He always keeps me informed as to what is happening at my rental. If there are ever any repairs to be done he provides me with several options, sometimes even offering to do the repairs himself to save on costs. He is honest, fair and up front. I have never had an issue where I felt like he wasn't explaining things completely and in detail and offering solutions. I have never had to talk to my tenants, if there has ever been a problem Jesse handles it. I recommend Jesse as he is an honest, trustworthy, straight forward person who has always offered good suggestions and delivered solutions whenever we've had emergencies with the rental. Being 400 miles away it's good to know that Jesse is managing my rental property.

I came into contact with him because he was a listing broker and property manager of the property that I ended up buying. Afterwards I realized how much information they had withheld from me even on signed papers and on their listing page of the property. He's basically an old-school used-car dealer who has enhanced his career by getting a real estate license.

    I've rented two properties from them and have mostly been happy…read more **I will say when I left the first property for the second they tried to collect $500 from my deposit for "carpet cleaning" when I had already paid to have the carpets cleaned... and had lived in the unit for 4 years and the carpets were not new when I moved in and they didn't disclose how old they were. What ended up happening is the new tenants, who I knew, showed me they had replaced the carpet with flooring. I contacted them and they released my entire deposit. Read your lease agreement! It had stated I was responsible for getting the carpet cleaned when I moved out BUT they reserved the right to have it cleaned again. They estimated to the tune of $500. I asked for proof. Then I told them I knew the floor was replaced (as it should have been those carpets were not new when I moved in) When I moved into my new rental, the person who did the inspection had said the property was in perfect condition. When I did my own walk through I took pictures of damages that were there before I even moved furniture in, sent it to the company, and documented it. Most of it was repaired quickly, but this just shows that you need to be thorough!! All in all, they have been very fair and pleasant to work with. We have excellent rapport with one another and I would recommend renting from them. You can't blame a property rental company for things the owner won't do. And with my first property they actually quit working with the owner of that property for a few years because of how terrible the owner had been to work with. Luckily for me they came back just in time for me to leave that place (the reason was no fault of select!) If you see a Select Property- I recommend you check it out. But read your lease agreement.

    I had a very disappointing experience with Susan Deguara the owner of Evergreen Property…read more Susan acquired the property 4-5 years after I moved in, I always paid my rent on time and had no balance due to her upon moving out. Reading all the reviews about Susan validates what I know about her already and that is that she would have sent me to court if I owed any money. Upon looking for a rental recently I was informed by the prospective agency that Susan had noted a lease violation in her tenant verification. I was never informed of any lease violation by Susan and only found out about it when using Susan as a rental reference. Upon finding out about this lease violation I repeatedly requested clarification and a tenant ledger, but never received documentation or a clear explanation. I requested information about this lease violation via voicemail, text, and email. She completely refused to give me this information and never did. She did however feel the need to write "We sell homes too" in her email. I rented the property from 2015-2024 and should have known better than to use her as a reference. A major issue I faced was a 4-5 month period without a working stove while a replacement was delayed. I was told the delay was due to finding a "good deal," and no rent adjustment was provided despite the loss of service because according to her it was "not a loss of service". At move-out after nearly a decade in the home, Susan tried to charge me for carpet replacement in two rooms even though the carpet had been installed in 2007 and had clearly exceeded its usable lifespan. I disputed this charge and essentially forfeited my security deposit of $1,350 because I figured she could use it for whatever she needed for and it would allow me to have a positive reference with her still. As mentioned earlier Susan acquired the lease so she did not have photos or key details of the property. The home was also not in move-in ready condition when I first took possession, including a torn screen door, pre-existing dog damage in doors (which she tried to say was my dog), dog waste in the patio, trash in the patio area, a leaking master toilet, and general deferred maintenance. The prior property management company retired and had unfortunately not upkept the property. There appeared to be limited documentation of the original move-in condition and inconsistencies regarding my pet deposit after ownership changed, with no record provided of the deposit transfer from the prior owner. Susan told me to reach out to the prior property management for my pet deposit. I took a loss of my $500 pet deposit. So between the $1,350 security deposit and my lost $500 pet deposit $1,850 wasn't good enough for her. She really had to go and tame my record with her negative remarks. Communication was generally difficult, as there is no public office and operations are handled from her residence, limiting standard in-person access. On a positive note, her husband, who handles her maintenance work for her properties was professional and easy to work with. I can only imagine his life married to someone so miserable and unhappy with life. (Many reviews confirm this). Overall, I expected clearer communication, access to recordkeeping, and more transparency after a long tenancy. I would advise future tenants to keep detailed records of all payments, deposits, and property condition documentation. I would give ZERO stars if possible!

    SUSAN DEGUARA IS A SLUM LORD…read more My parents have lived at the same home for OVER a decade, and when they moved in their property was under Select Properties. But when Susan Deguara/Evergreen Property Services took over management, many issues came up but here is a list of the most disgusting ways Susan manages a property: 1. The neighbor in the unit next door found BLACK MOLD in their home. They had their own inspection done, and confirmed it was black mold, Susan did not want to do anything about it, and when said neighbors said they were going to report the property, per the neighbor, Susan offered a lot of money on the condition that they move out and not report the property. If the black mold was taken care of after they moved is unknown. 2. My dad recently died leaving my mother alone in the home. Not even being 2 weeks dead, Susan incessantly bothered my mother regarding his car being parked in the assigned parking spot of the unit that she STILL resides in, and therefore STILL pays for. Just to be clear and to illustrate Susan's disgusting behavior, the car was in working condition, and my mothers vehicle was parked in the assigned garage also belonging to the unit, so what is the issue Susan? 3. Doug, the OWNER of the property gave my mother a few coupons to have Eldorado Disposal come pick up a few pieces of furniture for disposal. Per the coupon, you are supposed to put the furniture out by the street so that they can easily pick up the items, attach the coupon to the furniture and done. And when my mother did this, in comes a call from Susan complaining that it looks tacky and that she can't leave it out by the street. When my mother informed Susan that the OWNER of the property gave here those coupons and clearly is okay with it, Susan definitely had a rude remark about it. 4. The refrigerator in the unit has a very very bad leak, and when my mother reported this maintenance issue, Susan's non-existent solution was "We're not going to fix it because it's old, you can just take it with you when you move." The neighbor above my mothers unit was also told that they are to take the old appliances when they move out as well. This is also the attitude Susan has towards all maintenance issues, it's old and she won't fix it until she has to turn the unit for a new resident. Rent keeps going up, maintenance issues are not dealt with, so where does the money go? 5. My mother is moving out, and when Susan came by for a pre-move out inspection of the unit, she informed my mother that she HAS to take the BROKEN refrigerator, and other appliances. My mother stated that the appliances came with the unit when she moved in, they are not hers in any way, and she will not be taking any appliance because she does not have use for them as most rentals come with said appliances. And Susan's response "Well, we told you we gave them to you, so if you don't remove it when you move out, you'll be charged." It sounds like Susan does not want to deal with her responsibility as Property Manager and get rid of the old appliances when she needs to turn the unit, and is instead trying to offload this responsibility onto her SENIOR tenant. In conclusion, Susan Deguara is a slum lord, and Evergreen Property Services is trash, and I hope Doug sees this review, talks to his other tenant that is moving out this month about their terrible interactions with Susan, and finds a more professional property management.
