In a few areas, the existing roofing material had started to lift, especially near a gutter downspout where water tends to pool. We asked Jeff to handle the necessary repairs and also wanted to be proactive about preventing future issues. He recommended addressing the problem areas and applying a high-quality silicone roof coating to the lower sections of the roof where ponding water is most common. About a quarter of the roof was coated. We also replaced several older roof vents with newer, better-designed vent assemblies and had them properly flashed and sealed. The quality of the work really stands out. The silicone coating was applied thick and evenly, and it's clear this was done as a long-term solution rather than a quick patch. Everything looks clean, well-sealed, and thoughtfully executed, which gives us confidence that the roof will be protected for years to come. Overall, we were very happy with the communication, workmanship, and results. Hired Cottage because they had great plans and told us they had a bench of contractors that they…read moreworked with and that we would not be that involved in construction. We specifically discussed this with them after some other bad experiences with renovations so it was important to us. Cottage were great at the start and through the planning approvals. Great design documents but the construction drawings didn't capture the same information and when the contractor turned up Cottage disappears. The transition from design to documentation left gaps which made it hard for us and the contractor. We ended up having to do as much work with the contractor as if we were managing the project ourselves, which we were. Critical discussions we had with Cottage never made it to the contractor, causing confusion and frustrations. Cottage specify products that are not available. Drawings lacked notes. It turns out this was one of the first Cottage projects the contractor executed. When questions were sent back about gaps in their documents Cottage staff were dismissive and unhelpful. A high turnover of Cottage staff didn't help. Overall a great ADU was built and the contractor was great. But Cottage did little when conversations got hard. Buyer beware! A lot of work with your contractor is required.

From our first interaction, we were extremely happy with their service. They took us through all the necessary steps and handled everything with the city, including an encroachment on DWP equipment. They connected us with a fantastic contractor who also will be getting a 5 star review. The permitting process was slow but once construction began, our ADU was built in about 5 months. Weather and certain things beyond our control slowed things down a bit. Although Cottage provided us with recommended finishes, we were pretty much able to choose everything we wanted from flooring, to tiles for the bathroom. We are so happy with how it turned out and highly recommend Cottage if you're looking to build an ADU in the Los Angeles area.
