We've been looking for a house on and off for the past few years and met many realtors, brokers, and real estate agents during open houses and no one impressed us like Eric did. When we first met Karen, we told her what we were trying to accomplish - we wanted to sell our house in a hot market for maximum price and purchase a bigger house for minimum price.  Honestly everyone wants what I just wrote, but she really listened to what we were saying because she took that time to examine what was important to us.  What area were we trying to buy in, what were our requirements, how comfortable are we with uncertainty and etc?  That told me a lot about what we were getting into and who would be our champion. We listed the house in the first half of 2021.  She and her team help us work on how to present the house.  We know it's a booming market and we expected maybe a 5-6% over asking.  Rather, she was able to navigate 12.5% over asking.  We were thrilled.  But now comes the hard part.   Now we have to find a house and the house we want has specific requirements.  It must have a, b, c, d, e, f, g.  In the age of Zillow and Redfin, we can look at the listing ourselves and that belies the notion of what an experienced agent does.  Because of Karen's expertise and experience, she talked to us about the homes, and would tell us if there are similar houses in similar markets.  She guided us by listening empathetically or respectfully challenged us when we needed it.  We eventually found a house and we put the bid in.  I was nervous, so nervous that I accidentally used her as a therapist (she's really good in de-escalating tension).  When she called us with the good news, we found out we purchased the house about 6.9% over asking.   Why this is important is because from a percentage standpoint, we purchased a bigger house in a more desirable area for less than what we sold our previous house. If I had to put it in square footage, we sold our house at $501/sf and we purchased the new house at $348/sf.   Luck plays a big factor.  Karen is humble enough to know luck plays a big role in all our lives, but beyond her modesty and humbleness is this - she had the skill sets to act and win for her client when luck struck.  We were lucky to sell our house in this market, but unlucky to buy.  When we did buy, she helped mitigate the worst of a booming market.  In the end, we got a premium selling our house and a discount buying and we did it with Karen's help.  That is what her skill and expertise brought because anyone can get lucky, but it takes skill and talent to make something out of that luck. I'd be remiss to not mention the others on her team, Monica Dean and Emily Gibson.  Both Monica and Emily were quintessential in helping us get to our desired outcome.  Thank you team Karen.  ^_^
