DO NOT MOVE HERE! You have been warned. My experience living here has been unpleasant from the day I moved in. I have dealt with roach problems, which has been extremely frustrating and unacceptable. On top of that, I have had a package stolen, which has made me question the security and overall management of the property. These issues have made living here far more stressful than I expected. As mentioned by previous reviewers, this complex may have been good at one time before it was bought out by a publicly traded REIT company, AKA large institutional investment company that buys condominium complex properties and loves to cut corners to save $$$ while they nickel and dime their own tenants for their bottom line even if they are on low or fixed-income salaries. The mandatory fees are another major issue. I am charged approximately $70 per month for services and fees, including charges for a package locker even though I only use it occasionally. There are also recurring pest-control charges of around $3-$5 per month, even when I do not request or use pest-control services that month. I understand that some services may be necessary to operate an apartment community, but charging residents for services they rarely or never use feels excessive and unfair. These fees add up to hundreds of dollars every year on top of the advertised rent. The environment has also been extremely unpleasant. I have had neighbors who regularly walk barking dogs around 7:00-7:30 a.m., along with vehicles playing loud music early in the morning. There is also a neighbor who frequently smokes cigarettes and spends a significant amount of time staring at people and creeping out neighbors, which has made the environment feel unpleasant. I have also had my vehicle towed, costing me approximately $300, which was another significant and unexpected expense. Communication with the leasing office has also been frustrating. Cheryl in the leasing office has been nearly impossible to get ahold of when I need assistance or have questions. It often feels like communication is one-sided, with the office reaching out primarily when they need to conduct an inspection or regarding rental payments, rather than being readily available when residents need help. At this point, I am seriously considering terminating my lease early after enduring for 8+ months out of the 12-13 months lease I signed without a submitting a formal complaint, even if doing so means accepting financial penalties, because I do not believe the living environment is worth the cost or stress. Between the roach problems, stolen package, $300 towing expense, excessive mandatory fees, recurring charges for services I rarely use, ongoing noise and neighbor issues, and difficulty communicating with management, this has been a very disappointing experience. The advertised rent does not reflect the actual cost of living here once all of the additional fees and expenses are factored in. I would not recommend this property to anyone looking for a comfortable, quiet, reasonably priced, and hassle-free place to live. If you buy a car, don't rely on them to allow you to register your new car with the apartment complex. I've lived here over 20 years and it's just keeps getting worse and worse half the time there's no hot water in an apartment that I pay over $1000 a month for. You run the water for 20 minutes and still no hot water. No on-site representation there's a number you can call or text. I called it last Friday. I got a response Monday morning. read more

This apartment complex is a joke. I can't even explain how frustrating these 8 months have been for me. I've been keeping my cool and working with Cheryl but it has now come to a point where I just can not keep doing this any longer. Since the day I moved in here first thing I notice were roaches not just 1 or 2 but infested ! I put in work order for pest control to come treat the unit maybe 3 times and turns out they have never even came to treat this unit. It is disgusting having to get up in the middle of the night and turn your lights on and seeing so many roaches running ! That's why I'm now writing this review and pictures will be uploaded as well. Another issue is my sink was leaking when i moved in 8 months ago maintenance came out to fix the issue well me thinking everything got fixed nope wrong water issue has gotten worse pest control finally came out and I was present pest control was the one that told me I have a big hole underneath the sink and it's leaking that's probably why the roach problem isn't getting better they need to fix that issue. I've put maybe 3 work orders for this leak and hasn't gotten fix it's now worse instead of them fixing it they covered up the hole with foam and didn't fix the leak Not to mention the city of Addison came out to do a inspection code enforcement took pictures and told me there was a few violations I am still being patient and working with Cheryl but this is way to much. My unit has so much moisture that black mold has been growing in my ac vents and ducts where now it's spreading all on my bathroom wall. This is so unsanitary living conditions. Not to mention roaches infested all the appliances in the unit. My ac runs all day and does not properly cool as they already replaced the ac unit I also had water leaks from the ac for 2 weeks and would not fix it. This is all a nightmare. Beware when renting from this place. I signed a 16 month lease term and I kindly asked for a second option to get transferred to a different unit if I have to pay more I will do so Cheryl denied me and said she's working with me and knows how frustrating this can me. Absolutely atrocious experience for us, and we didn't even live there... The staff don't know their own rules, and will blatantly lie to you to get you to pay the application fee, only to tell you that you can't bring your pet, even though they confirmed to you that you would be allowed to prior to paying the application fee. We disclosed that we had a husky and asked if we would have any issues with our application and were told very plainly that we would be fine. After paying their $260 application fee, we were then told we don't qualify as we have a Husky which is a restricted breed. We asked for the application fee to be refunded as we were given fraudulent information, but they are refusing even though they admitted in writing that they were at fault. Also, the apartments are filthy upon viewong, everything was gross, and were told the apartment was "move in ready". The doors didn't even fit in the doorframes... it feels like we were scammed, so just keep in mind they will tell you want you want to hear so you pay them hundreds of dollars, to then just refuse you, even though they told you the opposite information in person and in writing. I lived at Addison Apartments from early 2019 until the end of 2021. The complex is split into 4 sections. The one I lived in Cottonwood as well as Neighboring Cherrywood are definitely from the late 70's or early 80's with the Popcorn Ceiling and the Asbestos waiver. When I moved in in 2019 the rent seemed reasonable for being in a decent area albeit an older complex by DFW standards. I knew I wasn't staying in the fancy buildings down the street. The first year I never really had any issues other than loud neighbors and things you might get in any apartment. There were some annoying things like the laundry facilities constantly being broken, randomly removing the machines to load the cards and then basically never have anything delivered by USPS, FedEx, etc because it will likely never arrive even if you pay for their locker system. I was willing to deal with that because of the rent prices for the area. Things really started deteriorating and I mean like a nosedive during COVID and into the Polar Vortex. As many other reviews had mentioned the water being shut off would happen like once a month for a year, then after the Polar Vortex my complex didn't have hot water for nearly 3 weeks and all but one laundry room was closed, and the one open didn't even have the machine to load the card. At the same time, I began to see the complex change, the police were showing up more and more for God knows what. Several of my good neighbors in my 4 apt block left and next thing you knew you would hear neighbors beat their dog during the day. The stench of weed started to overtake the place and the roaches so big you could strap a saddle on them started showing up. I know the units are older apartments, but it doesn't mean they have to be a dump. There is quite a bit of potential here but clearly UDR has decided its not worth it. I can't speak for the other two parts of the complex but Cottonwood and Cherrywood nothing has been done to update to outside of the buildings. The windows have not even been replaced they are from the 80s and with that wood siding. Be prepared to be sweating during the summer and cold as heck during the winter with crazy high energy bills (this was before the large energy prices increases of 2022) for the Square Footage. When it got over 100 my AC unit literally would run all day and it could never get the temp below 81-82. read more

A recent life event has me leaving my beloved One-Bedroom at Addison Apts at the Park in order to move to a Two-Bedroom. I have lived at AAATP for 12 years and have been a happy tenant. I didn't want to leave. I had to move quickly and Cheryl found an apartment so close to where I'm currently that my drives don't change at all. Now that this has been stressful is beyond saying due to my circumstances, but Cheryl has gone above and beyond to help me. I literally could not have done this without her. I love it here! Belinda Lilly at the front office is the best and sweetest person! Ever since I moved in here it was super smooth, touring was easy and quick. I did a self guided tour and it was easy to do through my phone. I've been here two years and will be staying for another lease again! It's a great area I love being right across to the vitruvian park. A lot of families live here so it's very family friendly and feels safe since we are close by to the police station! read more

My fridge stopped working causing all my food to go bad because maintenance took so long to come and fix it. My bathroom light feel out the wall and all they did was stuck it back in the wall and didn't fix any of the paint. My pantry door is still broken. My balcony light switch doesn't even work and alol of my electrical outlets in my kitchen no longer work. Don't rent from this place unless you're OK with your dog being without air conditioner for hours , leaving your job to check on him and possibly bring him to work with you, then JESSE telling you that it's not an emergency because it isn't 80°. Maintenance or anyone else wasn't supposed to be in my apartment today, but they were in and out three times since I've left for work. My dog is 15 pounds and has about 3 inches of hair all over his body, who is this man to tell me that my dog not having air conditioner isn't an emergency?! It's clothes all over my bed AGAIN, they did this last week!!!!!! Their access was removed, then hours later they're back-and-forth in and out of my apartment again? I talked to Bonnie earlier after calling about 15 times and she said she would email someone and figure it out for me. Did I ever get a call back? Did I ever get a text back? NO!!!!!!!!!!!!!!!!! severe molding in all buildings is Hazardous and is affecting all the residents there for years. the company changed websites to get rid of the old surveys but you can still find them and you can see new ones stating the same on the new website surveys. lying that nothing was wrong with my unit even after I spotted the mold was the worst part, stating they had a professional look at it and nothing was wrong. I had to pay out of my own pocket for an inspection and show them the proof of the issue, the staff has no integrity and they are fully aware of the issues they have and they will not attend to them since it would be costly to redo the entire complex. additionally being severely understaffed and not being able to aid most of your tenants is a massive issue. read more

When me and my husband reapplied, they denied our application and told us that someone would be reaching out to us to remedy our issue. No one ever reached out. I called, emailed, and texted for weeks, when someone finally answered me and told me it was too late. Oh, but they have no shame in texting you months later, asking you to apply again. This place is a joke, and plays with people's emotions. People who work incredibly hard for their money and need a place to stay to call home means NOTHING to these people. This was the worst experience ever. I wish I could give a 0. Day 1 - I show up for my 5pm tour and drive around the lot for 6 minutes looking for the leasing office, I scan in at 5:06 and get a prompt that the office is closed. No help. Day 2 - I show up on time and get to tour the most beat up unit I've ever seen, door broken, cabinets broken, paint chipped. I ask to see another unit, no one answers. 20+ minutes later I get a response, "this is a self guided tour." I ask again to please see another unit (knowing I can't at this time, I've already left), and rather than get the canned response with the unit and the link I'm just told the unit number, no subsequent email/pin/nothing. I check out. I had another appointment immediately after. I scan and check in, I get the message the tour will start soon, the tour never starts. I was treated terribly, I got to see one terrible unit, and no one who I spoke with was kind or helpful. read more

I moved in Oct 2024 and had no issues. Then comes Apr 2025. I live on the 2nd floor and I have neighbor downstairs my apt. They have dogs that never comes out not even to walk them or to use bathroom. Apr 1 during the night everything was fine until a strange odor started filling up my apt. It was like an ammonia type scent. A really strong stench like piss scent. I went to my kids bathroom and it was a weird noise and the scent strong in there. It lasted for about 1hr. I sprayed and sprayed until it was gone. I submitted a request and I canceled it on the 5th because the scent never came back. Apr 11th it came back I submit request again and these apt maintenance folks never came to investigate the odor. Today is Apr 17th and still haven't showed up. I get a message from the apt basically telling me the odor isn't toxic although it's strong and it goes away after. Everytime this happens if have to put my son on his nebulizer. These folks don't care about anyone but getting their money. Anyhow I have to get my son further medical help I will take legal actions. They don't live here to smell the odor so they do not care at all. I can only speak for myself but I would chose wisely. Shame on management shame on maintenance folks. I'm so done with this place. I ha e to stay here and live with this scent everytime it happens and still pay rent on time. Never ever again!!! read more

Please read for real,honest and a real review We have an serious problem which is stolen/ missing packages from the mailing room and the apartment complex won't take responsibility nor take any action or investigate this matter which is a big deal for those people ,if I can't have my package because someone else have the option to steal it and no one will do anything about it then how will people have their stuff ? If no one will take responsibility then who will ? The residents ? That plus they moved their office online so residents won't complain so no one would know what's the problem, that being said they won't reply to calls, emails nor send services for weeks! I went back & forth deciding whether or not to write this review. I LOVED living in the Vitruvian Park area & Berlinda is the BEST! My praise ends there. The other ladies in this leasing office are the least helpful people I've ever met & typically rude in their responses as well. I lived here for almost 8 years & avoided the office when I could. I submitted 10+ maintenance requests for leaks in the bathroom from the apartment above me & it never got fully fixed. When I wanted to move out, Cheryl gave me inaccurate information that ended up costing me more than $1,000 in fees. When I pointed out the error, she got defensive rather than apologizing for the miscommunication. I would recommend you go in asking for Berlinda, ONLY, as she's the most helpful & hilarious to boot! If i could give it 0 stars I would. Be careful when you do the self-guided tour. When I did it someone and their dog was squatting in the vacant unit. I could not reach anyone with the number that they give you if you had any problems. I had to call the police to let them know someone was in the apartment. The police had to call emergency maintenance to get someone to check with them. Everything is done virtually. They don't verify who you are by some form of ID and they give you a code to enter the apartments. That why it was so easy for anyone to squat in the vacant units. read more

I like so many others lost power and needless to say it got hotter by the hour. It was after business hours but I texted a message and the very next morning Cheryl had texted me and asked me if she could send someone to look at the problem. He was there and had it fixed before I left for work. He did a super job and Cheryl even did a follow up text to make sure everything was okay. Once again Cheryl and Addison Apartments at the Park came through like family. In a world of never ending phone trees and we just missed you slips on the door. Behold for a long review. I am writing this because this place deserves some harsh review and they are making too much money on perils of their tenants. I terminated my lease early paying the buyout as it was very difficult to live in this place. I would call this place the real shithole that I ever lived on. 1. Apartment is old beyond maintenance. Wood walls of my place was rotting from inside. Every time I used to clean debris would fall from corners. Sink often leaked after many maintenance. One point I bought glues to hold the counter top from falling apart as they didn't fix it well. Sockets failed many times ruining my entire groceries in fridges. The power fuse would go out often. My toilet also leaked (Like wtf) and when I called emergency number to fix it nobody picked the phone. I ended up fixing myself. (You are not renting this place you are fixing it as often you have fix shit yourself; They will be very late to respond). They need to stop renting place and do major renovation. It is place for money grab and they don't care about the pain of tenants. 2. Equipment are revolved from one apartment to another. I put in many requests to fix washing machine multiple times only to get it replaced with old one and I can bet it was rotated from another apartment. 3. Customer Service is shit. Nobody picks up phone. You cannot ever get answers soon enough. They have external parcel lockers, external laundry service. But there is no easy way to sign up for them. My wife never could wash clothes as the top up machine never worked. When you visit they are real soft and nice and it feels like fuck you in the face because they really don't care about tenants. 4. Grasses around apartment is littered with dog shit. First of all this issue is one tenants but man management could at-least place plastic bags all over the place (They fucking won't) and people act like animals and let their dog poop everywhere and never clean it up. People don't even have dogs on their lease (Nobody fucking cares). I have ruined many of my shoes stepping on dog shit just staying 6 month in this hell hole. 5. Address and house names are confusing (packages will get lost) Almost all of my packages were lost when courier service delivered it. You will find multiple 607 apartments # in same area. Even with building names everything is confusing. I even put security camera to make sure packages are not stolen and behold they never get delivered as you know GPS would take you else where for the address they gave me for the apartment. 6. Survey they take is joke. They frequently send out surveys to tenants. I put in many things their but nothing ever got better. In nutshell, I rented for 2-decades of my life and this was the worst place I ever encountered. Place is expensive without any good things. My how the things have turned. They got rid of the onsite team about a year ago, and it has gone to shit since then. There is no communication or notice system. They put random and non relevant charges on your account, no email notice, no warning, just new things to be paid. I asked them for proof of communication of a so called violation, was ignored. Have had 12 different emails with their "Business Managers" who aren't even in Texas, and have been ignored every time as, she handles billing and someone else does that part. The office doesn't exist, because keeping staff on is expensive and its easier to just automate everything, so in person communication / help is impossible. I moved here from out of state. when I got here there was no one at the office to meet me, no directions in my email as to what to do, where to go, the buildings are confusing for someone who doesn't know their way. luckily neighbors and my friend helped me out and I settled things. the neighborhood is very nice, it's surrounded by great stores, walking trails and great for my kids to play and walk. BUT, communicating with management has been a nightmare. Not one human to communicate with about pressing issues such as a leaking sink that they will likely charge you for. I put a request for a mailbox key maybe a month ago-nothing. AI messages me on important issues such as relocating to another apartment through text. There was one time I suspect I got a human but they told me for best comprehension, it would be best to communicate through text right then and there because they were moving new residents in. unfortunately I was traveling then. The apartm space is decent, a little outdated but in comparison, the price is decent at base rate. the only thing is the nickel and dime game. I am not sure what I'm being charged for sometimes. I feel like I'm being charged for parking but I don't have a reserved park. it was mandatory all residents registered their car or it would be towed. guests have to pay by every so minutes. Theres no on site staff, maintenance is okay, sometimes I've had to call them out twice. but overall, the office thats not even in TX is the problem. This are the absolute WORST complex i have ever lived in. Management supposedly replaced AC unit in the last 6 months, however my AC is not working at all. It is actually blowing hot air into my house. I was told by maintenance there was a hole in the AC but no one ever came to fix it. Maintenance takes their time fulfilling requests and emergency maintenance for Cooling issues are not handled like emergencies, they're delayed by days. Currently the inside temperature is 86 and outside temp is 93. Apartments don't care who they screw over. We have a one year old and 8 month pregnant woman who are at extreme risk. Picture for proof. Single-pane Windows cause water damage any time it's warmer inside the apt than outside Maintenance issues I ran into: -It took way too long to fix the fridge when it wasn't keeping food cold enough to prevent spoilage -One of the burners on the oven gets dangerously hot when the oven is on...you have no idea it's hot and touch it or set something on it = dangerous. I was told by maintenance that they can't fix it because that's how the heat is ventilated and that's just how the older ovens are built...?! Safety does not seem to be a priority. There is STILL a huge piece of wood with 2 rusty nails that are probably 8 inches long FACING UP in the parking lot. It's been there for weeks and I've called twice! = dangerous Metal rod sticking out of the ground that looks like a stick = dangerous The parking lot is an absolute disaster. The pot holes are completely covered when it rains and it's easy to step in them! = dangerous At least in front of my building, the lot slants down and all rain water floods the area you have to get through in order to get to the sidewalk/to your building! No noise management at all. One of my neighbors is blaring music at all hours to where I can hear it from anywhere in my apartment. The neighbor below smokes so much weed that my bathroom reeks of it sometimes. The neighbor in another building straight across from me blasts music all of the time! I'm all for enjoying your home but there is no respect for close living spaces here. They don't sublease at all, no matter what comes up. Only option is a buyout at 200% rent - even though that sucks, I'm actually putting in my notice tomorrow to do just that! read more

The parking lot was being worked on, someone said that someone said to park in the street; Everyone parked in the street and received parking tickets; (Im a guest visiting); The friend being visited was very upset about this; I called the office and they told me I had the wrong information and hung up; WOW REALLY; WELL TELL ME THE CORRECT INFORMATION BEFORE HANGING UP; TO SUM IT UP; THEY HAVE RETARDS ANSWERING THE PHONE, THAT HAVE NO CLUE, I guess everyone's cars can just get impounded and the whole complex can call Lyft or Uber for transportation!!!!! This is the worst apartment complex I have ever lived in. I moved in in January and every single month, the water has been shut off or there is no hot water in my apartment for at least a day. Today I came home to broken air conditioning. It is 105 degrees outside! I went to the front office to be told that I had to submit a request online and it would be considered an emergency . I did so and it isn't fixed yet (it has been 4 hours). A month or so ago I asked to be moved to a different apartment since this one has so many maintenance issues. I was told that the whole complex has the same issues. Don't move here. The location is not worth the issues. read more

Just unsafe! My apt was vandalized and broken into while I was there AND after I left as I was leaving the keys there I noticed a kick in the wall I didn't do. The management made me pay for it. In the Summer, the a/c s were busted and didn't work. It was 91 degrees in my home. And loud music ALL the time on weekends from neighbors and other places outside. The laundry room flooded. The gym was vandalized and you could no longer use it??!! So now they say you can use the Addison Athletic Club. The machines in the laundry rooms were busted. And when I called to speak to manager, some guy said he was and I knew it wasn't him by his voice, I had met him a couple of times so i knew his voice and it wasn't him. Some guy came to my apt acting like maintenance, when clearly I didn't put in a request. My car was used by others, moving the rear view mirror a couple of times, and other things to intricate someone was using my car for God knows what. Worst experience in my entire life!!! They charged me over $500 to replace the cabinets, of which were like very old and broken when I moved in. I just paid through the nose to get out of there!! Asap! read more

Literally terrible from the start recently, a maintenance guy came to check on my electricity, but left several footsteps of Soaking water in the carpet. i asked them to come back and dry/ clean the carpet, and they didn't. now my entire place smells like mildew, and they still haven't done anything about it read more

The area is nice but Dealing with the apartment complex is very frustrating. In the 15 months I lived there I never talked to a live person. Communication was always done through email or text and while that may seem easier it wasn't because response time not quick. Sometimes it would be over a week and multiple messages from me before I got a response. At one point my neighbor left their stove in and something in the stove that was burning. i called all the emergency number and no one would answer. I had to drive around the complex and flag down the maintenance man and tell him what was going on so he could enter the apartment and turn off their stove. They say there is an onsite team but there is not. There is no office on site that you can go to. After I moved out i was charged all sorts of fees from Ana apartment that want even mine. They sent me pictures and a bill and the bill showed a different apartment number. I brought this to their attention and I haven't heard back from them but I still keep getting the same bill saying I still owe them. read more

From the day I moved into these apartments I have had issues that have never been resolved. Day one on move in, my shower did not work. I called the emergency Maintenace and due to it being on a weekend, they said I would have to wait for the Monday, since this was deemed an emergency. Next, the washers and dryers are always broken or the machine to refill your laundry card never works. when calling the office (which by the way no one works at anymore) to complain about this, they said it was not their job to report this and proceeded to tell me I can find the number on the machine. I have had to report this many times and have not been able to do my laundry on several occasions. Third, there is black mold growing form my ceiling vent in my bathroom, I have made a complaint about this due to health risks, and no one has contacted me yet to come fix this. Fourth, do NOT expect to get your mail here. People have stolen my stuff 6 times int he last 9 months of living here. I reported this and the front desk lady told me "Yeah that happens a lot here, just report it to Amazon, and they will give you a refund". I have lost so many packages and pieces of mail due to this. Last main issue, I have never been late or missed a rent payment. This month I was ONE DAY LATE, and they sent me an email for eviction. This is so beyond called for and very unprofessional. This apartment complex is disgusting and so overcharged for. The only good that has happened form all of this is when I threatened to write this review 2 months ago, one of the new owners called and asked what they could do to help. Unfortunately, they could not resolve any of this. Just do not rent here! read more
