Updating my review because they did start cleaning the common areas and it got better. Not ideal, but better. We were moving anyways because our house build is finished but, this place had the audacity to want to increase our rent by $1,000/month to renew (that's a 45% increase). For what? They didn't add any services and we've paid on time when their portal would let us (the payment portal is problematic and you can't pay early). Oh, that's right! Just because they can since there's little inventory in the area... They also recently texted everyone to say that internet is going up by $15/mo and valet trash another $10/mo starting next month. This place is helping to contribute to the lack of housing affordability for working people in the area. In the past month we've had multiple short notices about them being in our unit for "inspections". I'm sure the notices technically comply with the notification laws, but rather annoying. Not sure what that's all about because communication here is abysmal. So, if you value privacy - look elsewhere. We will not miss this place. read more

During my residency, the property changed ownership multiple times, which resulted in ongoing confusion and inconsistency in management. I experienced repeated issues with communication and administrative handling, including payment discrepancies that were never clearly resolved. Several other residents I spoke with reported similar concerns. The condition of the property was also disappointing. Common areas were not consistently maintained, pet waste was frequently left around the grounds, and I personally witnessed multiple incidents involving aggressive dogs. In addition, amenities such as the pool were unavailable for extended periods during the summer, and malfunctioning sprinklers appeared to run continuously for long stretches of time. Perhaps the most frustrating aspect was the lack of responsiveness from management and corporate representatives. Obtaining answers or escalation contacts beyond the local office proved extremely difficult, leaving many concerns unresolved. My overall experience was characterized by poor communication, inconsistent management, and maintenance issues that significantly affected my quality of life as a resident. This apartment complex (Venice Isles Luxury Apartments) took $2,195 for a security deposit, the same price as our monthly rent. We have three different forms of proof, including a charge from the company. They say they did not charge that, but the bank statement says otherwise. They cannot find our money. So now, my roommate and I out $2,195. When we first moved in, the people working there were very nice and helpful. But now, things have changed when it's time for us to get our deposit back. We have been back and forth with the on site leasing office, as well as trying to get ahold of corporate for about 3 months now. This whole process has been and still is very difficult. With that being said, I would strongly advise against this residence as a place to live. Still as of right now, July 1st, they are in possession of our money and refuse to return it. We expected a level of comfort and service consistent with what was advertised -- unfortunately, the reality has been far from it. Here are just some of the long-standing and unresolved issues we've experienced: The pool has been closed for half the summer, after also being unavailable for several weeks in spring -- one of the key amenities we relied on when renewing our lease. The sinks in the community restroom have been out of order for over a year. Wi-Fi in the resident workspace has been non-functional for over three months, making the space unusable. After Hurricane Milton in October 2024, the mulch in front of our unit was never replaced, leaving our patio covered daily in sand and dirt, with outdoor furniture constantly soiled. The recycling program was discontinued, which is very important to our large family. Pet waste is not regularly removed from the lawns, making it unsafe for children to play outside. We've found rodent droppings on our patio on multiple occasions. A particularly serious issue is the constant turnover in management: new staff arrive every 1-2 months, and no one stays long enough to follow through on open issues. Some managers genuinely try to improve things and work late hours -- often unpaid -- but their hands seem tied by the system. When it came time to renew our lease, my verbal and written questions went unanswered, and I was essentially pressured into signing a renewal without ever receiving clear updated terms or explanations. We tried to resolve all concerns amicably and repeatedly: in-person visits, emails, and written notices -- all with no lasting results. Every complaint gets lost in the shuffle of new personnel. This review is not written out of anger, but out of necessity -- to warn future tenants and hopefully prompt meaningful change. I have been a resident of Venice Isles for over a year (2nd lease) and the services and experience has definitely gone downhill since I first moved in. The service portal used to be a good resource to request maintenance, now the requests seem to go unanswered. The last management allowed rude office staff to hang up on residents or blame issues on everything but themselves or the apartment complex. Luxury is lacking as there are not enough parking spaces, leaving cars illegally parked everywhere, including In Front of garages which preventing the entrance/exit for the residents who pay extra for those garages. The strong odor of weed smoking wafts through the complex even though the management mass texts everyone that there will be consequences if any smoking on the apartment grounds occurs. The concierge garbage rules are no longer followed by residents who leave leaking and over flowing bags of trash outside their apartment doors in the hallways. And... the evictions that occur monthly, cause the dumping of an apartments contents to be the first thing you see when you pull into the complex (near the dumpster) I truly hope that the latest management staff can provide the "luxury" services that the residents pay for each month. It is a shame that mismanagement has plagued Venice Isles since it is a great location and the apartments have good layouts read more

I would recommend not moving into these apartments . They claim they have a no smoking policy and they claim it strict and it is not there are people smoking everywhere . And then you have the problems with the dog s*** laying everywhere on property even in the corridors of the apartment buildings . And let's not forget going to the pool with nothing to drink because they don't allow even plastic cups up there for water . And then there's trying to get a hold of some kind of management . I've been here one year and they have gone through four property managers . I think I've talked to one live person in the whole year.. elevators take forever to get repaired so be prepared to climb stairs!!!!! read more

Absolutely worst apartment complex in venice. Don't be fooled by the word "luxury apartments" and the pretty lobby. No one stays on staff longer than a month or two max and therefore problems go unresolved for a long time. There's a horrible cockroach infestation in buildings 1 and 2 (yes, tons of them enter the units). Our AC has been out for 2 weeks and they won't answer my calls, my emails or my maintenance requests. We have a newborn and have been staying elsewhere because of it. They do not keep up with the property itself and there are often times things that go on forever (currently the pool has been green and disgusting for over 2 months). They typically avoid problems and claim they can't personally do anything because they're new to staff. Though that may be true, no higher up personnel will return calls or emails. Packages get lost and stolen constantly. Mold is ALWAYS a problem. It's just a horrible place. If you stay in your apartment, don't go outside, and you never have a maintenance problem that happens to you, then maybe you'll like this place. read more

I moved in a month ago and have had a wonderful experience so far! The apartments are spacious, nice finishes and plenty of storage. The staff has been exceptional, quick to respond and helpful. There's a great walking path around the lake to walk your pup. All of the neighbors I have met have been friendly. And the location is perfect - close to 75, close to shopping and close to Casperson Beach. read more

This place is your BFF until you move out. They kept packages that were to be sent onto the new address, along with mail and medicine. They will refuse and make up stuff to keep your deposit! They said they had to replace carpet? Hmmm, don't think so. We will placed rugs over all the carpet for that reason. They charge $295 with the full intent of keeping everyone's deposit. No one they think will take them to court over $295. I mean that's a revenue of $125,000 a year. Pretty good gig if you ask me. It has been 11 weeks and we had to go into the office twice to see about our refund. Couldn't get an answer but that they would call us back. It sure didn't take 11 weeks for the deposit to come out of my account though. The gates never work, they have mold in some buildings, fire alarms go off all the time, 5-7 foot alligators in the pond, watch your kids! And everyone and their brother comes from everywhere and uses the pool. Not just residents and their families. Turn over for staff is very common so the left and right hand have no idea what they are doing! And rude and hang up on you. Totally unprofessional. It was great when we moved in almost two years ago. Now..... not so much. People are smoking and letting their dog pee all over the walls around the elevator. Been on a "wait list" for a garage for a year and and 7 months now. A family with three garages moved out. I called the office over 30 times I've written emails meanwhile new people are moving in and getting garages. We've literally been living in the building longer than anyone else. Now we are rethinking our next lease renewal. Our last lease renewal, they tried to raise our rent by 47% Also the gate is broken. It is always broken Also no one seems to pick up after their dogs. Oh and there's no parking around buildings 1, 2, and 3 and people are literally parking anywhere they can it's so bad. Highly recommend not moving here read more

I've had issues with this place since I moved in the management doesn't want to work or answer phone calls and just say they'll call you back. I couldn't get my lease signed without going in and demanding her to bring it out and I had to move in that week but got approved over a month before. There has been different office staff in and out. I've been charged fees and someone else's rent and has yet to be corrected a month later. There isn't enough parking so everyone is parking illegally and sometimes makes it hard to get out to work on the morning. Problems with packages being delivered or going missing. And people smoking on property when they aren't supposed to. Hoping the new management can clean this place up. read more

Was one of the first tenants in the very first building to open. The complex was new and had some start up issues but minor. Fair warning " solar heated pool " means Mother Nature!. we vacated the apartment in August and continued to pay the monthly rent until it was re-rented in November.About November 20 I got a statement saying I was owed $1100 for overpayment of November. I agreed and said send check. Fast forward to today and still waiting for my money! One of the first to move in on the day they got their CO...4-5 days after I was scheduled to move in. In the 1 year I was there the elevator in bldg. 1 broke down at least 7-8 times. With the last one on the day I had movers there to move me. It cost me an extra $600 to have the movers carry my belongings down from the 3rd floor. After repeated attempts to get compensated (from 3-4 property mangers...they change constantly for some reason) I hear never heard back from any property manager... Now I have to take them to small claims court to try and recoup my loss. I will also ask for the $55.00 fee they took off my deposit to clean the bdrm carpet...when I moved in the construction worked were still in the apartment, it was never professional cleaned snd I left it in better condition than when I entered... A few other issues in the 1 year I was in bldg 1305 1) elevator broken as stated above 2) dog feces, urine, garbage, human vomit in the hallway on multiple times 3) excessively loud foot noice from apartment above me 4) hard to find parking near my apartment bldg on certain times 5) changing of property managers often 6) rent for my 1 bdrm went from $1495 to $1995 7) mail room a disaster packages left everywhere and doors to room open 24 hrs/day 8) rented a storage room until the rain made it flood and had to throw items away due to a mold and mildew problem read more

I spoke to Albert the manager on the phone, never seen or met him, and he said my rent would be renewing for an extra $130 a month which wasn't too bad. i never received renewal paperwork even after multiple requests. But when i stopped in to see why my rent went up so much they said i signed and received the paperwork but they couldn't show me because "their system was down" When it came time for my lease to end my new rent payment was up $1200 they wanted $2200 for the smallest one bedroom so i reached out to Albert who ignored my calls and texts to see if this was just a mistake or not so i was lucky enough to find a new place to live in two days since i assume they were giving fake renewal amounts to catch people off guard and make them stay and pay their ridiculous rates. So i payed the $75 a day pro-rate and i'm finally done with this money hungry hellhole. read more

About the only luxury this apartment community can attest to is that its location is ideal for commuters. While the pool is definitely spacious and upscale, the fact that it's NOT heated and the owners/management team have consistently communicated that they have no intention of it being heated, makes this really a subpar community (not to mention the instance where rats were found in the pool). There is a total lack of amenities: no playground, no firepit, no pool table/games, clubhouse not accessible on Sundays...but there is a dog "park" so I suppose there's that. Although the apartments themselves are very nice, the flooring foundation is uneven highlighting a haphazard job with the build and the insulation is horrible!!!!! Having lived in apartment communities before, I have never been able to hear upstairs neighbors as loudly as I can here. read more
