The reason is simple: identifying a real estate market as promising, bidding, winning, closing, are all one-time deals. At the end of the day, the remote property investor goes home, and the property stays behind in the skillful hands on the property manager. As a remote property manager, one's goal is to let the property be. You want good tenants, who not only pay on time without an issue, but also keep your property clean. You want the tenants to be happy, the HOA to be content, and for the account to be uneventful - and by that I mean for the statements to come in on time, the payments deposited in the account on time, and for work, when needed, to be done carefully and with some sense of balancing cost and benefit. You want your property manager to be attentive, responsive to emails and texts, and to be a phone call away when issues come up. And they do. I found all that and more with the Blyle Team. We've been doing business for almost two years now, and I couldn't be happier. The office team is professional, courteous, knowledgeable. They do everything carefully, and quickly, and most of all: always with a smile. If you need your property manged in the Olympia/Tumwater/Lacey area - The Blyle Team is your best bet.

The front door is broken and has never really been able to lock--it's almost falling out. The door frame was clearly kicked in before I ever moved in, and the lock has fallen out multiple times (which I had to replace myself). At this point, the door has fallen off its hinges entirely, and I cannot lock it. The garage door doesn't insulate, the front door doesn't insulate, and there's black mold in the house. When I first moved in, one of the heaters wasn't working, and it still hasn't been replaced. Requests to Cindy, the so-called property manager, have been ignored. She even told me to my face, "Well, you couldn't find anywhere else to live, so that's what you get." Instead of addressing any of these issues, she comes around every couple of months to snoop and "inspect" but never fixes a single thing. Because of the poor insulation, frogs have gotten inside the house. The stove looks like it's from 1960 and barely works. And when I put in maintenance requests, I was contacted not by a real contractor, but by the homeowner's personal handyman. When I asked if he was certified, he admitted he wasn't--he's just "a guy." So essentially, they're sending random people to do repairs instead of licensed professionals. Honestly, I might as well just call my neighbor over to fix this stuff myself. This agency will not take care of anything, but they are quick to take your rent money and show up to be nosy. If you're thinking about renting from them--don't.

There are enough beds to comfortably sleep 16-18 adults and enough available floor space for a number of air mattresses if needed! The grounds are so beautiful with green horse pastures, blossoming trees and flowers and the perfect white wooden fence to compliment the barn-red house. The owner was quick to respond to questions and needs while we were there and has appointed the house with beautiful bedding, art and decorations. For a gathering of good friends sharing experience strength and hope, a family reunion or a special wedding or anniversary party this property will not disappoint. We'll be back next year!

Rainier. There are plenty of bedrooms and sleeping spaces, which was terrific for our group. I will say that the cost per night is significantly higher this year than it was in 2015, and that was a struggle for our organization. I cannot say it is worth the new high cost per night. If you're planning a wedding, or need a retreat location, consider the Manor at South Bay, as long as you're willing to spend the money.

    I know this place gets a ton of really poor reviews. I can see why and I also have to raise an…read moreeyebrow to exactly what condition people leave there homes on move out. We lived in a two bedroom with 2 adults and 3 children for 9 months. I felt like we were thrashing the place because we were cram packed in there. We did not hire anyone to clean when we left. We washed all the walls and appliances spot treated the carpets and made sure all the vents and heaters were dusted. There are some non-refundable fees like the carpet cleaning and the blind cleaning so right there you automatically lose part of your deposit. We did ruin one cabinet in the kitchen from steam and there were a few spots of touch up paint that we were charged for. We got back $27 of our deposit. Let's keep in mind we knew about 250 of the 400 wasn't coming back in the first place in non-refundable fees that were up front in the lease we signed and agreed to. So all the people getting charged above and beyond there deposits they may or may not see "clean" the same way as someone else. The things I didnt like while renting here was the constant feeling of home invasion. It was 4-5 times that they had to come and inspect something or another for no reason it seemed like. We were only there 9 Months!! It really bothered me. My husband works nights and so he sleeps all day and you have to sit there and wonder if someone is in your house and they dont accommodate like come early in the morning or late in the evening. I asked each and every time if they would work with us and it happened once. I dont know about you but I prefer not to have people in my house all the time. Another thing is the walls are paper thin and you can hear everything your neighbors do!! I MEAN EVERYTHING!!! We felt like we over paid for this apartment. Which was ok because we didnt want to live around a bunch of welfare recipients and low class people. That wasn't the case. It was as ghetto as courtside across the street. You could smell people smoking pot off the balcony. Women yelling at there kids. Party's upstairs. One guy was dealing drugs in the parking lot. Then hauling beer up to his buddy's place. Not to mention watching people let there dogs potty and not pick it up! Over all pretty miserable experience and I would not recommend it.

I was deposit $500, guess what?when I moved out, they require me to pay extra $1636.15 When I lived in there the Kitchen countertop was broke when water on the countertop the top layer was chip I went to office told them need to fix it and they told me I don't need to pay for it but when I moved out they still charged me. I was lived in first floor , When it rains in winter, the walls get moldy, they require me to pay for it. Look those pitches, they look those tiny tiny things just want to charge you more and more money. They charge me to pay 8 hours for clean and 8 hours for painting the wall, so ridiculous you even cannot imagine.

The first issue was saftey, there were multiple occasions when I was outside during nighttime to take my dog to go potty, and I ran into some people flashing lights into cars to see what was in there. Additionally, I had my car broken into and everything was stolen. This has happend to multiple residents, and the Bellwether has failed to put any protections in place (security, cameras, gates etc.). The Bellwether does not care for their tenants. On top of the safety concern, there we're other issues surrounding the actual apartment. We we're located on the first floor, and the whole year that we lived there my room was damp, and clothes were growing mold on them. Increasingly throughout the year I kept getting sick, which I don't usually get sick very often, and after doing research it was most likely because of black mold. I inspected the whole apartment at move out and found a leak and black mold in the laundry room. The final big issue we had at move out was final billing statements. They will bill you for everything across the Sun! I recently got a statement from the Bellwether that I had to put $1,250 for replace all of the carpets in the apartment, due to "heavy urine." I will say my dog did have a couple of accidents, but not enough to where they would have to replace the whole carpets. These accident spots (which I already cleaned and didn't smell or stain) could have easily been cleaned by a carpet cleaner. I found the name of the carpet cleaning company that gave the Bellwether the statement, and they declined to talk to me unless the Bellwether gave them permission... a little interesting. Anyhow, there were many other issues we ran into, and want to warn you about everything we went through. The Bellwether apartments are money motivated, and do not care for their tenants. Do not live here.

Couldn't buy a house during the pandemic so we needed to find an affordable place that we could live in for a few years with the kids. And so yeah here we are. Love the hot tub.
