STAY FAR FAR AWAY! If I could have given this place ZERO stars, I would have. New management company is horrible; the place is constantly littered with trash and dog waste, and the pools are rarely clean. I wouldn't venture into their hot tub, even if you paid me, for fear of what I may catch! The people in the office are rude, and maintenance issues go unresolved for endless amounts of time. I always see the two maintenance men, the one with brown hair and the bald one, driving around aimlessly on their golf carts! Hello! I have maintenance orders from WEEKS ago that still haven't been taken care of!! You will be severely over charged to live in an old building with mold (VISIBLE MOLD which the people in the office are FULLY aware of, yet do nothing to get rid of it!) and pests, which the pest control people can never seem to handle. And I'm not just talking about little flies or ants; i am talking about rats that end up dying in your walls and stinking up your entire apartment! The "upgrades" that were offered to me were a joke; why would I pay hundreds more each month to live in the same dump, just with newer appliances? I lived here for a year, and at first it was a pleasant experience. However, when they changed staff, it was extremely noticeable. Maintenance is a joke. They don't hire professional maintenance people, just any Joe-shmo who walks in off the streets. I've had a maintenance person watching YOUTUBE VIDEOS on how to fix something. My heater didn't work and if we did turn it on, it would often smell like smoke. When I told the front office, they told us just to not turn it on. Clearly, they did not want to put in the work order. The other issue with the front office is that they will charge you whatever they want in rent. All 4 of my neighbors were paying something different. The person across from me was paying a little over $1,000/mo, the person behind me had her and her boyfriend living there with a cat and a dog and was paying $1,100/mo. The person across from the couple behind me had her and her husband, plus their dog for $1,150/mo and for some reason my boyfriend and I were paying $1,300/mo rent with our dog. Also, they will not obey their own policies. There is a quiet hour after 9PM on the weekdays. New people moved into the apartment above me and after they were settled, the noise got worse. They would stomp around, drop stuff, blast their bass surround sound at ungodly hours, they once put together furniture on a Tuesday night at 2am. My boyfriend went up there to knock on their door to ask them to please stop, and they had the tools all over the place and the wife was using a SAW and they told him to "eff off" and slammed the door in his face. When I e-mailed the front office about this, I politely asked if there was some sort of security or if they can reach out to them and explain to them the quiet hours, and I was told there is nothing they can do, but to just call the cops. I am not going to call the police for something that THEY'RE supposed to handle. Especially when a tenant is in violation of their own policy. The person who lived behind this neighbor said she complained as well and was basically told the same thing. There is mold all over the place, the AC units are disgusting, their "pest control" is a joke. I stayed home one day when we were supposed to have the exterminator come into our apartment (which is mandated by the complex) and spray for bugs. He went into one apartment in my section and then left. When I asked him if he is coming back to spray in ours, he said yes, but guess what? He never came back and guess who still got charged? I did. They are scammers and will nickel and dime you for everything. I was told I was not allowed to do the final walk through with them when we moved out and we got charged for STREAKS ON A MIRROR. This place is horrible. Go down the road to Woodmere and get a bigger apartment with more bedrooms, cleaner apartments, mold free, cleaner area all around, and MUCH nicer front office workers who actually CARE what their tenants think. read more

My son, dog and I were constantly sick in this slum apartment due to the AC unit emitting black crap into the living space and dripping water into the tub that caused red mold. I complained for 2 YEARS about this and nothing was done. When I FINALLY left, they sent me a list of charges of things that were mostly their responsibility that they never took care of including a ripped out portion of the patio screen that THEY ripped out to paint the floor of the patio and NEVER repaired! Before you sign anything, make sure you know about the HIDDEN, water, sewer, pest and trash bills totaling about $35 a month that they don't discuss with you. I've lived at Monterrey for going on four years now and I have to say that things have gotten a lot better than when I first moved in, during 2015. The two Susan's in the Front Office make sure that everything is up to code, that everything is running well and that service requests are fulfilled with the utmost expediency. In terms of the property itself, Monterrey has landscaping done each and every Tuesday to ensure that the grounds are immaculate, well-kept and pristine. When we had Hurricane Irma, the Maintenance staff was out to fix any issues immediately. The Front Office was opened right after the storm had passed. I honestly didn't see any remarkable damage to the property. When it comes to Maintenance, I feel that they do a lot better than 2015. When I moved here in March of that year, I lost my air conditioning for a month in May. This was before the two Susan's came in and in seeing how things have improved, any requests are usually handled priority now. Case in point, I had to have my sink cleaned and my toilet handle fixed, both were addressed the same day and fully resolved to my satisfaction. Maintenance Department does a wonderful job for Advenir and we are lucky to have them here. In terms of pricing, you may think the cost is high, but rest assured that costs are high across the board in Venice. You really won't find anything of quality for less price. Hopefully the apartments in Venice will go down in price across the board, but just know that Monterrey has to keep prices competitive with other apartment complexes. As stated, if you're looking for quality, Monterrey is where you want to go. In terms of your Front Office staff, they are very receptive and caring. What I find interesting in a pleasant way, the two Susan's are constantly coming up with contests and events to keep things fresh for the residents. Whether it's a March Madness pool, a raffle, a barbecue, they are constantly looking for ways to engage the residents. When I first was searching for Apartments in 2015, I didn't see that anywhere else. So you feel like you're a part of the family when it comes down to it. Try finding that sense of community elsewhere and you won't find it. In Closing, Yes, the price may be more, but in keeping on top of Venice as i've been here for 8 years, prices are going up across the board, throughout Venice. However, living in Monterrey going on four years, I can honestly say that the apartments here are very nice, well built and I know that the Front Office cares about their tenants very much so. If you're looking for a safe apartment complex, where you'll be treated with respect, where your neighbors are quiet and where Maintenance is on top of every issue, as well as a wonderful Front Office staff, then you'll enjoy Advenir at Monterrey! read more

Do you like paying more for less square footage, less quality and even less customer service? Then this is the place for you! After being bought by Advenir about 8 months ago the only part of this apartment complex that is still decent is the maintenance staff. Advenir decided to plant a few palm trees and now thinks that their apartments are worth 100 dollars more per month despite nothing about the actual apartments being changed or updated. When you add in that the front office staff treats you as if you are a nuisance whenever you walk in the door, I cannot think of a worse place to live. We rented here for 7 months as we were new to the area, and needed a rental prior to buying a house. It seems most renters have dogs, like us, but a lot don't pick up after their pets. The complex supplies free doodie bags, but frequently the roll is empty. The office staff is minimally friendly. They are definitely there to make money, and don't seem to care too much about the renters. Often when we go to the office, no one is there, and a sign is on the door saying they are out on the property. We were on the second floor, and reported multiple times that the roof was leaking, as water came in the vents and ran down walls. We were told there was nothing they could do about it. We were not allowed to see the apartment prior to signing a lease, just a model one that no one lives in. The paint is really thick, cheap stuff that flakes off frequently. We had the refrigerator malfunction, but they refused to replace it for a couole of days, and we lost over $100 worth of food. They didn't seem to care. Upon move out, I requested to be present during the final walk through to make sure they were satisfied with our final cleaning. We walked through with Sue from the front office. She said everything looked good. We gave her the keys and left. 2 weeks later we go a certified letter saying they were keeping $50 for damages we did. We didn't any such thing! My opinion is that they wanted the money to pay the cleaning people between renters. This was after we paid over $2400 to get out of the lease early! One of the maintenance men, Sam, was nice, though. He did his best to make repairs that management would allow. One star is all I would give this place. read more

STAY AWAY!! This place is awful! They lie and what the other reviews are saying is True! I moved in in Aug. 2016 and I left beginning of April. My health was at serious risk living there. My daughter and I couldn't stay out of the doctors office and me the hospital. The apartment ALWAYS reeked of cigarette smoke! I had so many complaints to them but nothing happened!! The office manager Susan (British) is truly a bitch! No customer service at all and no accommodations with my apartment issues. Rent is outrageous for less than 1,000 sq. ft. Mold.Mold .MOLD!!!! If I could give 0 stars I would. We lived in an apartment for 2 months to find mold growing on everything from our kitchen table to my pillow I was sleeping on!!! Nothing had mold before I moved in! Office completely disregarded and wouldn't acknowledge the mold problem after stating it was causing health issues! We had it tested for mold paid by our own pockets and confirmed there was mold on the ac vents to the kitchen cabinets! Ac vents with mold were just painted over to get rid of the traces! There was a leak on the ac condenser in our bathroom. I had to pack up everything and move on top of cleaning every last item I owned in there. We were told we were not high priority because it wasn't 80 degrees in our apartment. We were told by the maintenance guy to put a fan in our kitchen to make it less hot in the apartment. The humidity level was over 70 in the bedroom and closet. There was a crack in the top of the front door letting in moisture and we were told it would get fixed and maintenance never showed. We were told mold was okay to be in an apartment. Fraudulent charges were added to moving out fees. Predatory business practices. All they care about is getting their money and disregard your health. Horrible experience here and quit my lease after 4 months because my experience has been so awful. Only thing positive are the neighbors. They rented me the apartment but one of the appliances didn't work. Took them 2 months to fix it after my floors were flooded. Had maintenance at my door 2 to 3 times a week! My electric kept going off/on a few times a week - Mold in cabinets, windows (do a drive around the complex and see for yourself) - Rats - Dog mess everywhere - pot holes - sprinkler system smells rancid - like sewer water or something! Disgusting. Rude staff - Oh yes - Do not complain or you will be treated as a 'difficult' tenant and spoken to in a patronizing manner. Zero respect even though your rent pay's their salary! I lived here for almost 2 years and now I realized I rather of lived in my car. The staff is unpolite and the guys that fix the stuff don't speak Engilsh. My electrical panel went up in flames one night and my boyfriend had to remove the brakes so it would not cause a fire. After they came in with my kids only being 15 and 13 years old and replace the electrical panel. They never came back.and inspected the work that was done. They where suppose to have the County out to inspect. A week after that someone's else's apartment did burn from the electrical panel. And now there rent went up to $1667.00 a month for a 3 bedroom. I went and got a house for $1700.00 a month which is alot big then that apartment. This place was the worse place to live. Never again. read more

Rent somewhere else besides this place! The management company that runs this place is horrible and will tell you things and never make good on it. Get EVERYTHING in writing because if you don't, they will not do anything they promise. The will ask you "Did you get it in writing". They hire subcontractors for painting and cleaning. The painters paint over mold and they do not treat it to get rid of it, they cover it up!!! Advenir at Monterrey's slogan should be "We got you all fooled and don't care about your health". The pest control company is a joke. Check the bait boxes around the property, they don't even have bait in them to bait the rats. YES RATS! Buildings 9, 10 and 11 are referred to as "The Ghetto". There was an apartment with a pig living on the lanai and they didn't care. Rats, bats (Yes building 13 is loaded with them) they don't treat the problems, they ignore them. Outdoor kitchen and clubhouse? Yeah they have been saying since they took over, it's coming. Almost 1 year later and no outdoor kitchen and clubhouse. There was poop in the pool this past summer a few times. They shut the pool down and only treated it with chlorine. The health department has shut it down, but they don't want you knowing they were there and that was why it was shut down. The hot tub was also shut down because of too high chlorine which is a health risk. There is always something floating in the hot tub. There have been turtles and snakes found in it too, along with food and food wrappers. Drive around after a weekend and see how the trash areas look. Furniture, garbage and everything in between! Since the guy that did the grounds left, those 2 lazy jokers now have to do it. The place is going down hill fast! Oh and the microwaves they are going to install? Guess what?! They are suppose to be done by a licensed electrician. Don't believe it? Call the County of Sarasota building codes officer. He is aware now of their practices. Speaking of Code enforcement, look up on Sarasota County Code Violations, type in Advenir at Monterrey and see what they have been fined for. And it isn't over! Your fire detectors? Yeah violations for that too. The word SLUMLORD comes to mind with Advenir. Want to hear more about this company? Look up what past employees and residents say. From Florida to Colorado! They all speak the truth when it comes to this dump. The air conditioners that were replaced? Yup you guessed it, no permit to do the work, violation from the county on that too. They don't change out the padding when replacing carpet. The flooring is laminated vinyl with the wood "look". They advertise wood floors? Yeah, NO! Refrigerator handles break like crazy because all of their appliances are cheap. Do yourself a favor, don't rent here, don't renew your lease. This place was nice and the people were great until Advenir took over. If you want drugs, rats, bats, mold, nasty pools and an attitude, then Advenir is the place for you! The property is not well maintained, pot holes in the parking lot that was just repaired, new rain gutters installed have washed out the ground under the downspouts, promises of new appliances, have not seen them yet.
