Tried multiple times to view a condo that was for rent. Was told the only available times were before 8:15am on Saturday or between 4-5pm on Thursday. We were in town for four days to look at rental properties, arriving Sunday morning and leaving Wednesday evening. Tried calling, and the person who answered the phone was completely useless. They read the online advertisement for the property out loud to me, and when I explained that I was interested in that property already and wanted to take a tour, they had no idea how to help me schedule one. Called a second time, same thing happened with the whole reading the online ad out loud to me. This person was able to tell me that the available tour times were only what was shown online, so before 8:15am on Saturday (before we got to town) or 4-5pm on Thursday (after we left). It is ridiculous that a property management company can only show a property during two very narrow windows in a week, and refuses to work with you. That particular property was still being advertised two weeks later, so I'm guessing these people aren't doing their owners any favors seeing as they can't be assed to show an available unit. read more

What I got was a hassle-free new tenant transition. The house turnaround and cleanup was quick and professionally done. The process of finding a new tenant was completed within 3~4 weeks (and this is during the slower rental times of December Xmas holidays). Buyer Beware...especially MINORITIES!!! In my opinion, Michelle and Russ (i.e. the owners) are less than professional to say the least. I had a terrible experience with them. I found a rental property and contacted Michelle about it as her name was on the ad as the listing agent. She answered the phone and rudely told me that she "was not in charge of applications." I shook it off and eventually reached the right place to apply. I applied for the property, but went back for a second look about a week later and a half while my application was still "pending" as they waited to speak with my current landlord. Incidentally, he said that he had not heard from them and they clearly were not making much of an effort to contact him. I didn't worry too much, but found a backup property just in case. Based on my description of the house, my backup property real estate agent figured out I was working with Michelle. Subsequently, she contacted her and Michelle disclosed that I was not going to be approved. In fact, she mentioned that someone had already signed a lease and was moving in. I assumed that there was some disconnect since I had just been told that my application was completed that morning and that I would be contact in 1-2 days. However, it turned out to be 100% true. Thus, I now believe that they continued to take applications from innocent, unaware, hardworking victims, while shopping for the "right fit" for the property. I am not even sure that is legal, according to Title VIII of the Civil Rights Act of 1968, known as "the Fair Housing Act." Thus, I recommend staying away from these individuals, including conscientious property owners who want to do the right thing. Addendum: Since posting a review, we have received a number of harassing emails from Russ asking us to remove our review. I will give him credit for knowing his work product as he figured out who we were. Neither of them have ever apologized for their unprofessional behavior. My experience with this property management company was less than stellar. After multiple attempts to schedule viewings for multiple properties, we were finally able to lock in a time with some call center that was almost no help. We were rescheduled on, which is not convenient when you are adjusting your schedule and trying to find a new home. The agents are extremely impersonal. If you think this is an acceptable way of showing a property, why not just do lock box showings and cut out the middle man? Your agents literally only unlocked the door. That's it. In my personal experience, agents have always shown me around and given me some information on the property, ya know kind of sell it and make it appealing? I can see from a few of your responses to other reviewers that you seem to think that's acceptable, maybe take the advice and advise your agents to be a bit more welcoming. In one of your listings in one spot is said cats okay, in another it said small/large dogs okay. So we went to a showing and found out it was cats only. Which didn't work for us. So please educate yourself before coming at people for leaving a negative review, due to a negative experience provided by your company. That confusion was caused by a mistake on your part, not ours. Seeing your response to several other reviews proves my point, that you and your company are less than professional. I would advise all renters to avoid this management company if at all possible. read more

COVID happened! As life happens! We were in search of a new place to call home last minute and found an apartment with APM and was so thrilled to have found an affordable, big, apartment in Livermore with APM! We were thinking it was too good to be true! However, we have been here for a month and don't have much to complain about. The neighborhood is very safe and quiet considering we are very close to the main street, shopping center, and corner gas station. The management team is very on it! They respond to maintenance emails the same day if not the next day. We make our rent payment online, have no issues! We love the convenience of it! We also have a backyard to call ours and an additional community backyard which our little pups is enjoying so much! The maintenance team has come out twice with little move-in fixes and to fix our ceiling fan. However, both times he was fantastic! Very cautious with the whole COVID in motion, he wore shoe covers, a mask, and was flexible with our schedules as both myself and my partner are working from home. Overall, We look forward to staying here for as long as we can until we can save up for our dream house purchase! We would recommend APM to anyone looking for a new place to call home. read more

One of the worst experiences I have ever had with any business If you are looking for a property to rent I would highly recommend not to deal with this company All calls will be answered by a out of the county call center Which has no information about any properties they are listing Your credit application will be also handled by the same out of the county call center I have a 816 credit score and 15k mos income and have never been turned down for any rental property . Viewed this property the day it became available and submitted the application the following day Gave my 2 week notice to my current land lord and waited to here back from Advantage And that's when I noticed this was a mistake For the first few day they could not even locate my application after they finally did they could not give answer nor an update about my application other than its a pending approval After many unanswered phone call and emails I was notified by an emails and just 2 days before our move in date that they declined my application And they found a different tenant with no other explanation Lost many other properties we were interested in Wasted a lot of time and ended up with bunch of inquiries on my credit report PLEASE PAY ATTENTION TO REVIEWS FROM OTHER POTENTIAL RENTERS AND YOU WILL SEE THEY ALL HAVE THE SAME PROBLEM read more

I hardly ever write reviews, however after the outstanding service we got yesterday, I just had to. We recently moved to this property about a month ago. Yesterday, we discovered a water pipe had burst and we had no water. It was after hours and I have 2 toddlers at home, so having no water in the whole house was not an option. We called the management company after hours who then contacted Amigos plumbing. They were here the very next day and worked very hard to fix it that day. They were very professional and the service was excellent. I'm very happy with how fast both the management company and amigos plumbing worked together. When we ran out of all choices, they helped through the eviction process. Needless to say, the property was in terrible shape after eviction.
