    Great property with many amenities (4 lakes, fitness center, suana, jacuzzi, 2 pools, walking trail, racquetall and more!! The New Management and staff replacing current management / staff in 2017 is horrible! They have no professionalism, customer service, and only care about making money!!! Please consider Venetian Apartments or Fiori Apartments nearby instead of Lakeview at Parkside apartments or you will DEFINITELY REGRET IT!     Unacceptable Handling of Mold Issue by Management…read more I am extremely disappointed with the way management handled a serious mold issue in our building. After expressing health concerns and raising the alarm about the presence of mold, my concerns were completely dismissed. No one conducted a thorough check of the surrounding units despite the close proximity of the affected area. What's worse, management initially denied that there was any mold problem at all--only for a sign to be quietly posted acknowledging the issue... and then mysteriously removed shortly after. This reeks of a cover-up and shows a complete lack of transparency and concern for resident safety. Instead of taking proactive steps to protect residents and communicate clearly, management chose to ignore, deflect, and mislead. This is not only unprofessional, but dangerous. Residents deserve honesty, accountability, and a healthy living environment--none of which were provided in this situation. Management came in two weeks later and checked water and left a message there is no leak and never completed a test for mold spores in the home. Not safe to live in the building. Stay away.

Unlike other apartments, they genuinely made me feel like they wanted me here without seeming pushy or trying to just have my business. The community at this complex is incredible. Huge shoutout to Griffin and Christina, who both made sure all my concerns were answered and resolved by move in day. They went above and beyond for me and I couldn't be happier with the service. Anyone looking for a great apartment, I would absolutely start here

    Guest Suite review…read more My son & daughter in law have lived here for several years now. It's a beautiful facility. I'm staying in the guest suite which is a furnished apartment they rent out for the night to the guests of apartment renters. It's our second time staying here. The guest suite is nicely decorated and has just about everything you need. The first time we stayed in the apartment everything was perfect. No complaints. This time around I feel as if there is a lack of a check list to make sure everything is refilled. We were left with one roll of toilet paper. A roll of paper towels that was almost gone. About a quarter of an inch of dish soap. A box of tissues would have been nice but there wasn't one. The hand soaps look as if other guests replaced them. One of them is almost empty. There was a battery operated soap dispenser that I think belongs to the suite but it didn't work. We went to the store and bought toilet paper, paper towels, dish soap and tissues. Towels are provided but for some reason there were no wash cloths. After going to the office they quickly purchased and washed some new wash cloths for us. Lastly the Wi-Fi hasn't really worked for most of our trip. It's always buffering. The first time we stayed it was $100/night and now it's $150/night. $100 is fair. I think the $150 is a bit much considering we had to refill some of the items and housekeeping is not included. It's simply convenient to be staying so close to my family.

I was told I'm to clean it, leave my closet door open all the time & purchase dehumidifing products myself, it's not on AMLi that mold grows on my clothes & shoes in my apartment. Regarding the additional charges I was sent an itemized bill with additional utility charges from July & August, that were not on previous bills. The only thing anyone is waiting on is for me to pay the additional money, not to address any issues I have. ......................... There is mold growing in my closet on my clothes & shoes & the head of maintenance tells me it not their problem, it my problem & they can't help with any of it. There is often mold growing on the ceiling vents, that they clean w/alcohol but the guy tells me it's not mold it's just dirt. Who cleans dirt w/alcohol? I had to wash everything & am keeping my clothes in the living room/bedroom with the ceiling fan on so I don't smell like mold when I go out. I am paying over 2K for a moldy apartment. On autopay & last week they send an email threatening legal action over non-payment of rent. Rent was paid but they were late processing pet fees, which they tacked on late fees for. They said they would take off the late fees but still haven't. They also harassed me about my renters insurance- which never lapsed & I sent them the policy info on a few times - I continued to get notices insisting I pay for their insurance policy even though mine is more than adequate. That took 2 phone calls & 6 emails for them to finally drop. I so regret renewing my lease. This place is not worth it.

    It is now May 2026, and the apartment maintenance team has installed a new heat pump. However, the…read moreair blowing out of my vents gets warmer as the outside air heats up. Today my air-conditioner blew air out of the vents around 63-65 degrees, much too warm in order to be able to cool my apartment down even one degree from 74 to 73 degrees. The heat pump ran over an hour, non-stop, without dropping the temperature even just one single degree. I finally turned the thermostat up, so it would stop. Very soon, as it gets and stays hotter outside, the temperature coming out of my vents will also warm up and will no longer be able to cool my apartment down. Somewhere, there is outside air entering the pathway from the heat pump to my vents. I am a woman in my upper 50's with hot flashes, which are very debilitating, especially when it is already hot. You must know that problems with my HVAC have been going on since November of last year. It must be customary in Texas to just leave people alone in their apartments to fend for themselves. In civilized and humane countries, these problems would have to be fixed within 24h or a couple of days. In the winter, I had air coming out of the vents that was too cold, and now it is too warm and will be very warm, soon. My apartment is not rentable, and yet they keep charging me to live here and have not even offered to pay part of my expensive electric bill. I will never ever rent another commercial apartment, as long as I live because of this traumatic experience, that is, if I survive this treacherous and cruel situation.

I hear every single step, cabinet slam, garbage disposal, and drawer close from the unit below me. It's honestly maddening. I have to wear headphones at home just to focus or relax. The floors are insanely thin, and no, management can't (and won't) do anything to fix it. Then there's the parking -- or lack of it. If you get home after 7 PM on a weekday, good luck. You're likely parking a building away. For $1,440/month, there's no reserved space, no garage, nothing. It feels like you're paying for the area, not the apartment. And don't be fooled by the "cleaning" excuse if they won't show you your unit before move-in -- mine was dirty, with bathroom cabinets and countertops flaking like they came from a dollar store. Absolute bait-and-switch. Management's response to complaints? A generic, copy-paste message that dodges the real issues: this place is cheaply built, poorly managed, and absolutely not worth what they're charging. Save yourself the stress. Skip this place.

I love it here. 4/24: Service excellence is so important to me and Rana has been truly amazing. Answering all of my questions so I select the best unit for my needs. Extremely unhelpful, extremely unpleasant, and makes living here a hostile environment which is insane considering this is our home!!!! I've had multiple calls to maintenance to get things fixed. My microwave shorted out, they took 48 hours to fix it in which it is completely crooked and fingerprints everywhere. Photos included. We have also had issues with our units door locking properly. It gets jammed and won't shut so maintenance came and only made it worse by completely screwing in the hinges like a hack job, photos also included. We now have to pull and lock the door at the same time in order for it to catch on the lock. I'd rather fix these things myself if I'm going to end up with this paying over $2,800 a month?? Not to mention trash valet comes whenever they feel like it so all the residents trash is out basically from 4pm till 10pm at night. Making it smell all night of trash and look extremely gross with bags of trash all over the hallways. That's what we get to come home from work to. Stains all over the carpets, smells of must on certain floors, unfinished paint on the walls on floor 4, elevator button to do down from floor 4 also is broken and has been that way for months, reports constantly of packages being stolen, cars being broken into, boots on your car without explanation. This is not LUXURY. There's been centipede problems, mold issues, flea infestations, and management does not fix these issues other than sending an email addressing to the community they are aware and need our patience. lol. I cannot wait to leave this complex and never look back. I wish we never made the decision to live at the Lyle. Would have saved me a lot of money and frustration.

    1 Star -- And even that feels generous…read more If you're considering living at Villas at Fiori, let me save you the pain: RUN. This place markets itself as "luxury," but that's laughable. Luxury where? In the photos? Because the actual living experience here is a nightmare. From day one, this has been the worst housing experience I've ever had -- and I've lived in apartments across multiple states. We moved into a "finished" townhouse that was still being painted as we carried boxes inside, with over 20+ outstanding maintenance issues before we even slept here once. And it only went downhill. * HVAC Disaster Day 1: 85° INSIDE in the middle of Texas summer. AC didn't work for over a week, and we were basically told to deal with it. They "graciously" provided TWO portable AC units (after requesting three) like that makes a sauna livable. It never worked properly all summer -- techs in and out for a month just to get it to 76° on a good day. Then winter hit: 55° inside. "Emergency heat" apparently means no heat. And now here we are AGAIN -- the moment it got hot outside this year? Yep. AC fails again, house hits 80° inside and they shut it off until someone "figures it out." Same story, different season. This isn't an inconvenience -- it's unsafe living conditions. * Electrical & Water Issues * Electric bills over $650 for a unit this size. Completely insane. * Power constantly tripped from normal, everyday usage. * Water shut off randomly -- including on Thanksgiving. * Toilet runs NONSTOP -- still not fixed. * Horrible Build Quality & Maintenance This place was slapped together so fast it should be illegal. Even contractors have told us the build is garbage. Examples: * Ceiling leak left soft, sagging water spots for MONTHS. * Their "repair"? I watched them on our security cameras shove a pencil under a pipe because they "didn't know what the hell to do." Yes, really. * Then they painted over repairs with glossy paint on a matte ceiling and got splatter all over our couch, carpet, and floors. * Grout falling apart in showers -- they "fixed" it just for more to fall out again. * Baseboards literally an inch off the ground when we moved in. * Hardwood floors scratched before move-in. * They installed our EV charging outlet and left our deep freezer unplugged -- ruined all our food. * Internet & Noise Internet dies EVERY. SINGLE. NIGHT. Wakes us up, kills our cameras & security, and there's no resolution. How is that acceptable in 2025? * Bugs Ants, spiders, roaches -- constant. * Staff Attitude Maintenance has complained on camera about our belongings "being in the way" inside OUR home and openly acted like we're a burden for expecting basic livable conditions. * Emotional & Physical Toll We have an ESA that is at risk overheating every summer. We have to wake up at 3AM for work, and still deal with outages, noise, and an unlivable temperature-controlled environment. Every day here feels like a fight to survive basic comfort. At this point, the question is: when do tenants get to say enough is enough? Why should anyone be stuck paying lease-break fees to escape a unit that isn't even legally habitable half the time? The 2.2 stars on Yelp is honestly generous. Villas at Fiori is a perfect example of developers cutting corners, slapping the word "luxury" on a cheaply-built property, and leaving residents to suffer. Save your time, money, and sanity. There are nicer places with actual functioning HVAC, working utilities, and staff that care. This place should be ashamed of how it treats residents.

My husband put a maintenance request in the night before and they were here the next morning with ladders and a 2 man crew ready to attend to his needs. Jerry called in the AM to let him know he was headed over to fix everything. Also keep in mind, that my husband put the maintenance request as medium, not high or emergency and they still made it a priority. This says a lot about this place. I've been dealing with maintenance issues in almost every apartment I've had the past years, it would take many days to get a response. And over a week for anything to get done. Didn't matter how nice, luxury or 5 star that's as also a deal breaker for me. I'm really impressed. I am very quick to write a negative review or consumer complaint about theses sorts of things so I I had to make sure I took the time to commend this place for their thorough accountability. I've seen the maintenance guys Jerry and Dave around several times, when I am here I probably see them more than anybody. And they are always polite and engaging they always take the time to speak to us and my little one.

Plus, you are far away from Las Colinas Center without a car. Maintenance was poorly managed too: they closed the pool during the hottest weekend in March to fix a light, leaving it empty and dirty for three days. The general atmosphere was nice with weekly events, but overall, the experience didn't meet my expectations.
