I tried once with an attorney that charged a large upfront fee, delivered teh 3 day notice, however after 40 days still had not served teh unlawful detainer. The tenant then promised to pay back rent and even signed an agreement which she broke. i then started a deep search for the right attorney to handle an eviction in LA county. Then i came upon LA Property Law Group. When an individual attorney decides to start his own law firm - most are more interested in making the most profit from every case. even thought they understand that the landlord is in distress financially. LA Propery Law Group is different and rare, they place servicing the client first. Other attorneys only give a vague idea of what the costs could be, the Law Group gives you a complete breakdown of charges. They also have a very friendly and efficient staff that answers the phone and answers all your questions and gives you updates. Frm my experience their goal is a "Win, Win, Win" for all parties, they negotiate a settlement with the clients attorney that works best for all. They told me from the beginning that through mediation 95% of their cases are solved without going to court. This saves everyone the stress and expenses involved, most other attorneys do not do this. I highly recommend them if youi are in the stessful situation and need to evict a tenant.

The process is not…read morequick or easy because of the eviction laws in California but also in Los Angeles, are tenant biased. It does need extreme attention to detail to be done properly. Throughout my case we had to deal with circumstances regarding changing laws in Los Angeles that needed to be adapted. This slightly delayed to case but in the end it ensured the eviction would go through. The major benefit of going through this law group is that if felt I had a team of lawyers working on my behalf rather than an individual lawyer. If I had a question regarding my case, it was quickly answered within hours or by end of the day, by an available lawyer via phone, email, or secure messaging. The communication was reassuring. To sum up, I would highly recommend hiring California Property Law Group for an eviction. Rafael, Zach, Kenny, and the rest of the team are top notch !

The tenant was only obligated to pay for one room in a house, so they were getting the entire property for next to nothing. While we spent many months going back and forth with the tenant trying to resolve the situation, and getting not-so-great advice from other lawyers, a family friend recommended us to Anthony Marinaccio. During our first consultation, Anthony found a very clear strategy that he believed would work to gain possession of the property again. He was very attentive to our needs, and took time out of his busy schedule to explain all the legal steps in the eviction process as we proceeded. His staff consisting Natalie and Delmy were also really good at keeping all of our information and affairs organized. The team took care of serving all of the proper papers when it came time to give a 60-day notice. They then were able to handle all the paperwork and court proceeding related to the unlawful detainer. We didn't have to do much of anything. And they were always very transparent about the fees and what they were charging us for. After about 4-5 months, which is lightning fast if you have ever been through this type of legal maneuvering, we were able to acquire possession of the property and now we are able to begin remodeling the property and getting it back to a good footing. He…read moreclearly explained my legal options, came across as warm and earnest, and made me feel comfortable retaining the firm. Unfortunately, once my case began, serious organizational and communication issues emerged. Although the complaint itself was well written, it was filed with the wrong court and contained an incorrect address. I was never informed of this mistake and had to discover it on my own. Correcting the issue required a change of venue, which cost me significant time and money for an error that was not mine. Communication throughout the case was inconsistent. At times, staff were responsive and reassuring; at other times, follow-up emails went unanswered and seemed to fall through the cracks. When I informed the firm that the opposing party was making threatening communications, my concerns did not appear to be taken seriously. After deciding to retain new counsel, I was surprised by how aggressively this firm interacted with my new attorney during the transition. Even more concerning, when my case files were transferred, I was mistakenly sent documents belonging to a different client. This raised serious concerns about their internal controls and confidentiality practices. I was also charged approximately $600 for work the firm claimed had been completed but which was never included in the file transfer. When I requested a refund, I was told the work had been done and that I would need to absorb the cost, despite having to pay my new attorney to redo it. Overall, this firm's lack of organization and efficiency ended up costing me more time, money, and stress than necessary. Based on my experience, I would strongly recommend shopping around for other firms, even if they are located outside the Pasadena area.

I had a tenant who abruptly stopped paying his rent. Apparently he had contacted a tenant advocate service, which is nothing more than legal sharks now being funded by California to defend deadbeats. The tenant, who was probably on drugs, began paranoid rantings and case-building against me. He tried to turn the other tenants against me. I looked at the possibility of evicting him and realized that I was facing an uphill battle with the current LA political climate. It was at this point that I ran across the Landlord Advocates.
