I've lived here since November 2025, and I can honestly say my experience has been GREAT! Maintenance has always been prompt and very quick to respond to any work order requests. The ladies in the office are incredibly helpful and always willing to assist. The water view is absolutely amazing, and I really appreciate how respectful everyone is of each other's belongings. Deliveries left outside doors have been safe, and even the paid parking spaces are respected. I also noticed that they recently updated the kids' playground by adding a cover to help block the sun. That definitely won me over because my family and I use the playground a lot! Overall, I've had a wonderful experience living here and would definitely recommend it. I've been using the tennis courts here and recently had a really uncomfortable experience that others should be aware of. While my wife and I were actively playing, a man walked directly onto the court and told us we needed to leave because he had "classes" scheduled. There were no posted reservations, no signage, and no prior notice of any official lessons taking place. The way it was handled felt very rude and entitled. If there are legitimately scheduled lessons or instructors using the courts, that needs to be clearly communicated and managed by the property, not enforced by someone interrupting residents mid-game. If this person is running private lessons without authorization, that's also something management should be aware of, as it affects residents' ability to use shared amenities. Overall, this made the experience frustrating and took away from what should be a relaxed, shared space. read more

People are very friendly, everyone at the Leasing office is so kind and eager to help and it has great amenities such as a hot tub, lakes, pools, two gyms, tennis & pickeball court, a variety of animals (bunnies, turtles, birds), a nice trail to walk around the complex and more. Moved out and was charged for a ceiling repair due to a leak in the ceiling. Not possible for me to cause this damage. Charged for carpet cleaning when the carpet was perfect. It was going to be cleaned for a new tenant but i paid for that. Charged for scuff marks on the glass cooktop stove. So beware not to use the stove to cook with. Completely ridiculous charges. I moved out on very good terms and the management decided to throw these charges in my move out. BEWARE when moving out. read more

Staff is horrible, they have no problems providing misleading / wrong information. They don't offer fair resolutions to their own mistakes. Tammy is the manager and she is no help. Staff is always changing so you can't ever keep track of who works there and they take no accountability. As far as the apartments, they are way overpriced for sub par quality. Nowhere near a "Luxury" apartment complex. They want to charge $3k/mo for a 3bd room appt with rent increases. That doesn't even include washer/dryer. Appliances are outdated for what you pay. The amenities they offer like the basketball court has been unavailable more than actually available. The list goes on, don't move here. I found a way better priced option and it has a higher standard of luxury. read more

Lakeview at Parkside - Apartments Near Me - Farmers Branch, Texas

We lived there for multiple years. At first everything was great, we had respectful neighbors and it seemed like they fit their name of Luxury Apartments. As we guessed the rent amount increased yearly, and that was not a problem until their standards on renters decreased. It felt like we were in the ghetto; neighbors were loud after hours, and it was like a night club at midnight on a Sunday. The breeze way smelled like marijuana and our neighbors had a lot of "visitors." One of our friends had a neighbor whose dog was out on the patio 24/7/365. Just like the mailman rain, sleet, or snow. The poor thing had no where to potty so their patio smelled like a porta potty next to a downtown taco truck. We were asked to be notified when the maintenance crew would come by for repairs and that was ignored. Random people were letting themselves in as we were stepping out of the shower with our door open. I also wanted time to put away my cat as to not stress her out but SURPRISE every time. We were excited about hanging out with our friends at the dog park and make it the local hangout after work. Cleaning up after animals was not enforced. You had to dodge landmines if you wanted to run and play with the dogs. Aggressive dogs were not monitored properly, I watched a few times as people had to get in between two dogs to protect their pet. Management did not even send out a notice to tenants to warn them or make it aware. Cars parked along the main strip going to the office, you would think they were safe. The area was well lit but that did not stop someone from breaking into seven or eight cars in a row! Might be because the gates are always broken and open. The courtesy officer who I am sure gets a nice discount is useless. 99.99% of the time the response was "call the police." Luxury apartments were nice until you see your neighbors brand new truck on blocks the next morning. The one thing this place has going for it is it is right down the street from multiple gun ranges. Convenient for getting your CCW, you are going to need it when walking around the complex. At any given time, it could be your building, or the building next to yours fire alarm going off. This is not related to the ice storm in February, that was more understandable. I am referring to any given time at random, loud fire alarms going off and not knowing if it is real or just a malfunction. Fire Fighters treated as if someone was "calling wolf." All it took was a key holder to let them in and turn it off or reset it. That rarely happened. We would take bets how long the alarms would be going off, and cheer when they stopped. It was like Christmas in July. In summary, DO NOT move here unless you like loud ghetto people 24/7. Almost being hit by speeding cars qualifying for a nonexistent races. Speed bumps are a seen as a challenge to their cars suspension. A management team who would be better suited running the McDonalds down the road. Luxury prices for an apartment that when they replace anything is just scavenged from other units like Mad Max. No offense to the maintenance team, I am sure they were just working with what they had. The noise was constant, always sirens flying by trying to catch the street racers between Marsh and Midway. read more

I have talked to the manager Joshua several times about a problem with the contract and the use of the common areas to no effect. I lived here for 4 years. The first couple years were great. The location is awesome, the community grounds are nice with great amenities, and overall, the management staff was super friendly and helpful (WAS being the operative word). I don't know what happened 2 or so years ago, but things went downhill pretty fast. One of my biggest gripes with this complex was that the gate was broken 75% of the time and the gate code that I was given worked about 10% of the time. When I wrote a review about this online, they charged me a fee ( I think it was like $600 or $700) because of some clause in the lease contract stipulating that you are not allowed to write anything negative about them online while you're a resident there. (Seriously guys, this is a real thing so make sure you read your lease contract very carefully). I also went to talk to them about this in their office and the person I dealt with was not very nice and very short with me. I would not recommend moving here. For the money you pay, you could live somewhere nicer and not have to deal with rude management people. read more

Note the "management" response. I am not sure who Tammy is; the old property manager who retired was named Tammy. The current manager is Josh. Josh was definitely aware of my disgust with the management team, and like the response at the bottom, he said a lot of stuff that sounded right. But then he ignored my emails for two months, so I haven't think it wasn't particularly sincere. Anyway the message at the bottom doesn't identify an individual by name or how I would contact them, so just pointing out they do not, actually, care. I'm going to come back later and add details, but I've been waiting 3 and a half years to say what a nightmare they are to deal with, literally from my move in day. The maintenance team, grounds, and actual apartment were pretty great and I didn't hate living here. But the combined incompetence, disrespect, rudeness, and utter lack of concern for residents by the management team is pretty outrageous. They have a clause in the lease that they can fine residents for posting anything negative online, so all the people they are treating horribly are unable to speak out until they move out and their lease is up. From the day I moved in amidst mass confusion (I thought I was exchanging a check for keys, instead I was yelled at by one agent who thought I was someone else, spent 30 minutes in the blazing sun on the phone trying to get them paperwork I'd already given them, finally got keys, trek across the property to my new apartment, and they gave me the wrong keys), to this day that I paid my final bill after months of the manager Josh ignoring my emails about move out expectations, every single interaction with the management and agents in this complex was a total nightmare. I cannot encourage you enough to consider that by leasing here, you are going into a situation where they have all the power and do not care about you at all, and that's a pretty terrible feeling from people you give thousands of dollars to every month. Some other details of the indignities suffered: the amenities work sometimes. I was pretty excited about the racquetball court; it's my favorite sport. But at least 3 times I invited someone to play with me, they drove 20-30 minutes to do so, and the court was inaccessible. Various reasons, lock was broken once, can't remember the others. But never any notice from management. Also no notice when they closed the pool. It was shut down about a year and a half on a three month plan, but I discovered it when my daughter's friend came over to swim, and we fumbled with the gate for a while before going in the office. As usual, the office staff seemed annoyed at ME that I expected to, like, swim in the pool. There's construction, they said, looking shocked that it wasn't obvious. Uh, not to the pool....I said (the construction was a party pavilion, with TVs that now never work. I wasn't a fan but obviously a lot of people like them, based on the loud parties). They countered that people couldn't be NEAR the construction. I mean, okay, that's probably true for liability reasons. I sugggested a sign might be helpful, even an email maybe so people could actually know what was going on. Anyway, the construction began before spring 2022 I think, and the pool didn't open until late April 2023, and it was never their fault. Once it was open, it was closed again repeatedly, to put down turf for a putting green, because the water was disgusting and had to be cleaned (I reported that one). We gave up trying to swim there, even though it was right down the staircase and we love to swim. Nothing was ever their fault. Not the pool being closed for over a year, not the notice they sent to bring all your patio furniture inside immediately because the painters are there right now and would paint all over it if you didn't (I was out of town), not the less than 24 hour notice of mandatory inspections that gave you no time to make arrangements for pets and children, not the random guy at my front door with key trying to get in, because they sent him there with a map as a prospective tenant. It wasn't their fault when the package lockers got stuck and they said someone was on the way to help me, and they never came. I even called back and (annoyed) they repeated they were on the way. I'd still be waiting if I didn't figure it out myself. On Google, "Management" replied to my review expressing concern and a desire to speak with me further. However they don't identify themselves or suggest a manner in which I could, in fact, contact them. Also they have my address and phone number and can contact me if they want to. I suspect another canned concerned response here. We shall see. read more

From the very beginning it was one problem after another. From the dingy carpeting that came in unit to badly placed lighting in the kitchen making the space a pain to do anything in. It might have been luxury in the 90's, but the big bathtub is only for show. The water heater runs out before it's full. I couldn't cook in my apartment without my fire alarms going off as they were sensitive and poorly placed. This unit made cooking unimaginably frustrating, for both those reasons and the layout. The most frustrating part was having a second unit in the complex with the exact same unit number, apart from the street address. I had constant problems with receiving mail and also received my neighbors on a regular basis. I would never recommend anyone live here, it's not worth the price for the value that you get. There are much better places to live in the area for a much lower price. Look elsewhere and don't make the same mistake we did. I am living in a similarly sized place that is much nicer and $400 cheaper and I don't have any of these ridiculous problems that clearly came from someone designing a space they would never have to live in. read more

The leasing and maintenance staff are world class. I lived here in 2012 and had to relocate out of state until 2017 for college. I didn't bother looking at any competing apartments nearby and insisted to come home - Lakeview at Parkside. If you are reading any negative reviews about LVP, please put it aside for now and hear me out (I am not a fan of posting reviews - although I am a writer) on my genuine feedback: 1. Property maintenance far surpasses my expectations to live the luxury apartment lifestyle. A great center point to access all major airports and freeways - a biggie for me anyway! 2. Dallas' best kept secret. Very quiet and safe place to live. 3. If you are a nature nerd like me, incredibly well kept landscape (trees, fountain lakes, jogging paths, picnic areas, etc.) and esthetic birds like owls, cranes, Canadian geese, and ducks visit often. 4. Well kept gyms and pools are indeed resort style. I haven't a need to take a vacay as it feels like I'm on one year round. Not kidding especially as an academic on a strict budget! 5. Staff are highly professional and responsive to any hiccups in living here. Be respectful and you will be respected. Common sense folks. Remember that no property is perfect. As an academic, it is to my observation that reviews are like a political system's extreme left or extreme right position. Take a look at ratemyprofessor.com for instance. Well, for starters.. the maintenance SUCKS.. my toilet stopped flushing and it took them THREE days to come and fix if.. living in a one bedroom one bath with no toilet for three days was ridiculous. My next complaint.. the office staff is awful, they have no respect for anyone but themselves and dont care about making the customer happy. They never answer the phone and are very rude and short when you try to talk to them. Next: I moved out this past june and did everything right, the Apartment was SPOTLESS, just the way it was when I moved in, if not cleaner.. I just got my deposit back and they only gave me 290 of the 500 deposit. Supposedly they needed to "touch up paint" which is bull shit, and then claims I moved out early so they charged $133.62!!! I was told as long as the rent was paid the remainder of the lease I could move whenever I wanted too! I would not recommend this place to absolutely anyone.. just awful.. read more

Full disclosure, I am not an official renter but instead a frequent guest for a former tenant there and I wanted to share my observations from the outside looking in. I think that this place, at one time, might have been a luxury apartment. However it is aging out of its prime and it seems that upkeep is getting to be a bit too much for the powers that be. The big (and expensive) cosmetic stuff is wearing out so the illusion of "luxury" is worn out as well. It's not an *awful* place to live, in my opinion. But here are a few things I noticed... The security gate is actually knocked off track or laying flat several times a year. The dumpsters are too small and/or not serviced enough so that there are mounds of refuse to greet you as you round the lot. And the ponds often have a mysterious sludgy film on top that sometimes smells like the rotted fish which you can actually find floating in them. I recognize that many of these things are tenant-caused and hard to police so it's unfortunate how they influence impressions of the place and can devalue the property. The in-unit amenities available are nice but sometimes seem like bait and switch. One example - The water heaters are too small for the bathtubs so the big tub is just for show. It didn't appear that the air filters were changed before move-in... if ever (inspiring me to wonder about the overall duct work). It didn't seem that the walls had been painted (there was a big rust-colored stain from a roof leak on the ceiling)... nor the carpet cleaned before move-in - although, again, it could just be the age of the nap that made it seem less fresh. Even though the rental rate is good for the area, the negatives made it seem too much, especially for the increases that are typical and not unexpected when renting an apartment. But, I can also recognize that charging less would make it even more difficult for them to financially restore and maintain the things listed. For some, the rental rate is probably on point when they enjoy the sound of the fountains - very relaxing. The well-tended trees and landscaping. It's proximity to Vitruvian park is really nice for walking and enjoying holiday lights. There are amenities like pool, hot-tub, gym basketball court, etc... Again, it's not *awful*... it's just aging and no longer in its prime and especially important to note before taking the polished property photos at face value. read more

I saw the apartment online while I lived in Austin. I didn't have time to go to Dallas to check out apts, so I signed the lease online without ever seeing the apt (huge mistake). I got to the apt to pick up my keys and I walked the apt with the ladies in the office. The apt was HORRIBLE. The carpet was dirty, paint spots all over the vinyl floor and carpet, dirt all over the kitchen counters, water was pouring from under the toilet, white between the vinyl around the toilet that looked like mildew, filthy air ducts, uneven flooring, cracks in the wall, white spots on the wall from bad painting, base board separating from the floor all over the apts, cracks in the calking everywhere, etc. I brought it up to the leasing agent and she seemed like she didn't care much. My sister was there and was telling to take pictures and the agent was reluctant to take pictures. When I moved my things in, because I already signed the lease beforehand, I had to move everything to the dining room and kitchen so they could shampoo the carpet. Then found out that there was a spider problem. I kept putting in pest control requests and somehow my apt was never sprayed until weeks later. They claimed that pest control goes in and SOMETIMES leaves a note that they were there. Then they started the parking arrangement. You pay $2 a month for your 1st car and $5 for each additional car. You have to get a parking pass for guests. It was hard for me to do because my work hours are their work hours and you have to have the pass signed in order for them not to get towed. So, I didn't have many visitors since I couldn't make it to the office before close a lot. They said they would put the pass on my door when I called but they forget to sometimes. I couldn't get my floors redone from the paint spots, or my walls retouched up, or my doors in my apt repainted from the peeling paint. I am also in the military and I received orders to move out suddenly. I had to report Oct. 1st but asked if I can keep my things there until the weekend, Oct. 6th, and they said yes. I asked about the final bill because I knew it would be prorated. They told me, WAIT UNTIL I GET THE FINAL BILL AND THEN PAY IT. I return on the weekend and moved out and thoroughly cleaned the apt and cleaned the floors. The apt looked 1000 times better than when I moved in. I get my final bill a week or two later. I was charged a late fee because I didn't pay the final bill on Oct 1st, even though I didn't get it until Oct 9th. I was also charged $55 carpet cleaning fee because I didn't have a receipt that it was professionally don't, even though I took the time to clean the carpet myself. I also got a $15 other fee that wasn't explained. I called the office and I got a call back from a Jilli. She was ABSOLUTELY RUDE FROM THE START. Whenever I tried to explain anything she would cut me off rudely and with agitation in her voice. She just kept saying that it was in my lease to pay on the 1st. I tried to tell her that I understood that but the office told me to wait until I got the final bill since I was moving out the first week. I tried to explain the carpet and that I didn't have time to set a carpet cleaning appointment and I cleaned the carpet myself. She kept cutting me off saying that she doesn't care and that without a receipt from a professional. I told her that my carpet wasn't cleaned when I moved in and it had to be cleaned after I moved my things in. She said they cleaned the carpet and they have the receipt. She said she had a copy of the receipt and I asked for it (never got it). I then said, so we have to get the carpet professionally cleaned just for you to turn around and clean it again? She really got agitated with me then. She said she was going to send me a copy of where it says it in the lease to have the carpet cleaned and rent paid on the 1st and then basically hung up on me. I called repeated to speak to a manager but no one ever answers. I've left voicemails and no return calls. I called the apt office and the lady said the manager is out (always) and she would have her call me back, not one call back. These apts want to charge for every little thing but give back hardly anything. You even have to pay $40 to use the gym. You pay for the package concierge monthly, even if you never use it because packages were still put in front of my door. You pay extra just to be able to park your own vehicles. There are only a couple of keys to the basketball and racquetball court so it's hard to use then when you want to use them. Maintenance can take up to a week to get to you. Apts are not in good shape to be called a luxury apt. The front staff was nice at least. For the $1300 a month for a one bedroom plus all the monthly charges added, it's definitely not worth it to live here. read more

The staff never works on time and mostly rude especially the manager. It takes them more than a week to fix a light or flush of the toilet. I was traveling internationally and came back on Sunday nov. 3rd when I went to pay then rent on Monday they told me that I have to pay a $75 late fee and $10 per day as well, which was INSANE. I will never recommend this apartment to anyone since they don't have a customer focus mentality. Gate never works and makes a loud noise if you live nearby! read more

These apartments really are a nice place to live, but there are some downfalls. Regardless, I do think the overall complex is worth it so for now I've given it a 4/5 LOCATION - Excellent location. Tom Thumb and Kroger is right down the side, as is Vitruvian Park. Midway and Belt Line are one street over, so there are plenty of food options minutes away. Walmart and I-635 are about 3 minutes South and DNT 3 minutes East. PRICE - Part of my reason for moving is the price. They raised the price a measly $1 the first year I renewed my lease and then this time around they've increased it by $50? It's a nice place, but when you look into the finer details the price is not justified in my mind. It's not a big hike in price, but it made me realize how it's not that worth it. Keep reading and I'll explain. GROUNDS - The common grounds are beautiful. When you drive in, you really do feel like you're entering a "luxurious" area. The two lakes with the swinging benches are nice! However, the areas around some of the apartment buildings themselves are a complete mess. Phase 2 is maintained better, but the "front lawns" of many Phase 1 buildings are just dirt and rocks. It's very unappealing and really, how much would it cost to fix it up a bit?? The pool in Phase 2 is a lot nicer than Phase 1, as well. PARKING - Horrible...There's really nothing good to say about parking. Depending on where you live, parking can be a hassle past 6pm. And if you get home at 10, 11, 12am or later, don't be surprised if you have to park on the complete opposite side of the complex. They charge way too much for covered/garage parking. "GATED" COMMUNITY & COYOTES - The entire South to South-East part of the complex is COMPLETELY open to woods. No barrier at all. Coyotes have been spotted inside the complex multiple times. I've seen them run across the field towards the dog park at 1am and have seen them on the other side of the fence near the kids playground at 12pm. They're very skinny and probably very hungry. The front office had been notified and must've done something because I haven't seen any in a while, but I'm always on the lookout and with no physical barrier they could come back. PACKAGES - They now have the Concierge Package System, where packages are delivered to a secured and video-monitored room with lockers and you have your own personal ID and passcode to retrieve your packages 24/7. Really awesome!! However, there have been times where packages are literally left sitting out along the wall...several packages... STAFF - When I came here 2 years ago, Kyla (Kayla?) and Samantha were absolutely INCREDIBLE. Since then they've gotten new staff (multiple changeovers) who I really haven't dealt with since the new package room. The little interaction I've had hasn't been as pleasant as it was with the previous 2 staff. The manager, Tammy has been wonderful! MAINTENANCE - They're great. I haven't asked them for any "big" fixes, just simple things like light bulbs and air filters. These requests usually get fulfilled within a day or two and they're friendly! NEIGHBORS/COMMUNITY - This place is very much a family-friendly place. There are a lot of young families and during nice weather times, the playground is filled with kids. A lot of diverse people live here. DOGS - Dog-friendly place. There is a GIGANTIC dog park, which I try to take advantage of every day with my active pup. It's maintained fairly well. There's one bench under a tree, so there isn't much shade or places to sit when it gets busy. NOISE - I've shot myself in the foot, as it seems, because there's a High School baseball & football field right in my backyard. The High School enjoys playing 90s-early 00's pop rock during their daily sports practices from April until November. It can get annoyingly loud. I probably wouldn't mind it if I could sit out on my patio and watch a football game, but the woods are blocking the view. I walk around the complex with my dog quite often at all hours of the day and most other areas are very quiet. Neighbors are quiet and I've never had any issues besides the school. APARTMENTS - Units themselves have a very traditional comforting home-like feel to them at first glance. They really are nice, but they're not "luxury" by any means. The appliances are white and outdated and whoever paints the walls does a very sloppy job. The window blinds are made of cheap plastic and it's clear nothing has really been done since it was built in 20 years. Overall, nice warm apartments with a good family and dog-friendly vibe. However, the finer details (parking, outdated appliances, unkempt "front lawns", sloppy paint jobs) and the recent bump in rent had pushed me to explore what else is out there. My 4/5 rating may change though, since I have heard they slam you with very unreasonable move-out fees. read more

Current Lakeview resident here. The amenities and apartment are great but the management and maintenance has been very underwhelming up to this point. I have been forced to pay rent with money orders for months due to an honest mistake made while paying my application fee. As well, they consistently take weeks to fix service/maintenance issues. On top of that, they very rarely answer their phones on the first call which is frustrating. It's obvious they are are understaffed and it shows. I'll reevaluate this review in the future but for now I believe the greatness of the amenities and apartment are largely overshadowed by the lacking management. read more

I use to love my apartments. As of August 2017 I noticed there is new leasing agents whom is very rude. The first couple of times visiting the office I thought maybe they having a stressful day well recently I went in office and did my monthly routine . Submit my rent when it's due via money order in exchange I ask for an signature on money order receipt from office every time which I receive with no problem. Well today my request was declined politely by Dustin, however I was told an manager will be in office the following day. My follow up question was "if I put the money order in box and come back the next day will an manager still sign my money order recipients , of course Dustin informed it was against policy he wasn't signing it , ok understandable but what got me is that I noticed we had another new leasing agent so I asked her for her name in front of an potential new client and she said I'm Not giving you that I laughed as if I thought she was joking and asked why I'm an resident and she said I'm Not giving you my name - I only asked her because I never seen her before and clearly she was listening to Me and Dustin's conversation moral Of story is That bothered me and I honestly feel The level Of professionalism is horrible. The previous ladies was amazing , I never had any issues I feel so uncomfortable going in my front office . I'm So mad we just renewed our lease. They claim to be luxury living, i assure you there is nothing Luxurious about living here. The gates are always broken, so good luck getting in and out. The fire alarm trips up constantly, and "emergency" maintenance doesn't respond until they get in at 7am. The "lakes" smell of sewage and there is black mold through out the community. When you complain to managment, they reply with "oh, well no one told me." It's hard not to see the gates not closing for a month at a time i would assume. The ignorance of the staff is reprehensible. I assure you, the people putting up positive reviews are staff or friends of staff, because our entire building have all discussed it the last fire alarm going off for 8 HOURS!!!!!!!!!! Both management and emergency maintenance were both notified at 11pm BY THE FIRE DEPARTMENT and by Tenants. You then have a courtesy officer, who claims oh he doesn't know anything about it and he has no one to contact. What a crock! The sad part, is it's not a one time occurance.... read more

We just recently moved out of Lakeview at Parkside. The overall living experience there was positive, although there are some things they need to improve on. We were disappointed with all of the move-out fees they charged us. This is the first apartment complex that kept our deposit money and charged us so much in fees. We cleaned the apartment well before we moved out. Below are the pros and cons: Pros: clean pool, nice gym, relaxing hot tub, quiet neighborhood, lots of amenities, big closets, nice ladies at the front office Cons: no BBQ grill at pool, parking can be scarce at times, $40 card fee to use the gym, gate code took months to work properly, a rain storm caused our roof to leak for a few days and it took about a week for them to fix it, the smoke detector was removed while they were fixing the ceiling and it took over 3 months to replace it, they don't give you touch up paint before you move out, excessive move-out fees for carpet cleaning and other items (say goodbye to your deposit $). read more
