I am in VA. My wife is in AZ. I called Advantage last Thursday evening, a little after 6:00PM, AZ time. I was fortunate Shelby was just finishing up and took my call. I explained to Shelby that my wife and I were right at the end of building our home in the new Victory at Verrado community in Buckeye, AZ and we just had the orientation walk thru the previous day with the construction manager. They identified 9 items of note. We talked about the inspection and how, even new homes, should be consider for an "independent" inspection (Boy...was she right). We will be signing the mortgage documents on Monday and our final walk thru on Wednesday, so you can see, time was a factor. Shelby checked their availability and said that George could fit us in. Since I had to check my wife's schedule, we decided to pencil us in on Monday @ 8:00AM and I would get back to them. There was a slight conflict with the signing of our mortgage documents that morning but she said she would work it out. My wife called back Friday morning and confirmed the appointment with Advantage. All set. Monday morning, my wife met George at the house, as scheduled. George was very professional, as well as, knowledgeable about his trade. My wife was extremely impressed with his attention to detail, as he worked thru the home. My wife had to leave before the inspection was completed to sign documents. George said he would finish his report and e-mail the results at the end of the day. We received the report as promised. My wife and I were exceptionally pleased and impressed with his findings (over 20 issues). The report was easy to read, came with color pictures w/full explanations for each "Noted" issue and well as items to Review, Monitor, Consult Seller and consult an expert, to name a few notations. We immediately sent the report over to our LENNAR, Sales Team at Victory, Tuesday morning, not knowing what their response would be. When my wife showed up on Wednesday morning at our home, the Construction Manager for LENNA Homes, Scott Clark, was there with two (2), printed, color copies of the 38 page report in hand. Scott had his whole crew working all day Tuesday, meticulously attending to the 'punch list' provided by the Advantage inspector, George. It was obvious LENNAR knows a professional and competent inspection company when dealing with one. Our hat also goes off to LENNAR Homes, who did not question any issue noted in the report and addressed each and every one with my wife. It shows, without a doubt, LENNAR stands by their workmanship, in building the best homes for their buyers. Bottom Line. I was referred to Advantage by my Real Estate agent to get an inspection on a home I was looking to buy. The appointment was setup for 8am on a Saturday morning, however they told me that the inspector would be able to start the inspection without me and if I couldn't make it they would email me the full report. I decided to meet up with the inspector around 9:30am so I could see for myself the stuff he was finding. As I entered the house I was immediately greeted by Micheal who was very pleasant. He and I chatted for a few minutes talking about the house and then he got back to work. While he was working I noticed he was wearing booties over his shoes to prevent any dirt from being tracked in or scuff marks on the tile floors. That detail alone showed me he was a professional. As Micheal did the inspection I wandered around the house and saw some of the things he had been testing. Any time I had a question about anything he was quick to answer and very friendly when explaining what I was asking about. Once he was finished with his inspection he walked me through each and everything he had inspected. He explained why certain things were marked the way they were on the report and what would need to be done to fix them. He was extremely thorough and showed me stuff I would have never found on my own. As an example he had gone around the house, scraped dirt away from the base of the walls and had found a foundation crack that was buried beneath 2 inches of dirt. He went on to explain what type of crack it was and how one would go about getting it repaired. As a first time home buyer that information was critical to me and my decision. Overall I was extremely impressed with the final report and the amount of detail contained within. If I need another home inspection in the future I would not hesitate to hire them again, especially if I can get Michael again. read more

If You Actually Want to Close Your Transaction... Look Elsewhere A professional inspection should inform, educate, and objectively document conditions. It shouldn't unnecessarily create panic, confusion, or fear that can derail a transaction. The irony is that the people who ultimately pay the price are the buyer and seller -- the two people who trusted a professional to provide an objective assessment so they could make an informed decision. If you're a buyer purchasing your dream home, understand that the way an inspection company words and presents its findings can matter just as much as the findings themselves. If you're a seller, understand that an overly dramatic inspection report can potentially turn a legitimate negotiation into a transaction-ending event. So, if you enjoy unnecessary drama, transaction-threatening language, and reports that make you wonder whether you've accidentally purchased a disaster zone instead of a house, this might be the inspection company for you. For everyone else: Steer clear. There are plenty of qualified inspectors who can identify legitimate defects, explain their significance, and give buyers the information they actually need -- without apparently auditioning for the role of "The Inspector Who Killed the Deal." Do your homework. Ask questions. And choose an inspector whose priority is objective reporting -- not making sure everyone leaves the transaction terrified. read more

Mike Ross was referred to me by a friend as he completed her inspection when she purchased a home a year ago. I received great customer service when calling to schedule the appointment and a return call. There was an issue with getting permission from the builder for the inspection, paperwork that the builder rejected 3 times. Mike and others at Advantage, updated the paperwork repeatedly until the builder was satisfied. Mike arrived before the scheduled time and was already opening up the home when I arrived. He was prepared and knowledgeable. He explained a great many things to me without me asking, pointing out things that were important now and what I needed to keep an eye out for in the future. He also answered all of my questions. When the construction manager came by, he took the opportunity to go back to a few areas and point out concerns to the manager. Even the construction manager was impressed with the quality of the inspection. The inspection was thorough and informative. He went over the details with me afterward and the written report was sent to me with a couple of hours. Mike even gave me a bottle of cold water after the outside inspection. That was much appreciated. I am extremely happy with my inspection. There were several major items that he caught. I also learned a lot about my house and what to keep my eye on for the future. Can't tell y'all how happy I am that I found this business on the interwebs!!! I'm a first time home buyer and needed the entire shabang... pool, pest, even sewer scope inspection and didn't know how the process really worked. I had a referral from my realtor but felt like I should look on my own as well. I called Advantage and they took the time to explain everything to me. I mean EVERY detail and process. I got the quote and then decided to call my realtors referral. Not nice at all and gave me a quote within the first 30 seconds of talking to her. And she didn't even do half the services or have half the benefits Advantage did. I immediately called Advantage back and scheduled a home inspection! Mike R. came out to inspect our prospective new home yesterday. He was professional, friendly and extremely knowledgeable. He took his time and meticulously documented current issues and also potential issues. After he was done, he spoke with us at length about the findings and his recommendations about what will need repair and replacement in the near future. We appreciated his background knowledge about the area as well. He also took the time to enter our appliances into an app that looked up the appliance to check for any reported recalls on them! Our report was delivered via email the same evening of the inspection allowing us to move forward quickly with the home buying process. The office staff was also great! We got set up quickly for our inspection appt and they handled the communication with our realtor and kept us up to date with changes. Steve from Advantage completed a pre-drywall on my new construction and he was very thorough. My builder and Steve had different items on their checklists for their respective pre-drywall expectations, they stayed in contact after Steve explained the items that he looks for on a pre-drywall which pushed the inspection out an additional 2 weeks. Morning of inspection Steve texted and said that he told by builder that foam and wire for stucco was about 90% complete but felt there was enough completed to do the inspection and I received the report by the end of the business day. There was a very fast turnaround time. All in all good experience and reassuring to know that the issues found are simple to remedy and gives me additional reassurance with the builder that they are not slacking, cutting corners, or rushing and missing critical steps in the build. If your doing new construction and the builder allows pre-drywall inspections its absolutely worth the money. I will be using them again for the pre-close inspection. read more

My realtor scheduled an inspection with Advantage for a home in Scottsdale. The inspector let us know he was running about a half hour behind schedule so we were able to plan accordingly to meet him. We met with Jonathan Simmons at the home. What a knowledgeable guy! His inspection was extremely thorough. He patiently explained items he was noting in his report and for some items we walked to the location on the property so he could show me what he was noting. He spoke in terms that were understandable without using much technical terminology. He was frank about issues that were more "letter of the law" than actual safety concerns. He prepared a 63-page report with photographs for each issue/concern. He also brought me a binder so when the report was sent electronically, I could print it out and store it. I was very pleased with his service, his knowledge and his interaction during the discussion. I felt that he was extremely thorough and offered a great value for the cost of the inspection. read more

Have used Advantage Inspection 3 times in the past 5 months, as I fix/flip properties. I chose them based on their Yelp rating and was not disappointed. Mike and Jonathan both performed very thorough inspections, which helped me pinpoint exactly what I needed to fix before putting the properties back up for sale. They aren't afraid to get dirty (climbing up into the attic in the middle of summer, etc). My only complaint is that I believe Advantage gives your contact info to a company that sells security monitoring services, who continued to call me many times for weeks after I purchased each property (and the voicemail message is always the same... "Hi, this is Cheyenne from XYZ Security Company. We work closely with Advantage Inspection Services, and I have several questions for you. Please call me back."). Ummmm... no. Advantage gets an A+, though! And their fees are very reasonable. Will continue to use in future transactions. read more

Truly a great service!! Extremely thankful for Steve Boyle. He inspected the house we were going to buy and found so many things wrong with it that were not apparent to the eye. Such a thorough inspection and he really knew what he was talking about and looking for. Without his expertise, we probably would have ended up purchasing a house that would have completely screwed us in the years to come. We were impressed that he showed up before the scheduled time and didn't rush through anything. His inspection write up had tons of pictures and was extensive in the descriptions. He emailed us a copy and printed a book for us to have. This was a great experience for us as first time home buyers. Unfortunately, we walked away from a house we were pretty excited about but so THANKFUL for all the information that ultimately led us to making the right decision in not buying the house. I worked with David L. I can not say how pleased and impressed I was with his professionalism and the work he completed. He had finished an earlier job and began my inspection a half hour early, and was able to complete the inspection early. His inspection was very thorough, and the presentation of the inspection in hard copy form on site at the time of completion, was a very unexpected surprise. I have bought and sold 3 homes, and this was by far the best experience I have had with an inspection service. My agent was very impressed as well.
