I bought a new condo and had this service come out to my place to do a thorough inspection. I added a termite, visual mold, and pest check. The whole total came out to $539. A man named Scott did the inspection in 1.5 hours and was able to thoroughly explain his findings to me. The only foible here is that I paid for a pest check and there's an obvious fly problem in my balcony that was completely missed. Otherwise, they were helpful and on time. read more

I've purchased 9 homes in the last 10 years, with 9 inspections. The last house, I used Advantage for the first time and it was the least thorough, least reliable. First, it was kind of pricey - over $700. I'm used to paying closer to $600 for similar houses but understand things are more expensive now. However, I don't think I got my money's worth. Other inspectors I've worked with were much more thorough. Read on. The inspector was at the property about an hour less than other inspectors I've worked with. The inspector did not tell us that the house had CPVC plumbing, which was immediately visible by looking under any sink in the house. CPVC is no longer legal because it gets brittle over time, breaks and leaks. I had told the inspector that I was going to completely remodel the house right away, and that I would be replacing all the plumbing fixtures and cabinetry. The CPVC plumbing started disintegrating all over the house when we started taking out the old fixtures. I ended up with a $9,000 bill to replumb the house with PEX. It would have been nice if the inspector had not set me up for that little surprise. The inspector missed an against code gas hook up to the water heater. My plumber, doing the remodel bid, immediately shut the water heater down when he saw it, saying it couldn't wait until he could come back to repair it. The inspector showed me a picture of a dead rat in the attic but didn't include it in the report. I could have had the sellers pay for rodent control if the inspection said the house had rats. The inspector told me he tried all the windows and they all work fine. That sounded really nice, because I've never had an inspector test the windows. However, it turns out that 4 of the windows don't function and need new parts installed. I would have been better off checking the windows myself as usual, rather than relying on the inspector's word. Almost forgot, Advantage sold my information to several marketers, and made me sign in their contract that I was ok with it. In other words, they wouldn't do my inspection unless I allowed them to sell my info. I got all kinds of spam from folks wanting me to buy this and that home service from them. My experience is that there are a lot of good inspectors to choose from. It isn't necessary to take your chances with Advantage. read more

I was considering purchasing a for sale by owner home. I had viewed it but was concerned that there might be condition issues the seller was trying to cover up. I was able to schedule an inspection the next morning. It was a thorough, professional inspection that revealed serious issues that the seller had tried to hide and lied about. The inspection, with photos and descriptions, gave me a true picture of the real condition and I ended up not buying the home. The Inspector MISSED MOLD on an AC vent which was directly next to the attic access hole he used to inspect the air handler in the attic which had a full drip pan. I reached out to the company to express my dissatisfaction with the inspection and was met with responses such as "per the guidelines home inspectors don't look for mold.. so this was outside the scope" and "you could have paid for the additional mold inspection." I paid $610 for the inspection and would fully expect an inspector to catch obvious mold below an already identifed as leaking air handler. Luckily, I caught the mold when I returned to the property to inspect the repairs on the air handlers drain pipe, but this did end up causing the deal to fall through. One would expect such a highly reviewed company to have better customer service and at least offer some form of recompence for their large miss during an inspection. read more

I was able to be present for this one, and Steve walked me through everything that he had noted and answered all of my questions (even off-topic ones such as how to properly clean the floors). I would not recommend this inspection service for any person seeking a multifamily inspection. The first indicator of unprofessionalism was their intake form. I outlined that my property was a multi-family. On Saturday, I booked an inspection on the following Wednesday in the morning. It wasn't until Monday at noon that they called to reschedule my appointment. I am sure they understood that this required negotiating a new time with four tenants and the seller agent. However, the call was brief unapologetic and purely one that asked for me to give them a call back when I had figured out a new date. Today, 24 hours before my new appointment, they send me the contract. It is now $775 ($375) more than the initial quote for a multi-family. Now, you must remember that the proceeding calls made no mention of this near doubling of the price. I find the short time span, the verbiage " SUPERSEDES ALL PREVIOUS COMMUNICATIONS", the apologetic nature for a clear oversight on their end as a company unable to cope with commercial investors. I invite you to find a truly professional company and not Advantage Inspection Service. read more

Advantage Inspection Service - Home Inspectors Near Me - Phoenix, Arizona

I'll start off by saying that I must be naive in what a home inspection service is and is not. I thought that for $400 you would get someone to come out and check out everything - big and small. What you actually get is for someone to come out and check all the small things, like that light switches, turn on and off. Anything else such as air-conditioners, water tanks, pool equipment, or roof underlayment... home inspection services will not check them. They will not check big ticket items for you. They (may) look at the device but they won't really test or check them out to see if they are broken or not. Now don't get me wrong - in their report they will note these items but they will more-or-less suggest that you obtain an expert in that field to check it. One item I found interesting is that they won't cycle any water valves lest they spring a leak and they are liable. It makes sense to not cycle them as it makes them less liable but at the same time - what am I paying you to do? In their defense, it does mention them not operating valves in their report under "Plumbing" along with the suggestion of "hiring a licensed plumber." In my case this is what they noted and this is what I inherted: *** "Shut off valve is old. Consider replacing." Of course it is old on a 25yr old house. Main shutoff valve is/was leaking and won't shut off. *** Water heater is operational." Yes, barely. I had to replace the heater as soon as I moved in because the only warm water I was getting was from the residual water in the pipes. *** "Roof underlayment considered to be aging." No shit - as soon as you install underlayment it would be considered to be aging. I don't get why they can't lift a tile and check it. In my case, the underlayment is well due. *** "Electric Heat Pump are Rheem at 5 tons." True, but no mention that the air handler in the attic was a Rudd (mismatched) and that the handler was 10yrs older than the heat pump outside. They did suggest getting HVAC for them to investigate. They did note that the split was not proper. So to me the report kind of seems... pointless. You won't check the water valves - hire a plumber. You won't check the water heater - hire a plumber. You won't check the underlayment - hire a roofer. You won't check the HVAC system (other than the split and a visual to say it is there) - hire a HVAC technician. To me those are the things I want to know. Those are the items that are going to cost you after closing on a home. And Advantage's go-to response is - hire a professional. While that may be the safer response it leads me back to my original thought - what am I paying you $400 to check? I thought that if there were big issues they'd be highlighted with more than "needs attention." And because of this it is my mistake that I now need a new AC, a new roof, need to redo all my shutoff valves, and will need a new water heater soon. The report was nice but I think I would have came out ahead if I didn't get a report and just had a plumber, roofer, and AC company do a diagnosis of all their respective items. I could have gone around and checked to see if light switches turned on, if the windows were single/double pane, see if there are cracks in the wall from settling, and see if the sprinklers turned on. After getting a response from the owner I can understand his pain when he says "I wish people read our reports." And my response is, we read your reports - you just don't make it clear what needs attention and what needs to absolutely be investigated. Maybe if you offered a Report+ where instead of us just getting a report you go over the items that need highlighting. Sit us down like a friend and say "you need to check that damn roof out, we can't do it, but a roofer will confirm our suspicions that it is broken." I'd pay much more for THAT type of report. I'm a layman (who is probably in the process of a turbulent time of moving) and "attention" to 50 items on a 51 page report means nothing to me in the heat of the moment. Someone sitting me down and highlighting the level of severity of these "attention" items is a MUCH better report and a much better deal to the end-user. Otherwise we are going to base your report on our own experiences and/or our Realtor's... which may be false or ignorant of what the report is trying to say. As for me next time I buy I will probably still get a general report, but report be damned I'm going to get a plumber, a roofer, a pool company, and a HVAC company to do their own diagnosis. That way I can be damned sure that I cover all grounds. You should too - even if the Advantage report says that everything is "brand new." Because remember - they don't actually check any of these items past a topical/visual level. read more

I DO NOT RECOMMEND THIS COMPANY. I recently had my new home inspected by this company person and when I looked into the report it said "The second floor roof was not inspected". It was shocking to see this comment as roof is the main part of the house which has to be inspected. I called up the customer service and they connected me to the inspector, he said he did inspect the roof but it was a mistake when uploading into the system. I was like seriously? How can someone upload an incorrect data into the system. It was a super bad service. Also they have an option to estimate the cost for repairs by paying $59.99 and their website says within 24hrs the estimation would be sent. However in my case it took more than 72hrs after multiple follow ups which is ridiculous. read more
