They are elderly and my mom has dementia, so this move was one of the hardest things we had to do. My first communication with Mohammed was by phone when I called to inquire if a rental house was still available. He told me that the property had just been taken. I was disappointed because the ones we liked kept getting snatched up just before we could get to them. He explained to me the laws of rental applications in CA and how you had to get yours in first. He took the time on the phone that day and taught me the name of the game. The property that I was interested in for my parents ended up having issues with their application, where it was looking like it might fall through and that we may have a chance on renting it after all, so Mohammed reached out to me. With the knowledge that I had from what Mohammed taught me before, I was able to get my parents's application in first for this house, even though we had competition, and we ended up renting it! That sounds simple, but really it was about a month long of ups and downs of will the other application really fall through and we have a chance or not? It was an incredibly stressful month! What I really appreciated was that through this time, Mohammed was always updating me on the situation. He was very timely in his responses, never making me wait long. He basically held my father's and my hand through this very stressful time. I also appreciate that Mohammed is an educated communicator. He speaks and writes English well, which is nice because I see less and less of that these days. In summary, Mohammed manages to be a very professional, punctual, helpful, and empathetic property manager, all while protecting the interests of his client, the homeowner.

From the beginning, Ben has been responsive to all my questions/concerns and has always been honest and upfront about what I needed to do and what I should expect from him as far as costs and services. And he told us that he could manage the property for us. He told us he had a cleaning crew, wanted to do a walk through with us and then have us sign a contract. Since we were already overseas, I asked my agent to contact him and scheduled the walk-through with him. My agent drove all the way from Albany to meet him for the walk-through. He seemed nice and respectful during it. However, right after, he said he had to turn us down because he's too busy and he just signed up some new clients. If he had let us know earlier that he was too busy to take us, that would have been completely understandable. However, he did it in such unprofessional way where it just wasted my agent's time.

When initially inquiring about a property it took a while to get a response. I finally received a response from Steven. Stevens very personable, very accommodating, and seems to know how to properly communicate with tenants. The home itself was a bit worn down but had a lot of potential. The home listing list the unit as a 4bdrm three bath unit. Nowhere in the posting listed that the homeowner would turn the fourth bedroom into an ADU unit so it actually wouldn't be a four bedroom, but a three bedroom home. Steven stated the office staff should've told informed potential tenants about this. Myself personally, I would think the posting should list this as that makes a huge difference. Next Steven blocked me from completing the application. His team stated there weren't any issues however I was able to get in touch with appfolio which is the site they use for applications and a rep at appfolio stated Steven had blocked me from processing an application. I tried to contact Steven prior to contacting Appfolio but he's stopped responding which was dead giveaway. His office staff are very judgmental. People seem to think they can judge people based on what they see at the moment and all they see is a black woman. A lot of property management companies still red line and don't want to move black tenants into neighborhoods assuming they're bad people. It's really sad. When everyone black starts to buy home and live in the neighborhoods then what are they going to do? The price for the unit was decent, a little over priced for the area especially since it would be converted to a smaller unit and become an apartment.

They are extremely efficient, professional and take care of all rental-related issues right away without a question. They use this really efficient and response rental portal that allows you to submit requests but someone works on the other end to follow-up. Jackelyne Ferreira was very personable and responsive. We received nearly 100% of our deposit which we were very grateful as we have a 5 year old with a heavy hand.

I submitted my application and AVR wanted proof of residency, I submitted my paystubs with my address on it and they said it was not good enough. They also wanted me to be on the tax information of my current address even though I just rent a room in a Sober Living Environment??? They claimed the owner of the property was a roommate of mine when she is the Owner of East Bay Recovery Homes. I tried to call AVR and was sent to voicemail, they never returned my call despite leaving a voicemail and sent me a denial in the mail. To the address they DENIED I lived at! I just wanted to rent a room for my commute and I exceeded all of the requirements I make 6.5x rent with proof of residency for the last 3 years. My credit isn't the best but thats why I am looking for a ROOM. As I build my credit. Long story short they are extremely unprofessional to deny me for not providing a proof of residency when I made every attempt possible to contact them and ignoring all my emails/ my call/voicemail.

    This is a warning for anyone considering renting 1103 D St, Apt C, in Hayward, CA. I can't in good…read moreconscience not share this as this has been the worst living situation that my family and I have experienced. Though the rent/value and proximity to DT Hayward and Bart may be appealing, it is not worth it, especially if you have kids. We lived here from June 2023 to July 2025. Major Issues we experienced: - Bathroom from unit above/Apt A leaked into our apartment **THREE TIMES** (May 2024, August 2024, and June 2025). This last time it leaked into our kids' room. When the contractor came to dry the ceiling and wall, the leak was actually still actively happening. It probably would've happened even more times if the unit above/Apt A hadn't been vacant for sometime between Aug 2024 and June 2025. - Multiple car accidents at the front of the house have damaged the gate multiple times that they decided to no longer repair it. The front gate door no longer closes. - A couch was left in front of the house by a previous tenant and then someone burned it, which burned the tree next to it as well. Thankfully this fire did not reach the house. The person who started this fire then hung out at the front steps of the house and was eventually arrested by the police. - While Apt A was vacant, people squatted/illegally stayed in that unit. They repeatedly came back and even attempted to enter our apartment. They took out the screen to our window and unscrewed the outdoor light bulb so that they wouldn't be noticed. We had to call the police a couple of times. - We installed a ring camera when we moved in. Random people would enter the parking lot all the time. To APMS's credit, they respond fairly promptly and use an online portal, which makes it convenient to pay rent and report maintenance issues. They handled our small issues (no hot water when we moved in and replacing the malfunctioning heater thermostat) well. The downside is the resolutions to address our major issues were always temporary and inadequate. I've ran into the different contractors/plumbers, for instance, who serviced our apt. They shared that there's a plumbing issue (which makes sense with the repeated leaks). These root cause issues aren't addressed. Instead management blames it on a clog. They get contractors to dry the area, patch up the drywall, paint, and just wait until the issue comes up again. When bath or toilet water leaked into our unit, they only offered rent credit/relocation assistance once out of the three times. They didn't even clean our unit each time. We had to do it ourselves. It's unfortunate but there's a lot of lip service but no actual solution or care. When we shared that someone tried to enter our unit, they simply repeated what we did and called the police. They didn't try to install cameras or make any investment in improving the security of the location. After my experience with APMS at this property, I'm certain that they only care about renting this place out and doing the bare minimum. They do not care about their tenants' wellbeing (even if you have kids) or the property itself. I reported this property to the City of Hayward for unsafe housing rental conditions. A city inspector is scheduled to inspect the property. For any potential renters, please beware.
