for a phone call but was instead directed back to the maintenance portal. At no point did she ask whether I had somewhere to stay after it became obvious I couldn't move into the home, nor did she provide a meaningful timeline or clear plan for resolving the situation. I chose RPM because I believed I was renting from a trusted, professional property management company. Instead, I was left without a move-in-ready home on my lease start date, wondering where I was going to stay, while trying to manage problems that should have been resolved long before I was handed the keys. I cannot WAIT for the next 364 days to be over!!! DO NOT RENT FROM THIS COMPANY. This experience fell far below the standard I expected from RPM, and I sincerely hope management reviews both the condition of this property and the way this situation was handled. Based on my experience, I cannot recommend renting through this company. DO NOT RENT FROM THIS COMPANY!!!!!!

    We met with Brian to discuss having the entire interior of our home painted along with having two…read moresets of railings refinished prior to us moving in. We met on the job site, he sent us an estimate, and after he told us that our two week timeline wouldn't be a problem, we decided to go with Bella's Army Painting (we booked months in advance). When it was time for their job to begin, there was a crew of people in our house, who unbeknownst to us, had been subcontracted out. We were told by our contractor, who was in our home every day, that the people who were painting our house did not bother to cover the floors, which resulted in paint getting all over our hardwood, our carpets, and to ruining newly laid tile grout. The paint crew didn't show up until 9:30 and often left by 2:30. This meant that our job was not getting finished in a timely fashion, and we were concerned about our timeline being met. When this was addressed with Brian, he showed up on the job site and told us that he insured that everything will be completed in time. The next couple of times that we saw the lead painter, he told us that he needed to "rush our job" in order to finish on time. Obviously, this was not ideal, especially for the amount of money that we would be investing in the project. I should also mention that the lead painter often swore at his crew and yelled at them. We spoke with Brian about all of our concerns, and he was very receptive and apologetic. He also came in himself to help with some of the painting. The lead painter and his crew ended up being out of our house prior to us moving in, but there were many areas of our home that were thinly painted, there were wavy cut lines throughout, and there was paint splatter around our home where it should not have been. Our railings were left as a tacky mess that didn't match what we had discussed with Brian. Overall, we were really upset with the job and respectfully made sure Brian knew. When Brian came to our home to check out the finished job, he agreed that it wasn't completed the way it should have been and told us that the crew who was doing our job usually only did commercial. I'm not sure why they were in a residence, and I'm not sure why weren't made aware of this prior to making our deposit. Anyway, Brian suggested that he send in his guys to fix the work that the other crew had done incorrectly. He also said that we didn't need to make our final payment until things were done to our satisfaction, which we really appreciated and found very professional. We had Tanner, Joe, Joey, Travis, and Lou in our house (not all at once), fixing the lines and thin spots as well as the railings, while we were moving in and unpacking our things. These guys were timely, respectful, and CAREFUL, and I wish that they were the ones on our job from the beginning. They really should have been because we were promised a professional and expert crew when we signed our contract. Brian made us the ones responsible for telling them what needed to be done, which put us in an awkward position; we felt that this process should have been more streamlined by the company's leadership, and we felt that a careful inventory of the errors made by the other crew should have been taken. After two weeks of these guys being in our house, we decided we just needed our house back, so we cut a final check and took on fixing the rest of the mistakes ourselves. All in all, this experience was not ideal. Our home should have been respected from the beginning, and we should have had the high quality crew we were promised working on the job from the start. I know this company is pretty new, but I wouldn't recommend them until they streamline their processes and protocols (and quit bringing in sub contractors without homeowner approval).

The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.
