The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

    DO NOT RENT FROM THIS COMPANY. RED FLAGS IMMEDIATELY UPON MOVE IN CONTINUE TO WORSEN. I cannot…read morerecommend Real Property Management (RPM) based on my move-in experience. It's been 24 hours and a total nightmare move-in! My new place is absolutely inhabitable upon move in-and there is zero concern from Claudette, my property manager, who has been dodging my urgent correspondences. Before my lease began, I repeatedly asked for early access to the property and several updates about the garage. Claudette, assured me that early access wasn't possible because the team was still "working hard" to deep clean the home and that it would be completely move-in ready on July 1. I relied on those assurances when planning my move. When I arrived with a vehicle full of my belongings, the home was nowhere near move-in ready. The cigarette odor throughout the house was so overwhelming that it triggered a migraine after only a couple of hours inside. The walls were drenched in sticky nicotine sap that my body absorbed just by being in the room. The home still needed extensive cleaning, the garage was not even accessible, and the kitchen was in an alarming condition. The cleaning company's own report later documented heavy dirt, grease, biological contamination, and the removal of rodent feces from the kitchen cabinets and drawers before they could even be disinfected. That should never be the condition in which a home is turned over to a new tenant. Instead of unpacking, I spent my move-in day begging desperately for human communication with RPM, documenting the property's condition, communicating with cleaners through a language barrier, trying to determine where I would stay, and being sent maintenance requests asking me to coordinate repairs that should have been completed before I received the keys. The biggest disappointment, however, was Claudette's communication. Despite multiple emails, photos, videos, and requests for updates, I was largely ignored. I repeatedly asked for a phone call but was instead directed back to the maintenance portal. At no point did she ask whether I had somewhere to stay after it became obvious I couldn't move into the home, nor did she provide a meaningful timeline or clear plan for resolving the situation. I chose RPM because I believed I was renting from a trusted, professional property management company. Instead, I was left without a move-in-ready home on my lease start date, wondering where I was going to stay, while trying to manage problems that should have been resolved long before I was handed the keys. I cannot WAIT for the next 364 days to be over!!! DO NOT RENT FROM THIS COMPANY. This experience fell far below the standard I expected from RPM, and I sincerely hope management reviews both the condition of this property and the way this situation was handled. The first few months of my new renter in the property was fine, however, the last 4 months of the renter being in the property it got to where they were falling behind. First it started as the renter only paying partial, yet the management company kept their 10% of what was paid, I feel they shouldn't have withheld anything until FULL payment was received as they didn't do their part, which was to collect the FULL rent. If you allow pets in your property they charge the tenant a monthly fee, that isn't passed along to the owner so that's pure money for the management company. If the tenant is late on rent the management company collects and KEEPS a late fee, which should go to the owner not the management company. In your agreement with them you allow them to complete work orders up to $300, but the kicker is that they then charge you not only the amount you have approved up to but also 15% on top of the total!! And when they close the work order they don't provide you with a detailed invoice so you have no clue what you have paid for. My biggest complaint about them, above all the fees they charge the owner and how they withhold their money before everything is collected, is that the property managers who manage the properties are never in the office to answer your questions. So when you call in or email to speak to them it goes to voicemail, you get an out of office message that they will be out for 2 WEEKS, and then they never respond back to you when they are back. In my opinion just manage your property yourself or find a different company. If you're a renter go find another property to rent that isn't by this company. I have worked in property management before and should have management my own property myself.

In my experience, once you submit the application and pay the required fees and security deposit, you have very little flexibility if you change your mind. I was told that the security deposit would not be refunded if I decided to withdraw the application. This can be a significant concern if you are still unsure whether the apartment is truly the right fit for you. My advice: be absolutely certain before submitting an application or paying a security deposit. If you have any personal or family circumstances that could potentially change your plans, or if you are not completely satisfied with the apartment, make sure you fully understand their refund and cancellation policies beforehand. Unfortunately, I also found the level of professionalism and helpfulness to be very disappointing after the application was submitted. The experience before applying was very different from the experience afterward. In my case, the customer service became extremely frustrating once I was already committed to the application. Another major concern is the true cost of living in these apartments. The monthly rent may initially appear reasonable, but the actual cost can be significantly higher once utilities and additional charges are included. Everything, including heating and the stove, is powered by electricity. During the winter, the electric bill can be shockingly high, making the apartment much more expensive than the advertised rent might suggest. There were also additional charges that I did not fully anticipate when initially considering the apartment. The maintenance experience was another major disappointment. In my experience, the maintenance team was extremely inflexible and unprofessional. Be very careful about authorizing repairs, and make sure you clearly understand what work is being performed and who is responsible for the cost before anything is done. I was concerned about being charged for issues that I did not cause. These are older buildings, so maintenance issues are bound to happen from time to time. That makes responsive, transparent, and professional maintenance even more important. Unfortunately, that was not my experience. I am giving two stars primarily because the properties are located in convenient areas. However, a convenient location does not make up for poor customer service, high utility costs, unexpected charges, and a frustrating maintenance experience. If you're considering one of their apartments, do your homework before signing anything. Ask detailed questions about every fee, utility, maintenance policy, and potential charge. Carefully review the application, lease, refund, and cancellation policies before submitting an application or paying any deposit. Don't make your decision based solely on the advertised monthly rent. Make sure you understand the true monthly cost and what you could potentially be responsible for paying.

I moved to Pittsburgh from another state and rented a studio apartment sight-unseen. I based this decision on the listed rent and the location of the building. The leasing agents perform shoddy service across the board. The very first one was the most obsessed with my current credit score and didn't care if I could pay a whole year's rent in advance. (I understand now this is because the monthly expenses fluctuate due to their inability to provide upfront information on the actual cost of renting.) Where to start? I have some documentation (see photos below) of the ways in which Lobos is the worst leasing company in Pittsburgh. It's a shame because they're everywhere in the city. I can recognize their rental signs, and it pains me to realize that there might not be that much choice for folks, but please weigh your options and avoid if possible. 1. Undisclosed fees, added costs - My base rent went higher than I had anticipated mostly because of the high monthly water/sewer fee. I did not pay with a credit or debit card, but that would have cost me 2.99% fee. I unfortunately paid for a laundry card since the leasing agent with whom I signed my initial paperwork pressured me into this; turns out, the washers were cash only in my building. Lobos told me that the laundry cards for non-refundable, so I lost $35. I paid $125 for offstreet parking monthly. No one else in my building used this, so I'm not quite sure why the fee was so high. The monthly water bill fluctuated month-to-month, but the photo below shows an "average." 2. No quiet enjoyment - If you're looking for a place that allows you to rent and enjoy peace and quiet, Lobos is not it. They will announce spot checks out of the blue (called "inspections") where it feels like a college dorm R.A. looking at everything you own. The first one said that I needed to wipe down my stovetop. It was very clean already which signaled to me that you need to have your apartment spotless to the point of what most landlords expect when you move out. If you're busy or not home very often, you feel like you have drill sergeant inspecting your bunk when it's time for them to breeze through and critique. I gave my notice of nonrenewal on my lease since they were raising the rent by $30. They ask for renewals SIX MONTHS prior to the end of the lease. Lobos immediately came in to take a video of the apartment and start making showing appointments. Showing appointments were made the day before and canceled the day of occasionally. There were constant requests to show my unit with the vague request to have it ready between 10:30am - 5:30pm. 3. Lousy maintenance - Your mileage may vary, but I had a leak in my unit from the closet. I photographed it and added to the Resident Portal. You will get constant texts from Lobos asking you to report leaks because water leaks account for higher water bills! I reported this on a Sunday, and Friday morning before 9am, I got a knock on my door. Friday was my only day off from work, and I couldn't believe that they delayed coming for so long. They had all week! The carpeting on my floor was wet but had dried by the time they showed up. Upon my move-out, I did notice lumpy/bumpy parts in the wall that looked like old water damage. That's how they deal with this issue. Last thing I'll mention is that my in-wall heater/AC unit was very inefficient. During my first winter, the electric bill was crazy high and the unit would shut off before it provided any real heat. It wasn't broken, but just inefficient, I thought. The next summer, the unit would shut off before it cooled the room, and the bill was skyhigh. I actually removed the outer cover to find out that the unit HAD NEVER BEEN CLEANED. I got rid of the grime and dirt accumulated over G-d knows how long, and finally, it worked just fine. Cooler/warmer, lower bills. I have so many more issues, but these are the major ones. Others: smoke detector fell off the wall the day after Lobos installed it. I had at least one package stolen from near the mailboxes (found the empty box in the building's trash). Lobos advised me to file a police report. Mailboxes not secure; my key caused the whole row to open up. They installed cameras in the entryway and the laundry room without any announcement. Do those use facial recognition or not? Who knows. Front door of building constantly broken due to tenants slamming it. At one point, you could enter and leave without unlocking the door. I reported this and all they did was shove the hardware back into the door. It needed to be replaced at the very least, but I guess that would be too expensive. Last photos outline excruciating slow snow removal. They left the snow in place for so long it iced over and became harder to remove. You must pay to have your carpet cleaned before move-out (more $$$ out of YOUR pocket.)

I've lived in a Steiner apartment for four years, and it has been the best experience I've ever had. They truly go over and beyond. The maintenance team immediately fixes any issues that may arise (they take amazing care of their properties, so there aren't really any issues to begin with!), the folks in the office really take their time answering any and all questions, and they truly care about their renters. I moved cross country for the first time in my life, and the folks in the office really made the whole process easy for me. If I could live in this apartment forever, I would. They are super nice, informative, professional, hardworking, and overall outstanding. Even my introverted cats who are scared of everyone except my wife and I LOVE the maintenance team, so that says a lot. Everyone at Steiner Realty truly deserves a raise, in my opinion. I've worked as a Leasing Agent before, so I have extremely high standards- Steiner absolutely went over and beyond my standards in every aspect. The quality of my apartment is outstanding, and I have been absolutely blown away by how amazing my time has been while living here. They keep everything super clean- they even salt the sidewalks and parking lots before any storm, big or tiny. They always answer the phones immediately when you call, and they take their time with you. If someone was in my parking spot, they would have them towed immediately for me. One of my light bulbs went out, and they came and replaced ALL of my lights, and even gave me extra bulbs. They even email you after you get maintenance done to make sure you are happy with the results. They all truly go over and beyond. I could go on and on. More people need to know how amazing Steiner is, and how amazing their properties are too.

At times there has been no heat, which is unacceptable, especially during cold weather. Heat is a basic necessity and tenants should never have to worry about whether their apartment will be warm enough to live in. There are also ongoing safety and management problems around the property. The dog has been allowed to run around without a leash, which makes the environment uncomfortable and unsafe for other residents. It shows a lack of basic oversight and enforcement of simple rules that protect everyone living here. The most concerning issue, however, has been the bedbug situation. Furniture seen to be infested with bedbugs was dragged out of the building. Bedbugs were dropped everywhere in the entrance and in front of the building. All is visible around the furniture outside. Instead of being handled quickly and professionally. Despite these ongoing problems -- lack of heat, safety concerns, and the bedbug issue -- we have asked to be released from the lease and have not been allowed to leave. At this point, it feels like tenants are being forced to remain in a situation that does not meet basic living standards. Everyone deserves a clean, safe, and properly managed place to live. Unfortunately, that has not been our experience here.

They put in one-time use led light fixtures. They all started going out. I spent two years trying to get them to replace them. I finally opened a ticket stating fire was emanating, don't worry, they came two weeks later. They feign incompetence, use turnover as an excuse to cover their mistakes, and refuse to correct them. I have in writing that they were going to issue me a $15 credit. They never did. They have continued to try to charge me $15, and tacked on a $50 late fee. I spent 2 months trying to contact them through email and phone. When I finally did reach someone they failed to do their job, resulting in ongoing billing issues. There are holes in the floor, they do not have proper gfc outlets in the house. The only thing consistent about the electric is $$$$$$$$$$$ and tripping the breaker. You can literally see the floorboards sagging through the ceiling from the front room. We lived there for many months before the city knocked on our door to inform us that the owner failed to file an occupancy permit, and we did have the right to reside there. The bathtub was cracked and it again, took many months and multiple flooding events of our kitchen for them to fix it. The house is run on electricity instead of gas, so in the winter our electricity bill can run as high as $2000. During the winter we have to keep multiple space heaters going, even with the heat on, to keep the house warm, and the pipes from freezing. The entire top floor doesn't get heated at all without the space heaters. J The backyard is really messed up. It looks as though they dug the whole thing out, and then just dumped dirt and gravel, and called it good. The backyard floods whenever there is rain because of the issues with the backyard. The doors don't work, we had to put hooks on our bedroom door so we can keep it shut, and the door to the basement and garage has to have something blocking it to keep it closed. The carpet was disgusting and torn all over, and should have been replaced before we moved in. The bathroom has 0 ventilation and causes constant issues with black mold. Their response? Leave your bathroom window open at all times, and it's not their problem. They did something to the garage door, and ever since it has had a hard time working, it shakes and rattles, and it's quite concerning every time I have to open the garage. They painted the house before we moved in, and did the worst job I have ever seen. They put in cheap laminate flooring that warps as soon as it's wet on the landing of the doorway, the bathroom, and the kitchen, all three areas that are impossible to keep dry (see notes above about bathtub flooding the kitchen). They have continued to increase our rent, in spite of an endless loop of problems that don't get addressed.

The building also lost power a number of times, even in small storms. Prior to moving out my contact at the office emailed and asked 3 times when I was moving out because the new tenants wanted to know and I kept saying I wasn't sure yet but would let them know then when I did let them know and asked about a prorated rent for the last month they sent over an addendum to sign. It didn't include the move out date I had mentioned but I signed it and never heard anything. Then I got an email that my contact no longer worked there and would be contacting someone else, I was then told the addendum was never signed on their end and would only be signed if I gave a date...I gave the date and then once again never heard anything. When I first toured prior to signing I had been told that the driveway was for staff only during work hours but technically I could use it on weekends. When I moved out I asked for permission to park my moving truck in the driveway while I loaded it and potentially overnight. I was told no because it was in use, it was not. When I expressed frustration later on I was told the driveway was needed for residents, was I not a resident? At move out I left a cabinet next to the dumpster since I wasn't moving it with me, I got an email (after I was long gone and out of the state) that essentially said if I didn't pick it up I would be charged a furniture removal fee. As of now I do not know if I was charged any other fees. I had also been told at my tour that there was always parking during the day. That was quite possibly the biggest lie I have ever been told, I constantly was searching for parking and circling the road for a spot which was extremely frustratin.

We rented for a year and regularly ran into…read moreproblems: - The refrigerator was broken when we arrived - they took days to repair it, so we had to discard our perishable food - The key they gave us only fit the front door, not the back one - We were charged more than $300 in electric for a month before we had even moved in - On multiple occasions their automated system double charged us rent - One of the two washing machines for the building broke and after weeks of ignoring repair requests (it wasn't until I sent an actual video of it eating my quarters that they responded) they decided that they would just leave it broken - The garbage disposal/dishwasher were broken for two weeks before they came to repair them (at some point they even cancelled our repair request without doing anything) - For more than a month in the winter the heating system could not bring the apt above the mid 50s at night (well below the legal minimum). It was b/c they hadn't changed the filter for ages, which meant that the system was constantly running without providing any real heat, so we also got slammed by multiple massive electric bill. It wasn't until we threatened legal action that they would partially cover the heating expenses. Now that we've moved out, they charged us $280 in cleaning fees (We left the apartment clean - far better than when we moved in.), and $100 for replacing two blinds that were not there when we moved in (we had to buy curtains ourselves). We have emailed several times requesting that they explain why cleaning charges were invoked and that they reimburse the $100 for blinds, but they have repeatedly ignored our emails. We always paid our rent on time and followed all of the rules that they had laid out for the building. They were unresponsive, and resistant to meeting the most basic requests.

Communication overall was minimal to nonexistent. Calls would always go unanswered. Emails were typically short, rude, and generally unhelpful. Maintenance was another major problem. The house was poorly maintained and cheaply patched which lead to multiple major issues including hot water tank replacement, roof leaking, water damage, etc... my maintenance requests were often ignored or forgotten. including one that caused my water bill to spike over $700. Then when contacted about it, they seemed to have no record of the maintenance request or the worker that came to check out the issue to never return to fix it. It felt completely disorganized and unsafe for them to have no idea who had been to the house, when they came, or what work (if any) had been done. and when the issue was finally resolved, it took another three months for them to reimburse it. There were also instances that felt completely unprofessional & unethical. Especially when money was involved. I had a minor automatic payment issue, something I wasn't even aware of. Instead of contacting me about it, I came home to a court summons taped to my door. No warning, no communication, nothing. When I finally reached someone about it, the issue was fixed in minutes. Their explanation: "Sometimes if there's a money issue, they just send it to the lawyers." To me, that was unnecessarily aggressive and incredibly scummy. Overall, this company showed a pattern of poor communication, disorganization, unreliability, and unprofessional behavior. I would strongly recommend looking elsewhere for property management.

I came across a beautiful 3 bedroom home for rent and it's just me and my dog. The ad stated dog allowed so I thought this was great! So I sent a message with all the questions I had. This morning I received a call from a woman stating she got my message, and we began to discuss the home. She asked about my dog and I told her he is a 4.5 year old Pit/black Lab mix. She state it was state law that they could not accept that breed. I told her it not a state law, maybe your agency doesn't accept them but it's not state law nor did you put that in your add. She became very rude and not happy that I later asked for what specific law states that I can not rent with my dog. I stated that I've viewed and applied to several location and brought my dog along and this places didn't mine specifically 201 Stanwix..... she then called me a liar..... She became very nasty and hung up on me. This is not how you conduct yourself when you are a business that deals with people. I have never dealt with such nasty rude and disrespectful people. If she would have just said it's their company policy then fine. That's reasonable whether I agree or not that's an reasonable and professional response but telling me it's the law, which I'm well aware it's not is just stupid. I was looking for an entire house with yard for my dog instead of a luxury building but I guess I'll stick to places that treat people with respect.
