Essentially this flat fee service is a scam because the husband/wife partnership essentially do next to nothing to actually sell your house because the reality is they have no incentive to. In fact, if you analyze their approach they don't really want your house to sell because if it does then they have to do the purchase agreement, counteroffers, closing, etc. Which means actual work beyond taking pics and getting the house on the MLS and other real estate listing sites like Zillow. In essence that is all they do. And they do it badly. The 800 character summary they wrote for the MLS was amateurish and standard boilerplate-I majored in journalism and had to rewrite it for them-thus I was doing the heavy lifting and working for them for free. Their alleged professional photos that they took were amateur quality-I took better pics when I had it FSBO. And they didn't even edit or slightly enhance the pics. Further, they have an alleged "guarantee" that if you are not satisfied with their alleged "program" that you pay about $1000 for (including tax), they will then turn over your property (after your listing agreement is up-typically 90 days) to allegedly "one of the top standard issue realtors in the Burque and if it doesn't sell you will get your flat fee fully refunded." This is another part of their scam. I did take them up on this guarantee and the agent he directed me to (BTW, you CAN'T pick your own no matter what) slyly tried to scam be by doing a 4 and 3 brokers agreement (instead of the highly standard 3 and 3-3 for the buyers agent and 3 for the sellers agent) and slipped that into my BA and I was livid. They stated this agent had never done this before (well then why did she do IT in my case?) but they did nothing to rectify this situation. Further, it took them over 2 weeks to return my set of house keys from the lockbox after their 90 day of doing next to nothing were over. Finally, I don't even get their business model at all from the basic standpoint of earning a decent living. At any given time they have about 30-35 listings on their site so that represents about $35K in income. Let's say during the course of a year they get a total of a 100 or so listings that come and go. That is about $100K or so. There are the two of them and a receptionist/answering service to pay, office rent to pay, standard business expenses to pay, etc. I can't imagine they net more than $70K combined. In all and in hindsight absolutely nothing they do at all computes. In closing avoid this scam at all costs-I learned the hard way and ended up having to escalate this to my CC carrier because they did NOT meet their guarantee and were in legal violation of my contract as I had to terminate the alleged top realtor they referred me to for real estate ethics violations and fraud and file this with the state real estate commission. In total I ended up wasting almost 4 months overall with them AND was only averaging 1-2 showings a week for 3 months whereas after I signed a broker's agreement with another standard agent who was working on a 2 and 3 contract I was averaging almost a showing a day when it was not in pending sale mode. read more

We love Affordable Realty Services. We have used them several times over the years and they are always very professional. This last real estate transaction we just completed with them was particularly brutal. We had a buyer (and his agent) who was particularly hard to work with. I would highly recommend the Basic Full Service package if this is your first time buying or selling a home. Having Joe to negotiate the transactions was huge because the process is tedious and there really is a lot of back and forth with the buying realtor. My home went under contract within 90 days of listing with Affordable Realty. We received almost full asking price (within 1k) and saved thousands in realtor fees. Our home was competitively priced with other comparable homes and Joe never advised us to list lower or drop the price to sell quicker. We received the same or better service than our last full price realtor. Joe even ran over to our house himself the day of closing to replace a washable filter that the HVAC service missed to avoid any delays. I agree with John. First off we used Joe to sell our rental property and he thought we were pricing it to high, we listed it and it sold in 4 days for 3k under listing price which was still above Joe's estimate. So when we decide to sell our permanent home to love across the country we decided to try Joe again, guess what he suggested a price that was 30-40k lower than the going rate in the area. Mind you our neighbors across from us sold the house for 50K above what Joe suggested and they had the same model house as ours, when this was mentioned to him him he said he had no record or couldn't find that house being sold at that price, well guess what it did. He also failed to see that 3 other homes in the neighborhood with the same floor plan and layout had sold again for way more than he was suggesting. We stood firm and listed it at the going rate, after lack luster marketing we cancelled our contract with him and hired a REAL realtor and guess what not on the market 1 day and sold full price, 30 k above what Joe suggested. Also when he came to get his sign and take the key lock box he did not return the key despite multiple emails and phone calls and texts messages, guess what we filed a claim with the BBB. That is un professional as a realtor to not return keys to your house. And Joe I know you will read this call me and give my key back. read more

Home Buyers BEWARE. I did not use Joe to sell a house, however I was on the buying end. He is dishonest, and refuses to communicate to resolve outstanding issues that he agreed to fix. After receiving the inspection on the house, my agent and I asked him to fix a number of things. A few days later we get a bunch of pictures of these things, indicating everything we asked for was fixed. One of the items we had asked for was that the water heater to be inspected for proper gas line input. All good right? Well, we went to the house for the final walkthrough two days before closing and found the water turned off in the garage. We turned it on and there was a major leak in the pipe joints going to the water heater. Later we learned that the inspector wanted a new valve installed, and apparently someone was in the middle of installing it. Joe didn't tell us this. Then before signing he sends a picture of the inspection sticker (from state inspector) stuck to the heater, confirming it was fixed. Well, once we got possession we found the water was still off, and when it was turned on there was still a leak! In trying to contact Joe to get it resolved, he has not responded to numerous calls and emails from my agent as well as myself. He wouldn't even give us the garage door code, or the mailbox keys, or information on which box it is. In my opinion, Joe is not a stand up guy... I mean really, have some respect for people... He obviously got someone incompetent to do the work (or tried to do it himself?), likely to save himself and his seller a few bucks?? Also, I see Joe wrote to the other person who gave a poor review. Joe, how about you talk to me through yelp? His website only has five star ratings because he controls which ones go up there. This one is real. If you are buying a house that Joe is selling... be sure to check out the work yourself before signing, and hold him to what he promised in the first place. Unfortunately me and my agent were too trusting, taking the last pictures and statement that things were fixed at face value. Also you may need to go to his location just to get an answer. On its face, Affordable Realty seems like a slam dunk, but the incentives are backwards. As soon as you pay the flat fee and sign the contract, it is in Affordable Realty's best interest to sell the house ASAP, at any cost (your costs). Each additional hour taken to sell your house effectively reduces their hourly rate. The same could be argued of conventional realtors, but incentives for expedience are not the whole picture. Joe and Affordable Realty are simply aiming to close quickly, and that equates to working for the buyer, any buyer. It was frustrating, and would have cost us thousands had we not become our own advocates. Had we gone along with Joe's selling price, for instance, we'd be short another 10 grand. He already had his mind made up on price before even seeing the house. This, and how sure he was of himself and outmoded in his thinking should have been ample warning. Had we to do over again, the math tells us that we'd be as well off with a conventional realtor, with a lot less stress and time lost. read more
