I normally don't write reviews, but I felt it was important to share my extremely frustrating and disappointing experience with this escrow company. I've been in real estate for over 25 years. I'm a broker and franchise owner, and I've handled hundreds of transactions, so I know good service when I see it. I gave this company years of my business, including over 50 personal transactions in the past four years alone. Why? Because of one escrow officer, Mario Artiga, who was responsive, respectful, and knew how to treat clients right. Unfortunately, he left in the middle of one of my escrows, and everything changed. No one from the new team even bothered to introduce themselves. I had to call them to figure out who was handling my file. There was zero communication. It felt like I went from being a valued client to just another file in a stack. And that's unacceptable. Things went from bad to worse near closing. Suddenly, just days before funding, I was told I needed to give them a notary journal from the notary my client used. I have never... ever had .. anyone question my integrity nor a client's integrity on a document, especially if this person is a black, disabled veteran who was unhoused. It became clear that the escrow team hadn't properly reviewed the file until the last minute. Then they tried to blame me and threatened to delay closing if I didn't produce the document. The most frustrating part? They weren't honest. I catch them in lies many times. They never took accountability for the confusion or stress they caused me and my clients. After years of loyalty to this company, this is how they chose to treat me. They will never get my business again. If you're considering this company, proceed with caution. One wrong move, and you may find yourself dealing with silence, stress, and zero ownership on their end. I'm sure they will rebut this and say you could have called management. This was our first time using them at the request of our agent. Having bought many properties over the years this was probably one of the most challenging experiences Every step of the process has been disorganized, all the way down to the deed they messed up the information despite so many conversations with them on making sure they enter the right information Wow, they offered a free escrow to the buyer, in hindsight, it would've been better to pay for escrow with a different company and avoid the nightmare. We are going through. It is costing us, dollars back-and-forth, dealing with this mess along with the risk of whether or not important tax documents, will end up at the wrong address, or have the wrong information on it which we will have to fix our premium The other problem they had is they kept sending email based documents one after the other instead of the consolidated packet.
