    First and foremost I would like to say trigger warning for the images I'm going to share. Living here has been a terrible experience. There has been a buildup of issues since me and my husband have lived here. 1. My car was broken into A WEEK into moving in. (Picture displayed below). Made a police report with no avail. The apartment replied saying "their cameras were down during that time." Sooooo the cameras don't work.. cool. 2. Next as most of you have seen in the comments by now. The apartment is NOTORIOUS for having the fire alarmoff FOR NO REASON in the middle of the night. No fire, just alarms. And they aren't decent times like 9pm or 10pm. NOOOO it's all happening around 2am-5am. Nonstop. For 20 minutes at a time. About 4 times A NIGHT. I think they've gone off about 6 nights total since we've been here. So a total of 24 TIMES. *I wish I could add videos so y'all could hear how ridiculous it is*. No sleep, just vibes is what they're going for. 3. NEXT we've had mold growth in our washer since we've moved in, and maintenance or the leasing office is no help. The apartment smells of mildew and sitting water, and so do our clothes. They literally came in and wiped the part you could see on top . The mold is still there. Like what type of nonsense is that. *see pictures for details* 4. And THE WORST OF THEM ALL that has run us out of the savoye is bed bugs. We let the apartment know that we had bed bug because we would wake up with bites all over our body. They sent pest control out, cool. Dudes checked the mattress, pillows, bedroom and living room and told us "no bed bugs here, it must be something else getting you". So they set glue traps to try and catch whatever they are. Not even an hour after they left, my husband and I were going to wash the sheets. And we see a bed bug crawling on the comforter. And proceed to find other signs: blood stains on BRAND NEW PILLOWS (3 weeks ago from the time this happened) and more bed bugs. We captured evidence and was told that they aren't bed bugs and to "try and catch them in the glue traps for sampling". WHAT. We got a second opinion from James McNeece. AN EXCELLENT, service manger from the Evolve pest control company. We told we definitely had bed bugs and needed to get treatments started because one pregnant female is an infestation. The savoye did not offer us any help in this matter. Left us to fend for ourselves. Didn't offer to relocate us to another unit or put us in a hotel. Just making small actions to keep from getting a lawsuit. We are only JUST NOW getting a treatment done AFTER THREE WEEKS of suffering. Moral of the story is: save your money, this place is NOT "luxury living". All you'll be paying for is more stress and no sleep. p.s. they don't alert nearby units of possible bed bug infestations you have to do it yourselves. PROBABLY how we have them now. *I uploaded images of the bed bugs along with me and my husband dressed in hazmat suits trying to deal with them ourselves* 0/10 DO NOT RECOMMEND

    Per usual, they keep deleting my comment. Don't move here, if you are a professional who needs to wake up for work, don't move here. The parties at the pool last til 4 am almost every night. The office staff is great EXCEPT FOR LELAND!! They never fix things, always put a bandaid on it until it gets worse. The ventilation is non existent, these are NOT "Luxury Living" save your money!! This place is definitely NOT WORTH THE MONEY STRAIGHT GHETTO......

    Update: April, the nice view isn't an excuse for the poor condition of the apartment in certain areas. Yes, your team has come out 5 or 6 times, BUT not everything was completed or fixed. There's still issues. Just because your team came out doesn't mean it was fixed. If someone wants to call me about these issues that would be great. Preferably your manager, and not Wes. Thank you. Savoye: the home of disappointment and despair. For over $1,700 a month you get an apartment that has stains in the carpet, the previous tenants hair in the restroom, the previous tenants earrings in the carpet, poor paint job, dirty toilet and floor, grime, carpet that's lifting up and much more! Basically, with all that money you can a pay a month here, you get a filthy apartment that's far from luxury. Yes, they were noticed. Yes, they came out 6 times to clean the apartment. No, it still wasn't cleaned properly Oh, and when it's holiday season and they have the Christmas lights all over the park, forget being able to get in and out of your apartment! Too much traffic cause by the people that come to see the lights. It's a nightmare.

    Avoid this place at all cost! AVOID. A year ago before I signed the lease, I read these Yelp reviews. Stupid me, decided to still sign a lease. BIGGEST regret! We moved out before our lease ended because we closed on a house. Only lived in this apartment for less then a year. Now I have this Bill for charges. One being "to clean carpets" spoke with billing which has to be done all via email. Savannah from billing basically said "carpets wernt clean enough and needed to be steam Cleaned" however my husband and I steam cleaned the two carpeted areas before moving out. She wanted proof of using a service to clean. Since we own a steam cleaner, we didn't have "proof" that we used a service. So she said sorry, they weren't clean. AS STATED in the in lease agreement we were supposed to be provided a final walkthrough. That was never done! We were never given proof of any of these charges. The second charge was for patching the walls. Which is odd since we patched all of our nail holes prior to move out. AGAIN in multiple emails I asked savannah about the charge on patching the walls and she never addressed the charge. She was focused on the cleaning of the carpets. So again we have no walk out report, no final walkthrough, no picture proof of these charges. UDR is a SCAM! How can you charge tenants on move out but provide absolutely no explanation or proof of such charges. I REPEAT don't make the same mistake I did by signing a lease. No matter how clean you may be, you will be charged for something. It's all about making money. ATTACHED OUR PICTURES OF THE CONDITION OF OUR APARTMENT ON MOVE in. Just think about the last tenants who probably were charged 100s and the apartment was never fixed prior to us moving in. Such a joke! You pay "luxury" prices for amenities that aren't cleaned, garage security gates that are constantly broken and left open, horrible communication with staff, parcel pending who loses packages and package that are left out of lockers and stolen.

    Residents are loud and the property generally feels unsafe. Beware of ridiculous charges to nickel and dime you upon move out. My apartment was kept spotless and I have no pets, yet I was charged for carpet cleaning. When I called billing and explained that I had numerous pictures of the apartment that I took upon move out (posted here), the woman I spoke to was rude and basically said she didn't care. The only good thing about this property is Joseph, the concierge, who is wonderful.

I had a video submitting PROOOOF that I left the apartment spotless and clean, and I'm still being forced to pay these freaking charges that shouldn't have been added to my account so unless you have free money to give away, do not live here. NOT TO MENTION THE NASTY ASS BUGS IN THIS PLACE DOG SHITTING EVERYWHERE PEE IN THE ELEVATORS ELEVATORS ARE HOT AS FUCK. NOTHING HERE EVER WORKS. These gentlemen were so professional ( even wore shoe covers to protect my new home). The test of an excellent property and experience is mgmt attention to resident concerns and maintenance professionalism and responsiveness...The Lyle checks both boxes. I love it here. 4/24: Service excellence is so important to me and Rana has been truly amazing. Answering all of my questions so I select the best unit for my needs. The property exceeds my expectations and management attentiveness/responsiveness is an indication of how your living experience will be. I can't wait to call Lyle home this month. The property manager Abby is always rude, loves to cut you off and talk over you; even going so far as to actively turn her back on you when you are trying to speak and explain things to her. Customer service is non-existent at this place. Further to that they claim to be luxury but that is just a ruse to get you through the door, the apartment building is falling apart cracks and leaks everywhere, maintenance takes their cool time to get to you and take care of any issues you have. The grounds, especially the dog park are atrocious!!! What do they do with the rent money you pay them is beyond me! The carpet in the hallway is extremely stained and dirty, it's never been cleaned in the almost year I've been here. The hallways smell of old garbage. God help anyone who comes to this place. I can't wait for my lease to be up.

    Guest Suite review…read more My son & daughter in law have lived here for several years now. It's a beautiful facility. I'm staying in the guest suite which is a furnished apartment they rent out for the night to the guests of apartment renters. It's our second time staying here. The guest suite is nicely decorated and has just about everything you need. The first time we stayed in the apartment everything was perfect. No complaints. This time around I feel as if there is a lack of a check list to make sure everything is refilled. We were left with one roll of toilet paper. A roll of paper towels that was almost gone. About a quarter of an inch of dish soap. A box of tissues would have been nice but there wasn't one. The hand soaps look as if other guests replaced them. One of them is almost empty. There was a battery operated soap dispenser that I think belongs to the suite but it didn't work. We went to the store and bought toilet paper, paper towels, dish soap and tissues. Towels are provided but for some reason there were no wash cloths. After going to the office they quickly purchased and washed some new wash cloths for us. Lastly the Wi-Fi hasn't really worked for most of our trip. It's always buffering. The first time we stayed it was $100/night and now it's $150/night. $100 is fair. I think the $150 is a bit much considering we had to refill some of the items and housekeeping is not included. It's simply convenient to be staying so close to my family.

I was told I'm to clean it, leave my closet door open all the time & purchase dehumidifing products myself, it's not on AMLi that mold grows on my clothes & shoes in my apartment. Regarding the additional charges I was sent an itemized bill with additional utility charges from July & August, that were not on previous bills. The only thing anyone is waiting on is for me to pay the additional money, not to address any issues I have. ......................... There is mold growing in my closet on my clothes & shoes & the head of maintenance tells me it not their problem, it my problem & they can't help with any of it. There is often mold growing on the ceiling vents, that they clean w/alcohol but the guy tells me it's not mold it's just dirt. Who cleans dirt w/alcohol? I had to wash everything & am keeping my clothes in the living room/bedroom with the ceiling fan on so I don't smell like mold when I go out. I am paying over 2K for a moldy apartment. On autopay & last week they send an email threatening legal action over non-payment of rent. Rent was paid but they were late processing pet fees, which they tacked on late fees for. They said they would take off the late fees but still haven't. They also harassed me about my renters insurance- which never lapsed & I sent them the policy info on a few times - I continued to get notices insisting I pay for their insurance policy even though mine is more than adequate. That took 2 phone calls & 6 emails for them to finally drop. I so regret renewing my lease. This place is not worth it.

From Day 1 to the end, I worked with Rob and he is truly a professional. Joey was also very helpful and responded quickly. Anytime I had an issue and needed maintenance they got the job completed in a very timely manner. I also experienced the challenge that COVID and the winter freezes had on our complex and believe the team handled them as best as they could! I didn't have any issues with noisy neighbors or loud dogs like other former residents speak of. **I should also point out that I do not work from home and did not experience anything that would impact my ability to work. Anytime fire alarms went off, we were warned or they went off quickly. (It did not happen often...maybe once every 4 months if that!) Sure, the trash areas in the garage fill up but the team seems to always clean it up the next morning! There are no sanitation issues. My only disappointment came from the parking garage, they are constantly damaged and it makes exiting a challenge at times. I loved the access and equipment in the gym! I used the Parcel Lockers and never had issues with any packages. Sometimes packages are left at the unit, which is not ideal, but I never had one walk away. All in all, it was a great experience and I would entourage individuals interested to check them out!

    1 Star -- And even that feels generous…read more If you're considering living at Villas at Fiori, let me save you the pain: RUN. This place markets itself as "luxury," but that's laughable. Luxury where? In the photos? Because the actual living experience here is a nightmare. From day one, this has been the worst housing experience I've ever had -- and I've lived in apartments across multiple states. We moved into a "finished" townhouse that was still being painted as we carried boxes inside, with over 20+ outstanding maintenance issues before we even slept here once. And it only went downhill. * HVAC Disaster Day 1: 85° INSIDE in the middle of Texas summer. AC didn't work for over a week, and we were basically told to deal with it. They "graciously" provided TWO portable AC units (after requesting three) like that makes a sauna livable. It never worked properly all summer -- techs in and out for a month just to get it to 76° on a good day. Then winter hit: 55° inside. "Emergency heat" apparently means no heat. And now here we are AGAIN -- the moment it got hot outside this year? Yep. AC fails again, house hits 80° inside and they shut it off until someone "figures it out." Same story, different season. This isn't an inconvenience -- it's unsafe living conditions. * Electrical & Water Issues * Electric bills over $650 for a unit this size. Completely insane. * Power constantly tripped from normal, everyday usage. * Water shut off randomly -- including on Thanksgiving. * Toilet runs NONSTOP -- still not fixed. * Horrible Build Quality & Maintenance This place was slapped together so fast it should be illegal. Even contractors have told us the build is garbage. Examples: * Ceiling leak left soft, sagging water spots for MONTHS. * Their "repair"? I watched them on our security cameras shove a pencil under a pipe because they "didn't know what the hell to do." Yes, really. * Then they painted over repairs with glossy paint on a matte ceiling and got splatter all over our couch, carpet, and floors. * Grout falling apart in showers -- they "fixed" it just for more to fall out again. * Baseboards literally an inch off the ground when we moved in. * Hardwood floors scratched before move-in. * They installed our EV charging outlet and left our deep freezer unplugged -- ruined all our food. * Internet & Noise Internet dies EVERY. SINGLE. NIGHT. Wakes us up, kills our cameras & security, and there's no resolution. How is that acceptable in 2025? * Bugs Ants, spiders, roaches -- constant. * Staff Attitude Maintenance has complained on camera about our belongings "being in the way" inside OUR home and openly acted like we're a burden for expecting basic livable conditions. * Emotional & Physical Toll We have an ESA that is at risk overheating every summer. We have to wake up at 3AM for work, and still deal with outages, noise, and an unlivable temperature-controlled environment. Every day here feels like a fight to survive basic comfort. At this point, the question is: when do tenants get to say enough is enough? Why should anyone be stuck paying lease-break fees to escape a unit that isn't even legally habitable half the time? The 2.2 stars on Yelp is honestly generous. Villas at Fiori is a perfect example of developers cutting corners, slapping the word "luxury" on a cheaply-built property, and leaving residents to suffer. Save your time, money, and sanity. There are nicer places with actual functioning HVAC, working utilities, and staff that care. This place should be ashamed of how it treats residents.

The amenities offered are the cherry on top.

    DO NOT MOVE HERE! You have been warned…read more My experience living here has been unpleasant from the day I moved in. I have dealt with roach problems, which has been extremely frustrating and unacceptable. On top of that, I have had a package stolen, which has made me question the security and overall management of the property. These issues have made living here far more stressful than I expected. As mentioned by previous reviewers, this complex may have been good at one time before it was bought out by a publicly traded REIT company, AKA large institutional investment company that buys condominium complex properties and loves to cut corners to save $$$ while they nickel and dime their own tenants for their bottom line even if they are on low or fixed-income salaries. The mandatory fees are another major issue. I am charged approximately $70 per month for services and fees, including charges for a package locker even though I only use it occasionally. There are also recurring pest-control charges of around $3-$5 per month, even when I do not request or use pest-control services that month. I understand that some services may be necessary to operate an apartment community, but charging residents for services they rarely or never use feels excessive and unfair. These fees add up to hundreds of dollars every year on top of the advertised rent. The environment has also been extremely unpleasant. I have had neighbors who regularly walk barking dogs around 7:00-7:30 a.m., along with vehicles playing loud music early in the morning. There is also a neighbor who frequently smokes cigarettes and spends a significant amount of time staring at people and creeping out neighbors, which has made the environment feel unpleasant. I have also had my vehicle towed, costing me approximately $300, which was another significant and unexpected expense. Communication with the leasing office has also been frustrating. Cheryl in the leasing office has been nearly impossible to get ahold of when I need assistance or have questions. It often feels like communication is one-sided, with the office reaching out primarily when they need to conduct an inspection or regarding rental payments, rather than being readily available when residents need help. At this point, I am seriously considering terminating my lease early after enduring for 8+ months out of the 12-13 months lease I signed without a submitting a formal complaint, even if doing so means accepting financial penalties, because I do not believe the living environment is worth the cost or stress. Between the roach problems, stolen package, $300 towing expense, excessive mandatory fees, recurring charges for services I rarely use, ongoing noise and neighbor issues, and difficulty communicating with management, this has been a very disappointing experience. The advertised rent does not reflect the actual cost of living here once all of the additional fees and expenses are factored in. I would not recommend this property to anyone looking for a comfortable, quiet, reasonably priced, and hassle-free place to live. Would not live here again 1/5 stars, would give 0/5 stars if it was an option.

The ladies in the office are incredibly helpful and always willing to assist. The water view is absolutely amazing, and I really appreciate how respectful everyone is of each other's belongings. Deliveries left outside doors have been safe, and even the paid parking spaces are respected. I also noticed that they recently updated the kids' playground by adding a cover to help block the sun. That definitely won me over because my family and I use the playground a lot! Overall, I've had a wonderful experience living here and would definitely recommend it. While my wife and I were actively playing, a man walked directly onto the court and told us we needed to leave because he had "classes" scheduled. There were no posted reservations, no signage, and no prior notice of any official lessons taking place. The way it was handled felt very rude and entitled. If there are legitimately scheduled lessons or instructors using the courts, that needs to be clearly communicated and managed by the property, not enforced by someone interrupting residents mid-game. If this person is running private lessons without authorization, that's also something management should be aware of, as it affects residents' ability to use shared amenities. Overall, this made the experience frustrating and took away from what should be a relaxed, shared space.
