I have not even lived in my rental for a full year, and my experience with the management company and property owner has been extremely distressing. One of my biggest concerns has been ongoing water intrusion, moisture, and mold-related issues at the property. Based on my experience, I do not believe the condition of the property or the extent of these problems was accurately represented to me before I moved in. Had I known what I would ultimately be dealing with, I would have made a very different decision. Throughout my tenancy, I have repeatedly dealt with water-damage and repair issues. Repairs have not always been completed in what I consider a reasonable or timely manner, and some promised work has still not been completed. I have documentation of my communications, repair concerns, water-intrusion issues, and agreements made regarding the condition of the property. Communication has been another major problem. In my experience, I have received information that I later found to be inconsistent with what was actually happening or with other communications I received. I have also felt pressured to sign documents while dealing with unresolved problems at the property. The entire experience has left me feeling that protecting the tenant was not a priority. What makes this especially disappointing is that tenants depend on property management companies to be transparent about a property's condition, respond promptly when serious problems arise, and communicate honestly when something goes wrong. I am now dealing with the consequences of issues that I believe should have been properly disclosed and addressed before and during my tenancy. There is much more to my experience than I can reasonably include in one review. I have kept records and documentation of what has occurred. If you are considering renting a property managed by this company, I strongly encourage you to thoroughly inspect the property, ask detailed questions about any history of leaks, water intrusion, moisture or mold, get representations and repair promises in writing, read every document carefully before signing, and keep copies of all communications. I wish someone had given me this warning before I moved in.

He took the time to thoroughly walk us through the escrow signing documents, ensuring we understood everything before moving forward. What stood out most was his willingness to make necessary corrections to the vesting/title exactly as the buyer had requested before filing--rather than simply relying on an amended letter. This level of diligence mattered greatly to me, as I needed to see those corrections reflected clearly throughout the documents prior to signing. Coming from a background as a paralegal, I understand how critical it is for documents and contracts to be accurate and properly executed. Issues that are overlooked can create serious problems down the line. Jimmy respected that perspective and never pressured us to rush. Instead, he honored our request to carefully review every document, giving us the time and space we needed to ensure everything was in my mother's best interest. I also want to acknowledge Janici Pan, who served not only as our agent but as a true advocate. She consistently ensured that every step of the process aligned with what was best for my mother. We deeply value her commitment and her belief that we are stewards of what belongs to God, and that such responsibilities should be handled with integrity and care.     Visited one of IRN Realty's rental listings in Yorba Linda and had concerns with both the property…read morecondition and communication process. The home had several visible maintenance issues during the showing, including damaged screens, missing/unfinished door hardware, electrical switch issues, missing caulking, and general turnover items that did not appear ready for a new tenant. After the showing, I reached out with a professional list of questions regarding repairs, cleaning, and move-in expectations before submitting sensitive application documents. Unfortunately, I did not receive any response by phone, text, or email during business hours. I also attempted to contact the office directly and did not receive a callback. I understand rentals move quickly and no property is perfect, but communication and professionalism matter especially when prospective tenants are expected to provide personal financial documents and application fees. Hoping management can improve responsiveness and property preparation moving forward.

She was "surprised" to tell me the one mark on that we discussed about for five minutes. I told her that if she doesn't pay attention or remember, that could affect me- in response she says some petty shxt that exposes her character. and GOD thank god i don't know her personally. Feel bad for anyone who comes her way or is around her. I can tell she just reeks of being a bottom feeder of human existence. No honesty, no professionalism, just a fragile, poor ego. Yes she was late, yes she's fake, yes she's probably not listening to you or won't remember because her life is in shambles. Enjoy my $30 or $40 you so badly need. Unfortunate shes around the 626 area. If you have to speak with her, I highly recommend making sure you either record the conversation so she doesn't "remember" something or if she "doesn't really know" the rules. Either way, clearly incapable, unknowledgeable, and unprofessional. And if she does something unprofessional and unethical, I advise you to report her to the California Department of Real Estate (DRE)

My husband and I were looking for our first home and decided to use Pam because of her knowledge and experience in the area. As first-time home buyers she walked us through everything - what to look for in a house, what to expect, what renovations would cost etc. Things that you wouldn't think of because lets face it - purchasing a home for the first time is ridiculously intimidating and difficult! Pam was especially helpful when it came to making offers and negotiating deals. Connections are everything right? Trust me, you want a real estate agent that has connections and experience working with other agents when you're making offers. You really don't want to be using your friend's cousin's uncle that just got his real estate license yesterday. With everyone getting beat out with cash offers I truly believe that without Pam we wouldn't have gotten our home. She helped make our home-buying experience smooth-sailing and minimized our emotional stress during the process. She is a kind-hearted, honest person that is truly passionate about real estate. If you're looking for an awesome real estate agent that gets the job done I wouldn't recommend anyone else!

    I would not trust Art Del Rey Realty with a rental application…read more Pam told me, "We did like your application," and suggested I add my mother as a cosigner. We each paid a $20 screening fee. Two days after my mother paid, Pam admitted she had been "too busy" to even look at her application. For days, we repeatedly called and messaged trying to get a simple approval or denial. Pam promised an answer and didn't provide one. She eventually said the owners hadn't responded and were out of town. After researching the company, I found numerous reviews spanning years describing strikingly similar experiences with rental applications, fees, lack of communication, and waiting on "the owner." I withdrew my application, requested an itemization of the screening fees and any refund required under California law, and told Pam I was filing a complaint with the California Department of Real Estate. After days of struggling to get a response, she replied one minute later: "We will refund to you thank you." I have now filed a DRE complaint with documentation. Being denied was never my issue. Taking applicants' money and then leaving them in limbo is. Based on my experience, I do not consider this a trustworthy way to conduct business.
